Now that I have officially moved out, and my security deposit has been returned and deposited, I feel comfortable in posting about my experience in this building. Never before have I had such a terrible experience living somewhere. I moved here because I was looking for a 6 month lease, and I got a good rate because of pandemic (Spring 2021) pricing. Never have I been more glad to leave a building. First, the staff (meaning, the doormen and maintenance) are great, the roof deck is amazing, and the gym is excellent. But these attributes are the only positive aspects of living in the concerto (now faux-"luxury" rebranded as 200W60th ) The building is of extremely poor quality (late 80s/early 90s cost cutting), leading to many of the issues described by other reviews (the recent reviews are all accurate and likely represent the consensus of tenants). The elevators are a massive problem, and I do not want to under-state this. I have waited up to 30 mins for an elevator because often times when one comes it is filled to capacity (luggage racks, strollers, construction equipment etc). The "renovated" elevator (that took 5 months to complete ) within a few weeks started exhibiting mold in its "artistic" paneling, which had to be removed. I have lived in buildings undergoing elevator replacements, and none have been this bad. As others have said, the entire building is undergoing a total renovation, but it seems management is cutting cost at every opportunity. The materials are cheap and veneer at best (don't believe me, take a tour or simply look at the pictures of units online), and the worksmanship is third rate (again, see for yourself). For example my unit was semi- renovated, and yet within the first few weeks of living at the Concerto I had to call maintenance 5 times (closet doors wouldn't close because they didn't install the "renovated" floor correctly, bathtub faucet kept dripping, door wouldn't lock consistently unless I slammed it, which was disruptive to my neighbors- and of course I was reprimanded by management for this problem, caused by their decisions). To compare, I previously lived in a pre war walk up for 3 years, and I maybe had to call the super 3 times in total. The noise is constant, and the water is shut off for extended periods almost weekly, which is not ideal when many people are still working at home. Also, the rates are now astronomically increased. I did not intend to renew my lease, so this doesn't apply to me personally, but they offered me a rate that was higher than pre pandemic rate! And the rates for some of the units are comparable to those of nearby high end luxury buildings (to be clear the Concerto is NOT a high end luxury building, Brodsky's claims notwithstanding). Some long term residents are having their rents increase by 60%! Again just check previously listed rates if you don't believe me. My recommendation is to look elsewhere! read more

The building is under renovation and will likely be for another 6-8 months. Management is raising rents astronomically to get long term tenants out so the apartments can be redone. Good business practices would be to offer these tenants incentives to move to newer, renovated apartments rather than forcing them to leave by raising rents on current apartments. Tenants are pissed and annoyed. Elevators are a constant problem even pre-renovation. You can easily wait 10-15 minutes for an elevator and then there may not even be space in the elevator. The construction noise is constant. People do not wear masks in common areas and sometimes in elevators. I used to enjoy living in the building but management makes it so inconvenient and just continues to raise prices. read more

We lived in this building for two years, both before and during the renovation. It is safe, secure, and professionally managed. The doormen are top notch and know every single tenant personally. The maintenance crew also know the tenants and are responsible. We had a few maintenance emergencies during the renovation as is inevitable, and the building took care of them and refunded us of any issues. When we needed to move out, they were flexible, fair, and kind with us. Property managers respond to emails immediately. If we ever moved back to the city and rent, we'd be here again. Have lived it he building for 6 months now. The Negatives and the Reason for my 1 star: - Stay away from the H line of apartments. They loop around the elevators and the elevators are very noisy. Not sure if others are any better. - Street noise in the higher floors is extremely loud. We need a noisemaker to drown it out at night. I think this could all be due to the fact that this is really an old building and maybe the windows etc. weren't replaced even though the apartment has been renovated. - Building management is extremely slow and non-responsive. We've been complaining about the elevator for six months now to no avail. Keep getting shifted from one person to the next. - For spending about $5500 for a two-bedroom you'd expect to get decent responsiveness. I don't think we'd make this choice again if we had to. There's a few other buildings between us and Columbus circle that we've heard have better managements. The Good: - Southern balcony views are quite stunning. - The doormen are very courteous and friendly. - The gym is usually not very busy. - Easy to do laundry in the building. - Kitchen appliances are new and functional. - Lots of storage space in the kitchen. read more

