Cute hotel but lots of issues. First, it's in one of the worst parts of town. All day open air drug markets. Not just late night. Crowds of junkies partying and taking drugs. All day long. Loved our stay at the San Francisco Proper Hotel! We came into the city for a girls' trip over spring break (teachers off duty!) and it was the perfect spot. The staff were so friendly and welcoming--Brady especially went out of his way to make sure everything felt thoughtful and taken care of, which really made our stay stand out. The rooftop bar was such a highlight--great energy, beautiful views, and the food was fantastic. We especially enjoyed the oysters and sliders. I stopped by San Francisco Proper Hotel for lunch and a place to relax before heading to my next destination, and overall, it was a great experience. One thing that really stood out was how accommodating the staff was. Even though I wasn't staying at the hotel yet, they kindly held my bags while I enjoyed the restaurant and explored a bit. That level of service made everything so much easier and stress-free. The service across the board was excellent--everyone was attentive, friendly, and consistently checked in on us. You can tell they really care about the guest experience. Now, I will say--being from North Carolina, paying around $18-$20 for a mimosa definitely caught me off guard . Back home, that price might get you a whole bottle! But honestly, despite the sticker shock, the overall experience, ambiance, and service still made it worth it. The space itself is beautiful--full of character, artwork, and a nostalgic yet modern vibe. It was the perfect place to sit, regroup, and enjoy the moment. When it was time to check in and grab my luggage, everything was smooth and seamless. It's cute but here are the issues: The room (king standard) is tiny - but the bathroom is nice. It took abut 35 minutes to get our car from the valet and it was 1.5 hrs ahead of check out time. The TVs are having issues. They turn off after 5 mins. I told the front desk and they knew about this. Below is the email I sent to the manager and I have yet to hear back. I am writing to formally express my disappointment with the experience my husband, our wedding party, and our guests had during our wedding weekend at your hotel. We chose your property because we expected exceptional service for one of the most important weekends of our lives. Unfortunately, the experience fell far short of those expectations. In the months leading up to our wedding, the planning process with with the sales manager, was unresponsive, unfriendly, and unwilling to accommodate even reasonable requests. Which was consistently disappointing. Another significant issue involved the guest room reservations. The sales manager provided us with what was presented as a "discount" booking code for our wedding guests. Unfortunately, many of our guests discovered that using this code actually resulted in higher room rates than booking directly through the hotel or other available rates. This was not only embarrassing for us as the bride and groom, but it also undermined the trust our guests had in the information we provided. Because the code was ineffective and guests booked through various methods to obtain better pricing, we were unable to establish a true room block or coordinate where our family and friends would be staying throughout the weekend. The sales manger provided a code to give to all of my guests We found her to be unresponsive, unfriendly, and unwilling to accommodate even reasonable requests. Despite reaching out well in advance, we were unable to receive a clear answer regarding permission to use hotel locations for our wedding photos until just one week before our wedding. We were initially told no, only to later be told yes. This unnecessary uncertainty during the final week before our wedding added significant stress to an already busy and emotional time. Prior to our arrival, I specifically requested that my bridal party's rooms be located near my bridal suite while we were getting ready. I was assured this request had been noted. However, when we checked in, none of the rooms had been arranged as requested, and we were told it was too late to make changes. As a result, I was unable to spend the morning of my wedding preparing alongside my bridesmaids as planned. We also encountered several service failures during our stay: Your website states that guests staying at the hotel are not required to pay the restaurant's entry fee. Despite this, I was charged $310 and my maid of honor was charged another $40 in cover charges. I would appreciate an explanation for why these charges were applied and request reimbursement When the bell staff transported our luggage, only one of our two luggage carts was loaded into our vehicle. We didn't receive a call until Hours later when we arrived home, that there was still an entire cart of our luggage at the hotel. None of the televisions in our guest rooms were functioning properly. Several of the air conditioning units in our guests' rooms were not working, making their stay uncomfortable. In addition, many of our guests were shocked by the final valet parking charges. While we understand taxes and government fees are outside the hotel's control, the total cost was far higher than anticipated, with some guests paying approximately $254 just to park