Address several severe and ongoing maintenance issues in our apartment that require immediate attention and resolution. While we appreciate that the on-site team, especially Crystal; is often working under understaffed conditions, the current state of our unit has become a safety concern. First, the mold in the bathroom has returned and is spreading. The replacement exhaust fan does not function, leaving the bathroom with no proper ventilation. When I reported this to the complex team, the suggested solution was to simply place a personal fan in the bathroom. This is not a safe or effective way to treat a spreading mold issue. Our floors were replaced due to holes and bubbles on the flooring. Which they almost charged us and did not want to fix the flooring. However they did fix the flooring after a lot of back and forth. Second, the kitchen countertops are severely corroded, with holes forming and the edges lifting. There are multiple layers of old repairs, and the countertops now need to be completely replaced. Finally, regarding the living room window, the glass recently shattered while it was being cleaned. Because the glass broke into pieces, we immediately disposed of it to prevent our two-year-old son from being injured. We have now been notified of a $1,500 charge to replace the entire window. We obtained a quote from a licensed third-party contractor who stated the bottom piece could be replaced for $300. Charging $1,500 for an old, dated window feels excessive, especially given that past maintenance delays forced us to handle the clean-up ourselves for safety reasons. If money is a way to get there investment of return they will and very much feels like we invested in your flooring, well now here is the bill for the window. read more

We moved out after 36 months of tenancy on January 20 and management had access to the unit on January 21. The apartment was listed for rent the same day and showed as available within less than a week. We later received a move out statement retaining our $600 deposit and charging an additional $358. We do not dispute utilities but we have formally requested documentation supporting charges for carpet replacement and cleaning. During on tenancy we maintained a no shoe household and had rugs covering the entry area. We left the unit clean at move out. To date no move out photos or evidence demonstrating damage beyond normal wear and tear have been provided to justify the charges. The move out statement indicated that if the remaining balance is not paid it will be reported to the credit bureau. We have formally disputed the charges in writing and requested supporting documentation but have not received a response. [[HIGHLIGHT]]We have contacted management 4 separate times by email and phone and have not received a reply despite their automated response stating replies are provided within 48 hours.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Most recently we spoke to an individual named Calvin who acknowledged our emails but provided no resolution.[[ENDHIGHLIGHT]] We also note that other tenants have reported similar concerns through public forums such as the BBB. DO NOT MOVE HERE if you work from home. The required router and modems they installed into the units from Spectrum promising to make it easier to have an internet service price bundled with the rent. What they don't tell you is that Spectrum does random upgrades that knocks out your internet for hours. [[HIGHLIGHT]]They seem to randomly do it on Tuesdays with no regard or give ample preparation.[[ENDHIGHLIGHT]] For people that work from home that could be a death knell in your livelihood. I have lived in these apartments for over 7 years, and I never had major issues until about 4 months ago. Since then, my electricity bill more than doubled, going from around $170 to over $350. The electric company confirmed the issue comes from the apartment, but management says it's not their responsibility and has provided no solution, even after more than two months of reporting it. On top of that, the office staff is very unprofessional. During a call, I was treated rudely and even told that if I didn't stay quiet, they would hang up. There are also ongoing issues with neighbors and their pets. Dogs are left outside, causing constant noise, and management does not seem to care whether residents can sleep or not. read more

