I am currently a tenant in a building managed by Rockwell Property Management and have never experienced such negligence in a property management company. The building was in the finishing stages of remodeling when I found my unit, and I was told that the unit would be finished before my move in date. Come move in day, there was sawdust and dirt all over the floor and in the windows. There was sticky residue on the cabinetry and mildew on the shower. Wanting to get my moving in over with, I cleaned these things on my own. About a month into my lease, the refrigerator broke. It was replaced within a couple of days by a "new" one, which was actually a used refrigerator with writing on it that looks like it once belonged to Ted Bundy. This worked for a while, but also eventually broke. I used the online repair form system to report this problem, and received notice that someone would be in the fix it. It has been a week, my groceries are ruined, and I still don't have a working refrigerator. My room mate called the company and was hung up on after explaining the problem to the maintenance department. We were told during our unit tour that the unit was air conditioned. Little did we know, this air conditioning unit was built during the medieval times. Thinking the unit was broken during this summer's heat wave, we contacted the maintenance department. We were told that because of the heat wave, no one would be out for a week. We called the air conditioning company themselves and they came out that afternoon. They added some freon but told us that the system was too old and the apartment was too big for it. We used it a couple of times but deemed it a waste of electricity and bought window units. Also, we could not get into our mailbox for over two weeks. One day, the mailbox was locked. At this point, we realized we had never been given a key. Apparently the company did not have a key either and someone came out and put a new lock on the mailbox. Then, we were notified that our mailbox was not a functioning mailbox and did not receive any mail for a week after that. Speaking of keys, the front door keys given to my room mates and myself didn't work on the front door. I contacted one of my neighbors and made copies of his front door keys. This was after contacting the maintenance department and not receiving a response for over a week. So yeah, while our rent is cheap, Rockwell isn't worth it. I'm not sure if anyone who works here has ever managed a building before, but they seem to have forgotten that people live in the buildings they manage. read more

I've lived in a Rockwell Partners property on Augusta and Kedzie for over a year now. They have been very busy making improvements to the building both inside and out. There has been tuckpointing completed painting the outside of the building the inside hallways the carpet has been replaced the windows have received new framing. Olti he is in charge of the maintenance scheduling, and she has done a fabulous job. They always listen and respond quickly to problems big and small. She has always followed up with me on any improvements that have been made and when I feel that the company is being short-changed by a contractor I let them know quickly. I've been a renter for a long time and they have given particular attention to renters needs. I appreciate the team at Rockwell partners for putting their best foot forward and doing the right thing. I moved into my new unit on July 1st. About 2 weeks later the owner switched management companies from Kass Mgmt to Rockwell. Had I known this information I would have never moved into this unit. I have never seen a management company this terrible. They don't return phone calls and they take forever to get to maintenance requests. It has now been a month since my request and my name is not on the buzzer system. So if I have company or a package I have to go downstairs (with my 10 month old child) to let the person in. Oh...did I mention that there are wasps guarding the front entrance of my building so I have to use the back door so my child isn't harmed. read more

Like one of the other reviewers here, the only positive of our horrible time with Rockwell is that the experience gave us the motivation to buy our own home! I hope my review can help at least one person avoid the extreme stress of working with them. Let's see, how do I even begin...well, twice this winter, we didn't have heat at night, and called Rockwell's emergency number, only to not get a call back. We had a newborn baby at the time. As we speak, right before move out, we went down to check out our stuff in the storage unit, which we pay for as an advertised amenity. The area has been filled with dust, roaches and garbage since Rockwell purchased our building, which we have complained about to no avail. Today we found hundreds of dead/live roaches all over the basement, so we are throwing our belongings out for fear of taking bugs to our new home. The basement was flooded months ago and a bunch of our stuff was ruined, but they never said a word to the tenants. The apartment below us was burglarized recently and the cops were here interviewing me, but no word from Rockwell to the tenants, telling us how they are taking actions to protect the tenants. The very cheaply made in unit laundry has never worked, and Rockwell made a few meager attempts to fix the equipment before telling us that there was nothing they could do about a dryer that takes 4 hours to dry. Meanwhile, the shared laundry in the building is currently non operational. Meaning, we don't have laundry on the premises, despite paying for the amenities. To give a bit of background, a few months into our lease, Rockwell bought our building from our previous awesome landlord. We would have never agreed to rent from Rockwell based on the reviews below. Rockwell then did a gut rehab, which resulted in units that look good, but are put together with cheap materials that are breaking all the time--ie light switches and fans that turn on in the middle of the night. The central office is a nightmare. Beyond words. Non apologetic and if anything needs fixing in your apartment, good luck hearing back from them. We waited months to have our in unit laundry looked at and no one communicates with each other. There are a lot of nice, hard working people doing the maintenance work, and Rockwell treats them terribly. This is obviously a company invented by investors who want to rake in the cash but don't want to have anything to do with the day to day operations of rental units. Going without heat is against the law, so I really have to wonder what will become of Rockwell. read more

