STAY THE HELL AWAY FROM ROCKWELL!!!!! RUN AS FAR AS YOU CAN!!!!! ZERO STARS!!!!! I beg you to heed my warning so that you don't have to experience the same horrors that I did. They do not care for their buildings, their residents/tenants, safety, peace and quiet, maintenance, ANYTHING. Here's some inadequacies I've experienced in my 3 short years living in the 1632 Hinman complex - and these are just a few of them. Have had a pipe burst THREE TIMES (all three times completely flooding my bedroom and destroying my furniture/rugs - came inches away from destroying a $3k computer/pc set up), sump-pump backup and flooding black mold/feces into my bedroom permanently ruining my furniture and likely contaminating the wall with feces and mold (NO, they did NOT send a sanitation/hazmat team after!), ZERO insulation in floors and ceilings (so you hear literally EVERYTHING your neighbors are doing... yep, you can even hear their children screaming through the ceiling at 10pm at night!) and after complaining to management probably 7-8 times about the noise, nothing was ever done to remedy the situation (i.e. they never spoke to the upstairs neighbor about being mindful of quiet hours), management does NOT enforce safety nor keep their buildings up to code (our outer door which opens to all upstairs apartments has begun to lock on its own, locking all residents out of their apartments, and what has management done? instead of actually FIXING the door, they left it to the residents to come up with a makeshift way to block the locking mechanism so the door can't lock at all - SO UNSAFE!), maintenance staff are NOT up to par with taking care of the building, they often have no answers to your problems and say "well call the right person to come fix this TOMORROW" - UNACCEPTABLE when my apartment is flooding NOW! Leasing office/management also does not care about the happiness of their tenants. If they did, they would enforce our complaints (we've received 10+ notices saying that outdoor strollers/things on the lawn need to be put in our storage lockers, and anything that wasn't stored by the end of the week would be thrown out - empty threats because they sent this notice 10+ times and never did ANYTHING to ANYONE'S items). Blatant disregard for the building, no wonder it's falling apart. HEED MY WARNING, you DO NOT want to be stuck with this management company/living in these properties when it's FREEZING weather and a pipe bursts feces into your apartment and the best that they can offer you is a plumber who takes over an hour to arrive when water is GUSHING into your hallway faster than you can scoop it out and then has to call another plumber because they realized they didn't know what they were doing. THIS BUILDING IS FAR FRON LIVABLE. It's not even bearable. You get all that horror and headache for a low price tag of $2825/month, and they will absolutely raise the rent on you every single year (my lease started at $2625 and now they're asking $2925, no chance in HELL am I staying here!). Dear Rockwell, You do realize that the City of Evanston is NOT Chicago, right? See below from the City of Evanston's webpage. Clear as day! Property owners are responsible for removing snow from those areas. "Landlords" are responsible for keeping sidewalks, parking lots and all common areas, including open stairwells, free from all hazardous conditions at all times. To report a snow removal violation, please call/text 847-448-4311. Oh! Did I read open stairwells? I guess I did! Poor and irresponsible management skills. You should really look into the by-laws before posting. Rockwell breached our lease contract. A) Little to no hot-water provided. B) Non-smoking building. But had smokers smoking in the building and in common areas. C) Hazardous conditions outside in the courtyard and in front of doors. Such As but not limited to; Toys, rocks, bikes, scooters, garbage. D) Not maintaining the common areas after a snow/ice storm. Valuables ruined because the lack of urgency to respond to the flooded basement. How many times did we email Rockwell? Over a WEEK the water stood there!!!! Not even an apology to the building or to each tenant whose stuff was ruined. Oh and my little favorite that I didn't write in the first review. How long does it take Rockwell to replace a light bulb in the common area right outside your front door? Hah, two weeks!!!! We ended up buying a damn bulb ourselves and changed it. The Good(Year 1): In the first year, responded to our requests through the portal within 2-3 days. Requests were usually simple; fix dryer, need new key, etc.. The Bad(Year 2): We re-signed the lease(our mistake), then of course things got sour. We had ants in the bathroom and it took them 2 weeks to send anyone out. Then we had a water leak that took them 25 days to hire a mason and get it "fixed". But hey, if your dryer is broken they'll send someone out next day! The Ugly: 4 months later and we still have the water leak. They rejected our request for lease termination or rent reimbursement. Thanks Rockwell, we'll just live with mold and no storage closet for the next year. Unfortunately getting a lawyer involved is our only option. Another big problem they NEED to address is their communication with their building maintenance staff/contractors. Multiple times we had maintenance knock on our door after we just woke up and were getting ready for work, and other times they would call us asking for entry when they were outside after we told Rockwell countless times that we will not be home and have a dog so we need to be home. Communication is important, Rockwell, and is truly not that hard. The Better: After 6 months, a contractor that finally knew what he was doing made some repairs to the outside stairs/walls that has since stopped the water leak. Conclusion: Good luck if you choose Rockwell Partners. I'm sure it depends on the building, but there are surely better management companies/owners out there. read more

