Rich Rosa was fantastic. My wife and I were searching for a north-of-Boston home while living on…read morethe West Coast and Rich made the process SO much easier. 1) Great communicator with excellent attention to detail 2) Great at anticipating questions and getting you in touch with good professionals for different parts of process (home inspectors, RE lawyers etc) and helping you find a good one. 3) Great at raising questions that a home listing won't tell you (what is the home near/not near? busy street?) 4) He's not just firing his own ideas at you, he listens and works with what YOU want. If you're an engineer type like me, he'll give you a spreadsheet market analysis, if you are are more mood and feel, he will speak to that. 5) Great negotiator 6) Super punctual and responsive, we pulled off a 30-day closing window which wouldn't have been possible w/o Rich's professionalism I could go on. So glad we found him.

He was very thorough when looking at houses with us and pointed out things to look out for that we would have otherwise missed. He worked diligently on our behalf from the time we hired him as our agent through closing. In that time we saw quite a few houses and made several offers, but not once did we ever feel pressured by Rich - he very much works for his clients and is not at all pushy, which we sincerely appreciated! I would recommend Rich to anyone looking to buy a home in Greater Boston!

I can't really tell if they are dishonest or idiots. I haven't had this mortgage for one year yet…read moreand this is the second time they have added additional insurance without confirmation. They sent me a letter stating my flood insurance wasn't enough. Not for me, the letter does clearly state this insurance is for them only. No details. No amounts. Nothing. These warning letters state they will auto-add if they do not hear from you or receive notice that you added mystery insurance. I called to get details. How am I supposed to ask for quotes when I have no information on what I need to add? The person I spoke with explained that they lie and have stated they called me (did not. I have never rec'd any calls from them since signing) and would get back to me. Today I receive my additional insurance policy information in the mail. At least I know have data to get quotes. And will be reporting them to the BBB for potential fraud. Find someone else for your mortgage.

I had a horrible experience working with RMS, Residential Mortgage Services. After closing on my…read morewaterfront property in March, they immediately sold my mortgage to another bank. While that happens often in the mortgage world, RMS made so many mistakes in the process that caused me months of unnecessary added costs and stress. Toni Rubino, and later Joanna Bailey, mistakingly pulled the wrong Flood Certificate at my closing, passed along the wrong certificate and the wrong address to the other bank. This caused my property to go into 6 months of forced flood insurance penalty until my lawyer and a new LOMA from FEMA could fix the situation. RMS offered no help. They made a mistake and I was left with the headache and extra costs. Do yourself a favor and don't work with them. They mess up the paperwork and pass the problem along.

I had a unique and tricky scenario. I had locked in a rate with a big bank but had a very…read moreunpleasant experience throughout the process. This wasn't my first time securing a loan so I had a level of expecation wiith how everything was going to go. However, I did not anticipate the circumstance I found myself in. After searching online and reading reviews, I decided to call Rob to explore if I had any options available. Though I already had a locked rate with another lender, he was very understanding and walked me through various scenarios of what I could do. Rob also went digging to find alternative lending options to improve upon my current rate and closing costs...which he amazingly did improving my rate by .25 points. He recommended that I go back to my current lender and see if they'd be willing to match. I had already expressed my interest on finding an alternative lending option but he knew how far along I was with the underwriting process and was looking out for my best interest (though I had pretty much decided in my mind to eat the sunk costs I had with my current lender with the main application, deposit, etc knowing that is make it up in the long term with the adjusted rate). I took Rob's recommendations and went back to my current lender and surprisingly they matched the rate to what Rob quoted even though I had already locked in. In the end, I decided to stay with my current lender because of logistical purposes. However, my experience with Rob was tremendous. I'm truly grateful for the amount of time he spent talking with me, his attention to my issues and recommendations. I wish I had found him before I went the big bank route. It would have made my life so much easier and less stressful. Should I be in the market for another property and securing a loan, I will absolutely reach out to Rob.

Attempted to set up an initial call. Used his website which had an automated "chat bot" asking me…read morebasic questions ("is this a refinance? what is the value of the home?"). The bot asked me for a phone number and a time to call. I gave it this morning at 9am. No one called. So I emailed and asked if a human, not a chatbot, could reschedule. Apparently Rob replied and apologised and asked me for several times today to talk. I told him 11am was open, and he confirmed he would call at 11am. He also took my phone number again (I guess his chatbot didn't actually record it, so beware if you use that system). 11am rolls around, no call. After ten minutes I email again asking if anyone was going to call, no response. Been 30 minutes, and I think this is a pretty poor sign. I'll be working with other mortgage brokers moving forward. I'm flexible on my schedule, but to not even attempt to contact your potential customer to let them know you can't call? Why bother scheduling in the first place? Wasting someone's time is about the worst first look you can do. Doing it twice in a row on the same morning? Not great.
