Purpose of my visit: Celebration of Life of my high school PE teacher in the Fireside Room. It was a nice gathering of former students from Oakland Tech and Oakland High, friends and family of Marvelous Marva Nielsen aka Mrs. E. Although I did not take a tour of this gated community, and it is well-maintained, the area seems to be a peaceful one. Marva was the "longest serving golf marshall, serving about 14 years" in that capacity. She took care of the golfers and the golf courses. I know she will be missed by the people who live in this community. read more

Retirement community with golf course. Very well kept and high security. Very expensive place to live - very expensive city. Not for common folk. The common areas are unusually clean and well cared for. No weeds. No problems - its like a little Disneyland. I think along with that Disney theme is an element of expensive and fake. I suppose it is a good place if you don't have consideration of those two items. Security was very ok. I think the biggest drawback to living here would be feeling of isolation. You might want to consider other places to live if your more a social person or if you want to be around a random sample of the population. You won't find that here. read more

No viable transportation system for residents, so that you must drive even to take care of local errands, and ... Walnut Creek police stalk residents when driving and issue traffic tickets for no good reason (inside a gated community on private property!) and this is encouraged by the management. There are nearly 10,000 residents, yet the main lap pool allows only 4 or 5 people to swim at one time. Decidedly unfriendly and unsupportive development which has seen a serious decline in services, and a whopping 300% increase in living costs in less than 20 years. After 18 years here, I have nothing good to say about this place. Can't wait to get out. read more

Things are worse, not better since my first review. Rossmoor is in trouble because they claim they "can't" afford insurance for their units here. The end )result of Rossmoor being uninsured (or under insured? is that you can no longer get a loan of any kind at Rossmoor. Loan vendors won't loan to anyone at Rossmoor until the insurance issue gets resolved. Many more cuts to services are coming. MOD which is supposed to update the units, is actually cracking down and no matter how badly their appliance work or fail to function properly, they won't replace them. Rossmoor has taken the authoratarian approach to limit free speech at Rossmoor and limit protests to a very limited and isolated area in Rossmoor. There were protests against this policy, but they were held outside of Rossmoor. IF you make the mistake of buying a "cooperative" unit, like I did, you will be told, after you purchase, that you do not "own" your unit and you should consider MOD as a "landlord". Can you believe that? You buy a unit and you have no real rights to it? This place is in trouble! read more

A quite senior living community nestled in a valley near Walnut Creek. 10 minutes from downtown Walnut Creek, it is totally secluded area where you can find peace and calmness. Rise up early in the morning and walk to the swimming pools , going to library, it is almost like starting a new life. read more

Rossmoor is retirement community in Walnut Creek, CA. I have never lived there. In the last 20+ years, I have come to visit relatives, and as part of my job to bring medical goods and Rx drugs for patients who live there. It's a quiet community. There is some speeding down Rossmoor Parkway, but that's a long road for doing 25-mph. Some of the reviews talk about security, and they're 100% right. In the old days, say 20-25 yrs ago, security would screen visitors better. Maybe it's just who's on duty. But the guards would ask for ID, ask where you're going, and call the resident to confirm your story. Geez, it was like trying to get inside Travis AFB! Last week when I was there, the guard just waved me in. In general, it seems like a nice place to live. Shopping center across the road. Walnut Creek has two large hospitals, Kaiser and John Muir Medical Center. Also, you're close to major freeways Route 24 and I-680. read more

The HOA prices have increased more than 50% in the past 4 years since I moved here. We are in a high risk fire area and are not 100% insured so that impacts the possibility to qualify for a mortgage. Must pay cash. My home is under water now and cannot sell for these reasons. The property management does not hire or have experienced staff. Lots of turn-over, missed paying taxes, over zealous board decisions who have pet personal projects, i.e. pickle ball and is already over budget. Since we are not 100% insured, how can we afford a new pickle ball facility? We can't! Currently, accounting has sent out the wrong property tax documents due to a mismanaged new accounting software. Security breach?Contractors come in, damage plumbing, break established rules and are allowed to get away with it after a slap on the wrist. I say BUYER BEWARE! Do your due diligence and read all documents and past Rossmoor News articles for information that your realtor may not tell you about. There are some very good people here but it is not worth the investment. read more