The Rockwell saga continues... I called in today to ask, once again, that the ongoing building issues be addressed and was "greeted" by a woman on the other line who turned out, I was later informed, to be the person in charge of collections (which might explain her behavior on this day). After speaking to her and receiving a much-less-than-courteous response, I asked to speak with her supervisor. As a side note, the initial reason for my call was 1) my broken microwave was yet to be fixed even though I called in about it 7 days ago and I hadn't heard a thing from Rockwell; 2) the snow outside of our apartment building has now turned to slush while every sidewalk in front of the buildings on our block is cleared. I was informed by the collections lady that per the city of Chicago ordinance they have 24-hours to clean up the snow. I am going to assume this is true but suffice it to say that I think that's a pretty lame excuse nonetheless. What happens if someone slips and falls on the soon-to-be-ice...like I almost did? I understand there are only so many sidewalks that can be simultaneously shoveled by one company but instead of copping an attitude and quoting city ordinances, a genuine "we're on top of it and will get someone out there by x o'clock" would have worked much better; 3) the smoke detector in the hallway with the dying battery has been beeping for 3 months now, and 4) the lightbulb which has been keeping the second floor hallway dark for the same 3 months is STILL waiting to be replaced despite numerous phone calls and emails. How many maintenance men from Rockwell does it take to change a lightbulb? I don't know because they never come out. Anyway, none of the above issues were addressed since the conversation completely degenerated into what felt like an argument with three stubborn toddlers who refused to share the name of their mommy after misbehaving at the park. The woman who originally answered the phone refused to give me a supervisor's name and after having asked her over and over again and having her avoid the provision of an answer, I was abruptly placed on hold and transferred to the maintenance manager (I found this out by asking since I was not told why I was being put on hold or that I was being transferred to someone else). Although the second woman was very polite, she also refused to give me the name of the first woman's superior(s). I asked her if she knew who he/she/they was/were and she confirmed that she did but refused to either give me a name or transfer me to someone with more authority. She even tried to take the blame herself. After a minute or two of me trying to get a name or a transfer, she told me to hold and transferred me to Eva Lo, the property manager for our building who I've had the unfortunate experience of speaking to on way too many occasions (just 1 would be too many but it's been more than that -- womp, womp). Hanging up on me would have been better than this transfer because speaking with Eva for just 2 minutes is enough to make a mid-meditation Buddha's blood boil. I foolishly tried reasoning with her & got absolutely nowhere. Like the two previous women, Eva refused to give me the name of any superiors or owners. In fact, she told me she doesn't see any reason for me to have this information. She also told me that she could help me with whatever problem (sounding as annoyed as possible) I have but when I asked, again, to speak with a supervisor, that turned out to be a problem she had no desire to help with. I had asked, for probably the 20th time now, if the collections woman was at the head of her department and she said no. I then asked to speak to someone in a position of authority over her to which she responded with some variation of a very annoyed "no". When that didn't quell my questioning, she elected herself the supervisor -- apparently, Eva likens my IQ to be somewhere within the 50s range. Anyway, since I can only deal with someone talking over me and rudely at me for a limited amount of time, I gave up, thanked Eva for her time, and got off the phone. EDIT: Somehow the tenant relations supervisor, the guy who I had been trying to get in touch with that entire time but didn't know how to ask for him by name, found out about this little scenario & quickly contacted me. He was very polite and understanding; although he did remind me that I'm on a month-to-month lease & that I could move out if I'm *really* unhappy. I have lived in the building longer than any of the other tenants, helped manage the property for the original owners, and leased many apartments before Rockwell took charge so this was a bit displeasing. Regardless, we had a CIVIL CONVERSATION and he took IMMEDIATE ACTION to get the problems resolved, which is most important. WIthin a week, EVERYTHING was repaired. We've had a few chats since that have always been professional, courteous, and appreciated, I hope his way of dealing with tenants becomes the norm. read more