their vehicles. Many felt the total cost was not clearly communicated in advance, leaving them frustrated at the conclusion of an otherwise joyful weekend. DO NOT STAY HERE We booked this hotel for a night and inquired about a reservation for the same night at their Rooftop Lounge. One of their staff, Archie, emailed me that he had us booked at the Rooftop Lounge for the of our stay* We found out several days before to that the reservation was made for a different night and the hotel could not accommodate us. It took four phone calls to finally reach someone about this* As a guest, it is terrible to book a hotel where you are not be able to enjoy their amenities. It is truly terrible when the hotel's staff promise you that you can use the amenities only to find out they lied. ***I have screenshots of all my interactions with the hotel staff and call logs of four attempts in 15 min before I could reach anyone. So I decided to book this Marriot Hotel for our 2nd year anniversary celebration. The aesthetic of the hotel really intrigued me from the photos. This hotel was about a 15 minute walk from the Powell Bart station. I booked the premier king larger room with a city view. It cost me about $289 with everything for one night. When we arrived, there were security right at the door to open the door for us. There was already a line forming outside for the rooftop bar. Our check-in was very smooth. We were provided with some complimentary champagne which was very refreshing after our 15 minute walk. The front desk staff gave us a break down of all the amenities and quickly made a reservation for us for the rooftop bar. There is so much to see in this hotel. Their lobby and the decor and how everything just came together was really amazing. Everything was well thought of and honestly, whoever their interior designer is, did an amazing job on the decor. The amazing staircase and the way it looked from the top to bottom, it looked like a staircase from a movie. We arrived in our room which was 602. The room was very clean. Remember this rooms are not meant to be huge but the larger room had a good amount of space to where they were able to put a couch by the window. The wallpaper and furniture and how everything just flows was really amazing. This room came with a nice mini fridge and snack bar. They actually had a really good option for drinks and snack not sure how much they were. They also had a Nespresso machine which we didn't get to use since were not coffee people. The bathroom was really amazing and I found it really cool just how the black tiles and honestly just everything went well with each other. The shower had so much water pressure and their hand wash, lotion, body wash, shampoo and conditioner were all amazing quality. Additional Pros: We asked for a kettle of hot water and mugs for our hot tea which they provided. This was really a nice touch. I would recommend a kettle in the rooms so folks can boil their own hot water. We requested for some robes and slippers which weren't available in our room. I am not sure if this was an oversight but should have been included in our reservation. Regardless, this was a quick fix by the staff and they took care of it right away. Cons: This is San Francisco. This area is not the greatest especially at night. Even when we were walking a little past 5pm there were a lot of homeless people and people doing drugs. This is something the hotel can't control but I believe they do an amazing job of making sure they have security on property. I do not recommend walking here at night especially if you are not from the area. There were police patrolling yes but I definitely wouldn't risk it. You can hear everything that is going on in the hallway. Unfortunately, our room was literally adjacent to the janitorial closet so they were there at 8AM needing to get stuff in the closet. I would recommend maybe getting something for the bottom of the door to make it a bit quieter. Their windows definitely needs to be cleaned. All in all, I will definitely return and visit. Inconsistent messaging from front desk employees. I called in earlier this week for assistance with my reservation this weekend and they gave me clear instructions to call back the day of check-in, to make any room upgrades. Well, I call in today and now they tell me they are not able to help until I check in - which I'll be arriving pretty late tonight. It's incredibly frustrating when all you're trying to do is upgrade your room. There's a lack of helpfulness from this location. This isn't the first time I've had issues with this hotel before. THE LOCATION IS ROUGHHH. I've spent a lot of days volunteering at Skid Row in Los Angeles. While that is worse, directly outside the Proper is not too much better. There were fires on the sidewalks with people cooking drugs and during the night it sounded like a club with bass bumping and homeless individuals filling the streets If you are planning to travel solo, are not used to displaced individuals, planning to leave the hotel or are a female I would not recommend this location. The staff and hotel are great. It's beautiful inside. The interiors I heard were designed by a top interior designer. As much as I wanted to love this place, there are plenty of other hotels and areas to check out in SF where one is able to be more free to leave the hotel read more

