EDIT REPLY: Your property manager only sent 2024 ban statements and zero check registers! CMA is still missing 2018-2023 bank statements and 2018-2024 check registers! Y'all are showing proof that CMA is really easily manipulated by dirty board members by saying "I have received the records I requested" Awful property managers! I was initially asked to pay $160 to release my HOA's financial records, when I asked to add the bank statements and check registers, the property manager Shelly Hughes told me it will be $430, which I fully paid via cashiers check. When I went to CMA's office to pick up the records, guess whats missing? the bank statements and check registers. I kept on emailing Shelly about the missing records a handful of times over 3 months, but was ignored every time. The worse part of this experience is, she has the audacity to charge my account an extra $122 for a request that is not fully fulfilled and was paid off. When I notified her that I will sue "my HOA" if they dont produce the records, she finally replied with "since you're threatening legal action, I will cease communication" like its my fault. Keep in mind, I was forced to seek legal action because I was ignored, and the threat of litigation is the only way for her to reply. Awful communication. To add to the unprofessionalism, She instructed everyone in the CMA office not to communicate with me. 1st off, I did not threatened CMA with a law suit, I threatened MY HOA. That said, since everyone from CMA dont want to talk to me, I can not inquire how I'm being charged that extra $122 for a request that was never fulfilled, and was fully paid off. All in all, I know my HOA has been violating Texas laws, and all CMA did is support the dirty HOA president. P.S. The reason I inquired about the financial records is because I noticed our HOA board is unhinged, not honoring our Governing documents. If they can violate Texas state laws and ignore our own rules, they can easily be stealing money. I'm uploading proof of the HOA ignoring our Governing documents, and CMA supporting the HOA board harassment by not approving my ACC request. Summary: If you want a property manager that is easily manipulated, and is willing to break Texas laws for the board, CMA is the way to go. OVER A YEAR LATER, ISSUE UNRESOLVED, CUSTOMER CARE AND MELISSA KEECH UNRESPONSIVE. Genuinely the most blatantly horrendous service I've ever had in my life. I've been dealing with a situation where my neighbor's tree was falling on mine, with dead limbs and branches falling in my yard frequently. I attempted to reach out to this neighbor through phone calls, voicemails, texts, emails, even physical letters in the mail and nothing was ever done. I reached out to CMA to get him aware of the issues, and their ineptitude lead to them actually opening and closing my case as complete several times and even reaching out to the wrong neighbor multiple times. Eventually this tree broke and fell on 3 backyards, including a neighbor's home which was damaged but hasn't been fixed, and onto my big oak. It took out a few limbs of my tree and one large one was left. I contacted customer care again to get this large limb removed by the neighbor as it was damaged by his negligence, not mine. After 25 backy and forth emails with the generic customer care email, I was told I would be reached out to by Melissa Keech, our HOAs direct representative. A month passes, silence. I email again and call to get in contact with Melissa Keech to resolve the issue as it's now 6 months into the issue without resolve, the tree limb completely dead and dropping leaves and small branches into my seating area in the backyard. Another month. Another 2 months, pass of me emailing and calling and leaving voicemails for Melissa Keech, still silence. In April, now 10 months into the unresolved issue, I finally call the Plano corporate office and get connected with Melissa Keech. I address directly asking if she got all my many many emails and voicemails, to which she says "yes"! She knowingly was ignoring and putting my situation on the back burner. More and more promises were made that she would get in touch with the homeowner and address the issue, and she'd call me back. She sure did 2 hours later with no news, but that she's going to hound them and will keep on top of it, promising me something will be done. It's now June, a year after the issue started, and nothing has been done. Lies and platitudes, and of course, the HOA dues have increased. Absolutely abysmal and entirely unacceptable to have representatives who not just make promises they break as easily as breathing air, but the acknowledgement of lack of caring to even respond to emails or voicemails is unfathomable. I've dealt with many HOAs and PMCs in my tenure in management of my own, but this is the worst experience I ever had the displeasure of dealing with. read more

