Loudest apartment complex ever! There are zero quiet hours. You're going to listen to screaming kids all day everyday. You're going to listen to gas powered landscaping tools 5 days a week 8 hours a day. They have 2-3 guys responsible for trimming and mowing the entire grounds. As soon as they finish they have to start all over again because of how long it takes. Instead of hiring a crew of people to do landscaping in a day they have 3 fu*%*+# guys who work around the clock. If you're looking for a place that's peaceful this is not it. If your looking for a quiet place, this is NOT IT. There will be screaming children from 2pm-10PM every day. The kids here throw trash everywhere. The pools are taken over by unsupervised kids who scream and splash with no care for other people's presence. The parents here have taken a hands-off approach from their children's actions. The worst part is that management will do nothing. In the lease it specifically says " Resident agrees not to HARASS, ANNO, or endanger any other Resident, neighbor or other person, or create or maintain a NUISANCE, or DISTURB the PEACE or SOLITUDE or QUIET enjoyment of any other Resident, neighbor or other person, or commit waste in or about the Premises." When this was presented to management, they essentially acted as though i didn't even quote it directly from the lease agreement. There will be no peace or quiet. After a long day at work I'm not able to sit out and enjoy my patio area because kids are screaming and swearing from 2-10pm If you are thinking of moving here I suggest touring in the evening because the 1st part of the day is not a representation of what you will experience when you move in . read more

Absolutely the worst rental experience I've ever had. Our apartment flooded due to faulty plumbing while we were not home, and management immediately tried to blame us instead of taking responsibility. Mold and water damage were later found in the walls, making the unit unsafe. I lived here with my wife, 3-month-old baby, and dog. We were forced out for nearly a month, and management fought us on providing a hotel--even though we had already paid rent. My wife and baby stayed with family while I slept in my car for weeks. There is also a major rodent problem. We reported mice, were told we were wrong, and only after mice were caught on traps did they finally admit it. The property is poorly maintained, with dog poop all over the complex. We rushed to move out due to unsafe conditions, and now they're trying to charge move-out fees and were extremely rude and unprofessional in the process. Additional note: Most amenities are closed and require a maintenance work order to be opened. Homeless people sleep in the washrooms and other areas Run far away from this place. read more

I went into the office with I thought was going to be a huge issue. The manager Ana took me straight into her office and gave me a seat. I was treated with respect and patience. I lived at The Havens for about two years and wanted to share a balanced, honest experience for anyone considering moving in. Pros: Maintenance staff, especially Randy, Ivan, and Enrique, were professional and hardworking. Landscaping is frequent and keeps the property looking nice. The location is convenient, close to shopping, parks, and the 405. The Plan B one-bedroom has a decent layout with good storage, modern finishes, and keyless entry. I even got most of my deposit back but that's because I researched my tenant rights regarding wear and tear and took thorough before and after photos, so that honestly saved me. Cons: Parking was the biggest issue. Guest spots were often used long-term by residents with inconsistent enforcement, and street parking filled early. Laundry is expensive and poorly maintained. Machines were frequently dirty or out of service. Water shutoffs happened often, and utilities are billed through Conservice with added fees and little transparency since usage is split by building square footage. Bills were consistently high. Rent increased significantly, and after we gave notice, our unit was listed online for less than our renewal offer, which was frustrating. Units have drawbacks like no kitchen or bathroom windows, no proper stove ventilation, aging appliances, pest issues, and dusty backyards near the street. Management was friendly but slow to respond, with frequent administrative errors. Cynthia was very helpful though. Final Thoughts: We ultimately moved due to parking, laundry conditions, rising rent, and the sense that tenant retention isn't a priority. The maintenance team works hard and deserves more support. Kind of wish I rented one of the fourplexes off San Mateo instead. read more

