We had the Runland crew come out and do the exterior painting for our home. The crew were fantastic, responsible, and considerate of myself and my family. They were quick to bring issues to us and ask for our input when needed and did a fantastic job! Our house looks beautiful and they were even able to tackle some issues we did not anticipate around our exterior siding. We did have some hit or miss with communication (I think the office may be understaffed which is super understandable at this time in the world) as far as we were not notified when the crew was going to show up and we had some difficulty getting response to make sure payment was settled but it is absolutely nothing to impact the quality of the work that was done. We would not hesitate to use Runland again and hope to use them for some interior painting as well. Thank you!! read more

I had the worst experience of my life dealing with John, the owner of Runland Painting in Puyallup, Washington. He texted me one evening stating he had dealt with difficult customers before and always wins! I am still not sure why he texted instead of calling but it was after hours. He believed I agreed to some work that I did not agree to have them add to the contract and began ridiculing me, threatening me and definitely trying to bully me in texts. After reading the contract carefully I wished I had read it thoroughly enough to realize how one sided it was in favor of the company. Please beware of any contract before you sign it. I learned the hard way. They finished the job and now he has threatened to not honor the warranty as it is on the contract I signed. Not sure if he can even do that but would not want his company at my home due only to his attitude. I am 76 and have not dealt with anyone with customer service as bad as his was in my life. They also do not give any kind of discount for military or seniors or any at all. I guess that should have been a red flag too but the man who came to my home was so nice I guess I did not think about all of that before I signed the contract. That is why I am writing this review to let others know before they sign a contract, especially Runland's contract. Please beware more diligent before signing theirs or any contract. I was very impressed with the quality of the work performed by the Runland crew in the exterior painting of my home. They arrived on time, were respectful of my property, friendly and congenial, and did excellent work. The house had been power washed by a contracted person a few days earlier (also a pleasant and congenial fellow) and the actual prep and painting work took only about a day and a half to complete. I opted for a higher grade of paint work - two coats, with extensive priming and prep to ensure a long-lasting job - and the high quality of the work is obvious in the final results. The job wasn't inexpensive, but it was quite reasonable given the quality, the efficiency, and the warranty issued. John Runland has a great crew and came out to give me a quote that same week I called. He was comparable in price to other companies I researched. He pointed out that they use Sherwin Williams paint and no longer offer the baseline model of paint because they wanted a quality product for their jobs. We live in Bonney Lake and many of the people in our neighborhood had chosen Runland as well. So I had many beautiful examples to look at. Once I decided to go with Runland, 2 guys came out to pressure wash and scrape the old paint off. They were great. The same guys came the next day to caulk around the whole house. Then the painting began and the colors I chose were dovetail for main parts of the house, cyberspace for accents, white trim and regatta for the front door. They were great at covering my plants and the gutters before painting. There were a few places on the driveway and rocks that overspray got to but once pointed out they cleaned in up. The house looks amazing!!! We had our home painted Sept 2017 and after the rainy winter, it still looks the same, like they just did it yesterday. House painted in 2019. Quality of the job was great. The painters were great. The price was pretty good. Gutter work could be better, some were removed and painted, but most weren't. Gutters weren't primed so the paint doesn't stick to them well. Roof cleaner peeled paint off a lot of the gutters and John had guys come out and retouch the gutters free of charge which was great. Roof was replaced and the gutters once again peeled and chipped. Contacted Runland in February (2023) to get a quote on repainting the gutters and a few other areas of the house that were replaced by damage done by roofers. Never heard back from John. Owner isn't the most personable, but that's not really a concern of mine, just gives you the feeling that your house or business isn't a top priority. As a business owner myself with multiple business degrees, I found it off-putting. I've recommended this company to a couple other friends with caveats about the hospitality. I'd give 3 1/2 stars if I could, but not quite 4. read more