This review has been long overdue. I have been with this management almost three years I have been extremely patient with their incompetence. Since moving in, every time I submit a maintenance request it gets either ignore and marked as complete, or delayed for months at a time. I've had to be persistent in emailing and calling them to just get excuses as to why maintenance request are not being completed. The front door of our property does not lock and for 3 months now packages have been stolen. Many tenants have complained and the response the tenants receive is a plead for patience and understanding without an actual plan of correction. During the pandemic maintenance request had even more delays. The manager Colleen Bader asked us to be patient with them because "we're in a pandemic". The company then proceeded to raise our rent during this time. My entire household lost their jobs during this time and I begged them to at a minimum not raise our rent. I didn't ask for reduction or assistance, just asked them to not raise our rent. I guess the pandemic only affected them and not their tenants. During this time I had a mold problem in our master bedroom due to a leak from another apartment. I had requested this issue to be looked into for several months. Their response was to continue and raise our rent anyways. Due to the heavy snow of mid February the management company sent out an email again asking us to be patient for their inability to properly prepare, plan and implement a response plan for snow and ice removal. I had six inches of ice, running for about ten feet leading out of my back door. To my luck I fell trying to take out the garbage. I left the bag out there for not more than an hour until I was able to receive salt from a friend to start breaking down the ice. I received an email 2/20/21 on a Saturday morning about not leaving garbage out in the back door. The garbage incident was several days before this, after their email stating they would not be able to remove ice and snow on a timely manner. If you want to have your problems minimized, want to be ignored, and want to be treated like you don't matter, please seek to work with this management company. I assume that all the rent raises are only in place to secure these people's income. read more

I rented from a RWP property in Rogers Park a few years ago. At first it was pleasant dealing with colleen (I will not capitalize her name), she was quick to answer my inquiries and quick to approve my application (I needed a place fast because my current LL had sold the building) which I greatly appreciated BUT I noticed after moving in that she worked hard to try and manage the people instead of the building, this didn't sit well with me and I grew tired of seeing her watch the surveillance cameras like a starving hawk, then the miscellaneous notes started coming on a regular basis, about who my guest were, what they do for a living etc. This behavior prompted me to tell her to mind her own business and run the building. After having to check her on many separate occasions for her being so nosey. I decided not to renew my lease and I could tell she didn't like that and TRIED to make it hard for me to get the hell out of there, by saying the maintenance team needed the freight elevator during my move out time and I couldn't use it, I told my movers to take the stairs since I'm on the 1st floor, then some new lady I never met kept coming to the unit every 15 minutes reminding me that I couldn't use the elevator, until I finally snapped at her so bad and sent her off in tears, keep in mind, no colleen, she's probably watching the camera but I didn't care, I just wanted out. Now I'm in the office to give them the keys & another employee I've never met starts talking too much and too long about nothing he then had the nerve to tell me, they have on my record that I'm a hostile tenant, Lol! I guess I'll start with the positive's since there aren't many. The unit my roommates and I lived in was in a great location, good sized apartment, and the rent was reasonable Now that that's out of the way - Rockwell Partners feels like the definition of working with a big business that doesn't give a shit about their customers. If anything happens at your apartment (which it obviously will) you can't simply call someone to come out for a fix, you have to go to their portal and submit a ticket for a service request. You'll get a response a week later, and then someone will come out to "fix" the issue a week later, and a week after that you might have the problem resolved. For example, we had black mold in one of our showers when we moved in and one of the walls collapsed in to the drywall - it took them 45 days to fix it. Our A/C broke in the middle of July and it took them one month to get it repaired and they told us it wasn't a rush because A/C wasn't defined in our lease as a required amenity. The washer and dryer in our unit repeatedly damaged clothes because it was so old and they refused to replace it. Submitted tickets on multiple occasions about smells of mold coming from the vents - ignored two tickets and on the third finally sent someone out who walked in to the apartment for two minutes and said they didn't smell anything then left. Shower door broke and submitted three separate requests to have it fixed because instead of buying a new shower door, they sent a guy out who did everything besides replace the door. On one occasion he literally glued magnets to either side of the door in an effort to get it to stay closed..it is still broken today. A sump pump in our basement floor broke and completely flooded our basement with what was basically shit water, completely destroying rugs and furniture and and anything else that happened to be on the floor when it happened. They refused to send a cleaning crew or reimburse us for the damaged items. We had negotiations about being compensated for the terrible conditions mentioned above, plus several others - and the best they offered us for everything was 50 dollars off of one months rent, so a grand total of 16 dollars off each of the three roommates rent, one time. All they give a shit about is money, and we found that the only way to get them to quickly respond to us was by withholding rent payments. Save yourself an ABSOLUTE nightmare of a living experience and look for another property management company. Also, if you see the name Colleen Bader - run in the other direction. read more

