6/13/2025- my 3rd & last visit to this business. When I tell you that Sharon Coyle is one of the most VILE human beings, please trust me. I can guarantee that she will belittle you, snap at you or make some rude comment to you or another individual on the tour. I've given business to this establishment for the last 3 years. I've purchased merch...tshirts, coffee cups, and etc. I've recommended business to RHA ( my group spent OVER A THOUSAND DOLLARS ON MERCH AND PARANORMAL EQUIPMENT) but last night was the last straw. a little I can say about myself for context is that I am a people pleaser- ridden with anxiety- one of my fears was negative interactions with this woman (I've read the reviews) - I would NEVER purposely offend someone. our group decided to take a drink break in the break room..we were all discussing the property & I (without ill intention) asked about the auction details (which is public info btw) and she completely spazzed on me, she told me how rude I was & made comments about my salary- I apologized COMPLETELY embarrassed (the group I was with were all new friends). I kept my cool, and asked if I could sign out & leave. she proceeded to give me a hard time about that because she assumed I came with the group- I had to explain that I drove my own car to even be able to leave the building. I guess I assumed since she has asked the public for financial assistance with the property that my inquiry wasn't an offensive one...I was wrong let's talk about the building itself: pretty amazing history- BUT Sharon has staged the whole building with old junk she has found in the garbage attempting to create an ambience that honestly only makes the building look like a junk house. (Fake cobwebs, fake blood, corny Halloween decor, etc). In the basement we explored and upon my DISGUST I noticed a USED TAMPON on one of the desks...honestly that's the KARMA she deserves. She claims to be such a genuine person, who respects the spirits yet she displays them like zoo animals. WILL NEVER GO AGAIN.

The owner was exceptionally rude when asked a question. Took away my flashlight & said it could be used as a weapon, yet let a guy bring a heavy camera with a zoom lens & strap. THAT too could be used as a weapon. Changed all the rooms around & the atmosphere was not what it used to be. For $88..we left over 2 hours early & wont return until someone else buys the property & knows how to treat their customers. The other staff was delightful to work with. My brother said the registration and getting the website navigated was a nightmare. Put too many pieces of furniture throughout the building that never were there & made it feel hokey & fake. The Rolling Hills I loved is hiding. This owner behaved completely unprofessionally & is not a nice person. Better work on your public relations lady, you're chasing people away.

Had the opportunity to do a $10 tour of the Asylum this past Saturday with a friend . I would have preferred to do the tour at night in the fall , but the rain outside did still give it a spooky element . The tour lasted about 45 minutes and we explored 3 floors of the building . The guide didn't know much about the exact dates of when certain activities took place at Rolling Hills , but I must admit that the ghost stories were fun and entertaining. I also liked how they staged each room with props to give it that sinister feeling . They have many events of different price points throughout the year, I would like to check out one of the longer tours or movie nights . But for the price , it was a nice Saturday afternoon for an unique experience.

I didn't read any Yelp reviews before booking a visit. I tend to raw dog life like it's 1999, ya know? Anyhow, I found Sharon to be pleasant but also necessarily strict about her rules for entry and the massive insurance liability she must face running this kind of place. Listen y'all, we just lived through some real crazy stuff these past four years. Everyone is struggling. Let's live with kindness, grace, and empathy. I brought my two teenagers who had an amazing time and we created a pretty unique family memory on a 3 hour self-guided tour. Small crowd, so it felt like we were alone in the building for long stretches - upped the anxiety level. Sharon told us some fun stories about the building, told us how to best interact with the building and space to maximize our spooky experience. We had a great time and would go back. Best be on time!

A group of 5 of us went on a three hour ghost hunt the day before Halloween. We arrived on time and all of the cars were parked one way and people were lined up at the door. The owner, Sharon, came out and then instructed everyone in the parking lot to move their cars to a different direction so that emergency vehicles could pull up. I do not know why she didn't direct the parking situation sooner, as everyone was pretty much parked and there when we rolled in. We enter and have to tell her your name and then sign the waiver again, for about the fifth time. She went over the rules and a little bit of the history and then showed us a couple rooms. I wish there were a map, or something showing the cool places to go and sit. We had a hard time navigating the property, as there wasn't really any direction. The mold and mildew smell of the place got to me and I had to sit in the room where you check in for a half hour to compose myself and not vomit. The building is cool and I wish there was more history thrown in the tour, and that there was more of a tour occurring. A little more direction would have been nice. The owner was cordial.

While I had a great experience, I can no longer support a place that has an absolutely rude owner. While on a drive, I stopped by. I did not once enter the property. I stayed on the road and took pictures. I emailed the owner later and showed her what I captured in one of the photos and she absolutely flipped off on me and telling me how I was in the property. I told her my description and she checked the cameras. Realizing that I was in fact NOT on the property, she apologized to me. THEN- while sharing my portfolio of abandoned photos that I was interested in selling at the upcoming craft show, I posted how excited I was and got a completely rude comment ASSUMING that I took these photos illegally. I explained that I do not take them illegally and told her that she should not yell and assume things without facts. Really have a special place in my heart for Rolling Hills Asylum but I will not be going back there as long as she is owner. I cannot support a place where the owner will just attack you.