Cma has been consistently disrespectful to me. I called to get a matter resolved and was told I had to send a deed to prove I'm the owner of the house. I'm a married spouse and owner of the residence. Is it because I'm a female? I have to get permission from my husband to handle the bills? This is discrimination. Unfortunately, my experience with CMA Management has been extremely disappointing. The enforcement of community rules appears inconsistent and selective, creating frustration for many homeowners. While some issues are ignored entirely, others are pursued aggressively, often in a way that feels less like helpful management and more like harassment. As a resident, I expect fairness, transparency, and a focus on building a positive community--not arbitrary enforcement and hostility. When I met with Mr. Rob Koop in May 2024, I told him, "The previous management company stopped giving us what we wanted and stopped listening to our needs!" In my mind, when you stop doing that, you are gone too! Of course, we were promised the world until we signed that contract. About six months into the relationship, the first property manager attempted to run our community the way SHE saw fit and tried to schedule our annual meeting two months earlier than necessary. She wasn't answering questions directly, and as the President of the HOA Board for Parkside Village Residential Community, Inc., I can unequivocally say that CMA does NOT like to follow instructions from an HOA board. With a new property manager, things started well, but then she began to make mistakes, and she stopped responding to my emails once I pointed out those mistakes. The mistake they made was ignoring my emails and deciding that my input and leadership are unimportant to achieving our goals. CMA has incorrectly assigned our Registered Agent, denied or ignored a request for a hearing, failed to send a notice to our community, and neglected to process a pool code change before the pool opened. Additionally, they have ignored numerous requests for support from me. The culture in property management is a "We manage you, your board, and your property. And you don't tell us what to do!" At this point, the only thing CMA can do is render their request for contract termination, as they've shown that they don't care about responding to me. I don't want understanding or excuses. Once you show me who you are and what you're capable of, there's no point in a relationship. The day CMA is gone is the day I'll be happy again. This management company is an expert at charging fees, they think they are a financial institution. I don't think these reviews will help, we need to terminate the contract with them and find a better community management company. I will file complaints with the BBB and CFPB. I tried to resolve the late fees issue with them but they wouldn't they even wanted to place a lien on my property! The payment options they offer also come with fees unless you set up ACH. Edit 8/22/2024 they refunded $150 which doesn't cover all the late fees that they charged me. They also submitted my echeck payment wrong and charge me an additional $25 echeck return fee, i asked them several times to check with the payment processor as i copied my account number and routing number but they keep evading that. I'm drafting my BBB and CFPB complaints, once i have an update i will keep you posted so you can do the same. Update 9/16/2024 I paid $425 in fees and only received $150 in refund. The balance owed was $550 yet CMA Management had the pleasure of charging me $425 in fees, that's more than predatory lenders charge for a short term loan! I'm still waiting for a resolution, i submitted a complaint with the BBB next will be the CFPB. I encourage you to file complaints with the BBB and CFPB if you fall victim to this unprofessional property management company. read more

