He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

With the housing market being as competitive as it is right now in the Seattle area, we knew after a few failed buying attempts that we had to waive the pre-inspection (among other things) in order to make our offers more competitive. After finally getting a house and not having had the pre-inspection to put our minds at ease, my real estate agent sent me a list of about ten different recommended inspection services. I spent an afternoon calling each one to get a quote, and most of them didn't answer my phone calls or didn't bother to call me back. R W West was the only company who answered my call right away, and also took my name and number down after telling them I would be getting back to them after checking around a bit more. They turned out to be the cheapest and fairest price, so naturally I went with them. The inspection went very well. We had Robert Pickering come out a couple of days later to do the inspection, and he took about 3 hours to complete it. He was very thorough in the inspection, and even spent some time walking around the house with me to show and explain what exactly he was talking about in his report with some suggested solutions. There was nothing drastically wrong with the house we had just bought, so our minds were definitely put at ease - but it was helpful to know the things that Robert suggested that he would personally fix himself if it were his own home so that we would have an idea of where to start in our remodeling process. He was overall very friendly and very helpful, and I would highly recommend these services to anyone else! read more

This will be my first home purchase. But I've been with friends who have purchased homes and had inspections and declined injections only to pay a horrible price in the short run of their home purchases with repair after repairs that were just "costly" this company is well worth their weight in "PLATINUM" they are extremely experienced and thorough!! I've been with friends who have had inspections done in 20 minutes. And spend so much money in repairs after. Not this company,Robert spent a few hours going through my potential home,every inch of this house he touched and inspected,took a lot of great visuals. It's a small price to pay to make sure you understand what conditions your potential home is in and what may be a major cost to a little cost to repair or to bring up to the current building codes. Everyone should have this company inspect their home before sale of it and before a purchase. I think it's a good idea to have your own inspection done to your home every 5-10 years depending on your tenure of the your home. I'd show photos of my first home but then I might have strangers wanting to come over for the back yard get togethers lol. Mr. West's name came to me through my Windermere broker's office, when I called on a Sunday Morning. My condos had refused to tell me the details of rodent infestation in common areas, after allowing cutting of access through my unit, neither pest contractor, property manager, Board, Kirkland city code enforcement would help or communicate with me or enforce any codes or answer ANY questions for 4 months. Furthermore, another pest contractor hired by me, was associated with the others and was corrupted by the group and never submitted a promised report and never returned any contact. A major company ending in "x" set more than seven appointment windows, all confirmed and waited for, none were kept. The day Mr West came, he caught them with the roof off and all of a sudden, all ignorance and negligence evaporated and all restoration and abatement and communication appeared. I had waited with a hole in my bathroom ceiling and no clear answers, backing or support for 4 months and 1 hour after RW left, I had a copy of the previous inspection proof and 1 hour after that all repairs were approved and in 3 days all work was done well. New and Clean. I can honestly say I really look forward to the next chance I get to work with RWest; he gave me the info and backing I needed to get repairs and action. read more

RW inspectors are an excellent home inspection team. We have used them for home purchases over the years. Their detailed report gives me confidence in buying (or not buying) a home. On one occasion, I put an offer on a property, and during the inspection, they found significant mold in the basement. Due to this, I withdrew my offer. This Inspection saved me thousands of dollars and a lot of grief. Once the Inspection is over, I get a detailed inspection report which is about seventy-five pages long and with pictures. There is a summary of the findings also. It is convenient to forward this report to the electrician, roofer, plumber etc. If you decide to go ahead with the recommended changes. Usually, I will fix all the recommended changes and know that the property is safe and up to code. If you give them a try, you will not be disappointed and will likely be a customer for life. read more

We are in the process of buying a new home and were fortunately referred to Ron for our new home inspection. He is extremely thorough, knowledgeable, and shares information about what he was seeing every step of the way. He even has a license to take high resolution pictures of roofing and hard to reach spots from his drone for a closer look. At the end, he presented us with a detailed report that rated the things he noticed as being critical to fix immediately, needing to be done soon, or of no concern but good information to call out. This was a huge step up from my previous inspection when buying my first home and I wouldn't hesitate to call Ron the next time I need an inspection done on a property. Highly recommended! read more

The owner Ron was my inspector and he was so great! As a first time home buyer there's a lot of things that I was unsure of and Ron was so helpful in educating me as I followed him around the house learning about each room and all the important valves and shut offs were. He was extremely thorough and my niece who was with us loved that she got to eat the popcorn he tested the microwaves with. Also their receptionist was so sweet and kind when I talked to her, she made setting up and scheduling so easy we got the inspection done so quickly! Ron West of RW West consultants was recommended to me for my first home sale in 2007. It was a huge house and it took him over 6 hours to complete. I was told that Ron West and his team were thorough. After having completed the inspection of our home, I understand. Ron West and Valentin Romanyuk identified workmanship problems most inspectors would have missed (electrical wiring issues in the attic for example). They identified a number of other issues required to bring this 2006-built home to code. The two of them spent 5 hours performing the work, and the report I received (online and PDF) was actionable, with clear details and pictures. A job well done. Money well spent. read more

We were able to quickly schedule an inspection with David Young. He was on-time, thorough and meticulous in capturing the myriad details of the house. The final report and summary with pertinent images helped us clearly understand the existing issues and enabled us to create a checklist of items that need to addressed at various timelines before/after we move in. I needed an inspection on Whidbey Island and didn't know of any good inspectors there, but R W West Inspection Services had his inspector, Dee Robert Inman, come to the island for me. Dee did a great job, was very thorough and emailed a detailed report the following morning. Loved the fact that they had a drone to photograph the 2-story high flat rooftop. I had Skip Moody do my inspection where I was the buyers agent for me and my fiance. The rat infestation involved 2/3 of the garage. We had to tear out all the dry walls and ceilings with tons of rat carcasses and feces, hire bee keepers and pest control, as well as hire contractors to replace all the insulation, dry wall, painting plus city inspection which amounted to 6 figures. It was a huge emotional and financial shock. Had the inspection report been more thorough and transparent (no pun intended), we would not have bought the house.

He didn't want to do the sewer scope until we confirmed we wanted to move forward so that we wouldn't be charged extra for something that we didn't necessarily need if we were going to walk away.
