I was referred to him through an out-of-state agent and entrusted him and his team to list my East Boston condo quickly, as I was moving internationally. He blew off our initial phone call and subsequently rescheduled our first listing appointment because he'd been out late the night before, so this should have been the tip-off. Still, I gave him and his team a shot at listing my place. Several weeks went by with no results, no proactive updates on strategy, and little communication. I know agents can't control the market (much as I wish they could), but the lack of communication about prospective buyer/renter feedback was disheartening. I looked to set up a meeting with his team over the weekend when I was available to discuss my concerns. He offered up a Sunday evening, mentioning that he would be traveling back from out of the country, but would be happy to swing by and make it work, and would even stop by directly from the airport as needed. Given how quickly we'd agreed this listing needed to move, I took him up on his offer. His response: "I honestly wasn't expecting you to seize upon that opportunity and ask me to come to a meeting right from the plane and a day's traveling. I was kind of hoping instead that you would be willing to meet on Monday sometime, after I've had a chance to go home, see my wife, my dog, my cat, unpack, watch the Patriots game maybe." There was no irony or missed sarcasm here. This is but a small snippet of what it is like to be Michael Albano's client. The situation progressed, but it's honestly not worth the energy to describe. All I can tell you is that as a professional, first-time seller, the biggest mistake I made was hiring him. Buyer - or seller - beware.