I lived in a property managed by Rockwell Partners. I think everyone can agree that they terrible maintenance. They are nice people but sound terribly overwhelmed and mismanaged Maintenance shows up late or whenever they want- sometimes not at all! Multiple times they gave us a window of time and didn't show. Or didn't give us a time and showed up late expecting us to allow them in without any notice. Once I complained water damage destroyed our bedroom wall. It took EIGHT hours for them to repaint part of a wall and part of the ceiling. It's because they had inexperienced kids doing the work and they had to start over 4 times! We had mold in the bathroom and it was deep within the wood. I asked them to address this or at least have a professional take a look. Instead- without even trying to help clean it up. They SPRAY PAINTED OVER IT. They told me there was no "visible signs of active mold" and therefore they had done their part. Instead the mold quickly came through the thin layer of paint again. read more

Extremely unprofessional. No communication. No concern for tenants. DO NOT rent from them. Rockwell bought they building, our rent increased, and we have had nothing but problems and no recourse as they refuse to respond to email and phone calls- urgent issues such as flooding storage units, regular temp of 50-55 degrees throughout the winter (they provided 2 space heaters but this barely changed the temp and our "free heat" doubled our electric bill), inches of ice covering stairs and sidewalk to alley for months. As I have wasted far too much of my time on them, here is the most recent email I sent them: To whomever is concerned: I am at a loss as to how to communicate my concerns with Rockwell Partners: phone calls do not get returned; emails do not get responses- (17 days for first response from Kim Nguyen after 2 sending emails, 19 days and counting for the most recent email), and I have yet to hear anything back from two urgent messages I left Saturday regarding a flooding storage unit (again) on the 24 hour EMERGENCY NUMBER. This pattern of poor communication is not only unprofessional, it is dangerous. Our heat all winter has been well below the legal temp even with space heaters. The ice in the back walk way was left untouched for several months, building up several inches thick. A large number of belongings, many of which are infant clothes and toys for our a baby on the way, have been destroyed by the mildew and mold each time our storage unit has flooded. Despite these conditions, Rockwell Partners has refused to even acknowledge our complaints, more or less take action when needed. Despite the fact that I emailed (with pictures) and called several times with concerns about the molding state of our storage unit after the first flood, we were instructed it was safe to place our belongings back inside. Among several other concerns that I will not list again (see previous 3 emails): -the laundry room window has been broken for quite some time (leaving our soaked valuables up for grabs for whatever might crawl in the window); -we requested a storm window quite some time ago; -we need an alternate space for ALL of our storage unit belongings. -it also appeared as if the water may have flooded the neighbor's storage unit as well, 2E, I think. You may want to contact him. -I would like a copy of the original lease. I believe ours was destroyed by the water damage. -I would like to know whether you have a Tenant Relations Manager and, if so, I would like their email address. -I would like to know how to file a grievance claim with Rockwell Partners. I don't believe it is unreasonable to expect a property management company to communicate with their tenants. Please show some professionalism. read more

I had to search the Internet for reviews and info to reassure myself Rockwell Partners weren't just a Craigslist scam. It took ten days to get a response about our apartment application, just to finally be denied for "insufficient income"... Though our rent would have been LESS THAN 1/4 of our monthly income. So many times we were given the run-around with what they needed from us in the application, when we'd have a response, etc etc... Now I feel like we dodged a bullet. I've never dealt with such a pain in the A** company and I've been renting in Chicago for over 9 years. Wish I could give 0 stars. read more

