    Inland Empire Escrow

Evidently Deserre didn't follow through with it not going through as in November it was denied. They didn't have all the documentation to issue a certificate. i'm hoping at this point the manager gets involved.

After numerous delays - some of which were caused by Inland Empire Escrow - we eventually closed escrow. Despite the closing occurring weeks ago, we still have not received the full disbursement from the sale of our business. Inland Empire Escrow is currently holding $50,000 of our funds related to a $388.00 tax liability, which is extremely disproportionate and highly unusual based on my prior escrow experience. What makes this situation even more unacceptable is that instead of assisting us in obtaining the necessary documentation to resolve the issue and release the remaining funds - something an escrow company is expected to help facilitate - we were told that we needed to do our job and figure it out ourselves. That response is not only unhelpful, but entirely inappropriate after escrow has already closed. Communication throughout this process has been poor, follow-up has been lacking, and no clear guidance, accountability, or timeline has been provided, despite the fact that a significant amount of our money remains undistributed. Kimberly and the owner demonstrated a concerning lack of professionalism, organization, and escrow competency. Escrow is meant to be the neutral, reliable party that ensures a transaction is properly completed - instead, this company became the single biggest obstacle. I do not recommend Inland Empire Escrow, particularly for business sales or any transaction where proper coordination and timely disbursement of funds are critical. There are far better escrow companies that understand their responsibilities and respect their clients.

Brenda Geraci – Keller Williams College Park

I'm convinced that Brenda Geraci is the best real estate agent in Covina! We were somewhat in a…read morebind. My mother's health was ailing, and we needed to get her into an assisted living home ASAP. To do so, we needed to sell her house. It was November (with December rapidly approaching), and time was of the essence. I researched the top agents in the Covina area. Narrowed it down to the top 3 and interviewed the top two over the course of two days. We chose Brenda based on her professionalism, warm demeanor, and market knowledge. We hired Brenda on a Monday, she had the photographer at my mom's house on Tuesday, listed her house on Wednesday, and we received our first offer on Friday. We allowed realtors/potential buyers to view her house over the weekend and accepted an offer on Monday. The craziest part about it was that Brenda's daughter was getting married that same Saturday we allowed agents/buyers in. She didn't skip a beat. It was miraculous! This was the first time I've ever sold a home, so I was very nervous. Though she had her own distractions in life, she didn't break stride. Brenda held my hand throughout the entire process and ensured my mom was taken care of as well (giving us referrals for movers, cleaners, etc.). If you're like me, over-researching realtors, STOP. Save yourself the time and go with Brenda!

We reached out to her once we were ready to start the home process and she connected us with a lender. We went to showings with her and she was very knowledgeable and doesn't pressure you with anything. She is so fast and multitasks so well (sometimes I don't know how she is so quick) lol. She is honest and straight up - in a good way! She also has a lot of connections which is very helpful. Especially for first time home buyers who may not have any contacts - which was us. Thank you so much Brenda!! We truly appreciate all your help!