Update!! We have lived her over 12 years. When we first moved in this place was fabulous. Clearly we have lived here a very long time. In time it is very apparent that upper management does not care about their properties. This place is absolutely disgusting. There is dog crap all over the place. I found a needle in the laundry room last week. The floor in the laundry room is covered in trash for days. The pool is super dirty or over chlorinated and quite frankly not a safe space for anyone to bring a family, we don't even go anymore. The gym is dirty. The parking is terrible. The amenities are locked because too many homeless children sleep in the common areas. We pay for things we can't use. We pay far too much to be living in a place that feels pretty ghetto. The only positive is the office staff and the maintenance guys that are doing their best to work with what they've got but it is VERY clear whoever is in charge at the top simply does not care anymore. I guess a review every month is necessary, because that's the only time the office manager cares to call you back. Let's start off with a lie about how often management walks the grounds here... if management is around so often walking the grounds, then why is this place a dump? The staff does absolutely nothing for you, but they will threaten you over FALSE ACCUSATIONS!!! They will not properly document your animal, and then send threatening messages. Accuse the residents of negligence & wrong doing, with zero proof. I have had my dog for over 3 years. When we first got her, we notified office staff, turned in our ESA papers, and was told everything is good. Fast forward to this week & I receive a nasty message. When I call the office, I'm told that it is a mass text that went to a lot of residents, THEN when I FINALLY get the office manager on a call, I'm told that was a lie. I'm told I'm at fault and have to reregister my dog or get rid of her. When I ask about other concerns on the property she flat out lied to my face, and told me two different stories within a minute. The community manager is a pathetic joke, and needs to be fired she is not handling this community well at all. read more

After living here over a year, here's an honest update... If I could give zero stars, I would. Living at The Havens has been nothing short of a nightmare. The water gets shut off constantly without any notice -- sometimes for hours at a time. It's incredibly disruptive, especially when you have a family or work from home. Maintenance is another disaster. Requests are rarely completed on time (if at all), and getting anyone to actually follow up feels impossible. The office staff is nearly unreachable -- calling goes to voicemail, and emails go unanswered for days. If you have an emergency? Good luck. It'll take them at least 3 days to respond, and that's if you're lucky. I've lived in several apartment complexes over the years, and The Havens has by far the worst communication, management, and reliability. Save yourself the stress and look elsewhere. read more

I have lived here for 2 years now. I love the ease and independence of everything. The self guided tours were very convenient. My leasing agent, Nam, was very helpful and knowledgeable. He was able to assist me while I toured several Essex communities. Everything is digital which makes everything easy to keep track of. The worst management company I have ever rented from . Every year they raise your rent up by over 120 but will refuse to make any upgrades to your apartment . The staff is cold hearted , they are just money hungry . Life happens people get hit financially however this company will be quick to harass you for any small balance . Updates... I've contacted the accounting manager for almost 30 minutes discussing my case, aiming to resolve this issue. However, the manager's conversation was pointless with no positive outcomes. She just ignored her team's miscommunications, misleading, and fault and also refused to release the call recording history, which confirms and verifies my position. She alleged that they can't release it '' So why do you record our calls?!!!! ''. Even when I requested her to provide a contact number for the quality control or investigation team, she ignored it and simply said, "Send email," which I have been doing for a long time and only got ghosted. @Community Relations Manager, I believe after our conversation yesterday, you can now locate my records. read more

The worst apartment company. Unjustly towed my car putting a tow warning sticker on it and back dating it 3 days having it towed within hours and damaging my motorcycle in the process racking up $1,900 in damages and fees. Told me there is no proof (which is why they don't have cameras). Parked on the street for the remaining 9 months. Come move out time they charged $800 in cleaning fees. Told me in good faith they will remove 1 repair charge and they picked a $35 charge to take off. Dog crap everywhere which is on the owners but there's nothing being done about it. apartments are old and with out of unit washer and dryer their priced to high. The worst of all is dealing with the company, most greasy experience. They tell you they try calling you, leaving no voicemails and your phone calls will most likely not even go through. read more