We toured with Drew P who was excellent. Beautifully landscaped. Some of the updated condos/co-op cottages were OK. Very large and spread out property. We didn't tour any of the community centers or pools but their exteriors looked attractive. We would consider Rossmoor if we had relatives in the E Bay. Saturday on the Bay Bridge back to S.F. took 1.5 hrs! Too much traffic and a very unpleasant experience with vehicles at a standstill. If you don't want to eat Morrison Living food at Viamonte, Rossmoor might be a good option. read more

It saddens me to have to write this but I think you should know as I make my plan to exit after four years of genuinely trying to be happy here.... My greatest peeve of the last month was how our Mutual (groupings of units) never bothered to pay our property taxes. We pay a lot of our retirement in monthly fees and they don't pay the property taxes? The latest is how everyone in my mutual is owed $500. but Rossmoor has two years to pay it. Ill bet anyone here that they pay that back in the last two weeks they can. To charge your electric car now we have to pay over $1,000. a year. The fees keep going up but the services keep getting worse and worse. I believe the Golden Rain foundation are crooks plain and simple. The fee that Rossmoor takes now to buy in I think is in the area of 13,000. now. Thats $4k above when I moved here not ago long ago. Who can afford all these new fees and price hikes? Well not me. Im tired of people who refuse to have their dogs get rabies vaccines only making all the other dogs deathly ill. Does anyone ever post anything at the entry to warn people? Nope. Fortunately I was done with the dog park a long time ago after I was harassed by its resident drunk. Don't like it? Tough luck. You can't discuss things openly in our newsletter as they just wont print it. And thats why Im seriously happy to be leaving here in the spring. I cant wait to get out of here. Since my 2018 Rossmoor review, I have learned that monthly costs increased dramatically and the entry fee has increased by 50% to $12,000. If the bus services are discontinuing, that is an unfortunate turn. The people conflicts between residents and the issues regarding staff don't appear to be improving. Before you buy, I would strongly advise you to thoroughly investigate the financial status, compliance, costs (fees and assessments), rules, and cooperation among residents of your prospective Mutual. Failure to completely understand these factors could be your new nightmare. As other reviewers have suggested, Rossmoor is for the affluent, but don't presume that the service and values will match. Apart from the beautiful physical surrounds, Rossmoor may not otherwise be the value you assume or as carefree as you might expect. If your health confines you to your residence and you have ample funds, this all may not matter. read more

The place is beyond ridiculous to try to sell your parents residence ...after 20 years of ridiculous HOA fees and assessments now the fun of required things to do or you'll be assessed fees if you want to sell the house. I played their game and completed the list of 6 items only today on final inspection this item in the back patio needs to be removed. I was NEVER told this before! Oh but wait they will remove it for $200! They can't keep going around claiming fees for this and fees for that. You can't breathe in Rossmoor without paying a fee! Forget having garage and estate sales. Forget making anything easy... oh wait they will get back to you if you leave a message in 36-48 hours because apparently they are sooooooo busy ! Well then take the assessments and HOA and hire people! It is beyond frustrating! Save yourself from headaches. It is not worth buying in here. Security ... smile and they let you in. Rarely asked for further credentials. Priorities in Rossmoor are people not stopping at stop signs and the wildlife. Don't leave your car outside as the wild turkeys will attack it and scratch it all up thinking the reflection in the car is actually another bird. Heaven forbid you mention this and watch all the comments in the newspaper. It must be nice to have nothing to worry about in life. Rossmoor is a beautiful community and there are different levels of housing that can be affordable compared to other Bay Area housing. The community has 16 miles of hiking trails that connect to the extensive East Bay Regional Park system. The landscaping is lovely and when autumn arrives , so do the fall colors. There are a lot of clubs available too many to list and there is an embrace of multiculturalism in the community. Rossmoor seeks a more ethnically diverse population and this has been on the forefront over the last five or six years. Coming from San Francisco, this is something I have valued and appreciated. Now there are concerns. The HOA fees have increased and in honesty that is due both to inflation and the cost of fire insurance. However included in those fees are cable and internet, an incredible fitness center, counseling, pools, well equipped art studios and library with access to the Contra Costs library system, numerous trails, a somewhat questionable gate security but nevertheless there to respond quickly to any medical emergencies, a community movie theater , state of the art event centers, an incredible garden for those that like to tend to growing vegetables. The Rossmoor shopping center is located outside the gate as is the Tice Creek rec center and Alcalanes Lifelong learning center. Included in the HOA fees is also a. shuttle system on demand and a shuttle that takes you to BART and Walnut Creek downy which are three miles away. There is a sense of uniformity in housing and exterior colors. There is also some rules as to what you can do in an upper floor unit which are restrictive and now outdated such as flooring. However I do think this will change. Also there are added alteration fees for certain jobs that is claimed to need an additional Rossmoor inspection. Lastly there is an additional requirement to pay an upfront cost for living in a country club community. All in all , I think it is one of the best 55plus communities in the Bay Area if you wish to live a more bucolic lifestyle. This place was interesting. I visited a friend who lives here for a week just after Christmas. People seem friendly. There are many amenities: pools, courts, ping pong, clubs, games, hiking groups of all levels and interest, even live music. Staff is helpful. I just wish it was more diverse. But who can afford a $1k monthly HOA to afford all the amenities? read more