I can not stress this enough: Do NOT rent from Rockwell. The company is not interested in solving any issues with their properties. Rockwell is all sorts of atrocious. My building in Lakeview includes parking with my rent (obviously it's built in to the increased rent & not just free). There are 4 units in my building, and enough parking spots for about 5 cars in the parking area behind the building. The leases all clearly state that there can only be 1 car parked per unit in the back. However, all the other tenants park multiple cars back there, which blocks me in. Normally I can knock on doors and ask people to move, however this day no one happened to be home. When I tried to call the towing company to begin towing cars blocking me, I was informed that Rockwell never updated the annual contract to allow me to tow cars, therefore my car was blocked in, and there wasn't a thing I could do about it. I called Rockwell's "emergency" number (note that this was on a Saturday), and left a voicemail saying that I needed to get my car out immediately for work. They didn't respond until Tuesday. "Emergency" number my a$$! Rockwell took over my building from another individual landlord, who was much more pleasant to discuss building issues with, and more willing to help. Further, I live in an old building. Naturally, the building has some issues here & there, but nothing earth shattering. It would be easier to extract a DNA sample from a wild boar than to get their maintenance man to come out. If I saw another building owned by Rockwell, I would DEFINITELY not sign a lease for it in the future, as the company is extremely unhelpful with all building issues and expect tenants to figure things out themselves. read more

I've fought with some terrible landlords in my lifetime, but these folks are truly awful. Major building code violations were not resolved before we moved in. That's illegal, folks. There are major problems that make the apartment dysfunctional. They are very difficult to contact; their online maintenance request system was useless. All but one of our requests were marked as completed, so we had to call. And call. And email. And call. The handyman had to return multiple times because he wasn't completing repairs according to building code. We've been told so many times that oh, someone will be there tomorrow to fix it. Always tomorrow. Maybe, over a month later, they actually mean it this time. We have been arguing with some folks at the company who consider gas leaks and broken appliances to be "minor issues." They also claim to have walked through the apartment for inspections after the last tenant of eleven years moved out. They must have missed the peeling paint, broken windows and screens, holes in the ceiling... Minor stuff. For any other unlucky souls working with these greedy fools, please consult the Illinois Tenants Union. They will help you put pressure on lazy landlords and management companies to follow the law. read more

DON'T DO IT!!! I can't even tell you all the bad experiences I've had with this people, but here's a few: 1) I'm a single, 24 yr old girl living alone. A guy came to the door saying he was with the building and had to check out the power because it was out. My TV was on as he said this. I told him my power was fine. He then said, "oh, but the problem is next door." I let him into my apartment (Idk why), he looked and said "oh,I guess your power is on!" Then, he told me I had to come down into the meter room with him. UMMM NO. I grabbed my phone because I honestly thought at this point this man might rape me. I told him no. He said "please, I've never been down there before and I need someone to help me look around." I told him to get out of my apartment. He did. He came back and said "oh, there was just a lock on the meter! Sorry to bother you!" I called the office the next day and yelled out them for sending men I'd never seen before to my apartment who tried to make me go down to the basement with them and there response was "I'm sorry if he made you uncomfortable. We had to hire a Hispanic man because some of the tenants only speak Spanish. Do you have a problem with Latinos?" No. I just have a problem with strange men of any race trying to get me into the basement alone. So weird of me, right? 2) They "lost" my apartment key; told me I had to bring a copy to their office within 24 hours or they would change my locks and charge me for doing so. 3) I used to send checks in the mail, but they lost them honestly 1/2 of the time. Once, I called and they said the check was lost in the mail, so I paid the rent online. Then, the next day, apparently my check showed up and they cashed it, charging me double rent for the month. 4) My neighbor is "a rap star" which basically means he plays music at ridiculous volumes until 3 a.m. almost every morning. Every single person in my building has called the office on that apartment so many times, the employees refuse to listen to us and just tell us to call the police. Literally will not even talk to the tenants about it. Seriously, seriously, DO NOT SIGN A LEASE!! read more

Please avoid seeking a rental at 7301 N. Sheridan Road. The property manager CB takes cash payments from potential renters before they complete the application. She then tells the person that they are not approved for the apartment. The other warning about this property is that most of the apartments are empty and not renovated. When entering some of the apartments, the smell of gas is so strong, if one lights a match, he might blow up the apartment. The final warning is, the cockroaches and mice are uncontrollable. This 7301 N. Sheridan Road building has an untreatable infestation of unrecognizable other types of pests. Please stay away from this property and its property manager whose initials are CB. read more

