I would give them 0 stars if possible. Our community is extremely divided on an issue. The HOA board has allowed a special interest group that represents about 1/3 of our community to fund raise. 2/3 of the community voted no to this same issue a little over a year ago. But the board allowed this special interest group to fund raise in order to get what they wanted. Instead of staying neutral and not taking sides, this management company became one of the largest donors for this fundraiser. It is definitely a conflict of interest and this company should be fired, or at least the manager of Winding Cypress should be fired, as it is clear they do not represent the majority of the neighborhood but only about 1/3. read more

I have the displeasure to have Emma Davila-Mondragon as my property manager at my community and I regret to report ongoing issues with her. I have attempted to file a formal complaint with Seacrest Southwest due to what I believe is targeted and inappropriate behavior. On one occasion, Ms. Davila-Mondragon deliberately walked to the rear of my unit and knocked on personal property in a manner that provoked my dog to bark. She then used this as grounds to file a complaint against me. This incident appears to have marked the beginning of continued and selective enforcement actions against me. Most recently, I received a violation notice regarding my black Ring doorbell. While a new rule was just passed by the association regarding doorbell colors, I was cited immediately, despite the fact that at least 10 other units in the community have similar devices. Even the association president acknowledged that this enforcement was premature. I am requesting that these matters be reviewed seriously, as the pattern of behavior raises concerns of harassment and selective enforcement. I have previously tried in the past but Seacrest refused to answer my calls. read more

Very poor communication with owners, zero supervision of vendors on community property. Landscapers regularly use gas-powered blowers pushing rocks onto owners' cars parked in carports. No MSDSs provided for chemical spraying. Notice for onsite services (dryer vent cleaning, roof cleaning, painting, etc) either has wrong dates or work is not performed on dates provided. Proxy voting forms confusing with no explanations. I could go on, though you get the point. Very unprofessional behavior for a company charging money to manage a property. read more

Horrid service. Work orders sit for months. Phone go unanswered. Managers (we've had 4 in a yr) are mostly arrogant. So far we have had wrong contracts signed, misinformation provided & generally bad attiude toward board members and residents, while not coming on propery weekly or reporting to the board per contract. read more

Hard to believe this company is in business. our community, The Abbey, recently moved from Anchor Management to this company and the difference is like night and day. Anchor was AWESOME. NEVER had a single issue working with them. Not one! Seacrest South has horrible communication. Twice since they took over the community our rental management company tried to get tenant applications approved. Both times, after 4+ email requests I personally had to contact the Board President to get things done. Now, we receive our 1st quarter community dues invoice and it is incorrect. After several poor customer service emails with the property manager, again I needed to get the Board President involved and still no updated invoice. If you are a Board member, considering moving your business to this company, DON'T!!!!! Their customer service is horrible and they all seem to be incapable of communicating or getting the details right. I have served on many Boards for the investment properties we own. CAM's have changed 3 times since January 2023. First one very responsive . Took a maternity leave. Second one difficult to reach, our of the office or away from her desk. Third one seems to have an attitude. Requested FL Condominium Act, Statute 718 inspection of all 2024 records. Having difficulty getting an appointment of sufficient time. Have included supervisors in my correspondence. Not easy to work with. read more

The absolute worst company I have ever delt with. As president of the association, I represent the 184 condo owners in the association. We were with Seacrest/SW for the last 18 months. In that time we had seven different CAM's. Only one of them was qualified. The financial department was totally inapt. If I could give them a -5 rating I would. We have changed management companies now and Seacrest/SW has not cooperated with as they promised they would. Don't even consider Seacrest S/W are they are really really bad. read more

Sea Crest after I read all the reviews this association does not disappoint in disregarding owners, being transparent, acting professional and lack of accountability. This Company has failed miserably to the point I wonder how this company and its employees are still in business. If your an owner and you need assistance or have issues in regards too the HOA CC, Bylaws don't expect too receive any call backs, or emails. This company and it's employees don't even respond too certified mail. Nick Macino you are the third Cam that we dealt with to resolve issues and you still have not gotten back to us since March 27, 2024 . it's funny when the HOA board or Sea Crest want something they don't have any problems harassing the owners but if the owner just needs a simple question asked or you challenge the HOA or Sea Crest they will ignore you like you don't even exist. I'd give "0" star if an option. The absolute worst customer service we have ever received from any management company! No return calls when voice messages left when no one answers phone at front desk, CAMs who also do not respond to calls or emails for WEEKS, if at all. Waiting 64 days for ARC response to paint our home the SAME color! Only response online is that they have received our request. Whatever our community is paying them, it's too much. This company needs a complete reorganization or they need to stop taking in new contracts or even better...close up shop! Buyer beware. Do not hire them to "manage" anything. read more

Deserves a -10. Worst Management company I've seen in 5 states. As a new homeowner and needed to get information on how to enter the community, as it's gated, and the prior owner left us no fobs etc. I called them twice a day starting the day before my closing for 26 days straight (total of 52 times), and emailed A LOT, and got absolutely not one response. I thought our property managers were unresponsive and then we got Southwest Property Management. Vendors are poorly managed, calls are not responded to, and the organization has constant turnover. This years we have had 3 or 4 CAMs take over and it is September. Only explanation of why anyone would want retain Southwest Property Management after their initial contract was up is that they have sadomasochistic tendencies and want to be abused. I agree with the previous reviews. SWPM should get a 0! This management company lies. They do sneaky back room deals with boards. They are the most unprofessional management company in Naples Fl. I've worked with many others, but this company is the worst. They do not return emails or phone calls. They can't work with members of the HOA, so they get the attorney Merrill involved and makes the homeowner pay for the resolution. The office is full of lazy losers just like the owner, Steve Williams. The neighborhood is full of weeds not grass because the irrigation system hasn't worked. The trees are over grown and need trimming. The lakes look like swamps. Residents are being told its to make the water cleaner. No, it makes the neighborhood look poorly managed. Don't waste money or time dealing with SWPM. I hope they go out of business. read more