Sharon was a great host. We got a great history lesson. It was pretty cold, but we were warned before arrival. The front area / gift shop had a lot of neat items, however we were ushered to the car so we didn't get anything. My husband was so cold so he wanted to leave immediately at the end if the tour. I enjoyed the experience except for the cold weather as there is no heat/electric. It was a fun experience. read more

horrible experience like all of the other others. The lady who answered the phone to begin with when I was trying to book. It was very rude. The owner, Sharon was the rudest. Spent $400 on this trip and I wish I had gone to a strip club instead. So many rules and regulations. Couldn't even break out my camera at certain points where I felt like I wanted to. I will not recommend this place to anybody ever! Was not worth the money or the four hour trip! Worst place ever to look for or anything like that because you're not allowed to. I hope they get a new owner soon because this one sucks. I'd rather go to a zoo. read more

It was an interesting tour and I appreciate the passion the owner has for the place, however, our guide, Sharon talks way too fast and as a result also doesn't always enunciate well. I missed about half of what she was telling us due to that. It took away from what could have been a much better experience. read more

Whoever picks the phones up, you have to work on your phone etiquette. I've never been here before and I had some issues with registration so I called to ask, "if we don't hear anything we are okay? " She cuts me off mid sentence with some attitude. "Ma'am, With 300 people coming, we don't do confirmations, that's not something we do." That's not what I was asking but there's no need for the attitude. I understand with the nationwide service outage, that there was some technical problems. But don't take it out on the people who are paying to be here. read more

Years ago I was part of a ghost hunting crew. We were forced to tour with the owner. It was boring. She wouldn't be quiet and let us roam around to investigate. Then blamed us for drinking alcohol and threw us out. Never went back. No activity. It's boring and a waste of money. The owner is rude and nasty. Maybe she spends too much time talking to the fake ghosts. read more

First off, Sharon, the owner, was all business in the beginning while checking us in. She wasn't unpleasant or rude at all. Just factual. She did warm up after that and gave us tips and ideas to try in certain rooms, told stories and was very nice! The overall experience was great! We had a large group of 12, but there were also so many others there at the same time slot that it was very hard to have quiet to try to interact or investigate. We definitely had some experiences and interactions which were exciting! All of the volunteers/guides were so nice and helpful, one even did a session with us in the morgue which yielded great results! All in all a fun experience but if I go back I will probably book a private tour as it was crowded and noisy. read more

Didn't even get into the building. One person in our party was rudely and harshly spoken to by the owner, Sharon, for having a water bottle in her clear bag. Instead of getting asked to put the bottle in her car, Sharon decides to kick our whole party out. I went here for a birthday party for my friend and I do NOT recommend anyone else plans to come here. Multiple days prior to the tour we were sent forms to fill out consenting to attending the event. The website had made us fill the same form out countless amounts of times which was annoying but not the worst part of our trip. We arrived to the Asylum about an hour before check in. Once check in started multiple people from our party were called to fill out the forms again even though they've been filled out many times before. After the forms were situated we had to wait about another 30 minutes to enter a line to go through "security". The security was a middle aged guy with a broken metal detector directly from a spirit halloween costume standing at a desk with Sharon Coyle-farley the short blond lady with a bad attitude, the desk looks like it was picked up directly off the road which is shocking because i'd think they would have more money from scamming people to afford a decent set up. The desk had a cardboard box to place your belongings in before you get scaned by the metal detector. I was talking to others in my group while waiting in line and wasn't paying much attention to where I was in line which I know was my fault but I was immediately screamed at to place my belongings in the box and that this is not a place to horse around even though all I was doing was chatting. I was able to get through security and so was most of the group until one of the last people tried to get in. She had a shirt and unknowingly had a water bottle in a clear bag. Sharon started screaming and saying "you know what you were trying to do" and not giving any explanation to why we were getting screamed at. Other people in front of us in line had hoodies and water bottles in bags but they were able to just keep the up front at the desk and retrieve them later. We were immediately thrown out without getting our money back or a chance to bring the items back to our car. As we were walking away and trying to distribute the charges before pulling away from the establishment. The security guy came up and started telling us to leave the property immediately. Do NOT come here unless you plan on a ruined night and being scammed out of your money. read more

The owner is rude and disrespectful overall not a pleasant greeting or pleasant experience dealing with the owner. She didn't answer any questions with any concrete answer, and some responses Made the business seem questionable at best. She seems like she just wanted to fight or argue in response to anything that was said. As someone who works in management, the behavior and actions of the manager/owner we're not appropriate and due to that alone I would not recommend the establishment. When working in management I expect the higher level of the professionalism and especially when it's your own business. read more

I haven't even made it there yet and encountered attitude. I called ahead with a few questions, as I would be traveling from a great distance away, and yet still it seemed to be an inconvenience or annoyance to answer my questions. The reviews about the ownership are legit. I'll be saving the hundreds of dollars it would have cost me to visit and will find something else. read more

BEWARE COMMUNICATING WITH THIS LOCATION!!! I reached out on 12/11 to learn more about their right-after New Year events that haven't been posted via their website. I was traveling through the area at the time attending another event with a renowned paranormal expert. I thought it would be great to be able to see this location and, if possible, participate in an event. I was so wrong. I never received an email response. As my travel date drew closer, I needed to get things put in stone and booked. I learned of their Facebook page and left a quick message letting them know I sent an email and if they could help me out. Instead of helping me, they wasted so much time forwarding me to other forms and correcting me with links to newsletter forms. The form the person wanted me to fill out was long and needless. Wanted information like my website, my business, the name of my group as required information. I just wanted to know if you had any events posting for the dates I'm near your location. As I expressed this, they started saying "we would have to have that information to send you a payment request." I'm sorry, what? Just for asking if you are hosting any paranormal events on 1/5? I expressed my displeasure at them wasting my time, not answering my questions here, and ignoring my initial week-old inquiry. They then, after many hours, sent me a "lol" and an ALL CAPS message, still talking about IF YOU CHOOSE TO BOOK! Nope. I choose to block. No paranormal location is worth that level of ignorant stress and an inability to have a conversation. I have never, in my 25 years of paranormal investigating, had this level of poor professional conduct just to ask if there are events being hosted. read more

I haven't had a more stressful experience just trying to reserve a ticket for anything. The person responsible for emailing customers was real hoity toity and wanted 10 forms of id for a child. I can't comment on the experience at the asylum but the person I had to communicate with left a bad enough taste in my mouth to give my first bad review. read more