Pros: My absolute favorite part about this hotel is the great service from the doormen and that they have Aesop products in the bathroom. The inside of the hotel has a fun maximalist aesthetic and even though the rooms are smaller, they are well designed and make great use of the space! Free coffee starting at 6am and lots of amazing restaurants in the near vicinity! If your trip is 3 miles or less, you can get a complimentary drop off ride by one of the hotel chauffeurs. I also want to mention the incredible housekeeping team. They do a great job of keeping the place clean and we're so kind! Cons: The location is rough. This place becomes scary and unsafe especially at night with tons of unhoused and drugged individuals roaming around. It feels like a zombie apocalypse the moment you step foot outside. I had to take my service dog out to relieve himself at 5am and literally feared for both our lives. For this reason, I would not come back nor recommend any solo female to stay here especially if you're bringing kids or have a service animal like myself. Safety over everything. read more

Not worth the price. Smallest rooms I've ever been in and I've traveled all over the world. Disappointed the rooftop is not open until night time, and complimentary car service was discontinued but still on the website. Managing expectations and not letting people down is key. $80 valet parking a night... wow. The valet was the best person. Front desk people seem bothered when you ask them questions or if they have to go off script. The surrounding area is traumatizing with unhoused persons and drug users - saw a man literally lighting a bong on the street. The scene coming back to the hotel at night looks like the scene from Gotham city when the asylum inmates broke loose. What a sight to see! Staff is very friendly, and there are some nice amenities: valet parking, champagne upon check-in, a car service (within 3 miles and at specific hours). Also, I appreciated that our room had a table a little sofa to make eating easier. And the bath products were of nice quality. Still, I mostly awarded an extra star for the service. Otherwise, this is more of a 3-star, average experience. On the down side: the lighting is very dim in both the main area and the bathroom. The room service options were limited and the restaurants were not inviting. The location is... only okay. Great, maybe, if you're going to the Orpheum, but a hike through somewhat sketchy areas to get anywhere else. (Maybe that's why the car service?) We never felt unsafe at the hotel, though. Also, a LOT of street noise, so if you're a light sleeper (like me) be prepared. Even my white noise app AND my earplugs were not quite enough. Bed and pillows were VERY SOFT. Which is great for some people, but I do better with firmer stuff. read more

We stayed the night at the proper hotel after watching a play to the Orpheum theatre. The hotel was incredibly handy for walking to the play. The stay was lovely the hotel was beautiful and our room was very clean and quaint. I would say Yelpers won't lie. Don't get me wrong, the hotel is so beautiful everything is perfect! Our stay was marvelous! The design of the hotel is just so stylish I want to take every design elements with me back home. Our room (Deluxe King on the top 7th floor) was well appointed, beautiful vintage wallpaper, a nice sitting area in front of the window, bedding was exztrmely comfortable, good insolation between rooms that I had a great night sleep. Bathroom had Aesop products - my fav! Charmaine the roof top bar was delightful, even the quick bite (pork lettuce wrap) was surprisingly yummy on a gorgeous day in SF, that rooftop was just godsend. What are the negatives? Omg the location location location - it is in the roux Centre of homeless just like walking dead. We hop on hop off from Uber so the location was not an issue for us but if you don't know about the location and spend the $590 after fees and valet and tax you might not be too thrilled I enjoyed my stay, but maybe not for everyone. read more

We stayed one night while taking in a show at the Orpheum Theatre down the street. This is what we got for $588: Greeted by the aroma of urine and the sight of several transients loitering and/or getting high. Valet parking was nice and if you want your car, you just text the number on the claim ticket...for the low low price of $90/night. Checking in at the front desk was friendly and there was no wait. Complimentary champagne was offered until 10pm, as well as a "free" car within 3 miles of the hotel, but only until 7pm. Our room with two double beds was very cramped. There were no ice or vending machines. The beds were soft and comfy. Toilet paper was single ply and the towels were not very plush. The overnight room service menu had like 4 things in it. So if you get back to your room after 10 and don't feel like roaming around the Tenderloin for a bite to eat, pack some snacks. Overall, overrated for the price. The surrounding filth, crime and homelessness in the area drag the place down. It's not the hotel's fault, but it is a factor on whether we would stay here again (not likely). There is a hefty nightly "amenity" fee which seems like another way to nickel and dime the guests. read more