Rockwell is a horrible company to rent from. When my roommates and I first moved into our new apartment the water heater was broken. This took weeks for Rockwell to fix. While we were without hot water an infestation of carpenter ants were inside of my bedroom. The extermination of the ants took far to long to happen, which was the first sign of Rockwell's negligence. The next part of the saga involved a leak in the airconditioning. In the ceiling of our bathroom a leak from the air conditioner caused mold to build up. We put in a maintenance request that went unanswered. The mold continued to grow until finally they responded by cuting the mold out of ceiling. Instead of doing a good job, they simply left a hole in the ceiling and the water continued to leak. After much more time the pipe was finally fixed and the ceiling patched up. The biggest problem of all came in the form of bed bugs. We had an infestation of bed bugs that caused me to throw out all of my bedrooms furniture. I had Orkin come out to quote the price of an extermination, which they did, and their quote also came with a guarantee to keep working until the problem was fixed. When I asked Rockwell to help pay for Orkin they refused. After much pestering they finally agreed to pay for a company to come spray our apartment. Instead of hiring professionals, they hired two guys who work out of a minivan and talked openly about smoking marijuana while they sprayed our apartment. Needless to say, this did nothing and I had still had a bed bug infestation. Rockwell claimed they had done their part and ignored our requests for an extermination. Only after other apartments in the building reported bed bugs (and cockroaches) did Rockwell send the same company to spray again. No surprises, this didn't work and bed bugs are still inside the building. TL;DR Just find another company and spare yourself lots and lots of trouble. read more

Rockwell apartments are a very bad company to deal with. I have been on 2 of their properties and I must say it is hard to get them to repair any fixtures in my unit. I've had to go 2 days almost 3 without any hot water. I kept calling them because I was unable to take a shower in cold water but they answered only on the third day. All the electricity blew out in my unit and I have been calling the office on emergency since 12:00a.m. but there has been no answer and it is now 8:00a.m. and I have not gotten a response from any of the staff, it's almost 100 degrees in this unit and I'm an asthmatic patient and can have an attack in these conditions. Rockwell Partners are slum lords and I don't recommend them as a good look. I also asked for an exterminator for ants and they said they would send the exterminator over but that took almost 2 weeks and all the guy did was lay a couple of ant traps under my sink. I say good luck to anyone renting from these guys! read more