Horrible people and management. They are harassing tenants to pay rent, even with the Virus going on. They are sending out letters to start the eviction process, even though they said they would work with us. They have told people to open up credit cards, which is illegal. I was locked inside my apartment for 12 hours after a new door they put up broke from the inside. When I called the emergency number nobody answered. I had to call the fire department, who gave me some advice instead. I have never been late on any payments, ever. read more

I made an appointment with Bill (no last name) for an apartment based on the listed price of $1500, which was in my budget. However, the next day when I confirmed the appointment, Bill told me that I was mistaken and the rent was $1650. Luckily, the original craiglist post was saved in my craigslist app (iPhone), confirming that I was right. I took off of work to go see this place and was very disappointed that I lost money to get jerked around by Bill. I texted him when I found that I was NOT mistaken and all I got back was "That's great". I called him the next day and he admitted to changing the craigslist ad. Wish he woulda admitted that right away, instead of leading me to think I hallucinated it. What a horrible way to do business. I don't know why the rent cost was changed but Rockwell Partners should have either honored the price as listed, or, Bill should have called me as soon as he decided to increase the rent. Rockwell Partners recently took over the management of the Mont Clare on Harlem buildings. They have done everything they could to alienate the tenants. From what I understand, there are currently 35 empty apartments in the buildings. There will be another as soon as our lease is up. It's going to be hard to rent apartments when the company has changed their ours to make it easier on themselves but harder for anyone that may be interested in seeing a unit. Rockwell you are the worst and your managers are rude and have no people skills, whatsoever. Your new policies have made it harder for the tenants to pay their rent and now you want to fine them for it. Rockwell, you are a joke. Unfortunately you are not funny. read more

Let me start by saying: If you're considering renting a property managed by Rockwell Partners, spare yourself the headache. Don't do it. It seems to me that Rockwell only cares about getting your signature on a lease and collecting their money. I had nothing but bad experiences with them since day one; from not having my keys on move-in day, to the apartment never getting cleaned before I moved in, to not returning phone calls or emails, to blatant rudeness and lack of professionalism. I could write a 10-page rant about this company, and it would probably be extremely cathartic, but I really just want to warn anyone who's considering signing a lease with Rockwell that communication and customer service are not their strong suit. I am not sure why everyone is so salty about Rockwell Partners. I have lived in one of their units on Clybourn for 3 years and have just signed for a 4th year. My apartment when I arrived three years ago was clean and everything in working order. I haven't had an issue with payments or paying using their online portal, either. Unfortunately, I have been a more needy resident as far as work orders. I have not placed a work that took more than about 4-5 days for them to complete. They also have an emergency line that is responded to quickly for after hours. I left 3 voicemails and he never got back to me lol. I sent 2 emails and still no response until one week later. What type of company operates like this? I am trying to give you my money and there is a time crunch and no one gets back to me for a week? In addition, I tried calling the main office so they can route me to the leasing agent and I was given the run around from the Halsted office and the Sheridan office not mention one of the guys hung up on me when I was asking questions about the unit I was interested in. Rockwell Partners manage the buildings that I live in and I have to say that there has been a rather big improvement since they took over. The areas are cleaner more consistently, issues are resolved within a timely manner or they communicate what the timing expectations are, and they are professional. Even the companies that they outsource work to enjoy working with them. So my kudos go to the maintenance and facilities folks. I also renegotiated a shorter renewal period and they were flexible with that as well. I have found them easy to work with. This rating is slipping as issues are arising and I'm not hearing back from management. read more