That and the fact that they've raised our rent almost $700 in the last four years since the pandemic with no improvements to any part of the complex or facilities. In fact, they've taken everyone offsite and they mainly work from home. [[HIGHLIGHT]]We complained multiple times about everything pictured and listed below, the most that we get is a call back in 48 to 72 hours with them saying we need to take matters into our own hands and just continue to file maintenance request.[[ENDHIGHLIGHT]] This is the definition of a company that does not care and is trying to provide you with below the bare minimum to live. They charge you for water, trash, sewage and a "Monthly maintenance charge" which we weren't told about moving in. When I raised the issue I was told "these are normal utility charges. You get these anywhere you go." Funny enough they have a class action lawsuit against them for that very thing! Black mold growing in the bathroom (see below) and when I raised the issue they told us it was "discoloring, but make sure to clean it with bleach" They claim to have hired more maintenance and janitorial staff but we haven't seen them on site in a week, my wife and I have been home the whole time. Trash thrown everywhere, trash cans over flowing and the playground is covered in someone else discarded toys. (See pictures below) Open electrical or internet boxes that kids can reach into and get hurt (see picture below). Pretty sure black widows are living in there. Neighbors have reported termites - thankfully we haven't seen any in our apartment. Other neighbors have no hot water, this is a violation in California. Other neighbors moved in 2 doors down from us and they didn't know how to get into their apartment. Pool area is usually open and homeless wash themselves in those bathrooms. I've walked in on teenagers being intimate in the weight room and pool area. Weight room is lacking, lately residents have brought their own equipment in just to be able to have a decent workout. And that's when it's not being used by people who don't live here. The weight room regular gets broken into by teenagers. They simply remove the screen and open the windows and climb in. Dogs constantly off leash. There has been one cat and another small dog that have been attacked (that we know of) and when we raise the issue they simply send out an email. No follow up and no on site visit. Water gets turned off randomly and they give no notice. They also don't inform you it's an emergency until you ask them. The front gates into our "gated community" hasn't locked in over six months, even though multiple neighbors, including myself, have raised the issue to Essex. What's the point of paying for a gated community if the doors are just going to be unlocked? Multiple packages of ours have been stolen, even though pictures have been taken that they got delivered to our front porch. I'm sure this would've been alleviated if the gates were working. Cars have been broken into and my registration tags were stolen while living here. [[HIGHLIGHT]]They simply send out an email saying "take any valuables inside and report any suspicious activity to our security service."[[ENDHIGHLIGHT]] You have to call the security and they are NOT on site either. This was our first apartment and we cannot wait to get out of here. If you want an air conditioner in your unit, they make you pay for it and then also tell you that you cannot take it with you. There's no air conditioning that comes with the apartment unless the previous tenant bought it and the heater barely works, but does run up your electric bill. read more

I recently moved here, there is only one parking carport assigned per apartment. I have to paid the addition parking for $45 per month. There is always a car park in my spot that I paid monthly but management will not handle the situation. I was told to call towing and provided me with the towing phone number. We have lived here for 2 years now. The property has gone down hill very fast within the last year. The dumpsters are always overflowing with trash and peoples old furniture. The residents are so lazy that they dump their trash outside of the bin. While walking my own dog, I am constantly picking up other peoples dogs poop. The utilities are split evenly so we are a household of two paying the same water bill as the household below who have washers in their house and over 5-8 people living there. We have asked before how the utilities are "even" and have never been given a straight answer. They raised our rent but did not improve the quality of any of the appliances or facility. Peoples kids play outside without supervision, leave their trash in the yard and scream at the top of their lungs 24/7. Lastly, there are so many people living in each house that it is nearly impossible to get a guest spot when I have GUESTS over. People leave their cars parked in guest for days or even weeks at a time. It's absolutely ridiculous. Saeed is the only helpful hand who provides great service. read more

Hello! I wanted to share my racist experiences I've had living in FV. I was born here and lived in numerous cities, including FV at different points in my life so I understand what a wonderful city this can be. However, once I moved to Valley Park right off of Euclid, things became pretty bad. My household is Asian and we rented a townhome in front of a larger piece of communal grass in this apartment complex. This family with twin boys that are probably less than 10 years old but older than 6/7 moved in a couple months after us. The kids began to hit our door with toys/balls, body slam into it because they considered our porch to be an end post for their games like tag. I've spoken to the parents & children multiple times to stop hitting our door. The mom was apologetic at first but then she began to demand proof and mock me. The kids also began to laugh it off and escalate to throwing things at our window. Last Christmas they decided to leave a racist note on our doorstep. Attached for view. I was already talking to our management team about their behavior and this really set me off. I went straight to the office but was told management can't do anything unless we have concrete, I'm talking video with clear faces and evidence, but that since it's minors they cannot do anything. Whatever, I think, they're bound to not have their lease renewed. These kids will trash the place and the mom doesn't watch them at all. They carve into the trees, rip up the plants, set up furniture outside over night. Not the best tenants. Then right after covid started, they hit our doors again and I ask the mom to stop letting them do this. She started yelling at me and charged towards me to the point her husband physically held her back by her arms. Since then, her kids have vocally said to other adults "Chinese people eat dogs" and I've yet to hear any adult in this complex try to teach them why this is wrong. Instead they agree. She continued to mock me when I simply walked past her and management told me to just ignore it and to inform them if things escalate. Instead, we moved out and paid extra fees to get out of our lease. If you're thinking of renting at Valley Park off of Euclid & Edinger, don't. When we moved out, the family was still living there as far as I know. Management's hands are tied and they have told me multiple times they couldn't do anything. Other than this situation, the office had been helpful with repairs and were prompt with paperwork. ‍ Gardeners and service workers have always tried their best to creat a clean & nice looking environment. Edit: the family discriminating against us were not white but fellow POC, which makes it even worse. I did not want to include their ethnicity because I don't have a full confirmation nor did I want to turn this into ethnicity against ethnicity. Racism is racism, period. read more

