Integrity should be part of any business! But this is questionable. I had my home built in 2022 we've had little things pop up and Ryan has been pretty good about responding. Recently my built in microwave went out which is weird because microwaves last forever seems but to go out after 2 years? Of course we are out of warranty so I opted to find one myself the microwave Ryan used is GE Profile microwave approximately $700 new. I found a replacement and pulled the old unit out and surprise the reason why it's not working is clear! Ryan installed a badly damaged microwave. The only way to know is to uninstall and pull it out. I'm pissed and feel they are criminal in doing this! They knew it was damaged when they installed it! Shame on you!!! read more

If you want a house where the driveway will sink in three years buy Ryan. Almost all of the exterior cement on almost all of the homes in my neighborhood have either a six inch drop or the front step is cracking and sinking. I went to visit a friend in a brand new neighborhood and he told me one of his neighbors replaced their front porch twice already. read more

Ryan Homes is by far the worst builder in the Pittsburgh Area. Very friendly to get you to sign and rush you through paper work, without giving each community member the same upgrades (extended driveway). My family recently built a home in July 2025. It took approximately 4.5 months to build, which is good/bad. Since moving in, day 1, we have issues with our heating/cooling upstairs. All service requests were completed and documented. Multiple service members including subcontractors came to my residence to resolve, but no one wanted to crawl in the attic. Even though they said they would during the appointment scheduling process. Long story short my upstairs was not getting warm or cool air in the appropriate months. I decided to crawl up in attic and see they never attached the main air duct to the rest of the upstairs vents. this caused insulation to be sent though my vents for 6 months. attached is the photo. as you can imagine Ryan Homes was heating/cooling my attic for 6 months and they are no where to be found. my bills in a brand new home were almost double of my neighbors who have larger residences than me. For context, the one cold day in January (0°) my residence upstairs master bedroom was 53° and the front bedroom was 42°. while my Furnace ran for over 24 hours straight. The one builder tried to explain to me that is normal.... Ryan Homes will not help you nor do they think there is a problem after you sign the dotted line. Stay far away. I would recommend spending the extra money with a real quality builder. if anyone wants more context or has real questions I will answer. This company is outrageous for price gouging. read more

If I could give Ryan Homes negative stars I would. It was an absolutely terrible experience. Starting with the saleswoman when we went to see an open house. I was about 5 months pregnant and we were just looking around. She asked a million questions and I let her know we own a house and aren't ready to sell yet. Just getting ideas. We left the open house and she badgered us for weeks. This went as far as sending us a VIDEO of her talking to the camera making another sales pitch. She got us by saying Ryan Homes would pay the taxes we would have been responsible for paying on the profit from selling our house since we didn't live there more than 2 years. We went to a meeting and afterwards decided we could move forward and see what the NVR financing says. At the financing meeting we got numbers and weren't sure we could make it work. At this point we had put some money down I believe as earnest money. We went home and decided this was out of our budget. We let them know and they told us we couldn't get our money back until we talk to another person. We go have the meeting with that person and he talked us back into it by offering the upgrades we wanted for free and they took money off the house. We put money down to break ground and come to an agreement on the mortgage and all the numbers. Now I'm getting excited. Once or twice a week we drive by and see it being built. We would go in and chat with the builder.. he was the ONLY good part of the process. We met our neighbors, took our parents and family members to walk through it. Then in October we gave birth to our baby boy and also sold our house within the same few weeks. Ryan homes promises we will be in our new house by Dec 19 2024. We move out of our old house Dec 9 and go to live with my sister in law for 10 days with our brand new baby and 3 dogs. Plus her, her husband and her 2 kids and dog. 7 humans and 4 dogs all under one roof. 10 days we knew we could make it and we were so excited to have Christmas in our new house with our perfect little baby. Dec 17 comes around and they tell us they need to extend to Dec 23 due to closing financial stuff. I was freaking out but my fiance calmed me down. We would still be in before Christmas. Dec 19 they call me and my fiance and start asking for MORE bank statements, a credit card I opened before I knew they were adding me to the loan etc. I knew something was wrong. I cried all day at work saying we were gonna be homeless for Christmas with a brand new baby. I could not stay at my sister in laws any longer. Low and behold the next day they called my fiance and told him the deal was dead and they couldn't close for at least a couple more months..One of the reasons being they didn't know our co signer wasn't related to us so we needed a diff co signer. Mind you they knew who our co signer was the whole entire time. When we brought that up to them they played dumb and said they thought he was our uncle. He's my mother in laws boyfriend. Why does it matter, he was approved and everything was all good. We freaked out and said absolutely not we were not going to spend the first few months of our babies life living in our families houses/bouncing around. After this process I would never ever trust them to get it closed anyways. We got all our money back and thankfully were able to rent a condo the day before Christmas Eve. This is the story how the disgusting, soul-less, monsters at Ryan Homes made us homeless 2 days before Christmas with a brand new baby. I am so disgusted with them and they're the scum between my toes. Save yourself, please do not use them. read more

