We were given a four hour time frame and he took two hours for a 1500 sq ft house including sewage and mold. He explained everything to us in detail while we were there and inspection report came the following day which was a Saturday and the mold inspection is expected the following Tuesday. My agent set up our inspection with Green Valley. John arrived on time for the inspection and was very pleasant. I thought everything went well but some costly issues were discovered right after closing. I believe these issues should have been discovered in the inspection. 1. The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints. read more

As stated in other reviews, Chris Orender does a very thorough job. He arrived early, did his work and explained some items along the way. When he was finished he went over what he had found while showing us some photos. The full scope did not appear until the final report was provided, via email, later on that night. Serious details along with illuminating photos for clarity. There were some serious issues at bay, and the seller was not willing to have certain items reviewed by licensed contractors. We backed out of the deal. The $425 we paid was money well spent, considering we may have purchased a money pit. We are in escrow again, so it is time to schedule another appointment. Where do I begin... first and MOST importantly.. I wrote ONE check, to ONE company when I moved into this town, and it was to Green Valley. My checking account subsequently got frauded and fake checks were written all over the place. This caused an obvious financial disaster and new account being opened causing a massive inconvenience. (Thank god my escrow completed!) Second, my info was shared with a 3rd party and they started spamming me with offers for security services and etc. Just inspect my house and spare me the obnoxious marketing garbage. Third thing and final straw that generated this review, the dood missed a massive water intrusion issue, and now my house is being chipped apart and repaired.