Runland Painting did an exceptional job in painting the interior of my parents house. It was about a two week project to paint the entire inside of their house. The house needed a facelift. The workers were punctual and showed up on time each day and were very professional. They had great communication in answering all of our questions and letting us know the progress of their work. At the completion of the project, there some minor fixes that needed to be looked at. They were able to correct and complete it with no problems. You want to think long before you sign a contract with Runland Painting company. John has not any idea how to set up and prepare for removing asbestos popcorn ceiling. He was wanting me to leave vents open during sanding as well to allow asbestos and sanding particles to get into my air vent. He also complained about his workers being warm from the heat and then corrected and said it was for the drying of the ceiling. At the consultation he took a large deposit said it was required to hold the date for the job. Two days before the job called to ask me if i wanted to cancel so he could keep my $1100. in deposit. Runland Painting just completed a mud, tape, prime, texture, and paint job on a bedroom/bathroom remodel we were doing for our parents. The crew did a better job on our drywall then drywall contractors we've used for other projects in the past. Everything looked amazing! Communication is great; straight and to the point. Very professional and timely company. ***We had Runland Painting come out to stain our cedar home in May 2018 since we had such a good experience with our parent's house. First we explained that we needed to have this project done before we went on vacation. The Saturday they said was "paint day" we received a call late in the day saying they could not come because Sherwin Williams was closed(?) The next good weather was due to be after we were away on vacation. The contact person, John insisted we move our cars so painting could happen while we were gone. He was insistent and put on lots of pressure saying, "just move your cars to the end of the driveway". We have a 4 car driveway and 3 cars to park while gone. He then threatened that if we did not allow painting to happen he would invoice us for the work done so far and forget the painting. He implied that our siding needed to be painted worse than we needed to go on vacation. I finally said we would hire someone else and he could forget the rest of the job. When we got back I gave him a chance to follow through which he did. Unfortunately the paint match was an obvious mismatch. Not close. He told his workers to tell us that he would paint the other areas with the new paint so it wouldn't be so noticeable but we were to pay for the labor. The siding installed above the garaged door has waves in it. I called him and asked if since it was a small job did he pick some leftover siding out of a scrap pile that had been sitting in the sun? I was very polite but this is where the foul language began. He talked over the top of me and used dirty language while I was trying to explain. He was very rude and had no interest in making a customer happy. He never came out to see why we were not satisfied. Just wanted to argue on the phone. His explanation may or may not be true, (the siding followed the contour of 2x4"s that may stick out or the run of siding was cut to long and forced into place. He offered to have someone come and put a few nails in it. This could have gone so much differently if he would have said he was sorry we weren't happy and he would come out and take a look. No customer service skills. Don't use this company, move on to the next. There are many. read more

I don't write many reviews but I feel it important that for those in need of a local painting company they should know about Runland Painting. The property we asked them to paint was somewhat typical of most 25 year old spec houses in the area, but it did have a few nuances which would test the skills of the Runland Team. We asked John to choose a color matching our brown motif which was also close to the original interior paint. His color choice was ideal. The house was empty of furniture, the carpet was being replaced, the laminate was also being replaced but with red oak hardwood, and the existing red oak was to be refinished giving the painting crew some latitude on prep work. Even so, they still prepped as if the floors were new. Upon completion, as with any project, there was a punch list to address. The salesman, Mason, inspected the site a few days later to assess the scope of work we'd like remedied, then returned the next day with a small crew to complete the tasks at hand. There was now reason to cover the floors and they did a superb job of laying plastic and paper down then masked it all. The punch list was completed in a few hours as they took their time making sure every detail was accounted for. They also took a good deal of time to clean up which was greatly appreciated. John always responded to my emails (I use email far more the a phone) and even met me at his home one night during the process. We had the utmost confidence in his work after speaking with Mason, and in his trustworthiness; both have proven to be accurate impressions. Runland Painting will return in the Spring to paint the exterior of the home and we are looking forward to it! read more

