TLDR: nestled right in Scotts Valley, basically in the middle of a suburb, near markets and restaurants, yet provides tranquility. Spots are asphalt, close together but there's a nice wooden barrier between spots to provide some privacy. Our neighbors were talking until 3:00 a.m. and we could hear them so we told them to quiet doen. But honestly this happens so frequently at many campsites so I'm not upset. The highlight is the pool and the hot tub. Thank you so much to the owners and managers who actually heat both of these to a comfortable temperature. It seems like this is so rare these days. The pool is about 80 degrees. And the hot tub was piping! Loved it. The rec room is fun too. The kids loved air hockey, connect four, and the arcade game with hundreds of options. This place is near some of the best Cambodian and Thai food we've had (Jia Tella). And a very short drive to a safe way and nob Hill market. Very nice stay. read more

My wife and I recently stayed at "Santa Cruz Ranch RV Resort" in Scotts Valley, CA for the first time and we must say we enjoyed our stay. The design of the sites were well thought out (even though the asphalt pads were a bit small) there was still plenty of room between the sites and easy access to the Full Hookups. The property was very clean, well manicured landscaping, and the amenities, i.e., Laundry Room, had plenty of machines that were both clean and well maintained. In addition to the excellent property features, we were equally impressed with the property manager, Sjarifah. She was very friendly, professional, and displayed excellent customer service skills, all while multitasking (working the office and facility grounds). Sjarifah is definitely an asset to the park and represents company well. In fact, I made it a point to thank her before our departure for her hard work, professionalism and overall kindness. Sjarifah is Definitely The Gold Standard of Customer Service. If we were to visit the Santa Cruz area again and needed a resort to lodge at, we would definitely choose the Santa Cruz Ranch RV Resort. read more

Upon arrival, I noticed that the road leading into this specific trailer park was very narrow and sketchy. I was worried about branches from trees hitting the top of my trailer. The manager of trailer park has strict rules on parking, can only be certain feet within two white lines. Was worried about theft at first look but after a few days I begin to feel comfortable with leaving my belongings alone. Listen to all the 1 star reviews, they are completely true. This is THE WORST "campground" I have ever stayed at. I wish I would have read reviews before booking my stay but I thought I was making a good choice booking with a Thousand Trails campground. So disappointing, the pictures online are soooo deceiving. At least half the campground is long term residents and the spaces are tiny. I paid over $100 for a premium site which was barely big enough for my motorhome. Since the site was so small there was no room for my car and all the parking was filled with long term residents. There was more parking by the office but was told that is only 15 minute parking for people using the laundry room and was told I could park at the hospice care next door or on the street outside of the campground... unacceptable! I had booked two night but ended up leaving after one night because it was so bad. If you are looking for a nice place to vacation do not stay here! read more

The staff here are incredibly friendly and helpful. I rate that aspect of this campground a 5. The bathrooms and pool area are clean and well maintained. I rate this a 5 as well. However, there is freeway noise and quite a few full time residents there. While this didn't present any problems, I prefer to camp with other campers who are there on vacation. read more

I love this place! Recently, I was looking for a long term RV resort to stay at. I had known about Santa Cruz Ranch RV resort from living in Scotts Valley for over 10 yrs. I contacted them and everything from the beginning was smooth. They are very prompt, the office staff is super helpful and welcoming! When it came to telling me about all the services they had to offer, they were so organized and available to me. They have it all and everything is extremely clean. Most of all, as a single woman I feel completely safe there. With the Covid pandemic, the CZU wildfire that took my family's homes, it has been a tough year. I needed a safe and clean place and a friendly smile. The Santa Cruz Ranch resort is still that place I call home. read more