Even after reading the reviews regarding how staff treat their customers, we were still totally psyched to go here and have this experience. With that being said, I purchased tickets for my party of four (which was a major process) And, then we received a berating text "on blast" with specific names from people who bought tickets but who didn't fill out the "registration" form (with the same information)- or be threatened not to be admitted entrance (obviously with NO REFUND) Upon arriving, we waited in line to go through a slight security check. While standing there a staff member called out names of people who still had not completed their form. One rudely stated to a man, "If I wanted your opinion I would have asked, I just want your completed form." When it was our turn to go through a "security check," with the owner, Sharon. We had to empty our pockets. When asked if I had a phone, I mentioned my husband had mine and then the owner rudely said, "YOUR pockets, anything else, have you been drinking, where have you traveled from, I know you have been drinking, I smell alcohol on your breath." I was taken aback, as I had not been drinking (one because I had not and secondly this was a rule of theirs in order to go in) I stated I had not and she insisted that I had because she could smell it on my breath- then tried to backtrack and said well then you must have used hand sanitizer or something before coming up here. I'm not sure what my facial expression was, but the people in my party were just as surprised by her accusatory round of interrogation. After gaining entrance, we were seated and again made to fill out yet another form. Thankfully, THIS staff member was cordial. (Bridgett) Sadly, even with all of their "rules" noted online- when someone mentions a self-guided tour, I expected either a headset or some equipment to be provided to teach history and enhance a better experience, especially for what these tickets cost. On that note, we decided what experience we were going to take away from this visit and we made the most of it. The place is eerily dank and dark and we got some great ghostly takeaways. And, even though they mention an evil entity, Raymond, walks the halls; the only evil presence there is the owner, Sharon-very unwelcoming to say the least. I'm glad I got a chance to go- however, I would never go back unless there is a different owner. read more

Stayed locally at Graestone Manor (highly recommend that place!) and while over breakfast another guest recommended going to the asylum as well. Checked their website quickly and it wasn't readily apparent that you needed to book in advance. They were doing a craft activity that day so we figured they were open for visitors. Drove an hour, pulled in the parking lot and didn't even make it to the front door before the owner charged us outside asking if we had tickets. We apologetically said no and asked if we were still allowed to enter. She said we needed to sign papers online and get cash to pay the entry fee. As I'm trying to pull up the website she very rudely tells my partner that no drinks are allowed inside - we were nowhere near the entrance. My partner said okay, I'll just go wait in the car while we figure out the entry. She then said he can't do that either (wait in the car) because no one can sit in the car on property? Okay lady. Literally tried complying politely with everything she asked for and also paying $50 for a "self guided tour". I am so disappointed as we really wanted to see it, but we couldn't morally give her our money after that horrid interaction. She needs to get her energy checked, the asylum seems to be rubbing off on her. read more

The reviews about the owner are true and false. At first, Sharon was very strict and rude. But as the tour went on her demeanor changed and you could tell she is very passionate about the property and what she does. It is by far the most haunted location I have ever visited and the asylum spoke for itself. I think it's definitely worth it, but be sure to read all emails and waivers very carefully and follow all rules to a T to ensure no issues with Sharon. read more

I went to the Jack's Revenge haunted house event at Rolling Hills. This place was horrible. An absolute insult to other haunted houses in the area and country. From an excruciatingly long wait in line, to fog filled stairways that are without a doubt illegal (couldn't even see my own feet when descending 3 flights of stairs and had to be guided by an actor), and a 30 dollar ticket. You could tell that there was no passion put into this haunt. The love of Halloween is just completely absent. There were maybe two rooms total. Just big empty spaces coupled with wide open hallways and staircases. That's all this haunt was 5-10 Actors and maybe 5 old old props. Don't waste your money. Also if you truly believe Rolling Hills to be haunted, consider why the owners would disrespect all of the spirits residing there by putting up a haunted house. The rules posted on the website concerning tour guidelines, etc. are very unclear. The owner is also very rude and accusatory. It is exceedingly clear why they do not offer refunds--they clearly want to take your money before you learn how awful and dishonest their business practices are. Avoid at all costs and DO NOT give them any money. read more

While the experience with the afterlife was great, the owner is very rude. This has happened on two separate occasions. I love the place but I can not support a place where the owner chooses to be belligerent towards someone. read more

The owner is HORRIBLE!!! It's like she doesn't WANT business. It would have been a cool experience but her nasty attitude to the staff and customers overshadowed any interest. The staff on the other hand were awesome!!! If the staff happen to read this, you deserve much better than how she is treating you, no matter how much she is paying you. I spoke with several other people who have been to Rolling Hills and they feel the same. Take the few hours travel time and go to the Lizzie Borden Home. The owner and staff are amazing and you will definitely have experiences. I would have put a picture of the asylum but they won't allow it. In three words, this place sucks!!! read more

Beware! Definitely haunted, but not by ghosts of the past. Owner lurks on the premises and feverishly monitors security feeds to scare off potential customers! Whoever owns and manages this place is unwell and likely a danger to herself and others, and I would avoid patronizing this place at all costs before someone gets hurt. Upon viewing an 'open' sign in the window and Google confirming the hours as open (so neither the website nor the physical location are managed accurately), my husband and I and our 7 year old walked up to the entrance to see if if it was, in fact, open, as we were interested in scheduling a tour. Upon seeing the door was locked, we looked to the other entrance which was also locked, and started walking away disappointed. Before we could climb into our car, a voice started shrieking at us over a camera on the building, cursing and insulting and screaming and threatening that the police were on their way (I called the Genesee County Sheriff who said there were no reports, so she is a liar as well). We are aware there have been issues with vandalism and trespassing, but were completely within our rights to walk up to and then leave the entrances. With such a warm reception at her business, we've decided not to help finance the owner's paranoid obsession with security and we will enjoy spooky season elsewhere. read more

If I could give a zero rating I would . The owner of the building is the up most disrespectful women I have ever spoken with in my life . She refused to let me get a word in on the phone when she called me , she said she didn't have time to deal with this . I had a stroke and my son was going to attend with his stepmother and Sharon the owner turned into a Karen and refused my son entry , I was refunded my money thank goodness . She said that she would lose her insurance if he wasn't with myself or his father complete bs because my son was there back in 2019 with a friends mother . So in what ever case she then sent my son a nasty email saying that he is band there again until he turns 18. All because he was trying to go with his step mother . read more

