    Proof of horrible living conditions
    Gabriel W.

These apartments are a living HELL! Please do your self a favor and never lease here! Not only are the apartments a wreck, but the apartment staff in the front office & cooperate could care less about your issues or the living conditions that they cause you to have to live in. I have been here for almost two years, and it supposed to be a "gated" community. Gates do t even exist since I've been here. They claim to have valet trash, but haven't valeted the trash in over a year. Don't have working, clean pools, not a laundry mat that's functional. The manager is a complete tool and very incompetent at her job (her name is Noehmi). My boyfriend also lived here for five years and about to move out (thank God) cause he currently has no ceiling in his living room and also have a raccoon living in the baseboards of his wall, so he doesn't know if he's subject to come home to a wild animal in his home. I also have a skunk living in the baseboards of my wall, and have told them several times about the issue and they have still done nothing to resolve the issue, so I have to smell the skunk every night when he decides to appear. The A/C panel above my shower fell on me as I'm showering and getting ready for work and sliced my knee up. The panel was SO rusted that I had to go to the ER and get a tetanus shot to ensure I wouldn't have any affects from it cutting my knee up badly. This whole apartment and management company only care about getting your money, and once they have you locked into a lease contract, it only goes down hill from there as far as the living conditions and what they put you through as a tenant due to THEIR own mistakes (that they never take accountability for), and lack of competency and piss poor professionalism. BE WARE before you even think about signing a lease with RIVERCHASE APARTMENTS.

By far the nastiest and worst place I've ever lived.

ATTENTION RIVERCHASE APARTMENTS IN COPPELL, TX This is by far the worst place I have ever lived in my life, I would rather go back to living in a homeless shelter, then to ever remain my life here. The office attenants are awful, and rude! You have to be careful with your husband around them. I had my husband come home telling me how she wants to be his friend and stalked him on facebook, how unprofessional. Majority of the neighbors, are so miserable they have nothing better to do but to call the police on you the second you walk outside. The hot tub, was full of green mold the whole entire summer time, many of us have gone to the office to let them know about the hot tub, and the city inspectors had to come out and shut the pool down because they would do NOTHING about it. There was a bug problem inside of the apartment, weevils and cockroaches had started to appear everywhere, we asked if there was something that could be done about it, and they told us it was something we had to fix. Our garage door was broken for almost the whole entire year, they came out to "fix it" but then an hour after them fixing it the whole garage door almost fell on me. They're lucky that it didn't, or charges would have been pressed. If anyone knows me, they know what kind of hell we went through living here PLEASE for the sake of your happiness, DO NOT MOVE HERE. (I made a yelp, just so I can make it aware how awful our stay was)

The front office folks are very friendly and responsive to helping with receiving packages for us or responding to maintenance requests. The only issue we had so far was a dishwasher motor issue that was beyond their control, and they fixed it the same day we put the request in. The construction of the units is great, and noise from neighbors above, below, and around us has not been an issue as it can be with some newer units made of thin walls. The surrounding area is great and has all the amenities you could want without the feeling that you are in the middle of everything. The surrounding residential area is very safe and quiet. Overall, we are very happy with our decision to move here. We definitely feel that we get our money's worth.