My roommate and I went to go view an apartment for rent (technically a sublet). We liked the place, dropped off our applications and application fees....and Rockwell Partners promptly dropped off the face of the earth. That MUST be what happened, right? How else to explain that we NEVER heard from them again? Despite being told that we were the first ones to view the apartment? Despite being told that we had all but gotten the apartment to the point that we were discussing the best times to pick up keys? Despite the current tenants calling US up a week later asking US when would we be moving in so they could be officially off the lease? No, despite all communications pointing to us getting this apartment, despite the nearly dozen calls and emails placed asking about the status of our applications and this move, we never heard a peep from them again. This place is VERY unprofessional! Even if, for some reason, we hadn't gotten the place, a simply call or email saying "hey, sorry, you didn't qualify for XYZ reason" (no clue what XYZ reason could be, we've never had issues renting before), that would have been better than the pure nothing we got. I feel like this place just took our money and, for some random reason, tossed our applications into the trash and made a pure effort to ignore us. Highly unprofessional and I WILL be making a complaint to the proper venues like the BBB. Avoid these people unless you like wasting time and money. read more

I am shocked at the reviews I have seen on here. For me Rockwell Partners have been a GREAT company. They have been attentive and caring. Last winter when it was extremely cold the heater broke, I called the emergency number and the repair guy was at my doorstep in about 20 minutes and fixed with no problems. The unit in general was perfect when I moved in. Great quality, nice and clean. Preventive maintenance has been done on time every few months with no issues. Colleen has been a genuinely nice person to work with and has always been prompt to respond to my calls and emails. I have been living here for 1.5 years and I am extremely sad I have to leave. read more

I have lived at 7301 North Sheridan for several years, and have appreciated Rockwell's management of the property. When I use the online portal to request repairs, the company responds quickly and the quality of work is excellent. Outdated appliances and plumbing have been replaced. The on-site rental, management, and maintenance staff are personable and courteous. The building is very well maintained. The property I live in is fine. The building has free wifi, You need a key fob for entry. They have bike storage inside. They have laundry services on the premise. You have to pay electric but your heat AND AC are electric but hey they have it. My aprtment has been renovated and is more modern. The Reno is a little sloppy but whatever. This is review isn't so much about the property as it is about the service. I heard they're fine to deal with...They have an online portal for everything. I'm a sublet with an 8/1 renewal. I need to make a decision by end of May, fine whatever. I had a couple questions I needed answered before I made a decision and asked them right away. The response time was about 48 hours and which she them proceeded to ask me if had decided yet. Hello, but let me prices the answers first. Also I had follow up questions, which was another turn around time of 2-3 days. By now, the deadline for my decision was looking and my questions had yet to be answered. She, Colleen, was very persistent in getting my answer about renewing but was slow to answer my questions. I get that you may be busy but let me do my due diligence. I've been pushing my rent on time. I didn't feel my questions were all that cumbersome. I finally decide to renew. She says I need to come in to sign the lease. I was unavailable to come in the day she ask given I had less than 24-48 hours notice and was told I needed to sign in person. I told her the date wouldn't work for me and also that I was traveling for work the following week and which days I wouldn't be available. 4 days later with a weekend in the middle she asks me to come in again...with less than 24 hours notice and while I was already out of town. Did sure even bother to read my email or did she just miss when I had responded, which was right away to her previous email? Finally, we found a day and time that would work Friday (today) at 4p because she needed by 5p and needed to be done in person. Anyone want to tell me what she wasn't there and the people in the office didn't know anything about it? Or when the front desk person called her and Colleen told her to tell me she'd email it to me and I could just sign electronically? I took time out of my day, out my way...Time off for work to follow through on my end of the deal to find out I had just wasted 1+ hours and some money making sure I was on time to have nothing but a rate increse to show for it. I cannot even begin to describe our experience living in #1 the building and #2 dealing with the management. Let me first start off by, we moved into what we thought a beautiful rehab. We were very mistaken, things starting breaking right away and totally half done. The toilet started leaking, light bulbs went out after a week and the electrical was wack. Let me explain the huge issue! No heat, you will literally not have heat in the winter here. Trust me, you will wear layers and layers to stay warm while they sent emails saying they will fix things. They never fix things, they put a band aid on it and hope it will be ok. We called the city multiple times on them due to no heat, we had a newborn and HAD NO HEAT! This is illegal!!!! The heat was going strong during the summer time!!!!!!!! Also, a handful of times we haven't had water!!!! The management lies and says they will get someone out but that's 2 days later. They go through maintenance people like you couldn't believe. I remember when we viewed the apartment, a girl said you will barely have heat. I should of listened! Also, snow removal! They