Thank you for the response. Page 244 you are referring to is our kitchen sink cabinet. That was noted on your inspection, mold remediation was done, and resolved prior to purchase. The two problems I am referring to in my review are: 1) The master bath had two vanities damaged by leaky supply valves not noted by your inspection which led to water damage and subsequent mold damage. 2) The guest bath had bath tub pipes not attached at all that we found when we noted water pouring out from our HVAC unit. This was definitely not mentored in your report... trust me..I wish it was. We've tried remediation via the home warranty but their inspector denied this and said it should have been found on pre- inspection. read more

This was our first experience working with Claudio but we were very impressed by his attention to detail and how doggedly he will work to understand an issue with the property. He spent nearly the entire day going through our property and identified a number of issues we never would have noticed. When he couldn't figure out what a switch on the wall operated, he spent ten minutes working the problem and discovered a major issue in how the switch was wired. Claudio did an outstanding job inspecting a home I'm purchasing in Norco, CA. I've had inspections before, but nothing even close to this level of detail. He delivered a 261‑page report that documented every issue, big and small with clear explanations and photos. He caught multiple gas leaks, identified outlets that were labeled as GFI‑protected but weren't, and pointed out dozens of things I never would've noticed on my own. Because of his thoroughness, I was able to request repairs for every issue, and the seller agreed to fix them.