Wish I could give no stars at all because the owner is extremely rude. Website and the confirmation info they send you via email is very confusing and filled with typos etc. Due to the confusing time frames on the email, we showed up at the wrong date and time and missed our hunt. I email the owner and she is nothing but rude to me, I paid full price for the tickets , even saying I understood that there is no refunds but could we at least come another date since the hunt we picked happens every weekend and same times? And she said no and "sorry you missed your hunt" aka took our money and ran. Also sends me a screenshot of the time from her iPhone (like I didn't know I showed up wrong date lol...). Not to mention I tell her the website and emails sent have many typos and even one said "show up 11:30pm-11:45am" confusing! And I said but I guess it's ok for you to make mistakes all over but when a customer makes one mistake and just asks to come another day when she paid in full already for 2 people.. that's not ok! She then proceeds to tell me that she doesn't understand why I don't value rolling hills the same as a bills or Taylor swift concert?? Just very unprofessional and not on the customers side at all. I should have really listened to all the other reviews here. It's not worth it do not buy anything that is associated with the owner. She took our money and wouldn't even let us come another date which would have been the right thing to do.. read more

I have literally no clue what people mean when they say the owner is "rude". She was super helpful, and nice. Usually I can tell when someone is rude and she was fine to the whole group of maybe 30 people. If someone says she's mean, it's most likely either their fault or someone else on the tour's fault. That rant aside, I had such a blast tonight (Oct 15) Roy wished me a happy birthday (which was yesterday) and I got to "meet" Steve and George. It was so crazy. I came in as a skeptic, and came out believing in ghosts. My group (My dad, my friend, and myself) kept running into Taryn who had some equipment. So we would stand around with her, then go our separate ways, then inadvertently meet back up. All in all, it was a great night. I'd totally go here again. read more

We had a fantastic time last night, especially when interacting with staff members. We definitely had some experiences and I can't wait to go back! My only complaint is the amount of people, I'd love to go on a slower day if it exists. When you go, dont prance around with your flashlight on high, poking in and out of rooms so fast it's like you're house hunting. You need to sit quitely, patiently and watch in the dark, and for 2 it annoys the rest of the people trying to do just that. Obv flashlights are necessary, but if you need it to that extent, just go in the daytime. Multiple times we'd be watching a 'figure' and it'd be ruined by a group with 5 flashlights coming around the corner and hanging out chit-chatting. Regardless, everyone have fun in your best way, just be respectful of the rest! On that note, in answer to the "rude staff" claims, the only time I'd seen evidence of that is when a visitor elected not to read the rules and brought items not allowed, proceeding to complain and throw a tantrum like a child. So follow the rules and don't be an ass and you won't have any problem. read more

Alright going to start off with a bit of truth. You are going to see a lot of negativity towards the current owner Sharon. Totally unfounded. She has a very specific set of rules that are spelled out clear as day on the website. The rules are not to be rude or mean, they are for your safety and the prosperity of the property. Also she lives on the property, RESPECT is all she is asking for. She met us at the entrance very plainly explained what was going on. She's direct but not rude or mean in any fashion in my opinion. We enjoyed our 3 hour tour. We didn't have any encounters or experiences personally but my wife and I are not ghost hunters. We just enjoyed the spooky ambiance and history of the place. After you check in, fill out some waiver forms, watch a quick 7 minute video on the history and let Sharon give you some tips and tricks as well as a rules overview, off you go on your own to explore. There were 3 floors to explore our tour group was 18 people total but we all split up and while we would occasionally see people we spent a lot of the three hours by yourselves. We enjoyed our experience thoroughly and would recommend it to someone wanting to step away from the tv and movies and see what the real thing looks like. If you are worried about all the negative reviews about Sharon..don't be. Read the rules, follow them and show her the respect she deserves and have a great time. I almost didn't go because of what I read and what a mistake that would have been. Sharon if you read this thank you for providing us a great safe experience, we had a wonderful time and were happy to support the cause. read more

absolutely, a TERRIBLE owner. she makes this place not worth visiting AT ALL. I had an event being help her. I bought tickets for the event. and a week before they changed locations because they were having nothing but problems with the owner. she threatened the people hosting the event that if any of the ticket holder attendee's show up that she will call the cops and have them arrested! SMH. Before the location was changed I had a question about the STRICT age requirements. so I called RHA, and the owner.. Sharon answered. I kindly asked my question and she flew off the handles at me be just plain rude. I had a few choice words before hanging up. I thank god every single day that the event I spent $200 on changed locations to a ship in Buffalo! I would NOT support this business and most of all the owner. (not to mention, on google she looks up all the peoples names who leave negative reviews and outs their personal information.. is that not like... hippa law? UNBELIEVABLE!) read more

My wife and I did a 3 hour ghost hunt and tour on Friday the 13th and it was incredible. The owner, Sharon, was incredibly pleasant and knowledgeable about the property. I noticed many complaints about the owner and employees being mean which just wasn't true. They were phenomenal. A word of caution to anyone looking to go: Read the rules and abide by them. If you plan on going half in the bag, they will kick you out. If you act like a jerk to them or others attending they will kick you out. Understand this may seem punitive, but the owners are taking on a huge liability risk by letting you wander around in the dark at their place. Now as to the experience. The history of RHA is incredibly creepy to begin with. We experienced cold spots, feeling tingling and light headed/vertigo, maglite turning on itself, phantom smells (old lady florally perfume), and we captured three EVPs (electronic voice phenomena). The EVPs included a distinct wheezing gasp that we did not hear at the time, a disembodied scream, and a voice telling my wife to get up off the bed. The experience was incredible, and has made me curious to investigate not only RHA again but any other nearby locations as well. read more