Mostly Middle East residence and there is dozens of people in the same apartments. They make the garage into a sleeping area. They park in handicap so the handicap has no where to park. They have one maintenance person that is EXCELLENT. His name is Eric. I've been here 3 years and they gone down. I'm sharing it simply because if something unusual like this does happen, it helps to stay very on top of communication. I followed up to get answers, but my biggest concern is that someone older or someone without the time to constantly check in might have a much harder time navigating a situation like this. We lived at Limestone Ranch for about a year and a half, and overall our experience was mixed. The apartments look very nice when you move in. The renovations make them feel modern, which is one of the reasons we chose it. At the same time, the buildings are older underneath those renovations, and that led to some strange maintenance issues. For example, our kitchen sink repeatedly came apart. Our dishwasher also came out of its socket repeatedly. Maintenance was always kind and tried to fix it, but the problems kept returning. One thing that surprised us was the electricity cost. Our one bedroom rent was close to $1,700 a month, yet our electric bill sometimes exceeded $400. Even after we moved out and the apartment sat vacant for two months (which we still paid for according to the lease), the electric bill was still over $200. I'm not sure if this was the provider or the building itself, but being on the third floor likely didn't help. The amenities were decent but sometimes inconsistent. The pool is nice, but there were times we went to swim and I ended up skimming debris out myself. It was also closed for about a month last May because an inspection hadn't been completed in time. The grills by the pool rarely worked. The gym is extremely small, and if two people used the treadmills at the same time it often tripped the breaker and shut both machines off mid-workout. We also dealt with a lot of palmetto bugs in the outdoor hallways and stairwells during humid weather. I understand this can happen in Texas, but it was shocking at first since we weren't originally from the area. Some nights the stairwells were full of them, and a few did make it inside our apartment. We also had a wasp nest on our patio that made the space unusable for quite a while. After waiting weeks for maintenance, we eventually sprayed it ourselves. Packages also became an issue over time. The Luxer One locker system worked well at first, but later we often received delivery notifications only to find the packages missing. At one point the staff had to reorganize everything themselves, which was appreciated, but it happened months after some packages had already gone missing. One of the best parts of Limestone Ranch is the location. It's very close to Costco, other shopping, and the highway, and there's a canal with a walking path nearby that we enjoyed. Where things became difficult was when we had to break our lease due to relocating for work. To be fair, Limestone Ranch does offer lease break options. We spoke with Evan, the assistant manager, and chose the 60-day notice option. We confirmed everything again before submitting notice and were told February would be prorated to around $400 since the lease would end partway through the month. When February arrived, though, we were charged the full $1,700. To keep the account in good standing we had to come up with an additional $400 while the issue was being sorted out. We were then told we also owed another $1,000 because the lease break fee had not originally been charged correctly months earlier. From there, it turned into nearly a month of trying to get answers. The only time anyone reached out was to collect additional charges. Evan told me he would contact corporate and call me back, but I never heard from him again after we paid the additional fees. Both Evan and Mahogany also directed me to contact corporate myself, but when I did they seemed confused and had very little information about our situation. During this time it was also extremely difficult to reach Ebony, the property manager. Calls often went unanswered and I was not put through when I asked to speak with her. After weeks in the dark about our charges, refund, and even our security deposit, I was honestly considering contacting an attorney just to get basic clarification. Even the refund required follow-up from us. I noticed in the documentation it was listed as a check, and I had to ask whether they had the correct forwarding address because it had never been confirmed. I do want to be clear that this review is not meant to reflect negatively on Ebony. Once she became aware of what was happening, she stepped in and worked to correct the billing issue and make sure our refund was issued. She was extremely apologetic and clearly cared about making things right, which I appreciated.

Absolute Horror Show, Read Carefully Before Signing I've…read morebeen living in the apartment shown in the picture for six months now, and I truly wish someone had warned me before I signed the lease. From the outside, it might look like a clean, modern place, but living here has been an absolute nightmare. If you care about your health, sleep, or sanity, read this before making the same mistake I did. 1. Noise: A Living Hell of Wind, Garbage, and Zero Insulation The noise in this apartment is beyond anything I've experienced before. I'm not just talking about the usual traffic or city sounds, this is on another level. Let's start with the wind. The windows are so poorly sealed and designed that even a gentle breeze turns into a shrieking howl. I'm not exaggerating, it sounds like a scream. The air funnels through the frames and echoes around the room like something out of a horror movie. It's relentless. We've had to wear earplugs just to survive, and even then, it's barely manageable. I've been sleep-deprived for days. Some nights I lie awake just listening to it; angry, exhausted, unable to rest. And when it's not the wind keeping you up, it's the garbage trucks. They drag and slam metal bins right outside the building. It echoes like thunder and jolts you awake, as if the wind hadn't already done that. To make matters worse, the soundproofing is non-existent. I'm not talking about shouting or loud music, I mean that if two people are talking in a normal voice outside, I can hear every single word clearly from inside the apartment on the fourth floor. That's how bad the insulation is. 2. Safety Systems and Functionality: Constant Chaos Random fire alarms are apparently just part of life here. The garage door is frequently broken and sometimes left wide open. It stays that way for days without warning or repair. It makes the building feel unsafe and unmanaged. 3. Window Quality: Unsafe, Unsealed, and Unlivable They don't block out noise, they don't block out air, and they definitely don't block out dust. If you don't clean every other day, a fine layer of grime settles on every surface in the apartment. But what's even worse, they're dangerously unstable. You have to open and close them like you're handling delicate glass. Apply a little too much pressure and they feel like they might collapse inward. They creak, they wobble, and they give you zero confidence that they'll hold up over time. Every time I touch them, I feel like I'm gambling. 4. Appliances: Broken, Cheap, and Forgotten The appliances here feel like the leftovers from a budget hotel. The dishwasher broke and started leaking all over the kitchen. We submitted a maintenance request two days ago, and still no response. The dryer doesn't dry clothes. We have to run it twice and then still hang our clothes around the apartment for them to finish. The fridge is basic and inefficient, barely gets the job done. They market this place as a "modern apartment" with "updated appliances," but what you actually get is a pile of cut corners and constant inconvenience. 5. Management: Robotic, Dismissive, and Absent And here's the worst part: management doesn't care. You feel it in every interaction. There's no urgency, no follow-up, no concern for residents. It's all surface-level "professionalism", canned replies, copy-paste responses to negative reviews like "We're sorry to hear that, please give us a call." But no one ever calls you back. No one fixes the problems. They just move on and keep collecting rent. It's no surprise most of the positive reviews come from people who just toured the building and negative ones from residents.

