Terrible experience with this company. Totally unprofessional and disorganized…read more First problem: we didn't find out until a few days before our finance contingency was set to expire that that the appraisal had never happened. According to Guaranteed Rate, the sellers had refused the appraiser entry to the property. A note that we only found this out because we reached out to them and not the other way around. We later found out from the sellers directly that they had never been contacted by an appraiser (we suspect GR dropped the ball and never scheduled an appraiser). Second problem: they lost our documents multiple times: we were, at one point, asked to resubmit some documents for the 4th time. Third problem: they failed to follow up on questions we had multiple times. At one point, a closing cost that was supposed to be taken care of by the seller was assigned to us. When we questioned, we didn't get an answer until over 24 hours later, which, in turn, resulted in a pushing back of our closing date. They also, wrongly, tried to push us into signing the inaccurate document, claiming that it could be "fixed" at closing. Fourth problem: Because of all of the above, we came very close to being fined by the sellers for delaying closing multiple times. Fifth problem: Despite very clearly telling them to leave me alone, they keep contacting me, trying to get me to refinance with them. After our experience in buying a home, we will never do business with them again.

Unfortunately, that technology is not at all friendly or forgiving. All is fine until you add complexity to the situation and need hand holding. I've closed on 30+ mortgages in my life, have owned dozens of properties and this was by far my least favorite closing experience. When things went sideways the implementation team was literally afraid to bring in the boss (Shant) for assistance causing multiple delays all they up to the night before the first scheduled closing. We eventually got it done but the underwriting process was absolutely ridiculous. Here is one example; the underwriters required an official letter from my employer on company letterhead and signed by HR describing the frequency of my annual bonus. Really?? In summary, very nice people but not the best experience. Good Luck.

With Vena's guidance, we worked through that issue and secured another property within a week even in the competitive market. After that, we had to meet the new seller's one-month timeline to close, and Vena quarterbacked all the communications between the seller's agent, our lawyer, and our lender to an exceptional extent. Our landlord was pleasant and well-intentioned but lived overseas and relied on Rise to manage the unit. Because of this, all building communications were sent to him instead of directly to us, and we routinely missed important updates. We raised this issue more than once, but the communication breakdown was never resolved. More seriously, for the final six months of our tenancy, the unit did not have working smoke detectors -- a clear safety issue and a violation of Massachusetts law. Under state tenant protections, this is the type of condition that can legally justify withholding rent if left uncorrected. Despite repeatedly raising this concern and attempting to resolve it in good faith, our requests went largely unaddressed. Rather than fixing the issues, our assigned representative ultimately attempted to force us out of the unit, escalating a situation that could have been handled responsibly and professionally. Other issues such as heating, cooling, and more we're ignored because communication with our rep was very difficult. In the end, we are thankful for the time we enjoyed in the apartment itself, but we are relieved to no longer be dealing with Rise Realty Boston and would not recommend them as a property management company.

Chubb refused to release the deposit unless I gave him a copy of the full inspection report. This is illegal. He is not entitled to this information but is trying to extort a free inspection report on the property. He has also placed the listing back on the market, but still has my deposit. I would advice both those looking to list their homes and searching for a new home to steer clear of him. He is dishonest, unethical and unprofessional
