    I would strongly advise against working with Angel. My experience revealed serious ethical issues,…read morepersistent communication failures, and a total lack of accountability. The most troubling concern was undisclosed dual agency. I was not told Angel would be representing both myself and the buyer until after the buyer had already toured the property and submitted an offer--far too late to be meaningful or informed. Utah law requires clear written disclosure and consent in dual agency situations, and that simply did not happen. The buyer even told me directly they "didn't use a realtor" and that Angel was "all they knew," yet she still collected the buyer's agent commission. Angel also misled me about the reason we should accept a significantly lower offer, implying there were serious issues with the home. I later learned the $20,000 in "repairs" she referenced were actually ADA modifications for the buyer's child--completely unrelated to the condition or value of our home. That guidance directly cost me financially. Worse still was her complete failure to coordinate the move-out process. I was never consulted on the move-out date or time, and received almost no communication on what to expect. The buyer began showing up at the home frequently, pressuring us to leave because they too needed to move. While they were trying to be polite, they had a timeline to follow--one that Angel should have properly managed with both parties. Instead, we were both left stranded in a poorly handled transition. I ended up being forced to leave behind personal belongings simply because the situation was rushed and mishandled. When I brought these concerns to Angel, there was no ownership, no apology, and no effort to resolve anything. This was her response " I am very well aware of my duties as a licensed real estate agent in the state of Utah. I received my real estate license in 1998 and I have had a Principal Broker license since 2005. I have all necessary documentation in my possession regarding buyer representation and will not be providing any of that documentation to you. I will no longer be communicating with you directly regarding this matter any further." Her approach throughout this process was not just unprofessional--it was negligent and unethical. She collected a commission and did very little. If anything, she hindered the process and severely cost me financially. If you are looking for an agent who will act in your best interest, communicate clearly, and uphold their legal and ethical responsibilities, I strongly recommend you look elsewhere.

David's deep knowledge of the SLC market, consistent availability to answer our questions (even the simplest ones), and genuine attention to our needs makes him exceptional. His expertise, eye for detail, and dedication to his profession shone through at every step of the journey. David set up listing alerts for our broad search area and took us to see over 30 homes. He educated us on all the things we should expect from a house in our price range. This included the quality of cabinetry, appliances, flooring/ carpet, tile arrangement, the type of grout used and so on. He didn't shy away from pointing out deficiencies in a house that were not apparent to me or my wife. He has a teacher's mindset and really prepared us to identify the house that would be perfect for us such that we could quickly put in an offer when such a house was listed. He gave us contacts for different lenders and contractors, and this proved extremely helpful. Ultimately, we put in an offer on our dream house the same day it was listed and had our offer accepted within 24 hours. Furthermore, he worked with our lender and the sellers agent to arrange closing within 2 weeks of the offer date. The whole process couldn't have gone any better and David had a huge part to play in it. I'll be referring all future SLC home buyers to David--we cannot recommend him highly enough!

The problems started on move-in day when the keys were not even ready for us, which should have been the first red flag. From that point on, the management and communication have been consistently disorganized. Over the past several months we've had to deal with duplicate billing cycles, unexplained charges, and ongoing confusion around utilities, even though our lease clearly states that tenants are responsible for setting up and paying their own utility accounts -- which we did. Despite bringing these issues to their attention, responses have been slow, unclear, or nonexistent. Trying to get someone who actually understands the account history has been nearly impossible. Calls go nowhere, emails take a long time to get responses (if at all), and the billing issues continue to create unnecessary stress. When you're paying thousands of dollars in rent every month, the expectation is basic professionalism, accurate billing, and responsive communication. Unfortunately, our experience with HomeRiver Group has fallen far short of that. If you're considering renting through them, I strongly recommend documenting everything and carefully reviewing every charge. This situation should not have been this difficult to resolve.

What was illegal to me is when they falsely advertised and made us live in unlivable conditions. And I'm just going to be honest here to what home river group in Salt Lake City did to me and my family. On the rental application it listed air conditioning, we looked at the unit and it even had an air conditioning/ heat temperature thing to set. We were under the impression it worked. Then summer time came around and the unit got to 80-90 degrees inside. That summer hit more than 100 degrees outside. My 10 month year old baby was overheating every night in her bed. She would be drenched and I actually had health concerns to the environment they put us in. I should have called the health department. It took them MONTHS just to get "evaporative coolers" I contacted them SO MANY times and told them what was happening yet they never cared about us. They brought 2 water coolers acting like that would cool down the unit at all. It didn't. And I told them it didn't but they thought it was legal so they don't care if we are living in unlivable conditions. So I bought my own portable A/C asking to reimbursed so it could be kind of cool in one room and they wouldn't reimburse the $350 I spent on it just to be cooled down. I know they were using us and lying to us. They would hang up the phone on me when I called as I am talking. They wouldn't return my emails. As landlords these guys don't care about your safety. They wouldn't help us at all. Then when we moved out, they still fronted it had A/C and upped the rent 200 more dollars haha. I wanted to take them to small claims court because of the very wrongful and unlivable situation they put us in w no remorse. Yet I don't have enough money to get it all started. So I thought I would at least be honest so people know they are shady landlords and think twice before trusting this SCAM Oh yeah not to mention they also had rats in the balcony storage area... and I also dealt w leaks. And struggled for weeks to get a mail key. Gonna attach some pictures to show facts on how hot my unit was. I definitely feel so hurt by these dishonest people. Especially because it was effecting my baby.m