Rossmoor is a great place if you are wealthy and bed ridden. It's a very beautiful, well maintained community, with lots of amenities and clubs if you wish to take advantage of them. If not, you're paying an awful lot of money for landscaping. The management takes advantage of the elderly and show almost no respect for people living on a fixed income. They have a rich, captive audience and take full advantage of the money they bring in, spending it on pet projects without regard to the people who are funding it. If you don't care what they do or how much of your money they spend, you will enjoy your retirement in ignorant bliss. Interacting with Golden Rain (common area management) is horrible to say the least. With very few exceptions the people working there have a superiority complex and treat you as if you are a burden to them. The people who work on the board of the Mutual (local homeowners group) are not much better. They do almost nothing to address your concerns and when confronted tell you that they are "just volunteers" to excuse their lack of integrity. Don't be fooled by the CCRs and Bylaws, they mean nothing and no one stands by them to protect the interest of the residents. And don't be fooled by the gate and security service. They are the new keystone cops. Entering by car, their screening criteria is very loose and too easy to circumvent. By foot, literally anyone can easily walk onto the premises at any time without screening of any sort. And the response times from Securitas are a lackluster joke. They have zero sense of urgency or concern for any reported incidences. If someone breaks into your home and you call them, you can expect them to arrive about an hour later. The entire time I was there I felt like a tenant as opposed to an owner. You pay a fortune for an entrance fee and purchase price. Then you pay a very high, ever increasing monthly maintenance fee, and when you need something you as treated as if you're an inconvenience to them. You can't judge a book by its cover. It looks pretty on the outside but is rotten on the inside. I caution anyone who thinks you get what you pay for. You'll pay for it alright, but you won't get what you think you're getting. Anyone who works for the residents of Rossmoor should be ashamed of how they treat the wonderful people who faithfully pay their monthly dues expecting to be treated with decency and respect in their golden years. read more

My in-laws have been living in Rossmoor for about a year now, and my wife and I have visited and stayed with them on a few occasions. What I like most about this community is that its residents seem genuinely happy to be living here. It's not at all what you think of when you hear "retirement community." They have activities aplenty for its residents - gym, lap pool, heated pool, outdoor pool, bocce ball, golf, driving range, putting course, movie theater, and during the summer months, a farmer's market comes by every Friday morning. Not too shabby to live like this during your retirement years. My wife and I took a walk around a few of the golf course holes, and every person we passed greeted us warmly and wished us a nice walk. Again, these golden year residents seem really happy to be here, as are my in-laws, so Rossmoor must be doing something right. read more