Update: shortly after writing my first review, our basement started with a small leak. I called Charlie and was told they would get it done within that week or next week at the latest. Our front porch settled wrong which caused it to sag and allowed water to leak into the basement. Kinda frustrating but it is under the warranty so we just took the news in stride. Our porch would need ripped out and a new one poured. Here we are at the one month mark with a leaking basement and a yard full of mud and nails. We cannot have our grass put in until our porch is fixed. Our front and back yard contains nails and trash from the original construction so we have to keep our kids away from it, I will upload a picture tonight of the yard and basement. We were assured that it would be fixed today after having to contact Charlie several, several times. Yet again we wake up to a text from him with excuses as to why it's not getting done so now we are going to look into legal action as this something we have already paid for and he continues to have excuses as to why he can't do it. I will update with the outcome so buyers know what they are getting into. update 2: our basement was fixed after a month of stress and getting to the point we were about to look into our legal options. Once again, Courtney came through to assist us and once Charlie's boss Dave was involved, it was much smoother. I do think Ryan Homes needs to have a pow wow with their construction managers about communication and how it is really not necessary to get a home buyer that stressed and angry about something that was already paid for. Update #3: things continue to go from bad to worse whenever we need a service done. Ryan homes never filled our egress window before the yard was put in. So after all summer of us attempting to grow grass, including investing $400 in that attempt, they decide to drive a bobcat into our back yard to fill this window. In doing so they destroyed half our back yard. Of course it took 3 delays and 1.5 weeks for them to get out there. We were assured by Dave that not only would they fix the part they destroyed but they would also additionally seed the other bare areas in our yard. The crew came and only did half the job. We were assured by Dave they would be back the next day to finish the job. Crickets. Big surprise, no one showed. And they continue to be perplexed why we get angry when they do exactly the opposite of what they say they will do. Honestly? I'm no Karen, I don't complain if my food order is wrong, I don't care if my customer service at a store is shit. But I do care, that the biggest investment of my life, is handled by this incompetent crew of willfully clueless men. Do I regret building a house yet? No. Do I regret building with Ryan? 100%. We just started building a new Condo in the Aspen Woods Community. First i will say, the sales person Rachel was great and the process so far has been moving pretty smoothly. I just have one sticking point that i can't get past. I did a lot of research before going to look at this new condo community. I kept coming back to Aspen Woods. The neighborhood great, close to relatives and quiet streets. The condos beautiful. My favorite part in the website and virtual tour, beautiful French doors in the sunroom leading to a 2nd floor balcony. I could see myself having a glass of wine after a long day or sipping my coffee on a Sunday morning. Only, when we toured the actual condos there was no balcony, no French doors. We have been told that they are not offering this feature what so ever despite it being shown on their web site. If we want this it will have to be done on our own post construction. Im sorry but this seems wrong. How are you going to put virtual tours on your web page with features you do not offer at all. This feels like false advertisment and bait and switch. Im heartbroken we won't get our doors or our balcony. read more