don't remove it and if they do they come at 3 am and shovel and snow blow to wake everyone up! DO NOT RENT FROM THIS PROPERTY COMPANY! If I could give them less than 1 star then I would. This is the worst living experience I've had in Chicago hands down. They would never respond to maintenance requests and when they did, it was either still not fixed or they didn't even come to check at all. Place was absolutely falling apart when we signed the lease and it was like something new broke every day. AND they were always in or apartment like every week for "inspections" with no explanation. My cats were stressed out with how often they were in and out of the house. Considering how many inspections they did you'd think that they'd improve something with the building. The cherry on top was that the floors/walls are thin and had loud upstairs neighbors. Worst place I ever lived. Rockwell Partners does not respond to service requests unless you ask multiple times. Our sink/dishwasher is leaking and unusable for the 3rd time in 4 months. Each time it is not repaired properly and we are left without a functioning kitchen for a week or more. When calling for updates, calls will usually go to voicemail during regular business hours. read more

I want to start out by thanking Rockwell Partners for acting like money hungry, aggressive school yard bullies during the time our application was approved to when we decided not to sign a lease. (about 2 days) I am tickled pink I do not have to deal with your company for an entire year. Your attitude towards me, my bf, lack of response to questions about the property or your company gave us an easy decision to not sign a lease with your company. The beautiful apartment sold us instantly. This is how nice the property was- we were not deterred by the "leasing agent" who showed us the apartment, someone who looked like they just rolled out of bed, reeking of bo, and knew nothing about the property. Sn- maybe pants would help. Or some knowledge of the building. Just a suggestion for the future. However we were sold on the area and unit and filled out an application. But once the application was approved, the immediate pressure was on to sign a lease. Constant calls to both myself and the bf to sign a lease. We are talking in a 2 day period 12 calls. Creepy. When it came to asking Rockwell questions such as "can the unit be painted?", "what is your late fee policy?", "where is the as-advertised storage unit?" you might as well think I was asking to reveal government secrets. Our response from the overly hostile leasing agent (Bill) was "i'll get back to you! You need to make an appointment to sign this lease!" I explained until our questions were answered a lease would not be signed and an appointment would not be made. Day 2... one of the many phone calls stated if we do not make an appointment to sign a lease, the unit would go back on the market at the end of the business day. I called Rockwell, and wanted to speak to a leasing manager. I spoke to a Chris, who answered our questions immediately, but the majority of the answers were "I don't know, we will figure it out when you move in. Can we set up an appointment to sign a lease?" or "we can discuss it when you come sign a lease." The only straight answer we got was in regards to the painting (it was evident a smoker lived there). His response? I could paint the unit on my own cost. And when are we making an appointment to sign the lease? I did make an appointment to sign a lease, sold on the promise of a beautiful apartment and area. I canceled a couple hours later, after I saw the light- Rockwell has no idea how to treat customers, let alone manage properties. I couldn't in good conscious deal with them for a year, no matter how wonderful the unit. Thanks again, Rockwell. Really you saved us a migraine for a year. read more

This company just took over Tatum Place apartments in scottsdale, my son lives there. They are terrible to work with, I think it was Colleen that was in charge, she was a complete witch, their app had been having issues displaying rent due, but they made no attempt to notify tenants that there was an issue, then gave late notices and charged $300 in late fees. They stated it was the tenants fault for not contacting the office. They have a terrible reputation, I would strongly discourage anyone from renting with this company. read more

If you are a prospective resident, do yourself a favor and look elsewhere. Rockwell treats their residents like garbage. In our case, they are renovating our entire building...which for current residents mean that as soon as an apartment is vacant, Rockwell comes in to completely gut and rehab it so they can jack up the rent. They do all this construction with the intent of attracting higher paying renters (i.e., greed) with complete disregard for their current paying residents. I've talked to so many current residents who are either refusing to pay their full rent, or are leaving in droves. On top of all this, Rockwell is utterly slow and barely competent when it comes to maintenance repairs/requests. I've found that the only way to get anything done is to be a complete a*&hole and literally call them every hour until the job is complete. (Not my idea of fun, but from experience I've found it is the only way to get something fixed in anytime less than a week.) In summary, Rockwell is a very poor property management company. It seems the people I deal with in the office changes every couple of months, so they probably treat their employees as poorly as they treat their residents. The turnover of residents and Rockwell employees seems to be congruent. UPDATE: We have had an issue with our toilet flushing properly since they began work on the vacant unit below us. As it currently stands, it has been 8 DAYS since I submitted the maintenance request in writing, and they have no addressed the issue nor have they told when they plan on addressing the issue. So...if you want to live somewhere where you, at any given time, will not have a functioning toilet for 8 days, I highly recommend Rockwell Partners. They really do a crap job. read more