I really wanted to like the Proper, as I've stayed at other locations and live them. This one, however, was quite the disappointment. I will definitely stay somewhere else next time when in the city. We booked this for one night after being in the city for a week in a different area. I chose the zero per because I really like their other locations. The lobby and design of the downstairs was as expected, but the location itself is terrible. You hear the homeless camps are a big problem in SF, but I've been to the city and stayed in many hotels there over the past few years. This is the only one that was in a terrible location. It does not feel safe walking outside and it is not clean. Plus, there is nothing very walkable for this hotel's location, anyway. They do offer you free ride service to leave the hotel if you are going 3 miles or less, but you are on your own to get back or arrange transportation outside of the time windows they offer. The room interiors were less than impressive, pretty but basic. There was no place to put anything in the bathroom, so I ended up with a bag on the floor. Staff was not terribly welcoming, either. I expected a luxurious experience, but this one definitely fell short. read more

Would not consider this to be luxury, high level service hotel. They are clearly understaffed which was highlighted by the backup in their valet department. We were told to allow 15 minutes, 45 was more accurate and we would have been less frustrated had we known what to expect. We did not tip our valet driver and for this were called fat and rude fucks, in front of other guests. Please do a google air view of the neighborhood before booking. We did not feel comfortable walking at night and daytime wasn't much better. But, the hotel is decorated perfectly for social media work if that's all you need. I also don't understand the dim lighting in the whole place, including our room. We had a king room, the bathroom was small with not much space for getting ready. They list the room sizes on the website but with all of the furniture there's hardly room for 2 people to walk around let alone get ready at the same time. We will not be returning and would recommend looking elsewhere, especially if you need to bring kids. No ice or vending machines. Coffee was out one morning at 8ish but not the second. I would definitely think twice as a young woman staying at this hotel. The inside is very well designed with overall great service but the area is extremely rough. As a LA native I can confidently say the area of this hotel is less than ideal and made me question our choice. To be noted the hotel does offer a "free" shuttle for 3 mile radius ONLY from the hotel. They do not specify this is only from the hotel or that there are specific time frames it can be used. The shuttle, coffee, free bottle of water, wifi and access to the rooftop are all added in a surcharge of about $88 to your deposit when you arrive in which you are not refunded. When I asked if the shuttle could pick us up about 2 miles from the hotel the receptionist made no effort to correct the previous misleading comments. Unfortunately will not be staying here again or recommended to others. read more

I do not recommend staying at this hotel unless you like having your time wasted and your property damaged. My girlfriend and I visited the San Francisco Proper Hotel in late February 2024 as part of a weekend celebrating her birthday and left severely disappointed.   The main complaint is that the valet service left a large, dented scratch on the rear passenger door of her car. Clearly, the result of the valet driver taking a right turn too tight and bumping the side of the car while moving it into the parking garage. Before we left the hotel, the valet company provided information to file a claim and said that they would refund the valet charge of $90/night, with the whole experience holding up the subsequent part of our vacation by a couple hours.  Days later, after submitting the claim, the company denied any wrongdoing. The valet charge took two weeks and additional complaints before it was finally refunded. If you plan to stay at this hotel you need to take documentary photos of your car before handing it over to valet. These are the other less than stellar parts of the hotel experience that I could have overlooked if it weren't for the careless and dishonest valet service. After we arrived at the hotel, the concierge tried to charge us twice for our room. We were locked out of our room, with all our belongings inside it, because the faulty deadbolt somehow locked as the door closed. While this isn't the hotel's fault, the area surrounding it is affected by a staggering amount of visible homelessness. The short walk we took around the hotel at night felt tense and a bit unsafe. I think this would be especially shocking for someone from out of town who does not experience visible homelessness regularly.   The good: Villion is delicious and has good service. The hotel is decorated nicely. To the San Francisco Proper, you owe us a refund for our stay and compensation for the damages caused by your valet service. The San Francisco Proper wasted our time, damaged our property, and cast a cloud over a special weekend. Don't let it happen to you. read more