The HOA for this community is the most restrictive and costly I have ever seen. We just sold my elderly father's condo to move him to assisted living and the HOA required an exit inspection and approval for which the owner must pay. We were fined for changes my dad made to his own place. They fined us for a change out of the floor in a bathroom, as only one example. The HOA found 12 things "wrong" we had to correct before they would approve the sale. They threatened to fine us for plants in front of the house. Your house is not your own. I have lived in condo associations my entire adult life and I have never seen an HOA control the interior of the units (not structural changes) the way this HOA does. Be advised that once you are in, getting out is a costly and time-consuming nightmare. If you have to go to assisted living or if your kids eventually have to deal with a sale for your estate, be aware that the process of selling in Rossmoor is expensive and difficult. Ack! It looks like you can't edit your reviews anymore. Once upon a time. But I dictated my review, The type size is teeny and now I see that I missed a bunch of typos. Please ignore them. I do know that chafe is not spelled chief, etc. Rossmoor is still a great place to live and it deserved better verbiage! But I do want to add that I see a lot of angry complaints about the wildlife here. "Out of control" and things like that. Note that Rossmoor has no control over the wild animals. They are *wild* animals, we don't get to round them up and exterminate them. That's prohibited by, I believe, California Fish and Game wildlife laws. There are neighborhoods here I wouldn't live in because of the geese, who seem to favor the flat roofs of the older units and sit up there and honk. That would drive me nuts. But nothing much we can do. They're Canadian geese who decided that they were fed up with migrating and things looked pretty good here. I see resident complaints that the coyotes snatch their dogs and kitties when they're outside off leash and unprotected. It's sad, it's easy to get complacent, but that's the owner's responsibility to make sure their pets don't get out or are not running loose. We have an 11 pound pup and I worry about her when we go for walks at night; I keep her on a short leash and try to always keep an eye on her. But the wildlife was here first. I choose to think that we're lucky to live in an urban area that borders wilderness. We just need to learn to live with the wildlife. We've lived here almost 11 years now and we love it. It's a great place to age out and it was a great place to be during the pandemic because a lot of services came to us. Color me happy with Rossmoor. It's not perfect, everything has room for improvement, but it's a great place to live if you have the right expectations. read more

I've lived here for 10 years and have never seen a safer, more beautiful place to live. The Bay Area is not a cheap place to live, but relatively speaking, Rossmoor condos costs about half of those outside our gate. With over 200 clubs of every imaginable sort, it was extremely easy to meet people who shared the same interests, values, age, and activity levels. There's always something going on, and it is always voluntary. Choices include free movies, cultural events, sports, concerts, organized travel, educational workshops, and much more. A great place to meet people and keep active. All of this in a beautifully landscaped valley in the heart of Walnut Creek, 25 miles east of San Francisco, with medical facilities and shopping centers just outside the gate. Condos are built on hills overlooking 27 holes of golf, eight tennis courts, five clubhouses, three swimming pools, world class lawn bowling, and a first rate restaurant. Although I have traveled and lived all over the world, from Heidelberg to Tokyo, I now find that when I go on vacation, I look around and wish I were back in Rossmoor. read more

Glo, my mother-in-law bought and moved into Rossmoor about a year ago and has been living a very happy and fulfilling existence, much in contrast to the rather lonely time she was having in the new and pretty, but rather keep-to-yourself neighborhood in Hercules that she had *originally* moved into after coming up from SoCal.. I must confess as *I* approach retirement age.. I do not find the notion of moving into a gated senior retirement community particularly appealing. Most of my *playtime* is spent in environments with majority of folks half my age.. and the idea of living in soley amongst fellow Boomers talking and mulling over Boomer things is kind of.. well.. not attractive.. So OK Rossmoor IS a gated community with an age 50 or older requirement for residency.. (kids and grandkids of course can visit).. BUT.. the residents are a very diverse and interesting group ... many of whose many decades of living has made them MORE rather less interesting. So Glo.. whose tastes and increasingly strident viewpoints on matters religious and political had been making her a bit of an eccentric amongst her mostly more conservative surviving friends and relatives down in SoCal.. has found groups in Rossmoor that fit her tastes exactly.. such as the *Atheists and Agnostics* group.. quite thriving and active in Rossmoor.. or the Democratic Club.. 150 active phone-banking.. letter writing.. GOTV members in Rossmoor.. I met some of her new-found Democratic club friends at the Labor Day picnic they were holding.. Some very sharp-minded folks.. retired professors.. retired diplomatic corps folks.. many who had lived thru some very turbulent times in Europe and in Asia .. We didn't have much time to hang around, but I would not have minded sitting down with some of them and just learning their stories.. Retirement to *this particular* sort of senior community might not be so bad.. read more