Dealing with this place is a nightmare. They are nasty and unprofessional. They are not so good keeping up with maintenance on their proprieties either. We must of called 20 times over 2 months to get washers and dryers fixed. They cut corners and don't care how long a job will take as lone as they are saving a buck or two. For three years we rented from RP's. Three of our un-happiest years in Chicago. The apartment was amazing and we loved the space itself. It was the lack of organization and/or professionalism of the staff that led me to write this review in hopes that someone will actually see this and avoid renting from them. I know I didn't go check up on them when apartment hunting but maybe you're more thorough than I. Simply put, they're a rental company so they don't have any real investment in the properties or the people that stay in them. They could care less if you're the best tennant in your building or the one tearing the units apart and skipping out on rent. They don't own the buildings they manage, so why should they care? They also don't seem to care that they have a ton of one or two-star reviews on Yelp. Which is pretty sad. I want to mention specifics but don't want this to be as epic as some of the other posts. Let's see if I can do quick versions. Chris and Colleen were both very difficult to work with on anything. They have a pretty high turnaround for employees so Colleen might not be there at the time of this review or your reading of it, but Chris unfortunately is a mainstain, oops, mainstay. So good luck dealing with him. He's obviously a salesperson and will do a good job getting you into a unit, but has no customer service experience. Whenever it came time to renew our lease it was an unnecessary battle. Our last renewal they offered to raise the rent by $200 a month stating that they could easily get $400 over what we were paying now for the area after we had only been there two years. We finally fought over things like floors that needed to be fixed (they weren't), the building door handle that needed to be fixed (it was only after we were told that they shouldn't have to "reward bad behavior"), and fixing a couple small things (that eventually were) before settling on getting our rent raised by $100 a month instead of two. When the actual lease was emailed by someone else in the office, it said $200 more a month again. So I emailed everyone back and said we'd need this updated to show the correct amount. The person that sent us the lease was then told to "belay that request" and "when did we agree to this amount?" to which my wife and I feverishly forwarded all of the emails we JUST HAD between ourselves and Chris. That was eventually straightened out, but again, unnecessary to have to go through all that and be treated that way. Have pets? Maybe make sure you don't like owning them before renting from Rockwell. We were given notice that they'd be entering our property for an insurance inspection and to notify them of any pets/alarms that they'd need to deal with. We have two cats that we like more than anything else we own(ed). Well we got home late that evening and went straight to bed. All cats accounted for and only a couple things out of place including our bathroom that a male obviously used sloppily. We woke the next morning much colder than we went to bed with and noticed that just down our hall our back door was wide open and had been since the insurance inspection. Luckily we were on the 3rd floor so no one got in, but needless to say we were furious that our cats were given the opportunity to leave the building if they so chose. From then on we required one of us to be present if Rockwell was entering our apartment for anything to make sure our space and property were treated with common courtesy and respect. Oh, they have an online payment available. That's nice. Except when your rent has gone up, the new amount isn't listed in their system, you pay the old amount and then a couple days later you get a rude automated email telling you that your payment is late and you have X amount of days before being charged with a late fee. So, automated all around, but no one checking on it. Honestly, I can't say enough bad things about this company and Chris specifically. I hope whatever family member hired him eventually figures out what the internet is and finds Yelp along with all these reviews. Stick to showing people apartments Chris and remove yourself from anything else that involves interaction with tenants. I'd put a note to Colleen here too, but from what we saw in the three years renting, RPs has a high turnover rate and she's probably gone or out the door soon anyway. I have been with Rockwell partners for a long time almost two years and then moved away.But me lease is for 16 months and we are 7 months in again.I came back to them as other places are not up to the stander I would want to live in. It's odd what people complain about. That's not the Rockwell I know. I had my microwave break and the fixed it with in 24h. Hallways are always supper clean professionally. Quite building and we have many thing we didn't have with our old place and payed 400 more a month.I LOVE Rockwell and will be staying with them till we buy.The thing is they may not be your best friend but they get the job done. I am not looking a friend put a property manger that does there Job. There are slum lords in Chicago and Rockwell is not even close. I am not sure why people complain other then they will never be happy not matter what place they live. read more

