    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I contacted them the day after a rental property was listed because I was very interested in applying. I spoke with the listing agent, Emil, and made it clear that I wanted to move forward. He told me I would need to tour the property in person the following week. Since I live out of town, I asked whether a video tour or another accommodation was possible. He explained that the unit was occupied and suggested I attend the upcoming open house. I reminded him that I wasn't local and offered an alternative: I have a close family friend in the area who could tour the property on my behalf before the open house. Emil said he would contact the tenants and get back to me. Unfortunately, he never did. Despite multiple follow-up phone calls, voicemails, and emails, my messages were ignored. A well-respected local community leader and family friend also reached out to both Emil and the owner on my behalf with a courteous email. Only then did Emil respond, stating they were "moving forward with another applicant." What made the experience even more frustrating was that the property remained listed afterward, the listing description was updated, and when I reached out again, I still received no response from either Emil or the owner. To be fair, I did speak with a couple of other staff members at Scout Properties who were courteous and professional. Unfortunately, my interactions with the listing agent and the lack of communication from management left a very negative impression. At a minimum, prospective renters deserve timely communication and the courtesy of a response.

I stand by and reiterate…read moreeverything I said, and I will back it up by saying we broke our contract with them significantly earlier than we signed for. Since our entire team that we started with had either left or been fired/let go, I think it was a smart decision (although very nerve racking at the time). I'm not going into details since they broke our contract without penalty, but needless to say that there were reasons they didn't charge us the fees associated with that (beyond what I had previously detailed). We have since started with a new property manager (see my profile for the review -- I don't want to associate them with LFPM) and are much happier. So, please. If you are a property owner, run far, far away from LFPM. Save yourself from the stress, legal/ethical lines being crossed, and frustration. /added: Oh, and the items I mentioned needing fixing in my last review? Some of them (FROM JULY) were not addressed until November 2017 when we decided to break our lease. We even had a plumbing issue pop up near the end of our time with them (as in the last few weeks) and we handled it ourselves, directly with the tenants, to get it done and then transitioned it over to the new PM when they took over.

Below is the email I received from their senior director -you read it and tell me if you want to do business with them. Ms. Rose, Thank you for contacting my office. Mrs. Thompson informs me your inquiry is regarding the charge of a late fee. My office will not reconsider a PM's decision to uphold the late fee. In this particular case this rent has still not been received almost three weeks late, although an electronic payment is in process. The owner should not have to wait for their funds regardless of the reason for the late payment. If the late payment is due to an issue with the Post Office or a bank that is where your request for relief should be addressed. Nobody likes being charged a late fee yet it happens to all of us on occasion. The purpose is not penal but to encourage focus on ensuring payments are received on time by the first of each month without fail. I am sure this unpleasant experience for you will not be repeated for the remainder of your tenancy. Mrs. Thompson's decision is final. Thank you. Regards, Paul J.
