We have been coming here for 18 summers with the exception obviously of 2020. The owners are amazing even though they are on the older side. Everything is made for each guest perfectly ( the rooms, breakfasts, beach passes, etc). Most people there have been going for years because it's so nice. I do have to say though that if you are allergic to cats you may need to consider another place. Pets are allowed there and they have a lot of cats. There are 4 beautiful rooms with 3 of them having excellent views and 2 with balconies and 1 with a little porch. Sunrises are Amazing too. read more

As someone that has stayed here since my wedding night, with many times there after, I can safely say that this establishment has gone from a five star bed and breakfast to one that is coasting by. With our last stay (my weekend birthday gift to my husband) started out with seeing water stains above the staircase and the ever present smell of cat urine which apparently came from the many (eight we were told) cats that roam around. The room was very comfortable and romantic as always but chilly as the doors leading out to the balcony are old and in need of updating with newer weatherproof ones. The toilet dripping constantly was annoying but nothing to complain about but the breakfast area was cold and crammed with the door being left open so that the cats could come and go and stepping in their poop on the floor wasn't the start of how breakfast that was always our shining start of the day should be. As a first time bed and breakfasteee, I have to say I was impressed and in awe of Seascape Manor and the staff/ owners, Gloria, Bob, and Freckles. Gloria and Bob go above and beyond to make you feel at home and comfortable. My boyfriend and I showed up early prior to check in and Bob was nice enough to grant us a beach pass to Sandy Hook while we waited for our room to be ready, which Gloria does a very thorough job cleaning. The room was very clean, picturesque, and loaded with beautiful views as the entire home overlooks the ocean. We stayed in the Precious Moments room which although may be very girly in nature made us feel cozy and welcomed. The bed was ridiculously comfortable and felt like a cloud. No noise around to keep you up. The bathroom was just as cute with a soaking tub which had a huge window overlooking the ocean. There was also a standing shower which was less grand but got the job done. I especially loved reading the entries from prior bed and breakfastees before us who clearly enjoyed their time in this room as well. Now this establishment is pet friendly which I loved and you are greeted by the adorable Freckles who appears to be blind but gets around very well and loves his scratches and seems to be very ticklish if I might add. There are also a plethora of friendly cats lounging around. Lastly, the cherry on top was the amazing breakfast provided by Bob and Gloria. Bob takes your actual breakfast order from their menu and Gloria chef's it up. Prior to ordering you are greeted with a fresh bowl of fruit (the cherries were out of this world!) and a batch on Gloria's famous muffins. While we were here we had three different types and they were all so good we ended up taking the extras to the beach. Overall we had such a pleasant experience and would recommend those looking for a relaxing space away from the craziness of jersey shore to check in at the seascape manor. :) read more

So I did have fun here but I think it was mainly due to the amount of alcohol I consumed. Not really as advertised and no where near the beach. The lawn has scattered rubbish a broken down boat and used tires every where. There are about 10 or 15 not quite feral but also not friendly cats and they are everywhere you look and inside as well. So if you have any kind of pet allergies this is not a place for you to stay. There is also two dogs and lots of dog poop with plenty of flies. Both my girlfriend and I stepped in some on the walk way. We let "bob" know and I surprised to see it there still after days when we checked out. There is also a weird amount of furniture in the garden room. Tons of lamps and random furniture, two electric fire places for some reason. It sits surrounded by woods in a school parking lot for some crazy reason. You have to drive through the high school parking lot. It doesn't seem like much upkeep takes place. The kitchen/ coffee area was super weird with two fridges and some freezers filled with ice cube trays. I didn't get a chance to really talk to the woman who works there but Bob was very nice . Not a very welcoming environment. Oh and the beach or at least sandy hook is not walking distance. It would be a good hour and a half up huge hills and bridges to walk. read more