I really don't do reviews but this one is a MUST I regret moving her please future people AVOID coming here I spoke with the assistant manager and wanted to speak with the manager and refused to transfer me to speck with the manager. Next this apartments are always sending you reminders about the rent , that the rent is due before the due date and you Must pay rent if not a QUIT NOTICE WILL BE SERVED but when you request a service they do not respond the same way they send those reminders. Terrible complex. Noise and light and bad dust pollution problems. $3200 a month for a view of a bare wall with a bright light at night streaming into my living room. Spider webs everywhere. Bushes, railings, ceilings . Construction crews are my view. Digging up more dust. And the noise from blowers, trimmers, mowers, outside your apartment at 9am on Tuesday and Wednesdays. I had an issue with my cabinets and Tyler was super attentive to my needs of resolving my issue. He sent a fellow associates immediately to my home to look over the problem. After doing so he updated me that he was having a vendor come out to do the work as soon as possible. I have been a resident at the Havens for about a month and have had a pretty pleasant experience thus far. Patty assisted me in submitting my application for the unit while Jan supported me throughout the entire move-in process. Both Patty and Jan were tremendously helpful and truly made my move-in experience a breeze. Jan was patient and has answered every question I've asked. I had to submit a few maintenance tickets for my apartment, but the entire maintenance team was able to resolve my issues quickly and efficiently. I take my dog for a walk around the complex various times throughout the day, and each time I have found the place to be clean and decently quiet. Although I have yet to take advantage of the common spaces like the gym/pool/clubhouse, it appears that they remain well maintained. Overall I am happy with my decision to move in to the Havens! read more

I just began living here and today I experienced the worst. Today I encountered the worst assistance manger and for a reason she is simply that an assistant because she does not know how to help residents. My car got towed today for the dumbest reason. My car was parked in the "future residents" parking because I was unloading stuff I had in my car given the fact that there is no parking available. In the time that I unloaded my stuff and took them to my apartment and attended my children, my car was towed simply because I was parked there. Yes, there is a sign there but c'mon we are residents and the other spaces for "future residents" were completely free. I was charged $380 to get my car released simply because I left my car there for some time. I called the office and spoke to the assistant manger who was completely incompetent because I asked her that how can it be that my car was towed simply because I had to unload some items but she replied there was nothing to do. I told her there was something they could do since they are the ones that hire the towing company to do the job but she proceeded to state they were doing their job and nothing can be done. I eventually asked if I could speak with the manager given that she was not trying to help and she refused to let me speak with the manager. I informed her it's not understandable how my car was towed and she proceeded to state that I'm not the only one this had happen to, that there have been many cars from residents that have been towed. I told her that's the problem because there is literally no space for parking and they should do something about it but she stayed quiet because of course what can she say if we are in the right. I really hope this assistant "manager" gets fired because she does not help at all. All I will say is that if a residents car is being towed away, they are giving out the message that even "future residents" who want to go see an apartment will run the risk to get their car towed. It was completely stupid to pay $380 to get my car released given that it was towed around 10am and I picked it 12 that same day, ALL BECAUSE THEY DID NOT ALLOWED MY CAR TO BE PARKED EVEN THOUGH THERE WAS OPEN SPACES FOR "FUTURE RESIDENTS". They also never informed us that even if we park there to unload items, our car could run the risk of being towed. I enjoyed the start of my living here but they are literally not helping with the parking situation even though there are bad reviews because of that reason. read more

Very communicative & always makes sure requests or issues are dealt with in a timely manner that provides satisfactory results time and time again! Extremely disappointed for my stay here it takes forever for any response from "management" the kids that live there dont care at all about throwing their trash away, riding their bikes on the sidewalks and running into you, abusing the gym, and being extremely noisy throughout all parts of the day. And be wary of the hidden charges when you move out and when they do their inspection, make sure to get a manager there as they purposely half qss the inspections to charge you more on the real one. absolutely horrible experience living here and i suggest you all STAY AWAY read more

Nice community but if you have more than one car the parking is a huge concern so I canceled my application for an apartment here. I was told I was going to receive my holding deposit ($300) back and it's been 2 weeks that I have been calling and emailing this management company but have not heard anything back. When I was first inquiring, they were bugging us to finish the application and now that there is a concern we have not heard anything back. Shows how their management team works.
