very very scary attraction, it is definitely worth it to check out!! we got there very early when we went, which I highly recommend, as the lines get insanely backed up when you go later on in the night. I have done the house, forest, and hayride attractions here and would definitely go back! The hayride is a good "warm up" attraction for those who are more hesitant to scarier haunts but definitely worth it! the forest was honestly the scariest attraction to me, and the house was very cool too due to the quality and effort that was put into its design. The line to the haunted house was indeed long and slow moving. We got there around 8pm too which isn't that late. So we decided to go to the haunted forest instead and the line moves quicker there. It was such a blast! It was like 10 mini scary rooms spread across a forest trail. I thought this was super unique and very worth it. Well first of all , it has to be warning for someone who is afraid of tight , small confined space. Because I didn't expect to crawl into vent in the dark. Some of the rooms were completely dark and could not see anything and had no idea where I was going. I went to the forest one and it was well made but again it should have some kind of warnings and more descriptions on their website. Another things is the parking was horrible. People parked cars unorganized and some of parked cars were blocking my way to exit so it took a long time to get out the place. I took many attempts to drive toward exit in order to avoid hitting other cars. The parking really needs some improvements for safety. read more

I'm late to review but I couldn't forget. Let me tell you, when I say they're getting better every year, I mean it. They're definitely putting money back into the place to get better props, add more scares, and they're adding attractions. The new Museum is just that, a walkthrough of horror movies with props, pictures, and tributes. The forest is great, the path is obvious, and way better than last year with the actors filling their roles well. Outside in the common area they have a fire barrel when it's cold out to stand by and keep warm, plenty of portapotties, cover to stand under to protect you from the weather while waiting for the attractions. Cannot wait to see what's different next year. This is the one place we will keep coming back to, they actually try to spread out groups (they can't help if people catch up to you, though). Every other haunted attraction crams people in like sardines to rake in the revenue, which ruins the scares. This place doesn't and as long as they keep that up, we'll keep coming back! read more

NEVER going to Rotten Manor again! In the haunted forest walk, one of the actors wouldn't let us pass. He got right up in my face and burped. Absolutely disgusting! I was furious, he started telling me to f*** off and wouldn't let me pass, still up in my face and I had to push him away. He said I punched him and security escorted us out. The security guard started swearing at me and I told him to get me a manager, he said he was one (he definitely wasn't). Eventually talked to somebody who was a manager, he gave us a refund and apologized, but it absolutely ruined the night. Also a few years ago, one of the actors grabbed me and a little girl by the throat and the girl's mom was furious. Also had to talk to management about that since we were told don't touch the actors and they wouldn't touch us. This place is completely unprofessional and the actors are just a bunch of hillbillies who think they can do whatever they want. I'm telling everyone to avoid Rotten Manor! There's better haunted houses in the area. read more

Not worth catching COVID ! The money making owners and managers have no real regard of the paying customers respiratory health ! The lines for wait to purchase cash only tickets and then to wait to get inside the attractions were ridiculous and not well planned out! They were S-shaped lines which had your surround in close contact with a louder oblivious teenage crowd where people were chain smoking cigarettes and drinking alcohol. They do provide hand sanitizer stations... but that's about it ! No enforcement of social distance rules. The attractions themselves were really cool and worth the money. I enjoyed the forest attraction the most, all the special effects and different houses to venture through. The manor was really cool too and a bit different, be prepared to go through many dark passages, tunnels and a few tight dark spaces. The actors and staff were friendly, helpful and doing the best they could do despite the massive volume of people coming through. Overall I was there for a total of 4 hrs, 3 hrs of waiting in lines and 1 hour of venting through the haunted attractions. The surgical mask I was wearing was filthy by the time I got back got the car, it was covered with brown dirt debris on the outside and inside. If you have respiratory issues, or concerns over catching COVID - this is not the place for you ! read more