I never received one single call from my neighborhood CMA associate even though she has been called 4 times now. She still has never called me. on my 5th call I did however talk with Candace at CMA and was finally able to at least explain my issues and try to get some help. Ghosting your homeowners when they call led you to having this review. To come on here and defend your poor employee, and your lack of proper maintenance of our neighborhood is ridiculous. We own our house in a community managed by CMA. Over the years I have really come to despise this management company. They do virtually nothing and collect rather substantial management fees. They are not transparent or honest about how our money is spent. For example, they used to hold one community event annually, usually around July 4, when they would service hot dogs and chips, sodas, etc. I never went but I talked to people who did and they said hardly anyone would attend but then CMA would say in the annual report that community social events cost $1,000 a year. You know how many hot dogs and chips with soda you can buy for $1,000?? So I never did believe their accounting. This management is authoritarian, dictatorial, and unreasonable. I am so sick and tired of their weed police. Weeds grow, I get it, they will be dealt with when I can get to it. The kicker is that they issue weed citations in February and the weed control stuff you buy at Home Depot says not to use until mid-March. I pointed this out to them. Did it matter? No. Meanwhile, parts of the community's landscaping is not maintained and overrun with weeds so I have to complain and hope they respond. Sometimes they do, sometimes they don't. The HOA repairs the front fence that faces out but says the back fence is the responsibility of homeowners. Huh? Why? So the HOA gets to choose what is their responsibility in the community? The final straw for me was this past year they manufactured a maintenance crisis and shoved it down our homeowners' throats. They presented 5 things they wanted done as a single project. In other words, we voted on the 5 as a package, not individually, The measure was voted down and STILL they proceeded to do 4 of the things anyway even though homeowners had not approved. As a consequence, the entire reserve fund was exhausted and they said they would do a "study" to assess annual dues. In other words, they will find a reason to increase fees and that reason is that they spent all the money on projects that homeowners did not approve. How is that even legal? The wife and I have talked frequently about moving just to escape this HOA. But home prices have gone up so much that we can't get anything as nice for the money we paid, so we just endure and hope to be able to get away in the near future. read more

I have been penalized with late fee on quarterly assessment due to missing payments. It's just $78 per quarter and I have no reason not to pay. The problem is that I never receive any mails regarding payments. I receive any other kinds of notice from the company just fine. But when it comes to quarterly payment, I receive notice when it's already late and late fee applied on. This issue keeps happening since last year. I suspect it's an intention. I will find out through post office and potentially build a case and file to court. Otherwise, they keep doing the same thing. read more

If only I could leave a zero star review. I have now wasted 24 hours of my life dealing with this incompetent company and the absolute imbeciles that they employ. I closed and moved into my house on June 10th. My title company sent CMA my title information and made the first 2 quarters of payments via Escrow. I was not due for a payment until January 1st. (Backstory- I have NEVER paid a bill late in my entire life.) I log onto my account on January 1st to pay my quarterly dues. I am unable access my account because it is blocked. I call and email requesting to know why my account is locked. A woman emails me back and tells me that my account is locked because it is delinquent and that I will have to contact the property collections attorney in order to access account. What?!! Mind you, as aforementioned previously, my first two quarterly payments were paid via escrow. I have the documents from the title company to prove this. Also, if there was an issue with my account, there should have been not only an email indicating so, but also a formal letter sent to my address requesting attention? Well, after speaking with an alleged "supervisor" it was uncovered that CMA were sending all of the correspondence for my account to the wrong address! Instead of emailing me or calling my husband or I they instead continued with their zero communication policy and charged us late fees and return mail fees. Were it not for me being responsible and reaching out to pay my bill, I would have never known! Now my account is in collections and I've talked to at least 8 different people from CMA, each as equally incompetent, telling me that for THEIR mistake, I am being charged an assortment of fees on top of quarterly dues that I have already paid and being made to go between 800 people and spend hours of my day that I don't have fixing a problem that these IDIOTS created. Even the property management lawyer that I spoke with joked with me about how incompetent CMA is and how their office is having to constantly deal with CMA's repeated bungles. As of this hour, my account has still not been resolved. The last person I spoke to encouraged me to pay the account in full (erroneous fees included) and then send an email to the board requesting a fee waiver. I told her I would not being paying anything until I saw what they say I owe in writing. I now apparently have to email yet another group of individuals and request that my late fees be waived. I then have to wait even longer for the "board" to approve my request. Absolutely ridiculous. This should have been handled by CMA in one damn phone call. The perpetual issues with CMA are not singular to me. It is a constant problem in my subdivision. read more

