Second, the air conditioning and heating units are dysfunctional. The hot water often fails. That's tough during frigid temperatures. Third, A&E, the realtor, continually requests steep increases in the rent. This is a lot to live with for such an expensive building. We love living here, because of the location and staff, but what a price to pay!

It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

Several apartments have huge LEAKS coming through the ceilings, and they just don't fix them. It is an old buliding that needs repair, and the repairs just don't get done. Laundry machines stay broken. The situation is bad.

Nice building, unethical leasing office…read more Our rent was increased by over $2000 in 3 years - an overall increase of over 40 percent. The most recent renewal offer (2023) was a 25% increase from the previous year. When we chose this building we chose it over other buildings with more attractive incentives specifically because we were told that Brodsky's strategy is to keep good tenants and to not make huge jumps in rent year over year. That was the opposite of our experience. As new features were added (a gym and resident lounge) these were not "included" in our increased rent - you are expected to pay additional for them. I can now see that our exact unit is renting for $350 less per month than what we were offered for a renewal, and this is after they've made renovations to the unit. It's painfully obvious that they discount to lure new tenants in and then jack up the rent every subsequent year. If you are looking to live somewhere for more than a year, avoid this management company and this property in particular.

Yes, there are issues but what residential property doesn't have issues. Most often it's the tenants that are the problem. Management is dealing with tenants that don't appreciate living here. Yes the elevator breaks sometimes but they immediately try to repair it. Sometimes it's waiting for a part before it can be repaired. That's not their fault. All and all the building is great. Location is awesome, staff friendly and Don, the manager is doing the best he can. I requested a two year lease because I like where I am. This is the best deal in this area as far as location, cost and response to any tenant issues. Keep up the good work and thank Don for a job well done.

The building is persistently in a state of disrepair. For years, the building's elevators break down continuously, regularly causing 20-30 minute delays and long lines in the lobby areas. The building's amenities - which comprise of a few windowless basement rooms - were previously free, but Rudin now requires all residents to pay a mandatory "fee" in exchange for the privilege of using what they used to get for free. Furthermore, and most alarmingly, if you're unlucky enough to live in a unit which suffers flooding damage from the building's dilapidated infrastructure, Rudin will take no steps to compensate you, nor to replace your destroyed property. Despite this, management will raise your rent 8-12% annually and engage in every effort to extort every last cent they possibly can. To all perspective tenants: on your tour, look for the "elevator out of service" signs, the disorganized and garbage filled basement corridors, and the undisclosed mandatory amenity fee and ask yourself: in a city full of options, is this the landlord I want to do business with?

We recently upgraded to a two bedroom because we needed a nursery room and both rooms are big with lots of natural lighting. The building is well maintained and the team is excellent at addressing any maintenance issues and other requests. The super Adriano and his staff are friendly and very nice people. The area is very quiet and there is always parking! You also have BCC, an elementary school and the fire department on the same block. The 4 train and Metro North are close but it is a bit of a walk. Otherwise I've had a positive experience living here and would recommend living in this building.

I particularly admire their friendliness and professionalism. Over the years, I observed how welcoming they were to new tenants and how consistent they were in keeping the lobby area organized and relaxed. I also remember several instances, during emergencies, when they remained calm and helpful, showing a genuine concern for the well-being of each tenant. As for the management, I've read some of the more recent Yelp reviews and I have a slightly different opinion. When I moved in, I knew this building was part of a national network of apartments owned and operated by Equity Residential. What I assumed (and what turned out to be true) was that the management structure was fairly large and regulated, which was fine with me. Not only were there no hidden charges outside what was listed in the lease, but it also gave me peace of mind to know that I was guaranteed what was advertised and that there were protocols in place to handle most any situation. Three years ago, when Parc Coliseum had to comply with building codes, the management did their best to keep the tenants updated on when and where the construction work was occurring, allowing us to plan accordingly. Since then, they have also shown an increasing willingness to listen to the concerns of residents (e.g. making sure the building remains smoke-free). Overall, it is my belief that Parc Coliseum's management team is continuously driven by two goals: making sure that this facility, as a residential business, runs smoothly and that the tenants have a relaxed and pleasant time during their stay. I'm giving Parc Coliseum 5 stars because I only had very minor concerns (e.g. the noise levels between apartments); the positives definitely outweighed the negatives. I'm currently moving to a studio apartment in midtown, but I'm sure I'll miss living in Parc Coliseum. The community, the location, and the facilities are one of a kind. I highly recommend it!

Lived there for a few years, very relieved to be out of there…read more The issues are many starting with the condo board, which is a snake pit of people who cannot get along and therefore can't get anything done. There is infighting, toxic gossip, they sue each other(!) --accuse one another of theft of condo funds, they've had to re-run board elections because of vote tampering and bullying--I wish I were kidding, but it's all true. They're just a bunch of sad control freaks. Things have gotten so combative that the management office is now locked during business hours after a board member barged in and tore through their files. No one can enter the office now without calling ahead. it's nuts. The building is aging and in dangerous disrepair--as in I don't believe it's structurally sound. Water from the abutting East River comes pouring into the underground parking garage under the building when it rains or snows. the cracks and erosion are obvious. I believe the building is unsafe and you couldn't give me a unit there. ConEd bills are insanely high year-round, and the building has shifted and settled so much that windows don't seal properly, so the cold wind blowing through all winter. The people who work there are great. The problem is that many of the residents are entitled asshats who treat the workers with total disrespect. I could go on, but I won't. Suffice to say it's not the place to be.