This was such a fun time for all in the family. I am a bit scared of haunted houses (well, I used to be when I was younger) but I love Halloween and Halloween activities. We came here for the haunted hay ride and it was hilarious and adorable. You probably don't get adorable from a haunted venue, but seeing all of the kids interact with each other, the actors, vendors and displays was really fun. We have passed this place so many times, especially when going to the Renaissance Festival, but never took the time to visit until this year. It was worth it! I love being outside. It is pretty spooky and the vibe is amazing here, so fun. They have concessions and a midway. You can take pictures and interact with the actors. There are a lot of young people being dropped off by family, so it seems to be mostly teens and young adults. The reception is spotty, so they do not sell tickets online and you must bring cash, no credit cards here since wi-fi or connectivity does not always work. I asked if you could wear costumes and they said they did not mind. It might be a bit scary for younger kids but if you have an adventurous and brave child in upper el it would probably be okay, but I am not sure if they have age limits or not. Since we just did the hayride, it seemed pretty mild. The displays on the ride were fun and the actors do get very close and come close to touching (or do). I am probably going to try the haunted forest next. read more

We went with a group of 7 people and paid $420 for VIP tickets for rotten manor & the forest on a Saturday night in October. Halfway through the line for the house we realized the ticket woman shorted us a ticket. Two people went and got it, she was friendly and gave it to us no problem. We went through the house and it was fun! Yes, like many of the other reviews mentioned it was dark and claustrophobic 65% of the time with mostly animatronics and few actors. We didn't mind that because the house was decorated so well! We loved the house. The issues was the customer service. While waiting in line for the forest. The WIFE'S OWNER was walking around with a megaphone she came over to our group and screamed in my ear into the megaphone 6 inches from my ear and wouldn't stop she then grabbed my arm and pulled me forward. When we asked her to stop she threatened to throw us out of the park...we just paid 420 dollars that goes into this lady's pocket and she's walking around acting like a drunk fool. It was insane behavior. The forest was underwhelming. The lady giving us the rules said "don't touch us or else your going to jail. Don't loose your shit we aren't looking for it. Go" the forest itself continued to be three or so houses and a quick walk in the forest with limited scary things. Overall, we had a fun time but the customer service was so over the top rude we cannot go again even if we wanted to. Especially the owner's wife. Shame on her for having a power trip and ruining future customers of seven people. read more

Outstanding Haunted House! Impressive production values with the decor and it goes on FOREVER! We must have spent 30-40 minutes wandering the endless tunnels and rooms. We went to Rotten Manor tonight & it had some of the worst crowd control I've ever seen at a haunted attraction. I've seen crowds with similar energy at haunts like Haunted Hoochie or House of Shock except at those events the cast and crew are able to keep the crowd in check. Unfortunately this staff and cast didn't have the same expertise. A few moments really stood out as disappointing. I asked the staff member that let us into the trail what the rules of the haunt were and he replied, "There are no rules" which seemed to be the major issue. We had an actress say ,"sorry I broke character" and then continue to talk about how hot the guys in front of us were instead of scaring us. The guys in front of us on the trail managed to hide away in the crypt and proceed to jump out and attempt to scare my husband and I but no one stopped them even though we waited and tried to stay far behind them we'd catch up to them harassing actors or making what appeared to be tiktok videos on different sets (with actors watching them do it). One of the actors just blew directly in my face as a "scare", which isn't scary but probably going to lead to me catching a cold. Inside the manor an actor separated my husband and I, which we've seen done effectively in other haunts, however there was no purpose or payoff we just ended up not being able to enjoy the haunt together. It was so packed we were often standing around waiting to move, I stood trapped in an airbag for a really long time due to lack of purging the line properly. I had strangers grabbing me and running into me through the majority of the dark sections because we were crowded in the space and couldn't see. There was a large crowd out, so lines were long. It was mostly frustrating because the people in front of us chained smoked even while standing in front of the NO SMOKING sign. Security appeared to say something to them but instead of putting out their cigarette they passed it around and tried to finish it then lit up again as soon as he walked away. It seemed security didn't want to eject anyone even if they clearly were breaking the rules. There were a few great actors, beautiful sets and some cool moments. The actress in the gingerbread house and the pig guy with the fishnet shirt were awesome! The gingerbread house scene was actually my favorite moment in the entire event. The set, scents, props, lighting and actress were all top notch. The payoff of the oven was lacking though...we expected something, anything in that moment but nothing happened. The foam rooms were creative, but there could've been fewer. The dark tunnels and tight spaces moments were great the first few times but did get a bit overused. The facades were gorgeous!!! We did meet a few very competent and kind staff members that seemed passionate about the haunt and customer service. Overall the haunt has massive potential, but lacks tremendously in skilled actors and an overall effective staff. It seems a bit more training might change this from a hot mess to one of the nation's top haunts. read more