Ultimately, if I had to travel to SF again, I would 100% stay in this hotel again. What prevents the 5 star rating is just related to location (right in the middle of Tenderloin) & absence of lounge for Bonvoy members (can't remember what minimum level is usually required) that I usually find convenient for my stays. Neighborhood/Safety: The area surrounding the hotel is ... not the cleanest. But I used to live in San Francisco, and as all San Franciscans know, one street block can mean the difference between a safe street versus a street filled with homeless tents and the smell of urine. The Proper hotel was basically an oasis of cleanliness and safety. The front doors are locked with key card access, and there were always multiple doormen present. That being said, when it got dark, we got around by Uber/Lyft rather than walking. Amenities: There is a $36/day amenities fee. I more than got my money's worth, but I can see how some other guests may not feel the same way. -Every morning between 4AM - 10AM, they have a coffee station set up for coffee and tea, with cream or oat milk (lactose-intolerants unite!). It is not a true Marriott hotel, so there is no lounge with free food. - They have a house car that can drop you off (no pickup) within a 3 mile radius of the hotel between the hours of 9AM - 7PM, which saves on taxi fares. You may have to share the large SUV with other guests. One of the guests sneezed multiple times in the vehicle, and we returned from our trip with a cold that I'm gonna blame on him, but our bad for not wearing a mask in such confined quarters. - We are camels and consume what seem like gallons of water. The hotel provides large glass bottles of filtered water for the room as well as portable water "bottles" if you are on the go -There is a gym, but I did too much walking everyday to exercise in a gym afterward. Rooms: The beds are too soft. When my heavier partner laid down next to me, I would immediately start falling toward him. Surprisingly, the pillows were just the right amount of firmness/softness (most Marriott hotels have pillows that are much too soft). The bathroom is small, but the shower is large. The soap/shampoos are LIQUID, and the water pressure was perfect. There in an in-unit nespresso, but no microwave. The mini-fridge had a bit of empty space, and I was able to keep some beverages cool in there. Service: Top-notch. Everyone is extremely helpful and courteous. read more

Excellent staff, food was amazing at Villon, Charmaine's is a must. The hotel staff here is excellent. Super attentive and not overly pushy. The food at each of their restaurants was delicious. We had the cheese board & pretzels at Charmaine's along with the proper cup and a kissing the California sun. The views were beautiful and the vibes were just right. Getting up to Charmaine's however was a little frustrating as the hostess at the bottom was not as charming as the rest of the staff. Villon was good for a quick drink and snack as well. Their churros were delicious! We also ate there in the morning: overnight oats & polenta. Definitely recommend. I know a lot of the reviews I've read talk about the area, but you're going to San Francisco. Be aware of your surroundings! read more

Talk about a needle in a haystack. For the location and it's neighbors, a strong 1however the interior lobby (5)/guest room (4) and ultimately it s their valet service that truly made me drop the overall score to 2. We were told when we dropped off our car the night before to provide 30min notice when car was needed. Made it down to lobby in 45min and was told we would have to wait another 20 min because they are backed up. There were 3 other families waiting in the lobby, not sure if anyone else noticed there were 2 valet attendants and 1 security guard manning the valet stand. Only after 20min had passed did the attendant who told us to wait finally leave then retrieve our car. We provided the valet over an hour to get our car and to be charged $85 for valet plus tip -we're still human- is ridiculous. IF you can find overnight parking elsewhere, take it! read more

We had a quick visit to the City after dropping our daughter off at school. We picked this property because it was close to family. Our experience was top notch each step of the way. They greeted us by name, even the maintenance person, Arturo, on our floor knew our names! Katrina at the front desk overheard me mention my recent birthday and she sent sparkling wine to our room. She found us a corner suite on the top floor. Josh in the lounge made sure we had everything we needed, always. He even brought a special desert with a candle. Norman at the front desk facilitated a complimentary late check out. Mr. T our driver took us to our dinner at El Techo, thanks Mr T!! (Better the The A Team!). We know there is a Proper near our home in So Cal, so we will check it out for sure! When we come back to the City, we will be back!! Thank you for a great visit!! read more

