Two stars at Yelp means "Meh, I've experienced better." I have contemplated whether the experience/quality is 1 star but it is not quite 1 star but rather it is about 1.5 star. I usually do not write reviews but I want people to be aware that new homes will have issues and highly recommend to hire your own home inspection specialist. We purchased a home made by Riverland. I wanted to buy a new home so I don't have to deal with fixing/unknowns but the experience got me thinking that I will hire an inspection specialist next time if I buy a new home. We will likely hire an inspection specialist before Riverland's 1 year warranty period is over. When you see issues over and over, you have to wonder whether the house is built well. Note that I didn't know anything about home/maintenance/fixes but I had to crazy internet searches after buying a home from Riverland and seeing what "completed" finishes were much worse than our rented units in the past and homes we were touring to buy previously. Warranty team only replies with answers selectively, which is frustrating but I heard from other that I just need to be diligent to continuously brining issues to Riverland's warranty team. This again defeats the purpose of buying a new home, which I thought I don't have to deal with many issues and I spend way more time to writing email to let Riverland know about the problems and calling to the appliance manufacturer to schedule visits so they can change my refrigerator doors and fix annoying high pitch noise coming from the freezer. 1. It seems that a lot of jobs are subcontracted (e.g. painting, flooring) and they are not up to the standard I expected. Painting job outside shows wood and nails and inside has a lot of patch work shown sloppy job with stains and paint drops. Some areas of walls were painted with dust and showing over 1 foot area. Tile flooring is not flat. Barn door is missing the guide. There are scratches of cabinets, chipped counter top. For now, I can live with these and will file the warranty claims. 2. We were told that we will have keys for house, garage, mail box, gate, etc but keys are missing. Again, I spend hours making sure that I am not missing anything and have to double check. 3. It seems that workers were coming into our home after closing date without notifying us. We didn't move in right after we close the house and somehow door was delivered and left inside of the garage (the person installing door told us the date which was after closing date) and tile floor was updated and I don't know what it means "fresh tile" - is the work finished and properly sealed, am I allow to walk? Our key was in a lock box outside so maybe that's how people have access to the house. Because work was not done well initially, workers need to come in but after close, they must notify us and get approval to come in. 4. Either paint or floor (tile and carpet adhesive and materials) is giving off really bad VOC. I'm sneezing and my eyes sting which gets better with outside pollens. I concluded chemicals used for the home as there cannot be dust mites for a new home. 5. Items addressed during the walk through, Riverland made it clear that they don't have a "date" to complete the work. Buyers be aware that it means, they may take more than a year but as long as your submit your tickets to fix the issues within a year, some day, they will get back to you. It was unclear for me if outside painting is not done before rainy season and nails get rust and wood is damaged, whether that would be covered under the warranty. 5. During the walk through, we knew the most important thing is to review appliance as once the house is closed and you find issues with appliance, they will assume the damage is done due to moving. Both microwave and refrigerator had noticeable dents (I didn't even take a picture as it was so noticeable) and it is almost like, why do you even put those items when it is so obvious. If we didn't know that appliance issues had to be addressed prior to the close date, they would have been ignoring those noticeable dents. 6. Why is my celling is left open showing attics - I'm not sure. I can see all the insulation materials and it bothers me that I am breathing when heater is going on. Garage door doesn't open using wall switch and there is gain, not so great execution. 7. What prompted me to write the review - water is leaking from the toilet at 1am and we have been only using the toilet for 2 days. It got me to make sure advice anyone buying a new home, spend $500 to hire an inspector prior closing. Further my frustration, someone must have known the water was leaking as I see "shinny" sealant covering toilet bottom and tile floor for 1/2 inch. It still leaks and I am more concerned subfloor might be damaged underneath the toilet. I will be furious if they just put additional seal only as I expect Riverland to take out the toilet completely and do proper wax seal. read more