This park was actually pretty nice. Not sure if it would be considered a "resort" in comparison to others. But it was nice. Especially considering most of the sites appeared to be full time residents. That can cause a place to decline. Looks like they have it under control. Sites that were occupied were clean and tidy. Nice units. We only went for a one night getaway. As we live close by and decided to head north to warmer weather. The bathrooms were clean and as others mentioned the staff was friendly. I gotta say I was impressed with the accommodations. We (4 year old daughter, 9 year old son and I) were there to tent camp at a place near a hotel just in case my 4 year old wasn't having it. Based on my previous experience staying at RV parks with camping/tent areas I was impressed. The community area (billiard table, foosball table, TV, laundry, showers, snack/soda machine, pool and hot tub) were clean and organized. The longer term tenants were nice and noise, lack of noise was great considering proximity to major roads. Text and email Communication from office regarding after hours check in/out was timely and informative. Price was acceptable for accommodations but missing a star for not mentioning the absence of a bbq grill and fire pit at tent sites. read more

I am giving this place 3 stars for the office staff, good reservation system/responsiveness, convenience, restrooms and #1 location (very convenient for family nearby and close to beaches). The overall situation is very tight, small spaces with poor privacy and space (not good to be on top of neighbors). The grounds are also a bit rundown, especially for price. Dog friendly, clean restrooms and grounds and very quiet especially considering the capacity and tight quarters. Didn't appreciate the screaming/shrieking girls at the pool uncontrolled by moms or staff. Also the "free" internet did not work once in 8 days :-( read more

This company just kicked out a 5 year resident for moving some things to her friend's yard during her pull out (residents have to be off property for 1 week every 7 months). Whoever wrote that yucky one, the writer who took the photo of that is what I find more disgusting, goodness. The company they contract out for the port a potty seems to be just fine now, I have visited a couple times a month. As for the review on the pool closure, that could have been due to a guest or resident, something totally out of control of the persons running the place --not to mention temporary, like up and running within 24 hours. It is a family friendly location in general. My friend felt comfortable having his kids visit him there, when he was there (like ten years ago). I know they give there best because they keep it up nicely. The pool looks so much better than it did back then, it is pristine. My friend who lives there now said the pool looks better better than other places she has resided with a pool. I've stayed here many times when Cowell or Aptos State Park was full, at the guest overnight, and it is peaceful. The bathrooms were good then, but now they are even better. The other common areas are cool too, back when we had community areas (pre-Covid), but laundry room still helps. read more

Stayed for weekend and thankfully we weren't at the campground much except to sleep. Absolutely no room outside trailer on the premium pull thru sites. The back in ones are bigger but they back up to a commercial area. Amenities were ok. But We wouldn't stay again. Overpriced for what they have available. After reading the reviews, I decided that I needed to respond to some of the NEGATIVE COMMENTS HERE. Almost all of the people who posted negative comments were evicted for cause. The drama they weave on this page is just that, drama. Playing the victim is their best qualities. The new management was brought in to clean house. Every rule written was being broken, nothing was being paid, and now it all is fixed. Kate and Sjareffa stepped up to the plate to make this place way better than it ever was. The pool is cleaner than ever, the grounds are clean, the restrooms are always clean. The maintenance men actually do their jobs, things break and then they are fixed. There were some problem tenants, they are now gone. See negative comments for proof. This place has improved by over 100 points in my book. So Thank You to Kate & Sjareffa for doing a spectacular job cleaning house and making this place 100% better. You promised to take out the trash and you did. We appreciate you and love living here in our beautiful park. read more

This place has everything you need. Nice amenities. Pretty small park. Good price. Not my first choice (due to being parked on asphalt as opposed right in the Redwoods ) for SC area RV parks but we will definitely be back again. The staff is extremely friendly and helpful. The pool is nice- always kept at 80 degrees and never too many people there! Plus a nice little hot tub. I love that they don't discriminate against certain breeds of dogs. If you're looking to camp, this place is a joke. Their tent site is essentially a dirt plot with a picnic table. I wasn't expecting this place to be beautiful but I definitely wasn't expecting it to be a lame as it was. My biggest complaint: NOISE. All you can hear all night long is the freeway. It made it very hard to sleep. Motorcycles revving up before dawn, other occupants with no consideration for other people by being loud in the middle of the night. It was just overall unpleasant. They shouldn't even offer tent sites to be honest. Never coming back here. Stay at your own risk. The upside is that its a close drive to Santa Cruz. read more

