I spent my first two years in Building 1 with a balcony unit, and the sliding doors leaked air constantly, driving up cooling costs in summer and heating costs in winter. Air quality was poor and I dealt with ongoing skin issues while living there. **Amenities:** The dog park is poorly maintained and not worth using. The pool is decent but only open 2-2.5 months a year, and staff can be strict about checking pool passes even for verified residents. The gym is mediocre (4-5/10) -- promised upgrades never materialized in four years. Building 3 has nice green space, good for dogs, including a well-kept garden. Otherwise, the grounds have a litter problem and issues with reckless driving. There's a restaurant in Building 1 that's rarely open and seems to get little use. A dog groomer on-site is overpriced (around $200 vs. $100 off-site). The café in Building 1 is solid -- probably the best amenity after the pool. Building 3's package system (stored behind the front desk) feels more secure than Building 1's locker setup, where theft has been an issue for some residents. **Maintenance:** Generally good and hardworking, though they sometimes mark jobs "complete" when they aren't. There's poor communication between maintenance and the leasing office, which seems tied to broader leasing office dysfunction. **Units:** I lived in a 12th-floor one-bedroom with a balcony for 3 years -- dealt with mice and air leakage the whole time. Moving to Building 3 (no balcony) for my last year brought lower electric bills and better rent value, though rent increases yearly regardless. Inspect every flaw at move-in and document it -- that's your best leverage. My mouse problem went unresolved for two months until I brought a live one to the leasing office; only then did they patch the entry holes they already knew about. If you don't get mice yourself, you'll likely hear them in the walls -- a function of other residents' poor trash habits. Utility overcharging is a real and common complaint: expect at least $50 for sewer, $10-20 for trash, $50 for water, plus electric -- which can spike to $200-400/month in peak summer and winter if your unit has air leaks. This was a widespread experience among residents, not just mine. **People:** A wide mix -- some genuinely kind long-term and older residents, alongside a rough element. One neighbor let their dog defecate on their balcony repeatedly, creating a disgusting pest situation. Some residents and their dogs are notably aggressive, and there have been shootings on the property. **Safety:** The gate is largely symbolic -- access is easy for non-residents. Security is minimal; there are no reliable cameras, and you're mostly on your own. My car's sunroof was smashed while parked there, and the leasing office's response was a $25 garage credit against a $2,500 repair bill. Break-ins are common and well known among residents. A garage is strongly recommended if you're in Building 3; Building 1's garage is easily accessed by outsiders, and Building 2 isn't worth living in at all. Younger residents frequently violate rules with no real enforcement -- e-bikes in hallways, smoking in stairwells, BB guns, reckless outdoor riding -- met only with occasional, ineffective email reminders. **Leasing Office:** This is the weakest part of the experience. One staff member (Maurice) stood out as genuinely helpful. Management tends to charge for anything possible, and getting a fair resolution generally requires being assertive and persistent. Move-out charges are aggressive: turning in keys even one day before your official lease end triggers a charge, and the weekday-only maintenance walkthrough option can trap you into an "early" turn-in fee if your lease ends on a weekend. There was also an attempt by a newly partnered company to charge me a pet fee despite three prior years of documented exemption -- this was eventually honored, but only after pushback, with a warning that the exemption wouldn't carry into the following year. **Bottom line:** The location is convenient, especially for students, but you pay a premium that isn't matched by the quality of management or upkeep. The property has real potential but is undermined by a poorly run leasing office, inconsistent enforcement, maintenance grounds issues, and a subset of difficult residents. You may never realize how this property treats tenants until you move out…read more After more than two years as a loyal tenant, Wyncote House confiscated my entire security deposit and grossly overcharged me for so-called "cleaning." Due to unavoidable logistical and time constraints at move-out, I could not be on site- a family helped me move. I arranged for a professional deep cleaning on my move-out day; however, the cleaner was unable to access the property due to entry restrictions. I was never informed of this issue and only learned about it weeks later, when I received their notice. I responded immediately, expressed my shock, and clearly stated that I was fully willing to pay whatever was required to have the unit professionally cleaned--at any standard they requested. Despite this, the property withheld over $1,700 for "cleaning" a two-bedroom unit. Worse, they charged me for the replacement of the refrigerator, range, microwave, and bathroom vanities. These items were not damaged. They were used normally and were in good working condition up to my final day. Had anything been nonfunctional, I would have requested repair or replacement during my tenancy, which would have been their responsibility. I did not--because everything worked. Instead, management mischaracterized routine cleaning needs as irreparable damage and used my move-out as an opportunity to replace items at my expense. Their itemized charges were excessive--for example, $100 just to clean a microwave. After exhausting my security deposit, they demanded an additional $1,100+. This was done knowing I had already moved out of state and was effectively powerless to dispute it. This behavior is deceptive, unethical, and unacceptable. My candid advice: avoid this property. If you do choose to live here--or already do--document everything and be prepared, because this could very likely happen to you when you move out. Consider yourself warned.