Heather a lot of these issues on the prewalk through have not been addressed. You are correct I have 12 warranty claims as of today 12/26/2019. My concrete is still cracked. We bought a new home about 4 years ago. We started to have problems with our tankless water heater. The Warranty Department has been nothing but outstanding! The team is very quick to respond and goes above and beyond to make sure there customers are taken care of! We just had a issue with our water heater and we did not have hot water. The team was at my house within hours, they have an amazing sense of urgency as well! Our water was back on and fixed within a day and they even needed a part and was able to fix it that fast! It is such an amazing feeling to know that the warranty team definitely have the homeowners back when it comes to problems and repairs!!! Riverland Homes is by far the worst company that I have worked with as a United States Army military combat veteran. They don't tell you the statistics for crime rate in the area although I did look it up and it was low, that is not the case they build a community around violent criminals , I have had my house broken into , two times , in one week and their excuses is that's on you. This is our community and you should build homes, in a secure and honest place . Love our new home and the neighborhood. Over all experience was better than good. My only request is that we had more options to customize upgrades. I felt that I was buying a home that wasn't even built yet so I should be able to add or make changes. They explained that the design packages were already set. I would have liked to be able to choose my own design colors and features. The sales office employees were always helpful, I worked mostly with Colton and Tyler with the home sale, they both did what they promised. Ryan A. Who takes care of warranty and scheduling is very responsive and helpful. My overall experience was easy from purchasing date to moving in. It couldn't have been more smoothly. First the only reason we didn't run away while we could was the house was what we wanted in the location we wanted. Before going into contract in March we were told the builder is so far ahead it should be mid-June. Once in contact date became first week in July. Ok sales tactics, but this was just the beginning of the Sh*t show by Colbalt reality and Riverland Homes by proxy. Found out later by builder they were behind from the start due to permit issues. Once in contact here comes the lies, misrepresentation, and BS. I'll just list the big stuff as Colton (1st agent) couldn't keep his stories straight from the start. Took over two weeks to provide a plot map. Once in hand lot was 1400 sqft smaller than listed at. Agents responses: sorry mistakes happen I fixed the listing. Asked for weeks to set a date to go over options then get a call on a Monday telling me I need to have all options picked by Wednesday 11am. Both of us work and are not local but figured it out, annoyed at this point. Get to model home to meet with Chris. Had about 10 minutes of his time where he couldn't tell me all the option or prices before having to bounce between me and two other agent/buyers asking question. Lucky we had been through a new build before and I knew what I wanted. Was told by Chris electrical options are done at another time. Not the case as I get a call on my 2.5 hr drive back that they need electrical too. I'm also told at this time that I selected the option for the office instead of a bedroom. Keep in mind this is select within the contact earlier. The changed a signed contract after I had the signed copies!!! Next day drove back up to fix all this crap with builder and agent. Thinking we are in the home stretch, 18 days before closing told they need another 3 weeks. Awesome since we are in a VRBO and paying storage on HHG and now need to pay to extend mortgage rate. Stopped by during open house to see electrical items requested not done even after telling Tyler (2nd agent) they are missing before Sheetrock went up. Expecting another delay as house isn't even close to being done. Can't speak for builder quality yet (will follow up if we ever get in the house) but if it's a reflection of who this builder picked to represent them I do not have high hopes. If the builder or real estate agents choose to respond to this review, I'm sure they will offer up a number of excuses but this seems to be a repeated story per a few Castle Oaks home owners who I have talk with. I purchased a home that was built by River land homes in Granite Bay California..... I moved in May 2017. After moving in I had a few problems with my stairs squeaking and it was not fixed and after the one year I was basically ignored since the warranty was up so I contacted Riverland homes and within Days I received a letter back from Desiree who works for Riverland Homes and had a phone call from Mr. Barry Norman Who called a contractor to come immediately and fix my stairs which they did!! I also had a problem with my drip system through the sprinklers and they contacted the owner on that a Mr. Gonzalo he came up the very next day he traveled over an hour to get to my home....it was corrected and in regards to my stairs squeaking....Jason came with his assistant and my stairs were fixed within a week after contacting them!!! I think they were outstanding I was so surprised at how quickly they answered my request and I felt their integrity was awesome...they followed through and were great and I want to give Riverland Homes an excellent review and say thank you so very much..... you were ALL awesome!!! We have been in our new home for approx. 