my friends live here..they live on a very high floor...they have amazing views of the city!!! at one point we could see central park (2 blocks away) but a giant building is now blocking their view =( but i can see the hudson river, the freedom tower and so much more! each room has it's own separate (and a bit archaic) temperature control (heating/AC)...they work very well...but they are loud and clanky (woke me up at night). there is a hospital across the street...so i heard sirens all night. there is a doorman who opens the door for you... there is a reception desk...and they know who you are (i was visiting and after my first entry they knew exactly who i was and where i was going) we had late night fun climbing the 36 flights of stairs..ha! it was a blast! trash and recycling is picked up multiple times a day from the hallway...sweet! never any buildup of trash in your apartment. did i say the views are fabulous? well they are! as far as the noises go..i would imagine that if i lived there i would eventually be immune to hearing them...seeing that i am currently used to San Diego peace and quiet. read more

Terrible!! Have lived there, friends that still do. Front desk to apartment phones do not work and they won't repair!!! (thus visitors, deliveries must go through cell phone or landline), crazy old man tenant CONSTANTLY hassles people in the exercise rooms and building won't do anything, security cameras for the building don't work (for over a year & building is too cheap to replace). The staff at the Concerto (Superintendent, Doormen, Porters) are fantastic. I've lived here for almost 4 years and they are like family. The building itself and the management company (Brodsky) leave much to be desired. The building has 36 floors and 3 elevators, including the 'service elevator'. At least one of these elevators is down every month, which is a major inconvenience (especially for your dog who has to wait 10+ minutes to even get on an elevator to relieve him/herself) and not what one would expect from a 'luxury' building. We are happy to have 2 full bathrooms, but only one has a proper vent so the other has to be repainted yearly as the paint peels off from the ceilings and walls due to moisture and that bathroom door is never shut. We live almost 20 floors up from the street and have to vacuum the windows and windowsills weekly. Due to the constant construction outside (I mean constant, it has not stopped in almost 4 years) and the very poor quality of the windows dirt and debree come through the windows. For this same reason we have to ask that our filters (in the heat/AC units) be changed bi monthly as they get filthy. Of course Brodsky asks for rent increases every year, despite that fact that living conditions continue to get worse. Now that there are 2 Glenwood buildings just across the street (which are true luxury buildings that do not have parquet flooring and popcorn ceilings) not to mention the 3 being build on West End Avenue, I don't see how they will fill this building. Most apartments stay open for some time - we've seen 3+ stay open for months at a time on our floor. At least the staff the is great! read more

The management company has no concerns for the building. I cannot remember the last time I saw an update that made sense. in fact, they recently re-did laundry machines and installed COIN OPERATED machines after we had only recently upgraded to card machines. The elevators are constantly out of service, most recently today for no explanation. The gym has not been updated in the more than 3 years I have lived there. The equipment is old and out of date, never cleaned and with multiple deflated medicine balls. I also know of the roaming old man tenant the above reviewer mentioned. He must not have a TV because he is always in the gyms watching the SILENT tv -- a TV in the cardio room where you are supposed to listen to a radio station on your headphones. It's 2012 and people don't have portable radio walkmen anymore. The intercom system no longer works and there doesn't seem to be any urgency to fix them, or any plan at all. They now call on your cell phone. WAY overpriced for the absent services. They mention a roofdeck but there is no furniture or landscaping. Some of the doormen are great, but there are also some very rude people (Tommy) and also the weekend guy who still doesn't recognize me when I walk in. Do not move here and I would suggest not renting anything from a brodsky organization building. I have called the property manager several times and clearly my complaints fall on deaf ears. read more