    Since moving into this property, I have experienced a number of concerns that have required…read morerepeated follow-up to get addressed. The two most recent issues have been particularly concerning. After my refrigerator failed and had to be replaced, maintenance staff placed a visibly dirty replacement refrigerator in my apartment. This was not the first refrigerator-related issue. After the third incident involving my refrigerator and resulting food loss, April, the Property Manager, acted as though reimbursing me for the food I lost was a favor rather than an appropriate response to a recurring maintenance problem. I also reported a concerning stain on my ceiling. Rather than conducting an appropriate investigation into the source of the staining or checking for moisture, maintenance staff told me it could be caused by cat urine from the apartment above seeping through the ceiling. Maintenance staff then told me they could spray the ceiling and make it look as though nothing had ever been there. As of this afternoon, I have been informed that their solution remains to spray the affected area with a concealer/stain blocker and monitor whether the stain returns. No professional assessment of the moisture level or source of the staining has been communicated to me. I have now contacted an outside contractor to assess the area, test the moisture levels, and provide a professional opinion because I want the source of the staining evaluated rather than simply concealed. Equally concerning has been the way my concerns have been handled by April, the Property Manager. When I expressed my frustration regarding these repeated issues, April characterized me as "disrespectful" and told me what would and would not be "tolerated." I experienced this interaction as a microaggression. Labeling my direct communication as "disrespectful," rather than addressing the legitimate concerns I was raising about the management of my home, was both inappropriate and troubling. Residents should be able to firmly advocate for themselves without their tone or demeanor becoming the focus of the conversation. I subsequently documented my concerns in writing, including concerns about that interaction, and multiple emails have gone unanswered. Management has continued to communicate about maintenance while ignoring the substantive concerns raised in those emails. Between the repeated need for follow-up, recurring maintenance failures, receiving a dirty replacement appliance, the handling of reimbursement for lost food, the explanation that a ceiling stain could be cat urine seeping through from another apartment, the continued plan to conceal that stain without first determining its source, unanswered emails, and the way I was spoken to when I challenged these practices, I have lost confidence in this property's management. I would strongly caution anyone considering moving here. Based on my experience, the maintenance staff and April appear incompetent and incapable of providing the responsive, professional property management residents should reasonably expect.

When I report a problem in the apartment to her, it's as if she doesn't hear me. When I call maintenance, they don't show up for a week. I had a gas leak, and we waited five days for it to be fixed. Also, the power went out in the kitchen because the outlets were old, and we lived without electricity for three days. She doesn't even notify maintenance. The elevators weren't working for two weeks. The carpets aren't vacuumed. When a maintenance worker did come on time and did a perfect job, I asked her to have him come fix things the next time something breaks. But she said he wouldn't be able to come anymore. She's making things worse and worse. It's impossible to get to the tennis court on weekends because she put a lock on it. I think the management here needs to be replaced because the building is very nice and the location is great too. But it's such a mess here that it's hard to live here.

I had to leave after one year. Homeless people have been found sleeping in hallways and some renters are vagrants (immigrants) and do not speak English. In order to do laundry, one must take their laundry down to the basement which is creepy and many times the machines are inoperable and will not return your money when dysfunctional. Elevators break down :( I recommend that you seek other residences as you will never feel safe! BTW....packages are frequently stolen! Run, Run, Run, better yet.......Pass and go elsewhere!

Bathroom ceiling is even lower, you'd have to crouch down to shampoo correctly. Inadequate heating. Roaches. Roaches roaches roaches. "Upgraded" apartments are from a tenant's renters insurance. They weasel their ways out of responsibility and put the costs on renters. Of course after the shenanigans the tenants would leave after such an experience, allowing these scammers to use the money to "upgrade" and charge another hike in price. Rinse and repeat. All the bathroom ceilings collapse. All of them. You'll pay for that with your insurance. You'll move out. They'll upgrade the apartment with your money. Crooks.

I don't understand why the tenant have to pay for new blinds when it's their blinds there old. I'm blessed not having roach problems, but I do have a ant problem. what is convenient the mall is across the street, the shuttle, clean laundry room, clubhouse and pool. Doggie park and spa... thinking of things to do for the tenant is great . I don't know how long I will be here, I'm at a age I don't want to hear constantly noisey noise.

The area offers great restaurants, coffee shops, arts venues, and local entertainment. Property Manager Ms. C. Yeager executes her role--which often teeters between ombudsman and enforcer--with exceptional professionalism. She has certainly earned every bonus possible! The maintenance team is prompt and effective, and most tenants are friendly, considerate, and respectful. Like any apartment community, Brookview has its share of challenges. There are occasional issues with vehicles speeding through the parking lot while blasting loud music, groundskeeping debris being blown onto parked cars, tenants leaving garbage bags and pizza boxes in the hallway outside their front doors, and residents leaving emergency exit doors cracked open despite the building's climate-controlled interior. Likewise, the units are not well insulated, and although the building is generally quiet, I can hear nearly every footstep my upstairs neighbor and their pets make. The property is pet-friendly, and most pet owners are responsible. However, some dog owners do not clean up after their pets, and some dogs whine or bark incessantly when their owners are away, sometimes daily. Some cat owners allow their cats to roam the grounds freely and leave cat food and water in the outdoor common areas despite the property bordering a park with abundant wildlife. I have personally encountered red foxes, groundhogs, owls, squirrels, and other wildlife on the property. As someone who is highly allergic to cats, I haven't appreciated unexpected encounters with roaming cats on my terrace and patio furniture. Likewise, I believe leaving cat food outdoors only attracts additional rodents and wildlife. I also experienced rodents entering my apartment through openings behind large appliances. After I reported the issue, maintenance promptly moved the appliances, sealed the openings, and resolved the problem. What stands out most is how professionally management handles these ongoing challenges. They deal with these issues every day while continuing to lease and manage the property effectively. Both Ms. C. Yeager and Ms. A. Baker are outstanding professionals whose responsiveness and dedication make living here a much better experience. They deserve recognition for the work they do.

They will not answer the phones, they do not respond to emails and they will point blank lie to you any chance they get. Upper management is just as bad! You will never get a hold of them, they are never present and to not hold any of their employees accountable. The words "I don't have time for this" were said on multiple occasions, in response to a visible black mold infestation. On top of this the buildings are quite literally rotting away, I had my shower wall fall on me. Nothing is fixed right, they simply glued a thin plastic piece over the hole where the wall fell and called it a day. Hands down a painfully negative experience all around. Would avoid at all costs.
