Scenic Oaks was recommended to us as a good lender in the Modesto area, where we wanted to relocate from the Bay Area. We went to them and got our loan approval in place a couple of months before we were going to move - everything seemed to be in place and smooth.- until we actually needed to fund the loan...then the nightmare began. Their Underwriting department continued to delay closing with completely stupid demands - and the demands started coming after we moved out of our house and had files and computers in moving vans, and after we thought that all questions had been answered, turns out that we were wrong. One example: their Credit Researcher, our Credit Union and myself were on a conference call to explain that an auto loan had been paid off - yes two auto loans had been paid off and their were no more auto loans per the CU rep - should be answered, right? No, a week later they wanted to verify that the other auto loan was paid off - even though it had already been verified that it had been! This stupidity cost us an additional $4000 in moving expense and a tremendous amount of physical and mental stress. . read more

This is one of the worst companies, the follow through was horrible. I had the hardest time getting anyone to answer their phone and took forever to return phone calls. In the end, they did not have documents to title in time to close an escrow. Cynthia worked hard to help us get qualified for our loan. She did absolutely everything that was within her reach. People need to understand that Cynthia is the middle man in the process of the loan and that she advocates for her Clients through underwriting while still making sure everything is done per the required guidelines. These guidelines apply at every bank. So although it may seem like the bank requests too many documents, it's part of the process and it would be exactly the same at any bank. Underwriting is who makes the requests and final decisions, not Cynthia. Keep that in mind before you blame her for not getting approved for your loan. Thanks to Cynthia's hard work, we are in our new home today. She went out of her way to help us out and makr it happen for us when we thought underwriting might not approve our loan. Our loan was very challenging and Cynthia was always on top of things throughout the process. Thanks to Cynthia, we were able to move into our new home just in time!! She worked miracles and helped us through every obstacle as they came up. She made a huge and positive difference in the approval of our loan because she was always on top of things. Remember that next time you want to write a bad review about her because underwriting is asking for items. I don't even know where to begin. What is supposed to be one of the most exciting times of my life has become one of the worst due to the lack of professionalism of this company. The buyer of my current home is using Scenic for her loan (which we need to fund the deposit of the home we are buying). We have been in an upheaval for the past week as to what is going on. Since Tuesday, we have been told that the loan disclosures were being sent to title. Each day, that hasn't happened (day 45 of escrow). My realtor has had to call from unknown numbers to get the loan officer on the phone with what is going on. First we were closing Monday, earlier today we were told it would be Tuesday, now Friday at 5 we are told that it will probably be Thursday of next week. If their client needs to provide information to them before they send docs to title, they should be honest. Right when we think it's done, something else comes up that wasn't disclosed. Being upfront and honest would have made a world of difference (and actually answering phone calls and emails). Now, we continue to wonder if we are closing and when whole my autistic son's life has been turned upside down because this company cannot communicate effectively. I hope, for my son's sake, that we are able to get answers as to when we are actually able to move before he start to regress due to his routine being turned upside down for an unknown amount of time because Scenic Oaks cannot communicate. I have tried speaking with the President and Vice President, which are never available. My agent and the agent of the house we are buying are both appalled by what my family has gone through and how business is conducted with Scenic. I hope others don't have to suffer with what my family has and is continuing to have to suffer through. read more

Sandra at the Stockton location started out nice and friendly however ended up not responding to emails or calls and I ended up not getting my offer in a house because of her delays. She had the nerve to tell me I treated my moms friend ( a realtor) poorly by not choosing her as my realtor since they were mutual friends. Since when does a lender have a say on who their client chooses as a realtor? She was so rude to me and honestly didn't do me any favors and I'll happily take my business elsewhere.
