This market was nuts so we needed things done FAST to appeal to the seller. They were able to get things done as fast as 21 days if needed, despite having to go through a monstrous amount of paperwork. I've always heard that buying a house with a mortgage was going to be one of the most stressful life events I will ever go through, but now that we're a few days past officially closing, I can reflect on the experience and promise that ours was anything but difficult, thanks in large part to Sam and his team at Guaranteed Rate. Had a wonderful experience with Sam and his team. After some minor HOA issues, our initial lender bailed on us 2 weeks before closing. Sam and his team worked with us and the HOA to fix the issues and we were able to close within 30 days of when we applied. Our original closing date was only delayed 2 weeks! My one and only issue, is that we were told our first mortgage payment wouldn't be due until September 1 because we were closing on July 1st. We got to the closing only to find out our first payment was actually due August 1st. Not a huge deal in the grand scheme of things, but we did have to make some adjustments to our budget and delay buying some new furniture. Was one of the absolute worst mortgage experiences I've ever had. I've purchased several times and am very familiar with how the home buying/mortgage process works. I was treated as if I was non-existent. I had to follow up with them at every turn. Not once was he or his team the least bit proactive. I was asked to submit items down the road that were given day one. I had to approach them to see if they had all the documents they needed only to find out they didn't. Specifics mentioned to him and his team went in one ear and out the other. I was given a rate, told if the rate dropped a minimum specific amount I could relock the rate, and when it did, was told I couldn't do that because of some different lending rate that was never mentioned. My closing numbers got readjusted in the late afternoon prior to my day of closing causing a bit of distress and the need to come up with additional funds to close. The numbers given him were very clear, so that adjustment on their end should have never come in the 11th hour. Overall the worst service. I should have known from the first time he ignored me that I should have gone somewhere else. But, hey, he did text me the day after my closing to see how things were going. Way to stay on top of it, Sam. I see that he has plenty of good reviews and that's all well and good, but he made me feel like he couldn't care less about my file. Don't waste your time. There are many good mortgage brokers out there. I will not refer any future business to Guaranteed Rate, especially after this experience. In response to your reply, Sam, you were the one who told me that my rate couldn't be changed after I brought the interest rate change to your attention. Again, you didn't provide this information to me. You were not looking out for me. I brought it to your attention for you to tell me it couldn't be changed for some other reason i.e. something like basis points needing to change by .5%. That was never explained initially nor was the meaning behind whatever "new" rate had to change in order for me to receive a lower rate. It was only mentioned that if the rate dropped, you'd change it. You did say that quite clearly on the phone. While it's true my rate at closing was lower, at no point in time did you ever bring that to my attention or let me know. You could have picked up the phone to call, text, or even send an email. You didn't. My review didn't mention any fees being adjusted. I had negotiated a credit for closing and the day before was told I couldn't get the full amount of the credit. Or as your staff told me, "there's good news and bad news." The "good news" was that my closing costs were less than anticipated. The "bad news" was that the credit couldn't be given in full. Why is this mentioned to me the day before? Why couldn't that have been taken care of long before? Again, if someone had been paying attention on your end, this wouldn't have happened. That's called leaving money on the table. Would you want someone to cut your closing cost credit in half, in the late afternoon, the day before closing? Probably not. You somehow think that's providing good service? I was given the option of renegotiating the price of the home with the seller but then wouldn't be able to close the following day. I had movers lined up and had taken the day off of work to move. That was not an option for me. So needless to say, a sizable chunk was left on the table. In your reply, you said "several of my claims are inaccurate." I've addressed the 2 (TWO) claims you purport to be inaccurate. Neither of those statements was inaccurate at all. You incorrectly implied what you thought I was speaking about in terms of my closing costs. And you didn't lower my rate. I'm assuming maybe your manager did. Or if you did and you had something to do with that, maybe you should have mentioned that to me at any point in time. You didn't do that either. She stepped in to fix what you and your team had dropped the ball on. She, if anyone, deserves any credit on my file. Communication is key and you didn't provide that. What, in your mind would speak to a positive experience for this closing? You said you're sorry that I didn't feel this was a positive experience. By anyone's standards, it was a botched experience fraught with errors and mismanagement. read more
