We completed the reservation and rental process on 6/23 for an arrival in Hull on 7/11. We paid the the amount of the rental in full. The owner ,Peter Gilmour, confirmed the reservation on-line and and over the phone. On 7-9, 30 hours before our rental was to begin, Mr Gilmour sent an one sentence message that our rental had been canceled and he was "Sorry". He did initiated the return of our money. By this point I had spent thousands to fly my family to the Boston area and the search for alternate accommodations at such an late time was all but impossible. After being pressed for answers, Mr. Gilmour stated that he had double booked the rental. I would think that simple attention to detail would have avoided this situation. Mr Gilmour,is at best, an unorganized inept businessman....in my opinion

I'm going to echo what the other reviewer has said - the views are stunning, the furnished condo…read more(even the studio) is incredibly spacious and beautiful and since we were there on business we were able to take the convenient water shuttle directly to Boston in just 20 minutes. The service we received from the manager, Peter, was so personal and attentive -- considering that we had late arrival and early departure, everything went very smoothly. This was a much more attractive option than staying out in some anonymous suburb. Hull has a lot of character.

The house is beautiful and sits right on the beach. There is a huge wrap around porch with a hammock available to sit on and stare at the ocean all day. The house itself is beautifully furnished and well-kept. There is a huge sun porch with a television that faces the ocean; a dining room area; living room area; and three full baths. There's plenty of sleeping space and a variety of single beds for lots of kids. There's two bedrooms in the attic; two on the second floor and plenty of space on the first floor. The second floor also has a deck to sit out on facing the ocean. The house is literally on the beach and close walking distance to the main street of Hull. Come to Hull, stay here.

A relaxing getaway in the South Boston…read more After a trip to Montreal and NYC, we were seeking a little solitude from our typical trip to Boston. In most cases, we would stay in the heart of the city. This is a great side trip outside of summer, when the rates are great and you don't want to go as far out as Cape Cod. This trip took us from plane to city, from train to boat, from taxi to city and from car to village. In Hull, we were 30 minutes or less from everything we needed to access; Plymouth (the rock), Milton (the grand babes) and the towns of Cohasset and Hingham (for coffee, food, and shopping). The owner of the Beacon Luxury Waterfront Inn greeted us, as we arrived before dark, with easy upfront parking. Into the Atlantic suite, with water views (and although fall, the weather was temperate, not hot, but not too cold yet). We selected this room, as it was on the corner with water views. The suite itself was huge with a private bath, jacuzzi tub, fireplace and I must admit they were both used nightly to not only to slow down from all the traveling but also after sightseeing, outings and spending time with family. Each morning a simple continental breakfast is served. This is probably the thing we liked the least, but we knew what to expect. We prefer a bed and breakfast with a full breakfast, but we did enjoy our room and slept comfortably with the amenities available. If anything, not being food focused got us going earlier in the morning for a new adventure. I highly recommend stepping outside the city sometime and exploring the smaller places. This luxury bed & breakfast was absolutely amazing!! The owner greeted us upon our early arrival. She was so adorable, polite, and warm welcoming. She even allowed us to check in 1hr early. Also Heather did an outstanding job with cleaning the suite for check-in ready. I suffer from obsessive control disorders. The way Heather cleaned the suite actually helped me cope with my disorder. The entire suite passed my white glove cleanliness ritual. The smell was so delightful. It was almost like smelling fresh air inside lol. This place was so calming & relaxing. I didn't want my little getaway stay to end. This place is definitely a 10 out of 10.

The B&B is just large enough for about three couples: with three rooms and three parking spaces. Each room is on a different floor of the three story house, so you feel as though you have a quiet area all to yourself, but still get to meet interesting people and socialize with the proprietor at breakfast. The room we stayed in (M&M) was very homey, clean, and comfortable. It was quiet at night despite being off a busy street. I can't say enough good things about Josephine's: it was an easy location to find, right near the beach/bay and wonderful hiking at World's End. One of the only minor things was that mini shampoos were not provided (only aromatherapy body scrub), not that I expected any, so that doesn't take away any stars in my mind. Highly recommend!

They were warm and welcoming, and the food was outstanding--most especially the raspberry French toast! Our spacious room was on the top floor, off the B&B's common area. Josephine's is extremely clean, comfortable, and charming, decorated with antiques, old family photos, rocking chairs, desks, and an abundance of books. It's in a scenic area with easy access to the ferry (if you're headed to Boston or the airport) and other pretty areas to explore. Annmarie generously shared recommendations of her favorite restaurants, printed out directions for our destinations, and was also eager to investigate special areas of interest to us. We look forward to returning!

Lil balcony with a couple chairs set up so you can relax & look at the ocean from the hotel. Designated smoke area with plenty of comfortable chairs to sit. Outside shower. Literally 2min walk to beach IF that. AND the prices for rooms ESPECIALLY in the summer & location and SUPER affordable! I'll be back, and I'll definitely be recommending this to my family & friends.

The owner that lists this on Air BnB claims it sleeps 14 people with 5 beds and extras. The post states in one section.. Bedroom 1 - 1 queen bed, 1 crib Bedroom 2 - 2 queen beds, 1 air mattress Living room - 2 queen beds, 1 sofa bed Then states this in another section.. 2nd floor - has Queen Bamboo Bed, bedroom. 2nd floor - Dinning room has Queen Murphy Bed, Queen Futon, Ethan Alan pull out queen bed. 3rd floor - Full Murphy Bed and Queen Futon; 2 twin air mattress. When in fact it's no where near that, we rented this place out with 10 females and had room for only 8 people max to sleep!!! The real sleeping arrangements that are available are only 1 KING SIZE bed, 2 FULL SIZE Murphy beds, and 2 SINGLE SIZE air mattress!! The is not one Queen size bed in this place nor a pull out couch!! There was 2 hard couch's that may have been futons at one point but they were busted and broken and only useable to SIT ON! Cleanliness ** This place was absolutely gross to say the least. At check in I ran to the bathroom to potty after a 4 hour drive and to see VERY VISIBLE LING BLACK HAIR alllll over the white tile floor and bath tub. So after looking around there was feces/crap splatter all under the toilet seat. The part you lift up and sit on! Makeup stained carpets not even cleaned and the best, cooking breakfast the next morning we had to wash the dishes before even using them!!! All the utensils & dishes were put away with caked on old food. Again very noticeable!!! It's as if the owner has never walked into the place a day in her life. States there is only a dryer when there is actually a washer and dryer! Has rules about check out and putting stuff in very specific spots and hampers or trash bins that DO NOT EXIST. Poor communication and response. Would not stay here again.

There's a lot of interesting and good information, and I liked the people. But.... The first half of the tour is in an old mini bus. The bus has tiny windows, like 4" square, and no air circulation. No fans. No air conditioning. Today was nearly 90 out by 10 am, when our tour started, and temperatures inside the bus got so hot that stepping out felt cool! You don't travel far, and then they stop for 10 minutes to talk about what's out the window. It's brutal. Ironically, the travel distances are so slim most people could walk it. But, just sitting on the bus in the heat? Yuck. The second half is in an old shed where you learn about harvesting. Again, it could be interesting, but it's a good 10° hotter, even with the fans going, and it makes it hard to focus. Or even listen. Better weather would have helped. But, we had an old lady in our tour group nearly pass out, and the guide indicated that that was not uncommon. Heck, complimentary water would be nice. Waters are a dollar. The tour is fifteen. It's all cash only.