4 months . I have read all the reviews , good and bad . I have been going back and forth on what and when I want to review our experience with buying a new home from Riverland Homes. Up to now I 'm going to give them a 3 star . I'm not feeling good about giving them any higher of a rating . I know every customer has a different experience . I can accept that , being in the business of dealing with the public is no easy task . I 'm not going to continue with this review at this time , I will just write another one in detail when time permits. There is so much I want to say. Just let me leave you with this thought, for alot of families buying a home is probably the biggest and most important purchase they will make in there lifetime. Being committed in doing a good job at the same time as trying to please your customers is no easy task. This review is for Riverland Homes. Although we will not officially be moved in to our home until the end of the month, I really want to share our experiences thus far. I know they are building a substantial amount of homes in another development right now, and truly believe this review will assist and benefit those who are contemplating purchasing a home with Riverland. My husband and I have purchased and owned numerous homes in our lifetime, with many new construction homes from Pulte, DR Horton, and DeNova homes. From what I have seen thus far, Riverland Homes far exceeds other builders. Let me begin by being totally honest in saying, that we ran into a few glitches along the way. However, it had nothing to do with Riverland Homes and more to do with Cobalt Realty. As a result of sorting through these obstacles, I was put in direct contact with one of the owners of Riverland Homes, Barry Norman. There is so much I can say, but for the sake of time, I'll say this: Barry is the best! He took the time to hear my concerns, understand the way our situation had unfolded, and most of all, facilitated a very quick plan of resolution. Barry was empathic, knowledgeable, and very engaged in the process, with his main concern being our overall happiness and satisfaction with our home and the overall home buying process. It was clear that he truly stands behind his word, customer satisfaction, and delivering a quality home. He portrayed a level of honesty and integrity that quite frankly, in this day and time, is hard to come by. After spending at least 30 minutes on the phone with me, I had felt "heard" and "validated." Furthermore, even though he did not know it, after our conversation he had reassured us that we had made the right decision in going with this homebuilder. Barry was quick, efficient, and incredibly thoughtful with executing the needed changes. In addition, he went ABOVE AND BEYOND providing us more then we had even asked for. First of all, The reason for 2 stars and not 1 is that they did offer our deposit back and their homes don't seem like too poor of quality and they had reasonably priced homes. Now for my bad review: For starters, when we first went into contract, the builders had no options for the homes, literally two color palates to choose from and they were only for the inside of the home. This was not too big of a deal for us, and then they did offer upgrades. After telling us that they made some upgrades available, they were ridiculously overpriced. Now with the big issues - We went into contract the beginning of August with an estimated finish date of November 15. They waited until we were only 3 weeks out from completion to tell us that it was delayed another 3 weeks. I'm a reasonable person, so I was very understanding. We were planning on the new completion date as the listing agents were very confident, so we locked in our rate with our lender. 3 weeks out from the new completion date, they delayed it again all the way until December 23rd, which would have been delayed yet again to January due to the holidays. At this point we would have had to extend our rate which would have been pricy. We inquired about their willingness to cover this charge, and they came back with a very rude and unprofessional response and only willing to pay a very small portion. With all of these delays going on, homes in the same development were finishing up much quicker than mine that didn't go into contract until months after. Every time we would inquire about why it is being delayed, they came back with a different excuse each time. After the second delay, we went out to check out the property and they had let the fire sprinkler line leak for obviously a couple of days, flooding the upstairs. This was a clear and obvious sign of neglect. This company's priorities are out of whack and they do not take into consideration good customer service. Again, the only reason they deserve any stars at all is because they did let us get our deposit back. I would highly caution people going with this company, and I am sure people have had a better experience than I have. read more