But besides the grounds keepers people who work here are horrible nasty you know what's. What's new is you can't say anything bad about this place according to management. Santa Cruz Ranch RV Resort is literally the worst campground my family and I have ever stayed in. I want to be clear about why this is. At 8:00am (or earlier) every day of our stay, there was some insanely loud noise right outside our trailer. Big trucks, construction, saws, weed wackers, etc. It woke up my children and made any sort of peacefulness impossible. Also, I've never stayed at a campground with so many tedious rules. The management really does not give its guests the common-sense benefit of the doubt. We are micromanaged about the exact way to park and set-up our trailers (stay between the white lines ?), were and how children can ride bikes, where children can go (which is no where unless unaccompanied by an adult), and all of this at quiet an expensive rate. Also, you have to pay extra for WiFi. There are roaches which come out at dark and collect under anything you have outside (rugs, chairs). More then half the park lives here (they have mailboxes), and the vibe is really that the shorter term guests are unwelcome; our kids are annoying to the residents, our dogs are too. There is none of that lovely vibe that happens in campgrounds when everyone is happy and hanging out around the fires with their families, in fact there are no fire rings at all! If you're the type of rv'er who wants to stay inside all day and watch tv then this is the place for you. If you like to be outside, if you like the quiet of nature, if you like a good view, if your kids are old enough to ride bikes around the camp ground unaccompanied, if you know how to take care of your rig, your dogs, and your children, then this is not the place for you. read more

I have stayed here for the past three weeks and have been very impressed with the park. 1. Clean, well kept. The staff takes great pride in the care they provide to guests and in their maintenance of the park. 2. Coffee always available! 3. Restrooms always cleaned (for some reason, guests think it's okay to not flush at times and/or throw paper everywhere, which park cannot control, but they are so on top of it). Showers warm with good water pressure. 4. Hot tub clean, warm, wonderful. Pool sparkling and kids love it. 5. Warm, professional staff. 6. Very, very convenient to everything. I am able to bike to grocery store, movie theater, CVS, Jamba Juice, park, library, and the metro center, which easily takes me either to Santa Cruz (love, love love) or San Jose via the 17 express for $5.00. I will definitely stay here when I return to area. read more

Resort? No. Not even close. It does have some pluses - It has a pool, hot tub, foos ball table & a pool table. That's all the activities available. So "resort" is a big stretch. But, the Pool is clean & heated and the hot tub is nice too. Bathroom are well kept and clean. The location is the best part. 20-30 minutes to all the Santa Cruz attractions. If you are using this location as a base camp for doing other things nearby then it will be fine. If you are coming here looking for a relaxing resort like vacation you will be greatly disappointed. It is basically a parking lot. No joke. 90% of this place is asphalt. And 75%+ of the spots are taken up by permanent residents. The spaces are tight too. If your neighbor is over the line painted on the asphalt and has their awning out you won't be able to extend yours. There is some highway noise but it's pretty minor inside the camper. Power and water haven't been an issue. We have been here twice and will come again since we know it's really just a place to park and sleep with the bonus of a hot tub while we do other things during the day. Oh, and ask to NOT be in spot 22. Uneven ground with utilities as your view. read more