The very same thing that happened to Michael G. happened to us. We also dealt with Bill. Here's the complaint I sent to the BBB We viewed an apartment. We liked it. The advertisement said the apartment was $1600/month. When we asked to confirm the price, we were told the first month would be free and subsequent months would be $1700/each ($1558 over 12 months). We inquired about the possibility for lower monthly rent for a longer term lease agreement. The representative we dealt with said it was a possibility. We applied and paid to have our credit backgrounds checked. We received email outlining the terms of a longer lease. The lease would be 25 months, first 3 months free and subsequent 22 months $1800/each ($1584 over 25 months). Despite the higher rent over time, the first 3 months free would benefit us right now. We then received an approval notice from the representative. They wanted us to sign a lease ASAP. We were scheduled to sign a lease tomorrow, January 23rd. However, we got an email today stating the landlord changed his mind. The representative said the landlord wants a 1 year lease, 1 month free, and $1800 for the remaining 11 months. An average of $1650/month. Their own website reflects the rent as $1500/month. However, it states contradictory statements as to the cost of parking.... so perhaps $1600/month? I have emails and screenshots of the listings. It's a clear bait and switch. We have been working via email all day to reach an agreement and to no avail. Now. It's clear they have done this to several others. The apartment is STILL listed on Craigslist for $1500/month!!!! What a joke! We saw the apartment listed several times with varying terms in each one. The ad says parking included, then elsewhere says $100 extra. We were told they wanted 1800/month so they could drive up the rent in the area...ie create a false value for area apartments during a slow housing market and credit crunch. I recently moved into an apartment managed by Rockwell Partners and have had a great experience thus far. The rent cost is VERY manageable and it's hard to find anything better. I haven't really had any maintenance problems and when I did have a few minor problems, they were acted on promptly by management/maintenance. The apartment was in awesome shape when I moved in, better than what it looked like in my initial viewing. Up until this point, I can't complain about anything. Chris and Kat were very helpful throughout the moving process; making the transition very easy and simple. After looking for the "perfect" apartment for quite some time I came across one via Craigslist. It was in a building managed by Rockwell Partners. It was listed as a "pets negotiable" unit with a pet deposit. It also advertised the apartment with "take your dog for a stroll at nearby Hamlin park." I immediately contacted the agent assigned and scheduled a viewing. I really liked the unit and explained to him that although small it would work with the dog situation. I then told him I would come back later that night to take a look at the building with my girlfriend who would be moving in with me. When we showed up that night there were 2 other parties viewing the unit. After my girlfriend viewed it we decided we both really wanted to rent there. The agent failed to bring any applications with him. We were forced to follow him to his apartment to get one. Since I was going to handle the rent portion of the apartment he informed me that only one application was needed. I took that application and filled it out accordingly adding that my girlfriend and dog would be also living there. The application was dropped off upon the offices opening that next morning. My credit check and background check came back strong as I was told by the leasing manager. He asked why my girlfriend did not fill out an application and informed me she would need to even though mine was so strong. Again that night we had to drive to the agents apartment and pick up an application and drop it off the next day. Both backgrounds came back strong and the leasing manager informed us that we were the top applicants along with another couple. He also informed us that the identical unit across the hall will be for rent and if we wished to view it it was being shown that night and to call the agent. Long story short the agent wasn't showing it. That next day he promised to show it at 4pm. We were forced to drive two hours in a snow storm and upon the arrival were told that due to weather the agent could not show up. Even though the entire time we were in traffic he was updated on how far away we were and he was aware of our location and he only lived a mile away. He asked if we could reschedule for the next day and we obliged. He told me "To put your mind at ease you are getting one of the units." Later that night he contacted my girlfriend via text message saying "You guys have a dog right?" her response was "Yes, that's still okay, right?" he did not respond until 5am that next morning with "Maybe not, I will let you know." That day he was supposed to show us the unit at 10am. His phone was shut off while we waited outside until 10:45am and we were able to get him on the phone where he told us he could not get the keys. He state now that the landlord may be sensitive to having a dog in the building although it met the advertised criteria. He also stated his boss would be calling us that day between noon and 2pm. We are yet to hear from anyone. Numerous voicemails have been left and nothing. I feel as if my hands are tied and I have no idea how it is possible for a company to treat people this way. read more

If I had the option to give them -5 stars I would!!! This company doesn't deserve not even one star!! The worst "management" company ever!!!! If you look for a place to rent and it's managed by this company, runaway!!!! Once you paid the fees and you move in, nobody cares about any issues in your apartment anymore. They don't have maintenance, there is no phone to call in case of an emergency or a lockout!! They have this stupid system , you email them and they respond or not, it depends.... The office is closed over the weekend and all holidays, no one to talk to. They have plumbing, hot water, and heat problem going on and on. For more than 4 days we had no heat!! When I called the office the ladies were rude and unprofessional. They give you this long lease with all rules and they expect you to follow, but they never do they part!! They only want the rent money, what's you in you are in your own!! They give you a parking spot to park, with parking permit and all, but you have to be in a lookout you might not have your car in the morning! They send the towing truck to tow your car anyway! I have had some terrible landlords so I'm looking for red flags the instant I walk into a building. That said, they have been great except for a few minor things (some miscommunication during the move, it's taken awhile to clean the floor I am on but it happened this weekend) but otherwise they are prompt, generally professional (sometimes a little short but I'd rather have that than a landlord wanting to be my friend and then screw me over). They're accommodating and the building seems pretty well maintained. I would recommend everyone looking at these company if you want someone to do their job and don't need a new bestie. read more

I can only speak about the experience my wife and I had with RP, and all I can say is, WOW! My wife and I had been apartment searching for a few weeks. We found some places we liked, some we weren't too particular on. Then we met with Arturo. Not only was he punctual, but he was also down to earth and honest. He showed us one unit and through general conversation decided he had another unit that he had a good feeling we would like better. He was right! The unit was beautiful. It has everything we were looking for and then some. When we began to discuss a move in date, we informed him how our lease wasn't up for another month and a half, if it meant getting the unit, we would be willing to sign the lease a month and a half earlier if it meant that we got the unit. Instead of just taking our money, he made a phone call and got us a deal we did not expect. Arturo is kind, down to earth and the company is more than willing to work with you. I would recommend Arturo and RP and their associates to any of my family member or friends. Keep up the great work! read more

