My tenant received less than 12 hours' notice, delivered as nothing more than a handwritten note left the night before -- no official communication, no timeline, and no clarification about whether anyone intended to enter her unit. As a landlord, I am legally required to provide proper written notice before anyone enters or disrupts a tenant's home. Instead of acknowledging this basic legal reality, the HOA responded to my request for clarification with a passive-aggressive message implying that I should be "more compliant" and "grateful." To be clear: I did not object to the maintenance. I objected to the complete lack of proper notice. I objected to being expected to guess whether interior access was required. I objected to being lectured for asking for the information I am legally obligated to provide. A competent management company should understand notice requirements, communicate clearly, and provide accurate information so owners can comply with the law. Instead, this company chose to deflect responsibility and blame the homeowner for their own failure to follow basic procedure. If you expect professionalism, transparency, or even the bare minimum of organized communication, this is not the management company you want overseeing your community. I have had nothing but problems with this group since they signed on. I just got done fighting late charges because their accounting system couldn't seem to process my payment on time and now I have unprofessional maintenance emails being sent to me. Avoid.

The club house has such old, broke and dirty furniture from the 70's and has never been replaced , the pools chairs are all broke and lots of pool chairs piled up in the pool and broke , can't use it , was never fixed for the last 5 years or replace it, can't find one chair that is not broke to lay down . The pools floors has cracks all over and weed growing up in the middle, people also don't pick up after their dogs and there is lots of feses on grasses inside comdominim areas. People also hang their towels c clothes and rugs to dry on balconies , well ... I can go and on and on... the place looks in deplorable conditions . Also, sprinkles hasnt worked for at the least since when I moved in 4 years a go and the and plants are dying every summer I feel so bad for the grass and plants not getting enough water . Within an hour, I received a phone call from Jill. I was already impressed. We talked extensively on the phone that evening and I decided to give her the task of finding me a home. It is now four months later and I am closing escrow on my condo. She told me in the beginning of my search that I would find my new home before the summer and she was right. There are so many good things I can say about Jill, I don't even know where to start. She communicated with me constantly and I always knew what was going on with my home search. She is thorough and incredibly knowledgeable. There is so much that she is doing behind the scenes that I am totally unaware of to provide me (and all her clients) the best possible service. She offers extras that I appreciated so much. For example, she provided contacts for services like carpet cleaning and vendors for other products I needed such as blinds. The phrase "value added" doesn't even begin to cover it. Jill also does something unique. When you call her, she answers the phone. I think I may have left her five voice mails throughout the course of four months. When I did leave her a message, I always got a call back. There is no rush when you are with Jill. She never seems in a hurry and you feel like you are her only client. I came to realize after researching her that she in fact sold nine homes in 2010 so chances are, you are one of many clients. It just never felt that way. She really does care. She is honest and I trust her implicitly. She is typically late to meetings but that is only because she is giving someone else the same exceptional service that she is giving you. So word to the wise, just get over it. I'd rather have a tardy realtor who is working hard for me than a prompt one who is doing nothing. I referred a friend to her she also found her a condo. I would recommend Jill to anyone who wants a realtor who really cares, knows her business, does it well and gives results. Simply put, she is amazing at what she does. This morning the Water District has shut off water to our building for the entire day. This would…read morenot have been an issue if we had been notified by the office that this was going to happen. We were not. Regardless of what the office would say. I called them this morning because I had a wife that was in the shower, and a daughter trying to get ready for work, who were now caught without water. This is simply the last straw in a long list of crap that is allowed to continue at this complex. 1. Water shut off without notice. 2. Trash containers overflowing with garbage, every day. People leaving furniture, and all sorts of non-typical trash items in the walkway by the trash containers. 3. A painting crew that takes up multiple parking spaces in the complex, while residents like me, must park off site because there are no available spots. 4. Residents smoking pot, and cigarettes on site, even though the lease states that this is a non-smoking complex. I must close my windows every night so my children and wife do not get high from the pot smoke or sick from the cigarette smoke. 5. Being charges bullshit fees every month (there is something called a 'porter fee' that is simply crap, or the 'service fee'. I guess I pay for your company to print monthly statements now. 6. Dogs shitting on the streets and owners not picking up the feces. 7. The police are at the complex once a month it seems for some domestic matter. 8. The entry gate is broken most of the time. The management at this place has been terrible for years. I have seen good maintenance people leave because of the way they were treated, only to be replaced by non-English speaking maintenance people.

We spent the next day removing a 3yd dumpster worth of trash that she left between the garage and cabinets including a used razer. Not even the toilet was cleaned.... Oc residential didn't care.... The property wasn't even inspected prior to owner and property manager contract. We experienced 3 plumbing issues due to non code compliant plumbing, broken AC, Broken heater, hazardous material following from air ducts, massive gapping hole in the wall due to the night before leak never being completed.... Couldn't even fix the microwave ... List went on and on. Before we knew it owner was in over her head due to her unprepared property. We were informed that she wanted to sell the property. Jeff gladly sent me listings to a new property that he managed... why would I consider them when they could careless to take care of me within my current living situation that they managed? One man's trash is another man's treasure…read more I gave my landlord a 30-day notice on 6/10/2024 and had already paid my rent through the end of June. My intention was to pay the rent due for the 9 days in July on July 1st. The week of June 23 through the 28th, Britt Fulton and Michael Miller of Luxre Realty taught me that ONE MAN'S TREASURE IS ANOTHER MAN'S TRASH. During this week, these true professionals and icons of their industry were kind enough to toss all of my stuff into closets to do a photo shoot, list the condo I lived in and start showing it without any notice. They were also kind enough to boot me out of my home 2 days before the end of the month for an open house weekend: again, with no notice. I only found out because one of my neighbors thought all the activity in my home, was out of the ordinary. Apparently, renter's rights, morals and common courtesy mean absolutely nothing to these pillars of their community when it gets in the way of their greed. These fine folk put some of my plants out on the open deck which is painted metal on a hot summer day and let my plants burn and die. One of those plants was over 20 years old which I'd grown from a cutting from one of my mom's plants. These titans of their trade piled my stuff into closets, even tossing stuff on top of my other plants. They also scratched a 28-inch 4K Samsung monitor that I needed for work. I was never able to find my Vitamix blender. It was on the kitchen counter when last I saw it and I miss my smoothies... Luckily, I'd already taken most of my "treasures" to my new apartment a few days before. I just wish I'd taken all of my plants with me. I had about 20 plants, one of which was over 40 years old and belonged to my mom. That one is struggling to survive as it got burned pretty bad in the heat. Here are some pictures; please let me know if you think I'm overreacting, because I'm also considering filing a complaint with the National and California Associations of Realtors. I'm a Certified General Appraiser with over 38 years experience and have NEVER seen a realtor treat another person's personal belongings in such a manner. I have never treated another person's personal belongings in such a manner, neither in my professional life nor my personal life.