I just wanted to point out that Rebekah's review below is inaccurate. HOA is high but not that high and it doesn't go up that much each year. In addition, when I consider everything that is included, my cost of living is actually much lower than it would be outside of Rossmoor. Also, I see a number of reviews complaining about the age of the residents. Many of us are "young" and we're still working, so you probably don't see us at a lot of events and activities. My biggest complaint is that most activities and meetings are during working hours but I get it. Some of the points she makes are accurate but most of them you would find anywhere. Do you research. Finally, there's no law that says you can't go out and have and make new friends of any age. Not sure what people expect when you move to an age restricted community. But if you're cranky here, my guess is you'll be cranky anywhere. I like it. It's relatively secure. There are lots of facilities and activities. I'm lucky that I have nice neighbors who watch out for each other without being intrusive. It's quiet and I like that. As I said above, the cost of living is under market when I look at the totality of my financials. read more

After visiting Rossmoor over ten years I am impressed. My friends have lived in two units and both locations worked well for them. Even with increasing need, there is support close by. As mentioned by others many activities are available. The new Clubhouse/ banquet hall is beautiful for events and parties. The Bus is available to go to activities, Creekside has quality food and great service, and the Rossmoor location works for excellent medical support. Others mentioned high HOA dues and I have noticed a need for more than cosmetic improvements such as retrofitting and plumbing and electrical upgrades. The landscape is wonderful, personal plants are everywhere, the grounds maintenance seems excellent. Handi-person services are easily accessed. Remodeling is permitted, doesn't seem to be a difficult process though in some units the design is too narrow for fully accessible upgrades. Some facts of life would exist in any senior community. I am familiar with Oakmont in Santa Rosa (also an excellent place, especially for still driving seniors) where the "Oakmont taxi" is the ambulance. People are supportive of each other and can encourage weaker community members without judgment. I did find that acceptance important to my Aunt in her later years. So getting used to later years issues is necessary. Families seem more comfortable with their elders in a safe place with activities and personal space. In the Bay area, costs can be so high that seniors are priced out. Rossmoor is a value worth looking at earlier rather than later when the prices go even higher. read more

I would just like to point out before I begin reviewing that, as I am nowhere near 55 years old, I do not actually live here. But my grandparents do, and they love it. Rossmore is a beautiful, well-maintained gated community nestled in it's own valley within Walnut Creek's city limits. It is safe, pet-friendly, close knit (despite it's size) and provides many activities that cater to active seniors. These seniors are not the type of retirees that try to merge onto the freeway going 30mph. Activities include golfing, swimming, lawn bowling, adult classes and more. Most seniors participate in one of several churches available inside or nearby Rossmore's limits. read more

The Residence of Rossmoor pay a pretty penny for security and many other things. The security gates are a joke. There are at least a few young workers who just wave people through the gate without checking who they are or where they're going. That's not how its suppose to work! And when I called and spoke to 3 different people, one claiming to be a "supervisor" they all made poor excuses and basically don't care at all! SO IF YOU WANT GOOD SECURITY MEASURES, THEN GO TO THE HOA BOARD AND MAKE COMPLINTS!. Stop hiring lazy people to do a simple job. Check each person driving through the gates like you're supposed to. And if that lady I spoke to was actually a supervisor, then Rossmoor better revisit the people running the show. read more

I LOVE it here! I have been here 5 years, I moved in the minute I turned 55. I love being able to go swimming, I love walking for miles with no fear day or night ( I lived in not so nice neighbor hoods before), and I love having all the activities. It's true the average age is 77-so , more room in the pool for us kids. It's a quick BART ride to two major airports, and the City. I strongly recommend it for anyone living alone, who likes to know the neighbors. There are groups that range from Republican to Rotarian to Atheists to gay groups. read more

I moved in 8 months ago when I was 67 and I'm so glad I did. The people are really friendly, landscaping is beautiful, and there is lots to do. The HOA is high at $760 but if you take part in some of the activities that makes it worthwhile. Most activities are free after a $15 annual membership fee. Golf is the exemption but green fees are modest, 9 hole is $12. This summer our A/C went out but it was fixed for free by the HOA. Can you believe that! read more

