All the staff we encountered were extremely friendly and I wanted to make note of that considering the other reviews really shocked me! You can also text the front desk with questions which is great for those of you with social anxiety haha. Another positive- This is the first hotel I've stayed at in a long time where the air conditioner actually blew cold all night long! I deducted a star for accouple reasons. The shower was visibly not clean, and had black mold in the cracks and crevices. And the late checkout (of an hour and 30 minutes extra) cost HALF of the already pretty steep room cost for one night. Otherwise we had a great experience here and for the views from the balcony/room alone I'd love to come back for a relaxing weekender!

But it is modern and newly remodeled. I like the whole surfer beach vibe. The room was clean and comfortable. The balcony was nice with good view of the water. The selling point is the top deck it's amazing with a great view and seating to watch water and sunrise or sunset. The restaurant/ bar was a nice perk. The pool and hot tub was clean. Would stay there again if I am in that area again.

This luxury bed & breakfast was absolutely amazing!! The owner greeted us upon our early arrival. She was so adorable, polite, and warm welcoming. She even allowed us to check in 1hr early. Also Heather did an outstanding job with cleaning the suite for check-in ready. I suffer from obsessive control disorders. The way Heather cleaned the suite actually helped me cope with my disorder. The entire suite passed my white glove cleanliness ritual. The smell was so delightful. It was almost like smelling fresh air inside lol. This place was so calming & relaxing. I didn't want my little getaway stay to end. This place is definitely a 10 out of 10.

    A relaxing getaway in the South Boston…read more After a trip to Montreal and NYC, we were seeking a little solitude from our typical trip to Boston. In most cases, we would stay in the heart of the city. This is a great side trip outside of summer, when the rates are great and you don't want to go as far out as Cape Cod. This trip took us from plane to city, from train to boat, from taxi to city and from car to village. In Hull, we were 30 minutes or less from everything we needed to access; Plymouth (the rock), Milton (the grand babes) and the towns of Cohasset and Hingham (for coffee, food, and shopping). The owner of the Beacon Luxury Waterfront Inn greeted us, as we arrived before dark, with easy upfront parking. Into the Atlantic suite, with water views (and although fall, the weather was temperate, not hot, but not too cold yet). We selected this room, as it was on the corner with water views. The suite itself was huge with a private bath, jacuzzi tub, fireplace and I must admit they were both used nightly to not only to slow down from all the traveling but also after sightseeing, outings and spending time with family. Each morning a simple continental breakfast is served. This is probably the thing we liked the least, but we knew what to expect. We prefer a bed and breakfast with a full breakfast, but we did enjoy our room and slept comfortably with the amenities available. If anything, not being food focused got us going earlier in the morning for a new adventure. I highly recommend stepping outside the city sometime and exploring the smaller places. The B&B is just large enough for about three couples: with three rooms and three parking spaces. Each room is on a different floor of the three story house, so you feel as though you have a quiet area all to yourself, but still get to meet interesting people and socialize with the proprietor at breakfast. The room we stayed in (M&M) was very homey, clean, and comfortable. It was quiet at night despite being off a busy street. I can't say enough good things about Josephine's: it was an easy location to find, right near the beach/bay and wonderful hiking at World's End. One of the only minor things was that mini shampoos were not provided (only aromatherapy body scrub), not that I expected any, so that doesn't take away any stars in my mind. Highly recommend!

They were warm and welcoming, and the food was outstanding--most especially the raspberry French toast! Our spacious room was on the top floor, off the B&B's common area. Josephine's is extremely clean, comfortable, and charming, decorated with antiques, old family photos, rocking chairs, desks, and an abundance of books. It's in a scenic area with easy access to the ferry (if you're headed to Boston or the airport) and other pretty areas to explore. Annmarie generously shared recommendations of her favorite restaurants, printed out directions for our destinations, and was also eager to investigate special areas of interest to us. We look forward to returning!

It was the 2026 College Leadership and Civic Engagement Scholarship Fundraiser in honoring our schools youth in excellence and highlighting one of Quincy's own Restaurateur, Jimmy Liang! Prior to the Festivities a bountiful amount of BBQ and Salads were enjoyed! MIA Yeung, Board Chair presented her opening remarks and then presentation of this Historic " Moon Award ", to Jimmy Liang - Chairman and Founder JP Fuji Group and Restaurateur, For his Commitment in Supporting the Korean American Community and for Helping KACL - NE meet its Goals to Support KACL - NE Scholars. Jimmy Liang accepted and gave a speech of Thanks! Then came the important time to award the recipients of the Scholarships and Awards to these 8 outstanding students ranging in age from 15 - 19 years old. Bob Campbell, Vice Chair and Julie Kim, Board Member Presented each award while they lined up on stage. (??????) three different nights during our stay, some random man and woman mumbled back and forth somewhere out in the dark near our room until all hours of the night--maybe flirting, maybe planning a heist?!? No idea, but MADDENING! No one at desk could be bothered to investigate.

Our room was of modest size but looks to have been newly renovated. It was very clean, with bed that was firm and comfortable. The furniture was in very good shape. Staff was friendly and helpful when I requested small items. The breakfast was listed as continental but was actually a hot breakfast with pancakes, eggs and sausage as well. And great all day coffee. Also noticed that the price of gas in this town was significantly cheaper than in any other areas we traveled to in the Boston area. Highly recommended.

    Without invalidating those Yelpers whose experience were bad or horrible, my experience was much…read moreless so. A breakdown: Cleanliness - No issues whatsoever. I went over the room and bathroom with a blacklight, and things were pretty much spotless. As someone who cleans his own house using one, this is difficult. Absolutely no complaints, and they met my high expectations (I mean, how many guests examine the foot of the toilet using a blacklight?! The Room - The room was notably small. There was very little space on either side of the bed. I seem to recall a desk, so it's not like a pod hotel, but still cramped. As I was one person staying one night, it wasn't a big deal, but thought it was worth mentioning. Speaking of me being one person: Desk Staff: The person when I was checking in Thursday night was not welcoming at all. I walk in, and he growls "Reservation?" I say "yes", followed by a "good evening, by the way" a few second after. During the check in process it was repeated ad nauseum that I am not allowed to have any guests in the room who are not on the reservation, even after I specifically stated it would just be me. Clearly, they've been burned on this in the past, but that is no excuse to treat me as if I brought an extra person after being told not to. The person working the next morning was much kinder, friendlier, and more welcoming. Moving on... Bedding - The mattress and sheets were pretty average. Just fine for an Inn, and I had no issues with either. Bathroom - The only complaints I have is that the soap was a cheaper variety (common in places like this and even nicer), and the lighting above the vanity was harsh. Otherwise, the hot water was plenty hot, and the water pressure respectable. While it appeared more like the set up one would have at home, for an Inn, I have no complaints. Breakfast - Surprisingly, it was on par (if not slightly better) to what I had in the DoubleTree in Rockland, and Doubletree charges almost $20 for theirs, while this one was free. It was some pastries, pancakes, sausage patties, and some egg, IIRC. Thus, an experience that exceeded my expectations, and would have resulted in a five-star rating if not for a staffer who would seemingly make people swear on a religious book of their choosing that they're categorically not going to bring any guests into the rooms.