I recently moved into a nice arpartment near the roscoe village area. Once I signed the lease everything started to go down hill. When my girlfriend and I walked throught he apartment they told us that the smoke smell would be taken care by them before we moved in. Once we signed the lease they told us that we would have to paint the apartment. Then we realized that the apartment had ants in it. We called them around five times to tell them that they should have an exterminater come out and take care of the problem. Not once did an exterminator come out to our apartment. We are still fighting with the people at rockwell to get them to take care of the ants. Overall, I dont think rockwell is a good company at all. The people just get you to sign the lease and then after that they treat you like trash. Would not recommend them at all to anyone. read more

This is one of the worst apartment management companies I have ever had the displeasure of dealing with. They recently took over Huntington court in Naperville and what a nightmare it has been. They came to fix my daughters towel rack and left two huge plaster marks on wall and never came back to fix it. They come into apartment with barely any notice. Extremely difficult to get a hold of to actually repair anything. And again: IF they fix it, beware because it will probably look worse than when they started. Just awful experiences all around. Please trust my review and spare yourself the disrespect and stress this company will bring you. I looked for apartments and condos for months and finally found one I loved based on location, updated appliances, flooring, and parking, as well as price. I contacted Colleen whom was listed on Zillow. She never called me back. Repeated emails, phone calls to cell, and office and never a response. Finally, as I became a little pushy asking to speak with management, which is a joke, because that happens to be Colleen. She finally took my call. Then she insisted my only option was a viewing at 9 am on a Saturday or 2pm on a Thursday. ( No one in the office is even willing to show the place, they're depending on the maintenance man) I work TWO FULL TIME JOBS (Those times available, I am at work!!!!) Her tone of voice, she didn't give a rats butt about me or renting this apartment. A rental/management company should be somewhat flexible when it comes to showings. She finally, agreed to let me see the apartment today at 5 pm and then had the nerve to allow receptionist to call me and cancel and request I see the apartment on Sat @ 9am. Clearly, I already said I am not available and she didn't even have the couth to call me herself and make an effort to work something out. I was ready to slap a deposit down if the place looked like the photos. I was so sad and so upset leaving work today. (HEART BROKE WAS MORE LIKE IT) I am sure the owner of this property would not be happy how this company is handling their potential renters business. I have never experienced treatment is this manor. Terrible management don't completely fix anything. There are tenants above us who are noisy and we have told Rockwell multiple times they said nothing can be done. Water leak problems has happened multiple times to us where water has leaked from the people above us to our apartment and Rockwell never seems to solve the problem immediately or at all. We have told them many times our mailbox is broken where I have found trash inside and they still do not fix it. Also they have left keys to our apartment under our rug which is in the hall. Management has told me their maintenance is not great then why don't they just hire new people to do proper work. read more

Literally the worst management company I have ever had to work with. EXTREMELY rude and unprofessional. Been dealing with a drain fly infestation for over two months, and they've done virtually nothing. I cannot believe how rude they are. I HIGHLY recommend you AVOID them at every cost. Recently got their move out check list, I for one am pretty pissed since the previous tenant who cancelled her lease left said apartment in shambles, took months to eliminate the cat smell from the small closet in the hall, aside from having to clean all the cat hair that was in cabinets, oven, and fridge, and they still require you to return it into what they assumed was perfect state. Complete bs, I urge you all to find somewhere else. You literally will get punished hard in the wallet for living on a rockwell property in Niles. Careful about your blinds, it says in the lease that you can take them or leave them if the next tenant wants them as stated in their lease, don't let them charge you 25 dollars for not cleaning them. read more

The reviews that I read had me worried before I contacted Rockwell Partners, but I was actually pleasantly surprised with their professionalism. I was able to tour a number of apartments with them and even though I didn't find the one for me, I never felt pressured. I will definitely look to them the next time I'm apartment searching. read more