Rossmoor is a lovely community. The employees, and residents are very friendly as well as kind. Just a word of caution, check prior PG&E bills! My unit does not have one energy efficient appliance. The hot water heater is 20 years old. My unit does not have insulated windows or walls. First bill was $230.00 before turning on the heat. Upon shopping for a home in Rossmoor really look at the floor. There is a lot of settling and floors are uneven in some units. read more

This review *is not* from someone with rose colored glasses on. I am young enough to see and hear how things really are. Pay attention to the age of these reviews. Times change. *Please read their home page. You still will not be prepared for the secrets kept from the resident. The H.O.A's are sky high, starting at $900.00 a month ! Going upwards to $1,300.00 a month. HOA's go up every single year $100-$200 a month. The inside of these units, apts, or manors are 41 yrs old! So beware 'after' you buy here, your plans of remodel will go thru alterations department, then to the board. Wait weeks for approval and pay more fees. Spend another $25-$100 'thousand' to bring your old home current. During this process your 'kind' new neighbors are suffering thru the noise. Or purchase one that has been flipped, and hope for the best. At least your new neighbors wont be mad at you. A gated community "in sheeps skin", no one is turned away its an open door. As 1 reviewer already mentioned there is only 1 way out and 1 way in. Lets talk about the driving skills here. Recently a resident walking just outside the gate was killed by yet another one of those drivers. We were "trapped" outside for over 4 1/2 hours and people inside were trapped inside. The average age here is as mentioned in another review Out of the 9 thousand residents, 1 thousand residents are actually active. The driving in here, is usually an accident a week. Residents crossing the street watch out many have been killed here. The residents driving here frighten me. Yes Rossmoor is quiet we are off the beaten path with no kids, no wild teenage drivers. Except when they visit the grandparents. Its a different place with no cops on the beat its free skidding, gettin' the gears and peelin' out time. I've seen these places go up in fire like matches, 3 building have burned to the ground. While you scamper to find a place to live, your are still paying the HOA's of your burned down space. Pay the extra insurance for accident replacement housing, is money well spent. You will be displaced for at less 2yrs. Yes the acreage is nice, but grass fires start. How do they start by careless residents 'So far' I have seen those fires taken under control quickly, but the day will come when its not quick and the fires to big. As another reviewer mentioned we are situated in a landlocked bowl. Remember the1 way out, comes into play here. As we all know California is water short. But golf greens are always super nice looking. The rest of our landscaping is taking a large hit. Especially under the new landscape management. Our lush grounds are kept on main streets for the good look. The entries are in 4 stages, 1. suffering with curled & yellow leaves 2. 1/2 the plant is dead 3. plant is dead 4. plant is cut no root ball removed and now its a tripping hazard and bare spot. They are no longer being replaced. Now you can make a request in Sept for spring plant replacement, 'if' within the budget. I've had enough after 10 years of learning. I would give this community an A+ for the serene, beautiful and overall positive atmosphere. Also the number of things to do and the amenities are great. The rating I would give the HOA is probably between a 0-1. Doing any alterations or remodeling is a nightmare. I have had 3 contractors go into alterations and tell me how rudely they were treated by the woman handling the alterations. I can't understand it because I have alway felt you can deal with tough situations/job with a smile and some kindness. So when I have gone in there that is what I do and so far no challenges. I just had a whole new A/C-Heating system put in because the freon gas will no longer be available next year because it is environmental unsafe. It was approved for installation. The woman downstairs complained to the SUPERVISOR of alterations and I got an email telling me the chief inspector says it needs to be moved. Now Freschi's is going to have to move it! Where I am not sure! What will happen when my neighbor has to put a new unit in since all the new units need the same gas and are approximately the same size. (I researched this for 3 months and got the quietest one to respect my neighbors noise level). What a nightmare! Hopefully this review won't affect my living here or further jobs I might want to do! :( read more