Before booking my visit to Rolling Hills Asylum, I came to the reviews like most people and found a wide split between poor reviews and glowing reviews. After going to a weekend ICU tour I can totally see why this happened. Sharon, the owner, has the capacity to be both extremely rude and extremely personable depending on her mood. We were greeted as a group with courtesy and professionalism before she decided to loudly make a last minute rule change of no backpacks and proceed to berate those of us with backpacks. As someone who carefully combed the list of rules to ensure we wouldn't cause a scene I was frustrated to reconfigure at the last minute. Still excited about the experience, we regrouped and went into the orientation room. At this time, Sharon tried to save face by being funny and making many jokes. The entire group was uncomfortable with such a drastic change in personality, so laughs were scattered at best. When she didn't get the response she hoped for, she pitched what I can only describe as a temper tantrum and left the room, leaving us with another stunned employee to continue lecturing us on the rules. A few minutes later she returned to give us free gifts as an apology for her behavior. I was stunned by the level of back and forth in such a short span of time. Once we were actually released from the orientation room and allowed to explore, however, it was very very cool. Lots to see and plenty of time to do it in. My takeaway from this experience is if you're willing to deal with some personal turbulence in order to do some ghost hunting, Rolling Hills Asylum is a great place. If you're looking for a positive experience all around, it's a gamble which Sharon you'll get when you visit I think. TLDR: Actual facility is really cool, but the owner is wildly unpredictable about which personality you'll get. So just consider what level of friction you're willing to endure in order to see some spooks! read more

In short: do not recommend. The owner treats people awful, despite being a "businesswoman" if you can even call her that. She treated us like trash even though we were paying customers. Full review: The owner, Sharon, with the purple hair, is extremely unprofessional and rude. We read the rules and everything on the way there, but made a mistake and ended up being only 10 minutes late. The rules clearly stated no refunds and no late entry, so we called to see if we could talk to someone because we heard once you're let in you don't leave the orientation for another 30 mins. When receiving no answer, we left a voicemail as it said to do and we expected a call back. We continued on our way there and received no call, not even to check if we would be coming after spending almost $400. When we arrived, we knocked on the door, with no answer we did it again. We heard footsteps and voices inside so we stepped back and waited for the door to open. When a few minutes went by and nobody answered the door, we knocked again. She came out screaming "WHAT THE F***! WHAT THE F*** DO YOU WANT?!" We explained the situation to her and the older lady with her. The older lady was nothing but respectful and nice. While Sharon continued to berate us and tell us it was our fault for being late and there was nothing she could do about it. We tried to get her to understand that things happen and we tried to place a call. Her response "sorry, we don't have service here so we don't take phone calls." Which made me laugh because I had full bars, and if there's no service then why even have a phone number listed. She continued to yell and told us we needed to get off the property before she called the cops. After a couple minutes of more back and forth, we went to the vehicle to leave and noticed she was recording us or taking pictures. We went to leave the property, and apologized for the entire situation and all she had to say was she called the cops. If you're gonna be late, even by just a few minutes, don't even bother because you'll be treated with utter disrespect. read more

We went after wanting to go for many years and we had an amazing time. We opted for the 6 hour lock in. Yes, there are lots of rules. But I believe it's because people have taken advantage, been injured, or destroyed property in the past. And, as we always see, the few can ruin the fun for everyone. We followed the rules to a T, made sure we had the things we needed and enjoyed our experience. It was cold inside; and I recommend a tiny flashlight. There are ghost hunting tools for sale in the Green Room and we also use the Ghost Hunting Tools app on our iPhone. I also would recommend a separate voice recording device. read more

I went with a group of friends and my girlfriend. We arrived at 12:30 but didn't walk up till near 12:35 to make sure we were early enough. The instructions said to be there 15 minutes before the time you signed up for. They didn't start letting people in till 1:10. I competed the online survey but yet again I had to fill out more paperwork. Way past 1:30 am I had to listen to Sharon, the owners life story in the room people had to wait in. Where she came from, how she got the place. Who helped her. She doesn't get government assistance blah blah. Finally what I thought was it, we were on our way. To more of her talking. She showed us 3 rooms. told us the experiences SHE went through with these spirts. told us names. If I wanted to know all of this. I could have just watched a YouTube video. When I hear these experiences, it takes away from what I think could be something and it's not. You alter someone's opinion. The stupid scarecrows near the step and the Santa with the skull mask are a bit over the top. Anyway after touring 3 rooms and hearing all these stories from her, we are finally allowed to tour. It was past 2am. I paid for 1-4am. There were too many people to begin with. One chick was trying to sing to a ghost. I got told about my flashlight upon checking in which I read the instructions to a T And it did not state anything about flashlights instead mentioning head lamps. I had to walk back to my vehicle and found a small dinky flashlight as I did not bring my phone with me. My girlfriend was getting irrtated Sharon kept talking about this name and that named spirit and what happened to her and here is this spirits life story. There was a group who seemed to be everywhere we were or wanted to be and were obnoxiously loud. Too many people. I didn't experience anything but annoyance from the get-go and what I thought was something was someone else walking near me. It's not worth the drive and hard to believe the owner can't install a bathroom when I passed by many broken toilets and a bathroom that used to be there. I mean, there was one. Seems very stingy. I had no issues with Sharon other than talking way too much and not putting the flashlight into on the website. The bathroom I can live without but I am a guy and can just stand in a porta potty or go outside, which I didn't do but I felt bad for any woman who has to go and can't. There really should be a limit on the people booking this. This is probably why I didn't experience anything, and also I don't want to be told stories to try and make it seem like oh that's what Sharon mentioned. Why not let people roam, let people experience and if they have questions ask Sharon and she can say, you have experienced such and such. I defently won't be back, but I also wouldn't recommend this place either. paying for 1-4 when you really only get an hour and a half for 40 bucks seems slightly rediculous. I also didn't enjoy hearing about every effin spirit down to what they did or said to Sharon, and I don't care what show was here. I obviously know this is rated the top haunted places in New York. say that, say certain things, but don't try and alter my experiences. read more