I lived in a Rockwell property a few years ago, and when I recently saw a friend having a problem with them, all of my rage, frustration, and basic HATRED for this company came flooding back. I'm only writing this in hopes of saving further potential tenants from what will surely be a total nightmare. I don't know if he still works there, but a man named Bruce is a monster. Any issues we had were never solved quickly or efficiently. I constantly felt screwed over. Things were left unfinished the ENTIRE year we lived there, despite several phone calls and emails. Colleen, Oltita, Nule, David, and Emily have all been super nice. My movers were excellent too:that helps :) The apartment on Humboldt is satisfying. The building is maintained with attention. Aside from a good building, in a good location, for the going rate, I don't know what else I should be wanting. Seems like a deal to me. read more

The negative ratings here are justified guys. I've experienced the no call back, and lazy Colleen at a property on Sheridan in Rogers Park. There was an Open House, i'll say it again an Open House to view the apartments. We called ahead of time and was told we can stop in and view the apartments, just ring the bell, enter the code and we'll be let in. Easy pessy, right? NOT! We showed up, rang the bell, called them and no one would let us in. Finally a tenant let us in, and what do we find? Colleen at the desk, not answering calls, not answering the doors, from her view point she probably saw us outside, ringing the her bell, but just ignored us. When we requested to view the apartment since it was a OPEN HOUSE she refused to show us saying our current lease expires too long into the future ( couple of months) to show us. Wish they told us that before we made the trip, I just think she didn't want to do anything but sit in that chair and vegetate. Did not answer phones, did not answer the door bell, did not want to do any showings. Simply put, did not want to work. Glad I won't be renting with them. read more

Worst management company and the definition of slum lord. The day we moved in the maintenance guy informed us of their roach infestation. The shower didn't work the first two weeks we lived there and the unit was still dirty from the previous tenants. There were cops there every month for domestic disputes and a break in during the year I lived there. They allow dogs but don't use appropriate salt which resulted in bloody scabs on my dogs feet. They don't snow plow unless there are over 3 inches of snow and there is a sheet of ice in the parking lot all winter. My boyfriend and I both fell. You use an online portal for maintenance requests which frequently go without response but you always get your $30 late fee on time... The locks on our windows didn't work and were never fixed (lived on the first floor), we had a crack under our door where air and bugs came in which forced us to buy a space heater and something to cover the crack, we had no mailbox for months and had to use a door slot which gave a full view of our apartment to anyone who opened it. On top of everything we got a call saying our 100 lb pit bull had to be our by the end of the day. We have a 45 pound beagle mix and she weighed 30 lbs when we signed the lease because she was a puppy. The weight limit is 50 lbs and nobody asked her age or what she's mixed with. Colleen, the office witch (for lack of a better word) called and said she had video footage and photos of our dog. I told her we had current vet papers to prove her weight and breed but she didn't want them. She yelled at me on the phone until I had to tell her I'd no longer speak to her but she could have their lawyer call me and I had to hang up on her. They never asked what breed our dog was mixed with and the lease says nothing about pit bulls but that's beside the point because she's not a pit bull! Our dog went nowhere and even the maintenance guy loved our dog! A couple months later a lab moved in who stood much taller than our dog. When moving out there was a mattress by the garbage with "bed bugs" written on it and a sewage filled laundry room. Thankfully, not our problem! Needless to say, we left before our lease was up and bought a condo. This company officially turned me off from renting! read more

I have lived in Chicago for going on three years and I have only lived in spots managed by Rockwell Partners, and for good reasons. When I was searching for a place they were the only company that took the time and made the effort to help find the perfect spot for me and my animals. I was moving here from Michigan and my time for house hunting was extremely limited and the time was really breathing down my neck. These people did the leg work for me and had my day so stream lined that when I came to visit and look at the selections that they had chosen for me all the stress I had been feeling was eliminated AND I had some free time to go explore the neighborhood! On top of all that, their continued customer service is why I've never thought of looking elsewhere. I would feel comfortable saying that at one point or another I owe everyone there a drink. I moved into a building on the north side of Chicago a year ago and have been very happy with the management of the building. The building is clean and well-lit. My neighbors are kind and courteous. I feel like when I have an issue that I am able to contact the management company by a couple of different ways- calling or emailing which is nice to do when I am at work. I also can pay rent online which is really nice. The staff has been really helpful when I have had an issue and the guys that they send to fix stuff are on time and they solve the problem. The best part is that the online system allows for open communication and for me to be able to track the status of my requests. I am not planning on moving soon- but when I do, I will find my next apartment through Rockwell! read more