Building a home is very stressful no mater who you choose to build with . Unfortunately Ryan homes did not Communicate with us unless we reached out to them. The lack of communication has been the biggest issue. Our yard was promised to be seed and straw at closing but then last minute after paper were signed they informed us it would not be until spring before we would see this( November). As a family with two Little ones and three fur babies this was not acceptable. After a few calls they family admitted they did not properly inform us as they were supposed to and out of our pockets we paid for a small flat of sod to be placed even though we had already paid for the seed and straw. They informed us they will not be taking the price off of the already paid amount . Fast forward to current date and we have yet to see any final Grading or the promised seed and straw . When we asked if they had a date in mind for this to happen they state they cannot provide that yet as they are waiting for workers to be available to complete the job and then there's no guarantee when this may happen. We love our home , the neighborhood but are extremely disappointed in the costumer service provided by the project manager and Ryan home realtor for this neighborhood. read more

My Family was so excited that we were building a home. We were told we had one year to let them know if there were problems. ok, 2 appliances went out, the driveway had so many holes it looked like a machine gun was let go on it, the living room floor had holes under the cheap carpet, that literally unraveled . The front stoop has a low spot that holds water the bathroom window cracked the kitchen floor is not level. and a water line broke. Oh yes, the front door and the doors going to the deck.... both leak when it rains. They were so adamant about tell us the problems we will get them fixed. No never fixed. Will NEVER recommend Ryan to anyone. Now I have filed with the BBB and tried numerous times to contact Several people, but no one ever seems to be available.... No one has ever bothered to actually fix the problems or care that they were or not. read more

Building a home can be daunting. My husband and I loved the floor plans offered but were leery of Ryan Homes because of the internet reviews. Fast forward to 4 months later, we have a BEAUTIFUL 4500 sq ft Normandy that is everything we could've dreamed of. Working with Kate, Jarrett, and Rachel was a dream. Throughout the process it truly felt like we were dealing with a custom builder rather than just a production builder. We picked a few things in our home that we splurged on, but just the base model itself is enough. Our concerns were always addressed and handled. All in all we had the same goal in mind and we worked together to accomplish just that. The contractor touched based every Monday and Friday, and if something big came up, we received a call in between that. Our home was a fast track home, meaning it was the last lot in the area, plus we were renting and tried to line up our lease ending with the closing on our Ryan home. The contractor (Jarrett) and NVR Mortgage made it happen. We locked in rates lower than any one else could offer. We weighed the fact that Ryan Homes builds 10's of thousands of homes a year and yet there were only 100 or so complaints as a positive. Plus the complaints, if they had any merit, could've easily been handled. We will recommend Ryan Homes more specifically, Fort Scott, to ANYONE looking for a builder, especially because production builders allow you to narrow down options rather than drowning in options like a custom build. Can I also top this off with saying the Sales Representative dropped off a beautiful patio plant as a housewarming gift? I hope anyone who weeds through the negative can find this positive comment and feel secure in choosing Ryan Homes. read more

My husband and I have decided to build a our home. After looking at a few developments online we decided we really liked the options Ryan homes offered. We decided to look at one place, they say they are open 12-5. We get there and no one was there, there was a not on the door saying that they were showing a home and will be back shortly and there was a number to call. After waiting 30 min we decided to call, no answer and no one called us back. The next day we decided to give it another shot at another location. This time I set an appointment and confirmed it when we were on our way. We get there and again no one is there, I call several times, no answer. After 30-45 min I finally get a hold of the person who was supposed to show us the place. He says he got called to show someone a place on the other side of town and would not make it back, but that we could drive and look at the outside. At this point I am done. And after reading the reviews about how terrible quality the homes are I feel like we just dodged a bullet. We will take our money elsewhere. As Ariana Grande says "Thank you NEXT". read more