If their breakfast hadn't been pretty good the rating would've been at most a 2. The website definitely made it look like it was on the beach but it really just overlooks a neighborhood and bridge entrance onto the beach. It was a cool old house but it needed some significant TLC and the decoration was very hodgepodge. Dining on the porch would've been nice in the summer but since we came when it was cold we ate in the sunroom which was probably best described as claustrophobic. The gentleman and lady running the B&B were very nice and knowledgeable of the area. read more

I stayed here for one night in January while visiting relatives nearby, so I didn't get much time to just hang out in the inn but the time I did spend here was lovely! I arrived quite late and Gloria kindly accommodated my late check in. My room (Precious Moments) was really cozy with a very comfortable bed. The decorations are a little wacky in the best possible way. Lots of Hummel figurines and lace. I found it a refreshing change from the minimalist aesthetic of a lot of BNBs and boutique hotels. It feels very homey and retro. My room had a great en suite bathroom with a huge soaking tub with a view of the ocean. There's also a private balcony that has the same great view of the ocean and the sunrise. There are a few quirks about the inn. There are a lot of cats who seem to have free reign of the sitting room downstairs. I'm a cat person and because of Covid I didn't spend much time in the common areas anyway so this didn't bother me. I thought they were cute but could be an issue for someone with pet allergies. The house is also older with all the charm and occasional squeaky floors of most older buildings. I'll definitely be back in the warmer months and look forward to hanging out in the garden and enjoying the ocean view! read more

We were looking for a getaway from NYC and had a really enjoyable time at The Seascape Manor. You need to be open to the fact that it's an older house and has a few funny quirks. Gloria and Bob were very kind hosts and picked us up from the ferry station. The town itself isn't very pedestrian friendly. The bars are pretty spread out but you can Uber around easily enough. read more

This past June, out of state family members rolled in for my son's graduation and wanted to stay close by. Since this B&B is located next to the high school, I thought it would perfect. Boy was I wrong! Unless you like having cat and dog hair all over the place, cats roaming on kitchen counter tops where your breakfast is being prepared, then DO NOT go there. The rooms were so vintage, it was beyond antique quaint. Sleeping in your car would be better than wasting the money at the dive. read more

This is the 2nd time that my girlfriend and stayed here but my first review (my apologies to Bob and Gloria). We absolutely love it here! We live in NYC and need to escape the rat race from time to time and instead of driving 3 hours to the Poconos we come to Seascape. The house is vintage but in good shape (like the innkeepers!). Aside from a coat of paint and some caulk in the bathrooms there is no issues with the decor. Lots of little trinkets and nic nacs fill the house and rooms that make the atmosphere very homely. The view of the ocean from our private deck in the Harthorne room is amazing and even I fit in the soaking tub in the bathroom (I'm a big dude). When you wake up in the morning the air is filled with the aroma of Gloria's baking concoction for the day, today was blueberry muffins. From French toast to crepes to bacon and eggs the breakfasts here are nearly worth the price of admission (especially since Gloria will give you seconds if you pls your cards right). Bob always recommends Bahrs down the street which has some of the best seafood on the jersey shore and he even gave us a 20% off coupon this time which was awesome. They are running a fall special now for $135 p/n so check it out while the weather is still mild! read more

My wife and I truly enjoyed our weekend getaway. Gloria and Bob were the most thoughtful hosts. Our breakfast was delicious and customized to our specific dietary requests. Our gorgeous room overlooking Sandy Hook beach was cleaned almost immediately after we left. Gloria offered us rides around town and dropped us off at the beach in the morning. The beauty of this B&B is in the minor details. Gloria and Bob pack a fridge with complementary sodas and waters. They also provide complementary red wine, white wine, and delicious homemade brandy. The cable TV in our room had hundreds of channels, all on a crystal clear flatscreen. Although my wife and I enjoyed interacting with our hosts, they were sure to give us plenty of privacy and were never intrusive. Perhaps my favorite part of the trip--playing with the two on-site dogs, Jake and Freckles. This is an ideal B&B for a romantic getaway. I highly encourage you to book with Gloria and Bob! read more
