This is a LONG review, please read the entire thing before passing any judgement. Rented a multi-apartment home in Honolulu (three apartments in one house) from Spring 2021 to late Summer 2022. The Realtor that I used was Shari. With the initial paperwork, I would give Shari 4/5 stars. She responded in a fairly timely manner, and was able to get the paperwork done fairly quickly. After that, it went downhill FAST.  Upon moving in, I discovered that mold was growing on the walls. A handyman came out, painted over the mold, and of course it grew back.  When I returned in February 2022(deployment), I requested to extend the lease. Shari stated that she would get back to me with the paperwork. I never received a response. Also immediately after my return, I noticed a large black spot on the overhead light in the bathroom. (The electrical insulation was melting due to the residual heat of the electricity flowing through the light, and dripping onto the floor and toilet.) I submitted a maintenance request (via Portal), and never received an answer. Mid-March 2022, the oven quit working. Submitted maintenance requests for the oven(via portal). At this point, I still hadn't heard anything from the first request. Early April, the window A/C unit started leaking. A/C tech came out to look at it, cleaned it, and then told me to replace the unit. I submitted a maintenance request (via portal) for the A/C unit. At this time, the prior two requests were REMOVED from the site. Late April/May 2022,  bathroom lights had gotten worse. The dripping insulation felt like tar, and could not be removed from the floor and toilet. Submitted three new maintenance requests for all three items, emailed Shari for confirmation of receipt of requests.  June/July 2022. All three requests were removed from the site. Called office numbers/cell phone for realtor. No answer or return calls. Submitted requests again, and sent another followup email.  Late July 2022. Submitted another 3 maintenance requests. Continued calling Shari and emailing.  August 3rd, 2022. Was able to get in contact with Shari via phone. During that time, she informed me that the Royal Realty staff wasn't able to view maintenance requests via the web site. Spoke at length about the 3 items that I requested to be fixed. In that conversation, she informed me that I HAD to be moved out prior to LABOR DAY weekend because the landlord was selling the house. When I brought up how illegal this was, especially without the lack of written notice, she just brushed it off and restated that I had to be moved out prior to Labor DAY. Unwillingly, I acknowledged the verbal notice because based on her verbiage, Shari made it seem like the landlord was selling the property ASAP. On top of that, the three main issues were adding up, and making it difficult to live on property. - I reminded Shari again on Saturday and Sunday (August 6th and 7th) about getting a handyman out to the property to look at the place. She told me Saturday that a handyman would be out on Monday (August 8th), but the handyman (Gerome) told me later that she didn't confirm the appointment until mid Monday afternoon. Obviously the handyman could't come with an hour's notice, so the appointment was postponed.  Gerome (handyman) came to the house on Sunday August 17th to look at the issues, and sent a quote to Shari the same day. In that appointment, he asked me how I was planning to pay because Shari told him that I would be the one footing the bill. I told him that he was misinformed , and the payment would be processed through/by Shari. During that appointment, Gerome informed me that the wiring on the back of the oven was burnt off and was NOT to be used under ANY circumstances, the A/C unit was old and needed replaced before the water could damage the window sill, wall, and countertop, and the light in the bathroom needed to be replaced ASAP. On August 19th, Gerome sent another text to follow up with Shari. No response. August 16th, 2022 - I sent an email to the Customer Service for Royal Realty since I was not receiving any response from Shari. In this email I stated that I would be moved out, have the place professionally cleaned, and requested a check out appointment on August 26th. Their response requested that I not make contact with Shari, and informed me that another Realtor would take her place. August 26th, 2022 - Checked out with Preston. He informed me that the September rent that I had paid in advance, the FULL security deposit, and the cleaning fee of the "professional" cleaners that they required I hired would be refunded in full. Overall experience with Preston . September 17th, 2022 - I had received the FULL payment that they promised me. I do not want this review to discourage anyone from renting a property from this place, but please do your research. Overall I would give this entire experience a VERY generous 1.5/5 stars. read more

My husband and I were first time home owners looking to rent our property. Thanks to Preston and Royal Realty, we were carefully informed of our options and guided through the process. Preston made himself available at every step of the way. He was excellent at keeping up a great dialog about our property even though we were eventually all the way around the world in Korea. Our expectations were always kept reasonable and informed. We really felt prepared and cared for, and this took away a lot of the stress that could have come with our first short term rental. When it came time to sell our property, Preston was there for us too, always willing to make time for us even though our time zones were quite different. He managed selling the rental furniture in the house for us while we were overseas, and did so in a timely manner. He kept our best interests in mind while also considering the buyer. We had some trouble with our escrow company but Preston worked hard for us and made sure we were compensated for their mistake. Despite any problems we faced, or any delays from being overseas, Preston approached everything with a positive mindset as well as a proactive attitude. We were also impressed to see how he worked with other members of Royal Realty to ensure we were getting all the knowledge and expertise possible.