So many things wrong with this place! In the two years I lived there bad plumbing, everyone double parks but nothing is done about it. Loud neighbors. No heating! Lots of unsupervised kids and leaving trash around. People don't pick up after their animals. No upgrades but rent always goes up every year. Windows are old and rattle when windy. And if you need to talk to management forget it. You will be leaving lots of messages and emails before a situation will be resolved. Maintenance and pool was the only thing that was good. Move out charges was ridiculous so good luck getting a deposit back. I was a good tenant never late on rent and left my apartment clean and got nothing back. Hope this will help others read more

Did a request for maintenance and right away Said came and took care of what was required. Always does a good job and never disappoints.

Distasteful , unethical, no accountability, unprofessional are all understatements to describe this apartment complex............ So since I've left my last yelp review I've felt like they have made no effort into bettering any situation, in fact making my living situation here worst. I've put in a work order about a week ago for a clog tub. They sent me an email stating that it's been resolved when nobody has even entered my apartment to fix it. When I seen that email I immediately called them and asked them why did they put that my work order was resolved. They said that the problem would be fix that same day which was Friday. It is now Monday and my family hasn't taken a shower in 7/8 days due to them not comming in a timely matter. We had to resort to showering at my significant others gym which is a bit embarrassing when your paying for rent. All while having a 8 month old baby.......and [[HIGHLIGHT]]don't let the reply they leave under everybody's review fool you. They do that to cover themselves and make themselves look better and make it look like they are handling the issues when they clearly are not[[ENDHIGHLIGHT]] . Shame on them . Again. Our maintenance man Said is the best, one of the gardeners broke our window in the living room, I called him right away and he took care of everything quickly, he handled everything professionally, also while speaking to the gardeners supervisor. Great looking apartments and convenient as well. Apartments are close to grocery stores and mile square park, perfect for kids to play and enjoy their time. JJ was really helpful and was so understanding with our needs. We have two little girls and privacy was a big thing for us so he was able to accommodate that for us. Horrible facility with a lot of miscommunication. Parking is a major issue with no place to park and was towed our first night actually living in the apartment complex. Called and emailed over and over to get it situated. We had notified leasing agents of the two parking we needed when we moved in. But was only given one and not told about the waiting list that is " very long". Each time I was told it was an issue and will get back to me. Then nothing! Crickets! When readdressed. Told again " you are on the waiting list, unfortunately we have limited space and there is no time frame for parking availability ". Management is horrible it's takes day or even weeks to get someone through phone or email if you have a concern, there is never guest parking because all the current resident take the spaces and no one does anything about it. Landscaping crew always dirty my car and have sent many emails regarding this nothing was ever done and I tried changing my parking and that they don't do that. Life changes. My giant shift happened in 2011 when we had to move from a 5-bedroom house with a huge yard to an apartment. We chose Valley Park, because they welcomed us warmly and allowed big, crazy dogs! Though it's an older complex, they have been good about upgrades. The rooms are spacious and we even have a yard! After 8 years, we can't believe that we are still here! This feels more like home than my big house ever did. The trees on the property are gorgeous, the grounds are maintained, and the neighbors are friendly! The place is quiet and great for families! Even friendier is the staff. We moved in when Nathan was here. He was always cool and lots of fun! Marlene is still here and fantastic as ever! She is super friendly and has a contagious laugh! Then there's Said who we love! He always quickly responds to service calls. Then his repairs are done in a flash! Frank is great, too! Just like Said, he can fix anything! We don't know the new manager Maricela very well yet. From what we've seen since she started, she seems very efficient. When she makes up her mind do do something, it's done! What more can you ask for? Thank you Valley Park!