My boyfriend , myself and my children have been tenants here a scrrv for about 2 years. At first the management and the people were nice and relaxed. This pleasent place has taken a turn for the worst. This is my opinion and what we experienced. It all started when the new manager started her job, with her bull dozer in tow. Her main focus has been to get rid of whomever she can, because they want this to be a pull through park without perm residents. So corp hires her to clear as many tenants out as possible. Otherwise they would have to pay to relocate them. Showing respect, class and common decency was not a requirement. We changed our site to a larger one. The reason we were able to do this was because of the office staff person who was kind enough to bump up our spot on the waiting list, because she needed her car fixed. So, we're getting ready to move in, and instead of waiting for the maintenance staff to clean the site we worked on it ourselves. We asked one maintence staff about a very small dead tree that was in the spot (Which we have pics of)if we could get rid of it, his response was sure, great, thanks for doing my job for me. Then apparently he ran to the office and told them we were cutting trees down????(apparently he was jealous we got the larger spot, that is what I was told)then the mgr. called us by phone, and started yelling and calling us names and threatening us with police and jail time. The next day the managers boss (from corp?) the manager and her two office staff employees show up on my front porch and just started accusing and would not let me get a word in. They were so off base on what took place. I tried to tell them that the maintenance staff guy said it was OK, and their response was you don't go to them with questions, that they are nobody, if you have questions come to the office to get the answers. I had no idea that the maintenance staff for this park had the "nobody" status. I assumed if I had questions regarding the park maintenance I would go to them. I didn't realize I should of gone to the gal in the office whose wad busy over charging everyone for a transient occupancy tax that shouldn't even apply to us. They are charging us incorrectly. WOW, I have never experienced such an in justice, I thought if you lived in America there were laws to protect people from corp sharks like this. Thats why they have tenants do 7 month move outs so the tenant has no rights at all. These people, some on fixed incomes and low income families are walking on eggshells, fearing eviction daily. It has really brought the worst out in many people and has created such unhappiness along with back stabbing and senseless gossip. It is so expensive to live in Santa Cruz County! A lot of these tenants have no where else to go and this company is taking advantage of the lower working income for no other reason other than greed!! read more

We stayed here for 3 weeks while my husband worked out of town. We went during the busy summer holiday season and the staff there was so friendly and helpful getting us a spot. They were more than willing to help us with any needs we had. We enjoyed our visit and it's a great location only being 15 minutes from the beach and close to the mountain activities. If we ever need to go up that way again, we will definitely stay at Santa Cruz Ranch RV! read more

This place is a joke. Recently stayed here thinking we would be surrounded by redwoods. The good: staff is very nice. Decent wifi. Bad: most sites have permanent residents, sites are so close together you have to coordinate with your neighbor do your pop outs don't hit each other. It smells like sewage most of the time. Sometimes the smell is so strong it actually smells in our rig. Neighbors working on the cars, playing loud music, and fighting couples. A nightmare. I would highly recommend finding another spot to stay. read more

I moved out of the park in 2008 was there pretty much since 89 loved the park but now it has gone through ownership and management changes I hope it's still a friendly place to live. Very clean and well maintained. No issues with hooking up sewer and electrical. Great pool and even a small rec room. We are new to RVing and are trying out new places we find online. One downside was this place was right in town. We were expecting something more woodsy and secluded. There was also lots of noise from the freeway. I only note these things as an FYI and did not take then into account for the Star rating. I think a lot depends on the luck of the draw as to where your site is. We had a terrable site, right beside someone who partied and smoked dope all night. Their sewer connection was totally illigal, there was toilet paper all over the place from a recent spill. Sewer smells were the norm. OTOH, the staff was pleasant , the bathroom swere clean, pool was OK. The road in was a real challenge for anythng longer than about 38 feet, esp if towing a car. We stayed here to visit family and do a little sightseeing. We were greeted by a very friendly staff member and was told to call if we had any problems. We then went to our space, which was ok, but very tight. We have a large 5th wheel and could not park our truck on our spot. We had to park in spaces across from us and that was ok until there were none available one time. All in all I have to say it was a very nice park, with one exception. When we tried to leave it was almost impossible to get out of. Fortunately for us our neighbor was leaving too, so he pulled up and we pulled up and then backed up and after quite a bid of manuevering, about 15 minutes we got out. We were on a road trip and spent the night here as we were passing through. The office staff was very friendly (they even had coffee!). Bathrooms and showers were clean. Trash cans were empty. Pool looked clean, although we did not use it. This was a decent place for a pit stop. My only complaint is that it was a little crowded and it seemed as though people lived here. This is one of the worst campgrounds that we have ever been to. The bathrooms and showers are old and in dire need of bring remodeled. You'd think that for the money that they charge per day, they could at least replace shower curtains when they start to get moldy!! The campsites are so close together that there are only inches between your slide out and your neighbors. You might as well forget opening your canopies!! They had multiple pet waste bag stations and every one that we stopped at was empty. And their motto on their home page states "We believe everyone deserves their dream vacation"?
