I visited an open house conducted by her, and she did not provide any assistance, any information, or any interest in selling the property. I had a hard time to get her attention to provide the information I needed on the house and it was only one more potential buyer in the location. She made us feel we were being inconvenient. It was the worst experience I ever had in an open house, and I have been through a few. I made an offer on the property for 12,500 more than the listed price, pre-approved and meeting all the requirements. In mean while she had asked for all kinds of documents sign by us, ask how fast we could do an inspection on the location, made me find an inspection company and put them on standby for inspection, she also called my mortgagee officer and ask personal questions about my house that I own outright, is not on the market, and has nothing to do with the new purchase. She had no business to reach out to my mortgagee officer before accepting the offer. At the end of the day she left a message saying my offer was no accepted with no reason, and when we call to find out the reason she does not answer the phone. It is obvious she had either personal or financial interest in doing business with the other buyer. I thought she was working for the seller?? I am going to be shopping for other location, but I am hoping they not to come across them on my next purchase or that will enough reason to walk away.

    USE THIS OFFICE IF YOU DO NOT MIND GETTING RIPPED OFF (we lost about $300,000 using them). They do…read morenot have your interests in mind. They apparently have no obligation to verify important information on which you must rely to make an informed purchase decision. They told us that directly (well their legal team did). You should know it too. My wife and I bought a house last Spring (and also sold a house) with this agency. We had significant problems on both transactions. However, the worst was that the house we purchased was more than 700 sq ft smaller than it was listed for (that is about $300k in value lost). The buyer and seller agents were both Coldwell Banker with what had to have been about 60 years of experience between the two of them. They claimed they had no idea the house was smaller than the listing value. You can decide if you believe that they would not notice a missing space of nearly 20x40 feet. I don't, but their lawyers do (surprise). We complained about the loss and what we considered to be a seriously misleading value on their listing documents. First, our agent tried to gaslight us and say we were wrong. After having the house measured by the town, and our suspicions confirmed, our agent ghosted us and referred us to their legal department (of course). This led to an amusing letter from their lawyer indicating just how much Coldwell Banker DOES NOT DO for the enormous amount of money you pay them and that, well really, it is all our own fault for believing them. We were informed on Coldwell Banker letterhead, from their legal office that: "Coldwell Banker Sales Associates do not assume any obligation to consult municipal records or authorities to confirm whether a property, as presently improved, complies with applicable municipal building and zoning codes, regulations and/or requirements."...this of course, makes no sense in the context of our complaint. But it sounded nice. They further insulted us by claiming that we never expressly stated that square footage was important to us. Everyone knows that square footage is the primary driver of cost in any particular location. Here is their lawyer's absurd statement claiming we never told them that how big the house was mattered: "We are advised that neither the approximate living area (nor any minimum required approximate living area) was identified by you as an express consideration at the time you made your December 10 offer and your offer (as tendered) was not made contingent upon the Property containing a specific living area size....In addition to not having established any minimum square-footage purchase criteria (as part of your search for a property to buy), the buyer agents involved in the transaction advise us that you did not ask (at any time) to have the Property measured as part of the purchase" I know, insane right? But they are serious. It is our fault, I did not bring my measuring tape, if you use this firm, bring yours! Here they try to tell us that the listing agent, who had more real estate experience than anyone we had met (40 years), had no clue that 700 sq ft were missing: "The listing agent's reliance upon that source of information for the listing data was usual, customary and reasonable and the law of the Commonwealth makes clear that the listing agent (absent some reasonable suspicion that the data was materially incorrect - of which there was no such suspicion) had no obligation to conduct any further investigation" Do you think she had no idea that a space the size of a very large family room was missing? I call BS. They then top if off with this beauty: "They (the agents) are not liable for any misrepresentation even if that information were ultimately shown to be inaccurate..." So my friends, you are utterly on your own with this group. They don't have your back. There is more to the letter, indicating just how little this agency and their parent company give a crap about you, but I think you get the drift. Bring your own tape measure and do not expect them to care about the accuracy of the listing. Better yet, do not use them.