ABSOLUTELY HORRIBLE!!!!! First, let me begin by saying this place is an absolute scam! I recently visited this place with a group of professional and very successful adults. From the moment we arrived we were treated like kindergarteners and yelled at for no reason. It is clear that the owner is on a power trip and she purposely looks for reasons to kick you off of her property and keep your 30$. She wants to start a confrontation so she has an excuse to kick you out of her house as she likes to call it. She runs the place worse than a Nazi concentration camp. If she doesn't like the way you look, walk or talk you will not be allowed in only after collecting all of your personal information including your driver license number. If you are a large male in good shape, forget about it! They will have their eyes on you as it is clear that their security will be threaten by you. It is obvious that groups of more than 3 are frowned upon for the reason being that the wanna be tough guy security guards fear not being able to control large groups. Every group was called together except for our group who were all called separately to be interrogated and harassed asking questions like, "Where were you before here?, Have you been drinking?. The owner screamed at everyone for no reason. As you are checking in, the owner takes notes in her notebook about you and security asses you as well. Once we all finally made it in we were put into a holding room where they check your license and make you fill out paperwork like you're being administered into the hospital. Then one member of our group was called out by security. He was accused of being intoxicated. This was completely false! Slowly three more members of our group were asked to leave as well. At that point the rest of us were not going to stay without our friends. The owner and her wanna be tough guy husband started screaming at us making all these crazy accusations and before we could even walk out the door, she was screaming that she was calling the sherif! We decided to stay because no one in our group was drunk! When the sherif arrived he knew the people by their first names because they are called out so many times!!!! As the sherif told us we could leave the owner came back out screaming that whenever she calls they never do anything! She was becoming so loud and crazy I would not be surprised if she got herself arrested. As we were leaving, we saw several other people get kicked out as well. They told us they were accused of being high! Really?! This place is a total scam. They just take your money which is non-refundable of course and they look for people to kick out in each tour strictly to make a profit. We are all in contact with our credit card companies to get our money back!Unless you like to be degraded, and treated like crap avoid this place at all costs. There are many other haunted places to visit. read more

Visited this place and wasn't impressed although it does have a old sorted history and don't doubt that it may be haunted. However the vast majority of rooms are staged with creepy dolls and halloweenish decor which is cheesy and not needed. However The most frighting thing is the owner and the staff. They are course discourteous aggressive verbally abuse and egomaniacal. Once entering they question you as if you were under suspicion for murder. I used to be a teachers aide and took our class to a scared straight prison class where they met the inmates. I have to say the lifers in Attica prison have nothing on this staff, they are MUCH more frightening!!! I suffer from Hypoglycemia and they questioned if anyone brought in any food and drink to the group of about 15. I answered honestly that I had brought in some snacks. Instantly I was surrounded by staff, all yelling at me and asking me to show them what I had as if I had a bomb in my backpack or something. Saying we can kick you out for this! I explained I suffer from Hypogycemia and if I have an an attack I need an instant intake of sugar or it could be a serious problem if not deadly, hence the candy and gatoraid. I even carry a note from my doctor in my wallet, they didn't care.They gave me so such trouble and made me feel horrible about myself and my condition. They suggested I buy their ridiculously over priced snacks and throw mine out in front of them. I said the ones you stock wont help me should I have an attack, this is a serious health issue. Finally after loudly berating me and embarrassing me for a good 15 minutes in front of everyone over a medical condition I have no control over, they allowed me to keep them. After that I tried to avoid anyone that worked there as much as possible until it was time to go. While there I saw them treat other visitors like this, just generally being pompous insensitive bully's and jerks to everyone who paid their hard earned money to get in. I will never go back after such treatment... reading the other reviews from his site and others I got off EASY (as unbelievable as that may seem ) with just public shaming and being yelled at. I wouldn't waste your money in my opinion its not worth it. Perhaps if the owner and staff were pleasant helpful and treated customers with respect, it may then be a different story. However its not, and with so may other haunted places in the WNY region offering ghost hunts/tours at a much cheaper price, there's no real reason to go here and risk being treated like pond scum, while your money lines their pockets. read more

Probably the most unprofessional group of people I've ever encountered. I do believe this to be a legitimate money scam. We are a group of 30+ year old professionals that takes time off of work once a year to visit a haunted location. This is a tradition for us. We have been doing it for over a decade and have been to multiple places across the united states. Never have I personally been treated so unprofessionally. The website schedule said that all members must attrive 30 minutes early. Our time was scheduled at 8. We arrived at 7:30. They claimed we were late. I've double checked the site... Still says 8. They then accused us of going out drinking. They walked around attempting to intimidate people into saying they were drunk. We had just left dinner and two of us had A single beer with pizza. Even if that is a violation of something (which our lawyer said it certainly is not) There is no way anyone could tell the two members had a beer. When one of the members said he had had a beer with dinner, our entire group was immediately kicked out of the place, but only after the staff managed to get all of our information and confiscate some of our equipment. The guide (Brad) was rude, loud, and clearly has some type of mental disorder. We called to speak to the manager/ owner. I believe her name was Sharon. We thought Brad was rude, but nothing compared to this lady. The first 10 minutes of the phone call were incoherent rants and screaming. While one of our members attempted to calm her down she put Brad on the phone who continued the screaming. After a while of attempting to calm these two ranting adults down, our group member was able to get confirmation that Sharon would call back on sunday to discuss a refund. At 9 am on saturday morning Shaon called our group member back with even more incoherent ranting about how her entire life is invested in this building and how she gets disrespected all the time... She also wasn't happy about a review one of our members gave the place. and continued to rant and moan. We politely hung up. I urge you to consider this post before wasting money here. In total, this place took 1,000 dollars from our group plus the gas and hotel accommodations required to make a close to 5 hour one way trip. We have contacted a lawyer who in interested in beginning a class action suit due to the unbelieveable amounts of people posting similar stories about this place . read more