As a pet sitter I have been house sitting since the mid 90s in Rossmoor , so I knew what a nice community it was before buying a place in 2011 at the ripe old age of 57! Most people know about the golf courses, tennis courts, outdoor pools. Other facilities include 2 indoor pools, one heater warm for exercising, the other pool not as warm is great for lap swimming, a hot tub is also in that building which the roof can open up on hot days. The movie theater is great. There are several facilities for the creative folks, art studio, dark room for camera film buffs, ceramics studio, lapidary, wood shop, sewing studio with new Pfaff sewing machines...and more. For the physical active, pools, fitness with several machines & personal trainers, new table tennis building, bocce courts, tennis, golf, and more! Safe for late night walks, I often got out at 11 PM on the hot summer nights. Too many clubs to mention. Homes range from 1 bedroom multifamily buildings (condos and co-ops) to detached homes. Some offer fabulous views of the Rossmoor Valley, Mt. Diablo, Some still have original interiors while others have been gutted and remodeled. Many have had rear decks enclosed, some totally completed with electrical and heating/AC vents brought installed and insulated walls, ceiling, dual pane windows. Some just glass enclosures. Occasional units have had the building extended out to add on a 2nd bathroom. HOA fees vary depending what mutual the home is located in. Co-op coupons (called HOA fees by many out side Rossmoor), include property taxes, and basic digital cable provided by Comcast, include the large box. Lots of events, many free are offered monthly. Good free transportation to local stores and downtown WC, Kaiser...etc. The negative is the drivers who ignore the stop signs...most never do a complete stop. There is a need for signal lights at a couple of major intersections as well as the flasing crosswalk lights. I only wished I had bought when I turned 55! read more

I rented a condo in Rossmoor for 3 months last Summer, just to check it out. I am over 70, very active and still working. The Good : The setting is beautiful, within a lovely valley and very quiet. The grounds are well maintained and look inviting. I immediately felt a great sense of personal safety, going for long walks without having to be concerned. Overall, people were friendly and helpful though I did run into a few sour residents as well and ran into more real estate agents than I imagined could exist in a community of 10,000, all eager to do business. I went to some really interesting and enjoyable events, the offerings seemed endless and I knew I would not be bored living there. I checked out some of their physical activity classes and they were well taught and fun. There were many senior services advertised, I felt it would be relatively easy to get home help and other help if needed, this gave me a sense of security. The Bad: I was surprised to find that the average age is actually well over 70 ( should be advertised as a 75 plus community)and there are almot twice as many women as there are men. I prefer a more balanced age and gender distribution. Most condos are about 50 years old and on average only around 1100 square feet, although there a few newer and larger developments within Rossmoor. I was really concerned about fire safety while living there during a heat wave and extremely dry conditions. Seems that all are wooden buildings and it really struck me that there is only one road going into and out of this huge valley with so many elderly people. Overall, I'm glad I gave it a try, have not decide yet if I'm going to move there. read more

For those who don't know, this is a retirement community in the heart of the 925. They have a minimum age to move in, even renters! It's a gated community, which makes it fairly safe. A lot of the floor plans are open, so it's easy to navigate for those who are mobility impaired. The nice thing for the rest of us is that they put bar codes on the car windows of all the residents, so it's easy to identify them when they leave the confines of the gates. They acknowledge that some of the retirees have younger people in their lives, so they let people under 50 in the pools on special occasions, ie 4th of July.....But they kick out the young 'uns at 4pm. read more

My parents, age 61 and 54, just retired and haven't taken advantage of the amenities yet, probably because all the new free time is unfamiliar. I am the guest who enjoys the amenities on their behalf - like free movies and Farmers Market on Fridays. read more

HUGE!!!! Way totally spread out, I tell people that this is like a city, because there's ton's of people that live here. Just make sure that when your a guest, that someone call's to tell at the front gate your coming. I had a real problem one time getting through. The area is very well maintained and landscaped. Just be careful when driving here with other drivers, golf carts, pedestrians. I've got a driving service, and have been driving people that live at Rossmoor for six years. It seems to be to me that most people that live here own verses rent. There is a section of newer homes that where built about ten years ago. Just be careful when deer are around, or there animals, there's lot's of open space here to. Just remember to drive carefully. They have tons of activities for the residents and a Farmer's Market every Friday. read more

I'm 53 and recently visited from Southern California. Rossmoor is huge. But I feel that by joining clubs I would meet people. Although I'm ten years from retirement I like the location and will probably purchase a unit after my 55th birthday. It has been over 2 years since I first visited Rossmoor. I'm still interested but now with reservations due to the recent fires in California. The community only has one way in and out. This has now become a concern for me. read more