Place was truly a gas. Lines were too long. Wait was 1.5 hours for house. House was cool very dark lots of spooky attractions. Tunnels were very dark and at times footing was sketchy. So make sure you wear good footwear. It wasn't too cold yet but if your going in next weekend make sure you dress warm too. The Forrest area In my opinion was much better than the house. It was like walking into each little cottage and getting scared by a new attraction. The only problem was one of the characters got an attitude when we went by him he took of his mask and went into a rant about how we got what we paid for. Whatever the heck that meant. My fiancée and I went in Oct '18 and haven't forgotten about it since. This place was top-notch, and I've been haunting in the Detroit area since I was a little tot in the 90s. First, we were floored by the design of the building--done in Gothic style Victorian with the classic tapered Mansard roof. The rickety wood siding gave the house a classic haunted look. Given the ambition and grandeur of the building's design, the owners must be contractors! Second, the location. Tucked away in quiet Holly, there isn't civilization or a B-Dubs to speak of for miles. The eerie, quaint setting is unsettling on an October night. Third, the acting is Tony award tier. All the talent inside had a story, accent, or some nuance that really elevated the sense of dread throughout the haunt. There are no cheap thrills here, everything had purpose and built up to a scare. This isn't your typical strip mall haunt in the middle of the city. This building was made for the SOLE purpose of haunting. Worth the drive from anywhere. We told some friends and family and will be back with more for the 2019 season. read more

The wait for the manor was 2 hours, so my group decided to do the hayride. No line or wait which was pretty surprising and led me wondering why. For the most part is was fun but could have been a lot better. They have a lot of props that you pass by on the hayride, but nobody there to scare you. I'm not sure if there is a staffing issue but there weren't many actors. And the actors they do have are not really scary. They use the chainsaw prop a lot so you could always tell when an actor was going to pop out and scare since you could hear them start it up. My boyfriend, my boyfriends bestie and his gf, along with my best friend went. Yeah. Very spooky. My friend decided she was done half way through and left. Which left me to speaking to a scary clown about how I lost my friend. My boyfriend fell because we were trying to go faster from this spooky guy behind us. Your sweating through the whole thing and crying. The actors are nice though and we found if u complement them. It's easier to handle. My boyfriend did hit his head to at one point. Words cannot explain how big of a scam this business is. No refunds and cash only because waits are over 2 hours with no notice. Website says nothing about expected wait times but clerk claimed they advertised long waits. I cried from this experience after driving over an hour. After waiting 45 minutes and getting almost no where I approached a family (still probably an hour from getting in) they had arrived at 8:30 and it was 11:15. This is an absolutely outrageous price for the wait. They have a lot of games but how can you do anything else when you have to be in line just to see what you came for. We asked to speak to the owner for our money back as it was already 11:30 and we hadn't gotten anywhere close to the front of the line. I cannot say it enough. DO NOT GO. Money hungry scammers who hide behind their clerks with excuses. "You can come again tomorrow" You can't see any lines from the payment windows and have no idea what wait times are until you pay to get in. Then when you realize you'll be spending at least 4-5 hours just in the lines to get in, you can't get your money back. read more

