There was a hiccup in the sewer inspection, he still tried different ways to access it. He had to get down and dirty (pun sadly intended). After the inspection, he walked through the major findings one by one with us. He sent us the 102 page report (complete with color pictures!!) within 24 hours of the inspection. We had a very frustrating experience with Elite Group Home Inspectors…read more Their report flagged multiple major issues in our home -- including structural concerns and pest damage -- in an extremely alarming tone, which caused our buyer to cancel escrow. We brought in licensed professionals (structural engineer, pest company, Gas and HVAC technicians) to verify the findings. Those professionals determined that several of the concerns were either unsupported or significantly overstated. The structural items were within normal construction tolerances, and the pest-related repairs ended up being minor and far less costly than suggested. We attempted to contact the company multiple times to discuss these discrepancies, including providing documentation from licensed professionals, but were unable to reach a meaningful resolution. We later learned that other customers have raised similar concerns. Unfortunately, the damage was already done. The report created lasting doubt about the home and directly contributed to our escrow falling through, costing us significant time and money. Inspections are supposed to inform -- not alarm buyers with conclusions that aren't backed by specialist evaluation. Based on our experience, we would not recommend using this company.

The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.