I'm very happy with the finished work. They took down the popcorn ceilings in a house that I inherited, and painted everything except the trim. The guys were friendly and capable, and made me feel very comfortable. I took off one star because the communication was not the best, but in their defense, they did come back quickly (one guy on a Saturday night!) to make all the fixes that I asked for. WOW! After seeing all the great reviews of Runland Painting, I thought I'd give them a shot! I had three different painting jobs that I needed bids on; the rep that arrived spent only about 10 minutes at my house and said he'd email me bids by the next day - actually 2 sets of bids: one set for "do the job right now" and one set for "do the job at a later date". He said it would be much cheaper to have them do the jobs sooner than later. After no email I contacted them to ask about my bids and with a lengthly email excuse, the bid arrived, but not the two sets that I was promised. After emailing back to ask about the bids and to express my dissatisfaction, I received a very curt email back - perhaps the quality of their work is great, but their customer service is poor. I recently purchased my house and knew that I wanted the exterior painted. I had 3 different companies come out and bid. After each bid I decided to go with Runland Painting. The gentleman that came out to do the bid was knowledgeable, friendly and explained everything in detail with me which no one else took the time to do. I was very impressed by our first meeting at the Tacoma Home Show, also favorably impressed with the person who gave us our estimate. We have a painter who does exceptional work, but we suspected lead abatement would be needed, so we went with Runland, who was licensed. Our rep walked us through the process of sheeting off the entire house, chip removal, etc, and he promised that any bad siding would be replaced. The estimate was double what we expected, but given lead abatement and repairs, we decided to go with it. That was the end of our good experience. The contractor showed up in the morning. I handed over my paint samples. The contractor questioned my color choice. The crew showed up. They were friendly, and started taping off windows. I looked outside shortly thereafter, and the house was being scraped, no plastic, no masks, nothing indicating that lead abatement was being done. At the end of the day, there were paint chips all over my yard and garden. I called John, and he said that testing hadn't found any lead, except for the window trim. I asked why we were paying for lead abatement, and asked him to reduce the price. He said that he's had to hire a double crew to do all of the scraping and caulking, and he was 'barely breaking even.' Fine. There were a lot of guys. The house was finished quickly, and at first look I was pretty happy, except for a few spots with overspray, and some missing trim areas, and a security sticker that had been painted over without removing it. Another contractor came out to do last looks. I mentioned the paint chips and the issues. He worked for less than an hour, said everything was done, and asked for payment. I paid. I was charged the entire amount, even though I'd made several pre-payments. I was eventually refunded. The more I looked at the house, the more it became clear that the caulking is sloppy - large streaks and globs of caulk down my siding, more trim work was undone, and the paint on my east side badly bubbled. I called to ask about it. I was told 'thats just what paint does on old houses.'. One year in, even more of the house has bubbled. I thought about asking them to redo their poor workmanship, but decided that I'll use a different company. They didn't put out a Runland Painting sign outside of my house after they left. read more

Unfortunately previously we left a premature review on Google before Runlands courtesy crew came to touch up home after the home builders were done. Upon leaving in work van they decided to go around our side yard and got stuck for 3 hours in freshly layed topsoil by excavator. When asked, why they thought they could drive around our whole house in fresh topsil? They could not answer. Good thing they got stuck or they could of possibly ran over our septic and electric lines. We emailed John on Jan 9, 2019 that the crew got stuck and left damages and excavator may need to bring out more topsoil. Johns reply, " I don't think putting dirt over water is going to make it any less like mud. Maybe you should let it dry out and then we can rake it." - He made this statement without even seeing the damages. To date he has never called, emailed or came out and looked. Mud sprayed by there tires on side of newly painted house and heat pump. Wood and rocks left stuck in mud they used to get out. Left us with muddy, standing water muck pit. That was freshly leveled. It's been dried out for two summers with nothing. Which is now unleveled, hard as a rock ruts! When summer hit we could see gray hardy board through our yellow and white painted house. No wonder there was so much paint left over. Put on thin. Very dissatisfied with there customer service!! read more