Read the negative reviews of this place about the owner Sharon because they are all legit. She is a massive bully who holds the threat of throwing you out the building to yell at for whatever she want. I bought this trip up here for my wife. We are a team and ghost hunting together. We arrived a little bit early all excited, shot some pictures and video of the outside of the building, the owner Sharon came out screaming at us telling us we were trespassing and demanding that we delete all the video of the building saying we had no right to take pictures or video of the building. If we didn't delete it immediately she wouldn't let us in. Then after we were inside she came to one room that we were investigating, screaming at us, telling that we were us that we were hogging the room and made us turn off all of our cameras so she wouldn't be all on camera screaming at us talking to us like we were little children. We drove 7 hours here from Massachusetts, were so excited and could have been her biggest fans but instead this was a nightmare a trip, ruined my wife's birthday and our whole entire experience was Rolling Hills Asylum. She is the rudest, nastiest, and ungrateful person we are ever met and ruined our entire trip. Somebody needs to buy this place from her and get somebody in there who treats paranormal investigators with courtesy gives some respect to customers who spend hundreds of dollars to come here. We went out of our way to go to the opposite ends of the building from wherever any other person was mainly to not corrupt our own evidence but so that we wouldn't be loud and disrespect anybody else's evidence yet she kept coming around bothering us left and right. She is absolutely a horrible human being doesn't know how to treat people and doesn't deserve to own this awesome place. it's a shame because the paranormal activity is good but I would never ever come here again . do not come here go anywhere else but this place.. Let's put it this way , I am so upset I am writing this review at 330am after we left this place!!! I honestly believe she is possessed by an evil spirit, maybe even a DEMON, at least I hope she is cuz if this is her real personality she is the one who should be locked up in an insane asylum. read more

Having visited this place with an open mind, I can confidently say that this place is most definitely NOT haunted. Although, it does contain all the hallmarks of a moneymaking scam. You certainly don't have to believe me. But after you visit, be sure to add your own review. Spread the word. So that others don't fall prey to these charlatans. The first clue should be the attempt to build a brand around claims of hauntings with little focus on the actual, documented history of the property beyond the unsubstantiated urban legends of those who may or may not have once resided there. True that this property has had a rich history, significant to the community it's located in. As such, more should be done to preserve that history. More focus should be paid to the property's history as a county home, as these precursors to state run asylums are fast disappearing from the New York landscape. If being an "asylum" alone (which it was not) warranted the building being haunted then open the doors to Utica, Buff State and many others to "ghost tours" (don't hold your breath). However, this is/was simply a poorhouse masquerading as an asylum, masquerading as haunted. Furthermore, if the actual history of this structure or the structure itself were of any importance, than why not hold historical tours or photography tours (such being the case with other locations hosting ghost tours, where history plays an important role and general tours as well as photography tours are held). The clear answer, because to do so would hinder the branding as a haunted asylum. The more subtle answer is, to do so may bring to light that this place is in fact not at all haunted. Without the cover of low light, a visitor may stumble across the lengths of fishing filament strategically hung from the ceiling in areas where purported tales of spirits touching passerby's hair occur. Yes, this is a privately owned property/business. A privately owned property publicly making some very large claims. Robbing the community of a shared historical heritage to make a buck in the process. read more
Stay away! Stay far, far away! Not only do these people not care about you as a customer, or care if you receive terrible service and leave with various complaints, it's pretty obvious that they consider customers to be a hassle and an inconvenience. Why they even bother having this business when they're so obviously annoyed by working it is beyond me. I have never, ever been so abused or shaken by such mistreatment at a business...it was as if they were the actors in a haunted house, not business owners welcoming people to their establishment. Think "The Hills Have Eyes". Think "Texas Chainsaw Massacre". There is something terribly, terribly wrong with these people. They don't answer the phones; they merely show up at a very specific window of time to lure you through their dungeon, and God-forbid you show up 5 minutes late. You'll be tortured by the evil, uneducated (that's putting it lightly...Sloth from Goonies had more social skills than these hillbillies) henchman that opens the door solely so he can yell at you that you're bothering them. Then you'll be threatened with the police. Oh, and don't even think about getting your car stuck in their mud hole of a parking lot. They "don't care". They will not offer to help you, and will again just tell you to "get off their property". This was a terrifying experience and we didn't even get to go in the haunted building. These people should be shut down and arrested for threatening and harassing people. DO NOT GIVE THESE MONSTERS YOUR MONEY! DO NOT! Do yourself a favor and read all of their crazy, restrictive rules on their website. They are unaccommodating to say the least. You better follow their nasty rules or else. Do yourself another favor and take heed of all the other negative reviews out there. The positive reviews are talking about people seeing ghosts. The owner and staff run the place like a Nazi concentration camp and treat you with about the same amount of respect compassion and professionalism. Went once will never go again. Cool building and history, but horrid mean borderline abuse staff and ownership. The owner seems to be in her own little world on a power trip where shes some sort of power driven diva and everyone else is nothing but a nuisance . They treat you like your a criminal and a burden...excuse me I just paid good money to visit your venue don't you dare talk down to me or raise your voice get in my face or others over nothing. Its like they look for conflict with customers and its a contest between staff and owner too see who can be the most rude and derogatory towards the customers.. Beyond unprofessional to the point of being paranoid delusional. They said they thought they smelled weed from someone waiting in line, outside in the cold might I add. I didn't smell anything nor did any of the other people in line. They staff an obnoxious rude bald wanna be tough guy, went from each person shining flashlights in their eyes in their faces grilling them with questions and putting everyone through the ringer. Making threats of if the person who smells like weed doesn't fess up they wouldn't let anyone in. Turned out to be a false alarm as no one was found with weed. I have NEVER been treated so poorly by a business or witnessed others being treated so poorly and unprofessionally. All they really care about is getting your money after that your just a bother until you get out the door so the next batch of suckers can come in pay and be treated like crap. While the owner laughs all the way to the bank, AVOID AT ALL COSTS, unless you have a fetish for abuse and being treated like crap! read more

I recently visited the RHA for the first time. I was very skeptical about the whole haunting/ghost part. I was more interested in the history of the poor farm and the people who used to reside there. I was very fortunate to have the owner herself and a volunteer take us on a tour. I could have listened to her stories all night. I found it fascinating. She knew a lot about the place and there are rooms where they are not positive of the history of but you have to realize, she is not from this area and purchased the property not that long ago. So the amount she does know already is impressive. As far as being haunted, I really did not believe in that. But after some of the stuff I seen and heard for myself, I definitely believe there is energy there. I'm glad I didn't see any actual shadow people out of fear. But I did pick up a man's voice on my basic cell phone that can not otherwise be explained. I was surprised to read the reviews on line that were so negative. I had a wonderful experience. Sharon was gracious and courteous to us the whole time. She even provided tea and coffee for our tour. But I showed up on time and I was willing to cooperate with the rules set forth. Please remember she is trying to protect her property. How many people open up their homes to have a bunch of complete strangers trampsing through it on a daily basis? She has to maintain some order for her own safety and the safety of the property. We went with a bunch of skeptics. We came home a bunch of believers. We can't wait to book our next tour. read more