One of the worst HOA compliance management companies you can ever have. There are too many examples from our community who really despise them. I'm really surprised how they're still in business, with their high attitude, unprofessional behavior and just discourteous responses to customers. Even if they don't understand what a particular structure is, they will just send a violation assuming the worst, instead of simply asking the homeowner - "hey I noticed something, what is that? " They will say that is in violation even if they're clueless what the structure is for. And some of the what the compliance coordinators report looks like racial discrimination too in how they send violation notices - the same "violation" is A-ok on someone else's yard. They have random rules about violations and come up with new ones when asked in the meeting. Really a joke! read more

In reading the negative reviews it is clear to me that the reviewers do not understand how the responsibilities are divided between their HOA board and the management company. As a former board member and a homeowner living within a now-CMA managed community, I think my perspective could be very helpful. When a homeowner moves into an HOA-managed community, whether they receive their documents ahead of their closing or not, they are entering into a contract to live within the guidelines of that HOA. Each year, new board members are elected to serve as volunteers for their HOA. The board's job is to oversee the management company, and the management company's job is to adhere to the guidelines filed with the state. That's it, Folks; it's a system that the law requires to be followed. I will admit that it can be overwhelming for homeowners to understand how the process works. (This is why I joined my board, so I could learn and serve my community.) Think of it as a form of government; there are laws to be followed, whether you've read every law--or not. I encourage homeowners to attend monthly board meetings, when possible, and their annual meetings. As a board member I can tell you that CMA is one of the finest-run, most legally versed management companies a board can hire. I have served on the board through three management companies and it is essential to have a management company who (1) has the knowledge necessary to act within the law and the community documents; (2) has adequate staff to manage the property and respond to homeowners; (3) has systems in place so the staff is aware of their roles and can adequately function; (4) has staff training in place; (5) has the hootspa to follow through so ALL HOA members are treated fairly. CMA accomplishes this goal, which is why some homeowners will be unhappy. If an HOA had a negligent management company in the past, homeowners don't understand why they must now comply with rules. The rules were always there, set not by CMA and not by the Board, but by the Developer when the community was established. Going back to the government example, let's think of the town of Mayberry. If a resident continually sped through a 30 mph road at 50 mph and never received a ticket, perhaps Mayberry finally hired a deputy adequate for the job. The law hasn't changed, but the expectation of the resident is now adjusting. We all know there will be Barney Fifes in life. If a homeowner feels they've been unfairly treated by a Barney-manager, they have the option to go to a board meeting and share their side of the situation. This can happen (although it has not happened in my experience with CMA). If you are a board member and are seeking a management company who will treat your homeowners fairly, provide you with the support you need, and help you with your fiduciary responsibility of managing the funds, you will be fortunate if CMA selects your community to manage. (CMA does not accept every community that applies.) One of the things they repeated to us is "We are the worker bees, you are the volunteers." This has proven true. read more

This is the worst property management company I have been a part of. The customer service is terrible. DO NOT bother leaving a message. Your call will never get returned. I pay my dues a month in advance, get a notice that my e-check was returned due to no account number. Of course I get a fee associated with this. When they sent the e-check back they LISTED MY ACCT NUMBER on the bill clear as day. I do not know how Property Mgmt companies are chosen, but I would probably steer clear of this one. read more

CMA has managed the Community of Starwood for 18 years. I have lived in this community for 21 years. My experience with them has been absolutely appalling. They do not want or value homeowners' input, they don't like answering questions and they try to keep all of the expenses in our community a secret. I could write a novel about the terrible business practices of CMA but I will give you this advice instead; if you are looking to buy a home in a community managed by CMA - don't, look for another community, and never allow your board of directors to approve this company to manage your community. read more