There are definitely better choices out there when it comes to finding someone to paint your house. The painting crew didn't properly wrap my windows and ended up getting paint in between the window panes. I brought it to the owners attention, John Runland and he denied everything and didn't take responsibility for anything. I offered to split the $1700 replacement cost with him to prevent going to court but he was unwilling to do so. I had a couple window experts come out to look at my windows and both said if they were properly wrapped, then this would've never happened. They also confirmed that it wasn't mold or mildew as John Runland claimed. None of my windows had any signs of failure until my house was painted by Runland painting. I even invited the owner John into my home to inspect it for himself where you could clearly see that it was paint but he declined. It was obvious to me at that point that he was in a state of denial and clearly didn't want to take any responsibility for the lack of wrapping my windows properly. Again, all of my windows didn't need to be replaced, only a few of them. The rest of my windows are in perfect condition and have no signs of failure. It's really hard to believe that someone could be in business with service like this! There are definitely better choices out there... beware! The overall paint job from John Runland painting was just alright. There were several places that were missed and I had to have them come back a few times to correct the mistakes. There are many choices when it comes to selecting a company to paint your house. I would never go with a company that has service like this and who has an owner that doesn't back up his work. However, his ability to answer ALL of our questions and to tell us what we needed to look for in a paint bid, as well as why we really needed to use the paint we used (which helped explain why our other paint jobs did not last like they should have), knocked everybody else's bid out of the ballpark. Runland Painting was recommended to us by friends, and we chose them to paint our home, but I cannot recommend them at all. John Runland seemed very professional at his first site visit and communicated well with us over the 4 months or so we had to wait for the job to start. All was fine until his crew put a colored stain on our outdoor soffits (pinewood patio "ceilings") which was specified TWICE in the contract to ONLY have clear sealer applied to them. That detail was very important to my wife. But when his crew "cleaned" the soffits, they clearly did so very poorly, which created dozens of water-spotted areas when it all dried. (John was not on-site for that work, which is understandable of course.) When we realized the colored stain was going on, we stopped it immediately but they had already done all but one of the soffit areas. We asked the crewmember why they were using colored stain, he said "to cover the water spots." When John was told of this, he insisted that my wife AGREED to the stain color, which is a total and absolute lie. She never would have done so. He also insisted that the water spots were already there (but they were never pointed-out on our initial inspection -- because they WERE NOT THERE). This turned into quite the back-and-forth with him -- he NEVER gave up the insistence that my wife had agreed to it -- essentially calling her a liar. His excuses got lamer and lamer and both sides got to the point of threatening legal action. We did indeed hear from his attorney who I happily invited to "bring it on," because the contract was ABSOLUTELY clear. They had NO CASE. The contract ALSO said that any major changes in the job were to be made IN WRITING an signed by both parties -- NONE of which was done, despite John's frequent mentioning of "how professional" he was and how "experienced he was" in this business. (Seriously??? I can't see any experienced professional not adhering to common-sense business practices like this, for EVERYONE'S protection). His crew also completely screwed up the gutter replacement, which we're still trying to sort out (and John himself worked on some of this, which was a complete jerry-rigged "fix" that we're also still working on). I also sent him photos of some pretty sloppy trim work, which he actually acknowledged not being up to their standards, and offered to fix -- but we do not ever want him on our property again so I'll be doing those touch-ups myself. Their crews also failed to cover or move our outdoor furniture far enough away from the job, so it all had overspray on it. This was all resolved when we got estimates on complete replacement of all the wood soffits (cheaper than sanding them all down) and having most of that cost taken out of the balance owed to Runland Painting (so we end up paying for a small portion of the fix, but that was our idea so that we would not have to deal with him anymore). His legal threats were beyond ridiculous. I have all the emails and photos that back ALL of this up. OTHERWISE, the housepainting itself, aside from the trim, was well done, in general. But as I said, there's no way I would ever recommend Runland Painting to anyone. If for some reason you do, though, insist on getting EVERY SINGLE DETAIL IN WRITING, EVERY STEP OF THE WAY. read more