My girlfriend, friends, and I were thinking of renting out Rolling Hills for a night, as it had been my dream to investigate there for years. My girlfriend and I were on a road trip from Chicago to the east coast, and on our way back, I just wanted to see the place, and take some pictures. Not on the property, but from the street. After a few minutes, a car pulled up and shined its brights directly in our face, blocking our car from moving. A backwoods neanderthal then got out, and screamed at us that he was one of the owners, and that we were trespassing. He told us to leave immediately. What a jerk. Instead of telling us that they offer tours, and talking to us about the history, or availability, etc., he simply chased us off. In fact, he chased us off for good. We were going to book a night there, but after this, that will not happen as long as it is under current ownership. We saw no "No Trespassing" signs from where we were parked, and were not aware that they also owned the street. All of this could have been avoided, simply by telling us that we needed to leave in a nice tone of voice, or telling us about the place. After reading the reviews, this is how they operate all of the time, and I wouldn't go there now if I was paid. I am guessing that any good reviews printed on this website were before the current owners took over, or by the owners themselves. They have chased off another group of people interested in giving them business. read more

Im sure the venue is great but the person they have promoting it, Sharon Coyle Farley is giving a bad first impression on how everything is run there. She's trying to boost sales for halloween weedings for $2.5k and some of us in that specific paranormal group online were having a jest of it because that's a LOT of money for little reward- just a ceremony and a t-shirt basically. But we razz like pals do with each other because it's overpriced and we all investigate for free as we are blah blah so Sharon goes OFF on people calling them names, saying she's not wasting her time on everyone (sure? Then don't respond?) I called it a tourist trap to charge that much that only tourists would think is worth it so she STALKED THREE YEARS into my facebook profile and dug up a blog post from 2019 about my time at Eloise to try to throw it in my face? So Sharon- yeah- you got me. I've done investigations before. That's how I know you're a ripoff at 2.5k for an hour ceremony and a tshirt and a photo. You want good business? Fire Sharon. She's disrespectful and stalks and harasses people. Not a good look. Even if I were foolish enough to want to pay $2500 to have a wedding ceremony there and nothing more- I'd still not go there. Not liking a comment is one thing, Sharon, but to DIG 3YEARS into someone's facebook page because they called out a cash grab is narcissistic and creepy. Stay pressed, Sharon. read more

I wish there was a zero-star option as I would gladly give it. My three sons went to the asylum with my wife for my niece's birthday party this afternoon. They arrived a little early, so they decided to walk the grounds. In doing so, they came acoss a milk snake - a non-venomous snake that is great at rodent control. The owner came out to greet them and totally lost any sense of good judgement upon seeing the snake. She told my family, "I'm not scared of ghosts, but I hate snakes". My sons proceeded to tell the owner that the snake was harmless to people and was actually a benefit to have on her property, however, she proceeded to throw three bricks at it, with the third brick she threw landing on its tail and pinning it. My sister arrived and asked what was going on. The owner replied that it was her property and she could do what she wanted to with the snake. After the tour, my sister and brother rescued the snake and released it to a park that was adjacent to the property. In any event, this ruined the experience for all involved. My sister spent almost $400 for this party only for the owner to lose her mind and go crazy on a harmless snake. I wish this had been captured on video so the Department of Environmental Conservation could be made aware. Needless to say, she needs to be educated on the benefits of local wildlife. Until that time I recommend that people stay away. read more

Class action law suit! Wrong person I went to the bbb and this is not a recognized business wish I read the reviews first before I drove 10 hours GOING TO THE BBB Owner without exaggeration ruined my vacation 500$ AND NO RESPECT FOR ANYONE AROUND HER UNBELIEVABLY DEMEANING! Worst experience ever! I brought my family to Ny just for this. The owner a complete condescending u know! I came here with my daughter for her graduation. Absolutely ruined cause the owner blamed me for smoking Marijuana. She was condescending and rude to 3 customers before me. She was rude to her employees treating them with no respect. HORRIBLE !!!!!!! The owner and her pathetic staff purposely try to pick on and actually BULLY everyone that walks in the door. They take your money and then try to find a reason to kick you out before the tour starts. They accused someone in our party of being intoxicated. FALSE. We witnessed them also pick on a couple near us accusing them of being under the influence of weed. I have a feeling the color of their skin and sexuality is why they were humiliated in front of a room full of people. Please don't take my word for it. READ THE REVIEWS !!!! My husband and I went there for our anniversary last night. The staff were wonderful. I loved seeing the place for the historical value; my husband is more into paranormal than I am and definitely did not leave disappointed. Not surprisingly, the place I felt a lot of activity was when we all walked into the morgue. One man collapsed and staff called 911. My husband said that he thought that the man had a "pass through." Whatever it was, the staff combined two groups into one, and we had a great time. Hope the man who passed out is doing well. read more

The lady that runs/owns this is a nut i ran a freedom of information act on this haunted suit via the New York State Police and this suit she is claiming to be original and haunted was in fact stolen and she has a fake one up. I witnessed her throw ten people out because she said she smelled alcohol on their breathe she then called the police on them to have them removed from the property after yelling and screaming at them. Let me tell you this place is AWESOME! and for all the reviewers who had something to say about Sharon, well follow the rules and you wouldn't have problems. She was sweet, informative, and all-around accommodating to our group. There are rules in this place for a reason, and she owns the property so respect it. For the prices they charge I feel like the owner could be ALOT more respectful of her customers. She was down right rude and condescending . Screaming at people and accusing them of drinking alcohol just because she saw to go cups in the vehicle. Ridiculous. I will never go there again. I can't stress enough how vile and toxic this woman is. Don't waste your time and money. read more