I held off writing this review for a long time, but after having to deal with this company several times, I can honestly say they are the worst. I don't mind getting a warning that my grass is too long or that my fence needs to be repaired, but I do take issue with receiving a "3rd notice" when I never received a first notice. This has happened a few times. They give you ten days from the date of the letter, but the notice will arrive in your mailbox 2-3 days before that deadline. There was one occasion when they kept sending me notices for an issue that was actually for a house down the street. Naturally, they had no photos of the violation and had to drop the violation. I later received notice that my fence needed to be "restored to the original condition." I straightened the post and replaced the planks on that portion of the fence so that they all matched. For this I received a violation because I didn't ask their permission to complete the repair they asked me to make. Seriously?!?! I hadn't made ANY styling changes, I just "restored it to its original condition." I tried to call them several times to talk with someone about the violation, but the compliance officer never answers his phone and there was nobody else willing to speak with me. Totally unprofessional and disorganized. They are the worst! read more

I wanted to post a question or tips to see how to communicate and work with an authoritarian company with incompetent process and few people they have at CMA. This is not like one time, happening time after time but the recent one is the one that caught my attention, make me wanted to take some step really for the benefit of other people. Only because I am tired of this incompetent company who is lazy to do a proper work and fine us for their mistakes. I had solar lights for almost 2 years and one fine day, they sent me a letter stating to submit a request for approval of the solar lights and hence I did that too promptly on their portal as a process. Now a month after they are sending me a fine of 50$ stating that I have not submitted a request yet. Basically they asked me to submit a request but even without they are checking their own portal they sent me a fine. I have been patient with them and reminded them multiple time to go check the portal and they have not done any. After all this, I even made a PDF document for these folks to see all of the proof to be seen in one place still they came back to me to pay the fine. Here is even an interesting storyline, they denied the solar lights placement finally 2 days and still want my fine for their incompetency. Yes both are true, they DENIED a solar light. Now other homes do have solar lights still, so job is also not done properly across the community by the little white car lady that roam around neighborhood like the bunny looking to spoil all the good crops. What else should I do with them ? Icing on the cake part is they put they are the best awarded company in their signatures. I am open to any suggestions ? Ethically it bothers me to pay a fine for someone else's mistake. read more

I don't know these people and have never done business with them. But somehow I'm on their mailing list and they keep sending me emails. The one I just got read: "Good Afternoon, I am reaching out to the homeowners in Chamberlyne Place as we are beginning to receive more and more complaints regarding parking on the street and trash can storage. Due to these received complaints, I thought I would reach out to the entire village just to remind everyone of the Community's requirements regarding these two particular issues. Parking on the street (Article XII, Section 2): "Owner vehicles shall be parked only in the garages or in the driveways, if any, serving the Units or other hard surfaced areas which are not visible from the street. Visitors or guests may park on streets for no more than twenty-four (24) hours." The Starwood Security Staff provides the HOA office with a nightly parking report of the vehicles on the street overnight. Trash Cans (Article XII, Section 8): "All garbage cans...shall be located or screened so as to be concealed from view of neighboring Units, streets, and property located adjacent to the Unit...Garbage and trash cans may be placed at the curbside or other designated pickup location not more than twenty-four (24) hours prior to the pickup time and must be removed within twelve (12) hours after pickup. The majority of Chamberlyne Place homes have alley access. When being "stored" or not out for collection, trash cans must be pulled back from the alley to be concealed from view of neighboring units and property located adjacent to the unit (i.e. trash cans should not be visible when looking down the alley). Typically this means pulling the trash cans back about 10 feet from the alley. The homes that do not have alley access must store their trash cans out of sight from common area when not out for collection. Please understand that this email is not intended to frustrate anyone, just a quick reminder of the Community's standards. Please feel free to contact me should you have any questions. All the best," Again, I have never lived in this community. I have never met these or otherwise interacted with them beyond receiving about a dozen of these emails over the last view years and responding with requests to be removed from their mailing list. They can't handle that, no idea how they can manage properties or HOAs or whatever it is they do. read more

The worst. A racket of emphasis on collections & unprofessional accounting - putting the collections back into the property and according to contract is a struggle. Field contractors say they are a kick back company so if true there are hidden up-charges for homeowners. The high attitude is to bamboozle busy homeowners, by contrived ways to suck up reserve funds without the proper work yet dues increases are on the way. read more