There are Florida Statutes that are here to regulate the kind of actions that this alleged property management company utilizes. It is unbelievable that a property management company would believe that because they made a choice to change policy without any legal notice, they are then in a position to illegally administer their decisions. I've read these other reviews and know the many staff members they have had over the years. You are correct! The mistreatment of the members of HOA's that pay their bills has been coming down from the top for a very long time. This is THE worst company to deal with, in Naples- Steve Williams is the Big Cheese --- he is so very arrogant and assertive that it just puts people off. They only return calls if & when they want. But they sure make it a point to contact and scold you if you do anything that goes against the rules and regulations of the development you live in and they do show prejudice against anybody that speaks against them. But it is not 100% his fault, our association is filled with OLD men who have held their positions for hundreds of years.... it is really time to " drain the swamp" of the association and Southwest Property-----or at least Mr. Williams . read more

If I could also give this company 0 stars, I would too! They are more than lax in returning phone calls (never!) and the email response is vague and nebulous to say the least. Our grounds are looking horrible, our property values keep decreasing yet our HOA is the highest in the area, and maintenance and cleaning issues are always an issue. We have had four "special" assessments in the five years we have owned the condo. When painting our buildings last year (which I questioned we needed as their wasn't enough in our reserve fund, so our HOA couldn't really afford it, our Property Manager went right ahead and contracted with a painting company that painted our doors while they were closed (WHO DOES THIS?). I had paint swiped on the side of my car, paint on the walkways and paint on my tiles in the front lanai. When I wrote a letter to the Board and the Property Manager they acted like I was a troublemaker because I was concerned about the general condition of the property and declining home values. I started going door-to-door with my letter and inquiring if anyone needed their doors repainted and when I went back to the guy in charge of painting, and, he was mad that I had done that. "You have to make this right, and many people don't know to contact you" I told him. our property manager was no help with this issue either. Going above our Property Manager, to the owner and CEO, is just the same--no response. I just received an email from one of the woman who lives there who is trying to sell her condo and she says that her realtor is concerned because every prospective buyer (she's had three) decided against buying because of the very high HOA fee. At our recent annual meeting, there were so many people there that were angry, but again, the Property Manager and his Board flunkies think this is business as usual. Hopefully, with a new board, this will all change. We can all hope. read more

If I could do 0 stars that's what they would get. They don't return calls or emails. They don't fix anything. The grounds are looking bad. We pay a fortune for nothing. 500 month (1500 quarterly). Time 38 units that's 19000.00 a month. The"club house " is crappy nothing in it. The lawn guys hear at about 11:30ish doing nothing till about 1:30 - 2:00. And they do very little.done buy 3:ish. There lazy like the management is. Roads are bad. A older gentle man riding his bike hit a pot hole and fell thank goodness he was ok. So for out 19000.00 a month they get. We have. Crappy club house. Lazy lawn guys. Sprinkler system that doesn't work right. Pot hole every wear. And ignored. We are planning to buy somewhere else in the next 3 to 6 months cause we are tired of paying for nothing. Like a few people have already said, I would also give a zero if I could.These people are very dodgy! The minute you return your keys they will apply for the Bond Refund in their "own name". Sure, they will get you to sign a bond refund form in your name with your own bank details, but they don't send that because they jump in first to lodge there own. They also don't put your forwarding address on their refund form so that when the Dept of Fair Trading send you notification that you have 14 days to dispute the claim (as they must) for the refund that the agent has lodged, you are unlikely to receive it within the time allowed as it goes to the address you have already left. As in this case the mail redirection was stuffed up.You will have to fight like hell after jumping over every hurdle that they put in your way to get your bond refunded. Every time you rectify what they have requested to be done, they give you a list of more insignificant things to fix or repair (even when the owner says he is happy with the condition that the property has been left in). By the way, these requests are never on letterheads or anything official, just scribbled on scraps of paper. They were also notoriously unprofessional and tardy in returning emails and phone calls as others have also stated. This went on for weeks after we had vacated the premises and they were obviously hoping to wear us down in our desire to retrieve our bond and hoped we would just give up (as I'm sure many people would do).Well, we know that it would go against us for future rentals if we had part or all of our bond refused. They tried hard to get us to let them deduct the cost of cleaning and repairs etc from the bond but we knew that there would be no refund if we went down that path as they would probably present phoney invoices with inflated costs that would take all the refund.The owner rang us to say he had received an invoice from Southwest for cleaning done at the property and wanted to know if that was carried out. We told him that we did all the cleaning, repairs and whatever they requested so that there was no need for any further cleaning to be done. The owner also told us that there was no need for us to have laid turf where our pool had been as he could see that the grass was growing back. The agent had written it on one of the scrap paper lists that they kept presenting us with everytime we thought we had complied with their requests. This house was probably built in the sixties and whilst it was neat, it was also in need of some renovations. We kept this property very clean and tidy and were tenants for 3 years with regular inspections. The good news is that we finally got our bond back! We have rented a few times before and our parents have also, but this business is the only unprofessional agent that any of us have ever dealt with. By deliberately holding up the whole process, they have cost the owner 4 to 6 weeks rent that he could have had with new tenants. We have put a complaint to the Dept of Fair Trading about the unprofessional way this business conducts itself and exploits tenants and landlords. At least I've warned you! Wendy read more