They have a ton of other activities which come at an extra cost of course, this place could keep you entertained for hours! We only did the house, but everyone we talked to only had good things to say about the forest so they offered the ability to come back for the forest at a later date for the combo price. A few years ago, a few friends and I came to the manor/forest for the first time. I think the place had only been open a year or two. Our wait was not too long, things ran efficiently, and the variety of the scares was great. We came again this year expecting the same type of experience (if not better since they are more established). Unfortunately, it didn't live up to the past hype. We waited roughly 3 and a half hours to get into the house, and while the line was running smoothly at first, we hit a wall about an hour in and didn't move at all for a while. The majority of the wait seemed to be when we were already 3/4 of the way through. I think they tend to the VIP crowd exclusively for a while before they let in the regular customers. That's fine, sure, as those people paid more for their tickets. However, someone in charge (the owner, manager?) seemed to be patrolling near the line and would pull people out that she knew to get them in front of the line. I think this contributed to the hold up. Once we were in, which was well past midnight at this point, we caught up to the group ahead of us after 2 rooms. They seemed to be shoving people through more quickly since the night was winding down. At one point the group behind us caught up to us, as well as the one behind that, and we all waited in this room per the instructions of the actor because it was too congested. There didn't seem to be a lot of actors either: we went through several rooms that were just props with no sounds, jumps, or anything. The house also has a lot of black out rooms and mazes. Literally 50% of the experience was walking through absolutely pitch black tunnels. This normally would have been ok, but with the amount of people in the house, we were running into each other and getting backed up quickly. I think we finished the house in about 25 minutes. Definitely not worth that long of a wait. Now, the forest was more fun. There was no line when we got there as by now it was past 1 am. Since there was no line, we didn't run into anyone ahead of us, although a couple behind us did catch up to us but I think they were trying to join us as to not be just the two of them. The forest had more actors, more scares, and more interesting concepts (level changes, hydraulics, environment changes). The forest was the redeeming part of our trip. My advice would be to go EARLY, as in early in the season and early in the night. If not, get the VIP pass for at least the house; had I known it was almost a four hour wait I would have shelled out the extra money in a second. Not much else to do about the experience in the house, seemed like a staffing/timing issue. read more

There was a bit of narrative which is lacking in a lot of attractions There were tons of startle scares, lots of dark and uncertainty, much unease, a bit of ewwww, and just all around well done!! This place is larger than life and great spooky fun. I've been to a lot of area haunts and visited this one during the Cars 108 Haunted House bus tour. It's so large, and just when you think a certain part you are in is over, it keeps going. I don't want to spoil anything, but there are types of environments you walk through in this place that just feel like they go on and on, it was unsettling because it felt like you were no longer in a haunted house. It was a great use of space and different because it was the environment and feeling of isolation and being lost that was scary instead of people in masks just jumping out at you. The staff was also very nice. There is a concession stand outside and a real coffin that you can take photos in, which was fun! There's a haunted forest as well which I'm dying to experience! read more

This is by far the most terrifying family friendly haunted house I've seen in a very long time. It has real scares not all animatronic. Every part of this place puts you in your own unique experience. Makes you feel like you have just emerged into a haunted house back in time. As a kid I would have really enjoyed this. There is long hallways and tights spaces that put fear into you. The actors give 100 % in this haunt. This is a must see 25 dollars for 1 attraction 40 for both can't beat that you can spent 1.5 to 3 hours at this place with all they have to see. read more

My group was the third in line on opening night for this new haunted house, and it was worth every penny we paid. We weren't sure going in how it would be, since you never know if a place that's brand new is going to know what it's doing, but we really loved it. There were so many details in all the buildings and every room, and the animatronics were awesome; I don't want to give away the scares but there was one especially that really got me. I also really liked the walk through the woods it ends with, even as there are more scares through there it gives you a chance to clear your head and cool down after the main house. The only other haunted house I've been to in the area since moving out here was St. Lucifer's, and Rotten Manor blew it away while both costing a lot less and lasting a lot longer (even when you do both parts at St. Lucifer's). Checked this place out for the first time this Halloween weekend after driving by it several times in the past on the way to the Hollygrove Renaissance Festival down the road. Paid 40 bucks even for the combo Rotten Manor/Haunted Forest ticket. Stood in line for the Manor first since the Forest didn't open until 8pm. Waited about 30 minutes until my group was let inside, but they seem to do a pretty good job at attempting to distance groups apart. For the majority of the time it felt like I had my own show. The Manor was really well done. It was very creative with its use of hidden doorways, mazes scenes, and environments you walk through. This was not just a bunch of people in masks jumping out at you, it has that, but some of my favorite parts of this haunted house is the way it completely disorients & transports you to different places. Making you crawl and walk through mazes of complete darkness. The seemingly underground foggy tunnels were great and completely unique. The Rotten Manor blows Erebus out of the water. The Haunted forest wasn't as good as the Manor, but still fun and worth getting a ticket to. My only suggestion to the Rotten Manor would be to project some scary movies up onto a big screen or the side of the building so people in line have something to watch while they wait. The wait time can be a bit long and having a scary movie to watch might make the waiting more fun. read more