So last night my husband and I were about to fall asleep all of a sudden we hear our room door open! I was terrified and thought something bad was going to happen. Paul (my husband) looked over and it was a woman who was topless and once they made eye contact she closed the door and ran away. I don't want to complain because the hotel is actually really nice and I love d our room and view. I already have a tough time falling asleep away from home and especially being away from my cat. It was just super anxiety inducing, felt unsafe, and it was just strange. I have no idea how she got into our room because it was locked and of course Paul and I were the only ones with the room key. After that incident my mind was thinking the worst part is that I was so scared and filled with anxiety again and it took forever to fall back asleep. Our plan was to leave as early as possible... we were shooting for no later than 8am because the cat motel closes at 5 and we don't want to be without our baby for another night. I'm assuming it was someone from the wedding because I know people went clubbing afterwards. We wanted to go, but we had to wake up early like I said. Other than that terrifying experience we had a lovely time and wish we could've stayed longer. If that incident didn't happen I honestly would've given the hotel a 5 star rating. It was really nice, had lots of amazing art pieces and wallpaper, really cool carpet, and the room was very nice. The shampoo and conditioner as well as body wash smelled so good and made my hair really soft. We also had an amazing view of the tenderloin lol. Jokes aside, the buildings and architecture across from us were neat. Came to the hotel for a friend's wedding and great customer service and we had the whole rooftop to ourselves. I just really wish that incident didn't happen because it did ruin my upbeat happy mood from the wedding and seeing friends to paranoid, fearful, thinking of the worst, and also interrupted my sleep as well as my husband's. READ THIS BEFORE BOOKING EVENTS OR ROOMS WITH THIS HOTEL My husband and I celebrated our wedding reception in this hotel. The staff were lovely and gave us the best service. The bartender was phenomenal and the chef was amazing. However, we wanted to let express several concerns that impacted our overall experience: 1. We were promised two microphones but one of them did not work, which negatively impacted our evening, and was duly noticed as my two dear friends who flew all the way from Hong Kong to sing the song they prepared for me on our first dance. On a night so important and special to us, we would hope that they all would ensure that all the components of the evening flowed smoothly. 2. We were also promised reservations at Charmaine's after the event but upon arrival, the whole place was not available. The lights and the noises for the night were constantly remarked on by guests, negatively coloring their experience of one of the most important nights of our lives. I even gave Dean a follow up email on that matter but he never replied back. 3. On Friday night, the day after the wedding, me and my family encountered a deeply disappointing situation with the hotel front desk. The key card my mother in law was using for her room stopped working, a regular fixture in the hospitality industry, and she went to the front desk staff to have it fixed. The hotel staff immediately began harassing and questioning her. After a hard day of traveling, this not only stressed out my mother in law who was suffering from a health condition, in severe pain, and needed her medication from her room but was unable to retrieve it. The concierge caused her even further harm by stating that her medicine and bags were removed from her room, implying she would have to replace the over $8000 in goods and products she had with her.  If this were not enough, my husband and I had to change our plans and leave our post-wedding celebration just to go back to the hotel and confirm our reservation, an inane and needless action, considering if the concierge used the means available to them to properly conduct their job instead of inappropriately profiling my loved ones. These issues caused considerable frustration during what should have been the happiest days of our lives. I reached out to the head of front Louie, head of sales Patti, and head of events Dean and received no word, apology, or even responses from some of them. I have been trying to reach out for the past few weeks on the issue, seeking some sort of resolution, but I was just being gaslit to think that the whole situation was our own to blame, that we went to the hotel and had to abandon our plans because we were the ones who decided to leave despite the front desk requiring physical ID even after check in, that our mother in law overreacted to the whole situation despite her medical condition, that somehow the keycard demagnetizing was due to our mother in law's devices despite the design of the technology being an oversight on their part. It is truly unfortunate that all of this had to happen on our special day, and it is even more disappointing that instead of receiving reassurance or even respect from the staff, our concerns were simply dismissed and forever colored our memories of what was supposed to be a beautiful wedding weekend filled love and happiness. read more

My husband booked is here for our anniversary. He usually doesn't plan our trips and this was a first for him. The front desk staff was kind to him during booking. When we arrived I knew the area wasn't that great immediately and didn't feel comfortable but I wanted to honor his efforts. Inside the hotel was nice clean. You can tell it's old but renovated which was fine. Front desk staff excellent. Our room was a junior suite it was nice and clean, spacious. Housekeeping was very sweet. We enjoyed the room a lot. There's a nice restaurant Sam's down the way, sfpl, and city hall. Walking around is a no go so many homeless and addicts straight zombie town so be careful. Hotel good but the area absolutely not and as a result i wouldn't stay here again. I had to leave my jewelry and purse in the room. read more

From the moment I stepped into the stylish lobby, I knew I found my kind of hang out spot. The Villon restaurant was fantastic from start to finish. Craft cocktails, Friendly staff, and an outstanding short rib sandwich on buttered toasted levian bread. On top of everything else, our server brought out a birthday pan a cotta.