I called "Colleen" at Rockwell Partners yesterday, to schedule a viewing for an available apartment, in Chicago (I let her choose the appt time; we agreed to meet at 2:00 pm). I left work early and arrived at the vacant apartment at 1:45. Afraid I'd miss her and confident she'd be there any second, I waited (in the snow/rain) until 2:15 pm. I then walked back to my car and tried to call her (she didn't answer). At 2:20 pm, I called 'Rockwell Partners' office number and spoke with the receptionist and explained the situation (and asked if anyone else could meet me and show me the apartment). The receptionist said she'd try to get ahold of Colleen, on my behalf, and she'd call me back. At 2:30 pm, Colleen called my phone, apologized for the delay (simply saying "something came up") and asked if I could wait until 3:00 pm, to see the vacancy. Since it was too late, at this point, for me to drive back to work, and I was already there, I figured I would wait another 30 minutes; I reminded Colleen I'd taken off work for this appointment, and asked her to hurry. She assured me she'd be there at 3:00 pm. At 3:10 pm, I called Colleen again. This time, she answered, and when she did so, I immediately asked how much longer she would be. Colleen began saying sorry again, and said she'd be there, in 10 minutes, to meet me. I told Colleen I work full-time, and I am a full-time student, so time is not a luxury I have. At this point, I'd been waiting on her for almost 1.5 hours (sitting in my car, outside of an apartment, in freezing weather). When she said she "understood my frustration", I explained that if she truly had, she would've been the one calling me, when she was running late (instead of forcing me to call around, looking for her). She apologized once more and assured me she was leaving her current location and would be arriving, to meet me, in no more than 10 minutes. 20 minutes later, at 3:30 pm, with no Colleen in sight, I left. I don't even know if she actually ever even showed up. I have not received a phone call or apology or anything...I'm apalled. Colleen's gross tardiness was unacceptable and entirely unprofessional, but the fact that she didn't take it upon herself to call me once, on her own accord, is absolutely intolerable (the only times I made contact with her is if I called her myself or if the receptionist called her and convinced her to call me). She should be demoted; no 'manager' should behave in such a manner. In total, I waited 1 hr and 45 minutes, for a showing that never happened. I've never experienced such disregard or disrespect. Colleen is supposed to be a manager; why didn't she just reschedule the appointment, if she couldn't make it? Why continue telling me she'd be there soon? Why wouldn't she call a potential sale, and let them know she was running late, in the first place (especially knowing that person left work early, just to make the appointment)? I had already filled out an application, for the apartment, before I even arrived for my appointment. At the time, I fully intended on signing a lease and paying a deposit/1st months rent, as soon as the tour was over (I've been looking for places for a while and was impressed with this one). Edit again, So received another notice (5-20-17) from these guys that my lease is expiring on 5-31-17, I just renewed in March, they don't have their shit together at all. I won't be renewing again. This is an edit to my original review, I live in a complex in Glendale Heights IL that was recently purchased by Rockwell Partners. The apartments are nice, nothing fancy but not bad. The management company has been a bit, disorganised seems like a good word, since they purchased my complex. I received a letter on my door saying that my lease was expiring and that I needed to contact the office basically the next day if I wanted to stay. So that was a bit of a shock, but I did so. They were supposed to send me the lease via email that I would electronically sign. I never received the lease, they had some excuse about it wouldn't upload, and didn't bother to contact me. I went back a week later and signed a paper copy. Today now about 2 weeks after I signed the paper copy I get another letter outside my door saying my lease is expiring in June 2017(my last lease ends 3/31 so not sure why they are showing June) and that I should contact them to renew. I call and the woman I spoke with says the computer is showing her June 2017. I tell her I'm looking at the paper copy I signed roughly two weeks ago and it says April 2017-June 2018. She asks me to hold, gets my paper copy and apologizes. I appreciate the apology but this is now the 2nd time in less than 3 weeks that this new company has given me a letter that has 2 different dates on when I'm supposed to be leaving. The first letter was at least correct with when my lease was supposed to end. I hope that this is all just some system hijinks from obtaining a new property but with the rest of the reviews I've seen about the parent company to my complex I hope the next 14 months of my lease go smoothly. If things go better and I don't have any more negative experiences I will adjust my review again. read more