However, compared to when I first moved in, there has been a noticeable decline. Management isn't as good as it was previously. We used to have monthly resident events, and now we are lucky if they are once a quarter, and it's always the same food and drinks. The management made some key mistakes that greatly impacted the resident experience. They got rid of most of the pool lounge cushions before ordering new ones, ordered the wrong ones, and now it is the end of June, and we haven't had pool cushions all summer. Management also does things like schedule a bug-spraying on a holiday weekend in the summer around the pool, which means the pool was closed on a Saturday in June. This seems like something that could have been handled on a weekday. As someone on the first floor, I also find it inconvenient that I pay more rent than the apartments above me, yet when they hired window cleaners for the exterior, they did not clean the first-floor windows. My windows haven't been cleaned in 4 years, so I had to do it myself with Windex and two rolls of paper towel (who owns a squeegee and bucket in a one-bedroom apartment. I still couldn't reach the top of some of the windows either, since I also don't keep a ladder in my one-bedroom apartment. The TVs in the club room no longer have sound, and they pay for fewer channels than previously, so now none of the residents hang out in there anymore. They also have a fireplace in the club room, but you can no longer turn it on. It seems that, given the higher-than-average rent in the area, we are not getting much less than we used to, and I no longer think it is worth the extra cost. I used to really say how much I loved living here, but I'm underwhelmed now.

Custom blinds for these windows are not easy to find. The management showed me a model unit with blinds already installed, but they never mentioned that I would have to install them myself. It's been such a hassle, and had I known this earlier, I probably wouldn't have rented this apartment. The ironic part is that the management never bothered to check their inventory, but I found out they actually have custom-made blinds available for that specific window. It's unclear why they won't provide them for me. I feel discriminated against because, after talking to a few residents in the same complex, I learned that they were given blinds. Anyway, the main point is that you have to deal with fixing the blinds yourself, especially for the arch-shaped windows, which is a real pain and a significant cost given their size.

To all current and future residents:…read more The short version: living here was generally fine. The move-out experience was not. Based on my experience, I would choose another apartment before renting here again. If you do rent here, get everything in writing--every conversation, every instruction, and every policy clarification. We lived here for three years. For most of that time we enjoyed living here, but during our last year the experience began to decline. Residents not picking up after their dogs became a persistent issue despite repeated emails from management, and the back gate seemed to be broken regularly. A few months before moving out, we asked to remove our garage. When we added it mid-lease, we had been told it could be removed at any time. This time we were told that policy had changed, but residents had never been notified. After speaking with management, they eventually agreed to remove it for our final two months as a courtesy. The biggest issue came during move-out. The move-out checklist instructed residents to retexture wall repairs. Wanting to do it correctly, my husband went to the leasing office and asked Ron exactly how the walls should be repaired. He was told to fill the holes, not sand them, and to run his finger across the repair to recreate the texture. My husband even asked if he needed a special texturing tool and was told no. After completing the repairs exactly as instructed, he requested a move-out inspection. Ron said there wasn't time to do one and didn't offer another appointment. A few weeks later we received a move-out bill for over $1,000, with roughly $900 for wall repairs. Danielle sent us the third-party contractor's invoice showing repairs for 90 holes. When I explained that we had followed Ron's instructions, we were told a different version of events. We were also told we hadn't used spackle, even though we had. The explanations continued to change. We were initially told move-out inspections were commonly provided. Later we were told they weren't required under the lease. The carpet charges also changed from being described as pet-related to being because the carpet was "damaged beyond repair" after three years of normal living. After several emails, management reduced the wall charges by 50% as a customer service gesture, which I appreciated. Even so, we were still left paying hundreds of dollars for repairs that were completed according to the instructions we were given. The most frustrating part wasn't receiving a bill--it was relying on verbal instructions from the leasing office only to have those conversations later denied. Ironically, if we had ignored the instructions we were given and simply filled and sanded the holes, our bill likely would have been much lower. My advice to anyone considering this property: if you have a conversation with the leasing office, send a follow-up email documenting it. If you ask for move-out instructions, get them in writing. A simple email could save you hundreds of dollars. Our three years living here were ultimately overshadowed by the move-out process, and that's why I cannot recommend renting here.
