Unprofessional and rude. My rent mom rented an apartment. In speaking with her neighbors, she realized she was paying more than everyone else. We had just signed the lease in under 30 days, property owner requested for us to call and have the lease amended. They said it was the new rate and everyone's rent would be going up. Two tenants moved in after my mom did and their rent was the same as the other tenants. Instead of explaining anything, they pretty much just said "that's just what it is." Thought the bad reviews were an exaggeration, I guess not. If renting, please screenshot postings to capture pricing and document, cause they will not be correcting an error or providing an explanation on why they can't fix it. You will be SOL. They want to take your money and not fix anything at all and they don't follow California Tenant guidelines and ignore the proper procedures on serving notices and informing tenants of new property management company that is taking over your rental. They try and intimidate their tenants and bank on tenants not knowing their rights. These people are crooks that are paid embezzler's. I was disappointed with the condition of the apartment when I moved in. The apartment was dirty and there were dead bugs in the cabinets. The showerhead was broken and there was no hot water. There was also possible mold in the walls that had not been checked. The landlord replaced one of the missing window screens, but the other screens have not been fixed after 60 days. I will be calling a repairman to fix the screens and I will be asking for a rent reduction. I would not recommend renting from this company. The landlord seems more interested in collecting rent than in fixing the problems with the apartment. I have also been unable to use three of the burners on my stove, one was later fixed so now it is only two working burners and the vent filter above my oven was missing which was later replaced. read more

I pay my rent on time every month and every month the send me texts at odd hours asking me to pay rent and I have to go back in with a receipt to show them that it has been paid. Today the text me and said they were processing an eviction for me even though I talked to them two days ago and told them my rent had been paid. Do not rent from Select Property! If you do rent from them, do not sign the lease until they repair every issue and service everything that needs serviced. (Or at least get it IN WRITING before signing!) Also, request proof that they actually shampoo'ed the carpet because when I moved in my carpet "looked" clean but I was disgusted to find that I would vacuum up a solid 5 lbs of dirt for the next 2 weeks after moving in. Additionally open every single cabinet and check for residue and document and dirty cabinets because this is another thing I was ticketed for even thought I did not create the issue. (PHYSICALLY TOUCH EVERY SINGLE CABINET.) When I moved in they looked clean but were COATED with sticky residue all over which I never could get out. Lastly, make them provide you with a receipt that shows they treated the house and yard for pests. I was plagued with ANTS, FLEAS, and CARPET BEETLES upon moving in. They never owned up to this one either. I just took care of it all myself with my own money. You guys might remember my review from 1/28/18, where I mentioned that Select Property gave me a unit in bad shape and did little to fix it. Well here I am 2 years later and they literally TOOK my ENTIRE DEPOSIT and had the nerve to CHARGE me a petty $3.44 (which they WONT LET ME PAY ONLINE so I now have to drive to the office to pay.) One repair I was charged for that particularly stuck out to me was a charge of $150 for "landscaping and grounds maintenance" which if y'all remember in my 2018 review I mentioned how the yard was in bad condition. There were fruit trees with large broken branches, rotted fruit all over the yard- and there was a huge muddy pit where the previous owner had plowed majority of the back yard (which I had to re-seed with zero compensation from Select Property Management.) There was also a FLEA problem indoors and outdoors due to the bad shape the yard was left in. In my walk thru of the house I was told by the employee that I would be receiving a yard service because I was owed one. I signed the lease thinking I'd get this service. I called and emailed several times and after 5 months I gave up and ended up doing it all myself. 2 completely filled garbage cans and 14 bags of yard waste is what I ended up with. (I did this alone while my husband was deployed.) Additionally after not fixing these things, they constantly requested to come inspect my house and took pictures of every little thing like I was the problem LOL. So here we are today, and I'm being charged $150 dollars because I moved out "leaving the grass tall." When I refuted the charges and explained my side of things, the woman told me she looked at the photos of the unit prior to me moving in and it was clean. I let her know that there was NO WAY she could see the dirt in the carpet, the sticky residue that was left in most of the cabinets, or the ants, fleas, or carpet beetles! (You cannot see that in a photo lol. I couldn't even see it when I did the walk thru! That's why I was stupid enough to sign the lease!) If I had known what I know now I never would have rented from them. I went through so much living in that house and it was honestly the worst experience in my life. I'm glad to be gone even if I LOST a $1375 deposit (and had to pay an extra $3.44 hahaha) in the process!! I understand that there were some things that needed to be repaired upon my move out because after 3 years of living anywhere, wear and tear happens. That's life. There should be a ZERO STARS option for businesses like Select Property Management in Yuba City! All the bad reviews you see about them are TRUE. DO NOT GIVE THEM A CHANCE TO MAKE YOUR LIVING SITUATION MISERABLE AND EVEN DANGEROUS! Here are the problems we and other GOOD tenants have personally delt with that I can remember off the top of my head: nonrefundable deposit before even seeing the place (our fault for being young, naive, ignorant new renters but they took advantage of that), move-in inspection was disgusting and the lady made sure to remind us the deposit was nonrefundable because she saw how distraught I was seeing the dump we were about to move into (no choice for us because of our then living situation and we were out of money for a different place), they promise you all kinds of improvements but only deliver 1/2 the time at best and expect to be charged for it because they'll blame it on you as much as possible, they'll replace your broken stuff with other people's used stuff as much as possible so don't expect new things half the time, they favor certain tenants because you can tell they are the landlord's family or friends and you have to put up with their misbehavior, BLACK WIDOWS and other spiders, FLEAS (indoor and outdoor), ROACHES, CARPET BUGS, ANTS, BLACK MOLD, RUST, PEE-SOAKED CABINETS CARPETS STOVE, COVERED UP BROKEN THINGS, MULTIPLE THINGS INSTALLED BACKWARDS, UNKEPT YARDS AND FENCES with dirt full of dangerous trash like broken glass metal rusty big nails, LEAKS, BROKEN WINDOWS AND SCREENS, GLASS BACK DOORS WITH WEAK LOCKS, DESTRUCTIVE AND LOUD DOGS AND CATS (when the lease clearly states absolutely no pets allowed) THEY PEE AND POOP ON ALL YOUR PROPERTY AND CAR, CAR PART THIEVES, DRUNK NEIGHBORS FIGHTING BREAKING THINGS AND DAMAGING YOUR PROPERTY, AGGRESSIVE STREET ANIMALS, NEIGHBORS TAKING ALL THE GUEST PARKING 24/7, NEIGHBORS BLOCKING THE ENTRANCE VIEW WITH THEY'RE MULTIPLE CARS THEY AREN'T ALLOWED TO HAVE BECAUSE THEY ONLY RENT 1 PARKING SPACE (this can cause a crash because you can't see if anyone is coming at you when you're trying to leave the complex), NEIGHBORS HAVING WAY MORE PEOPLE LIVING WITH THEM THAN ALLOWED ON THEIR LEASE yet paying less rent than us, PEOPLE OVERFILLING THE DUMPSTER WITH UNAPPROVED ITEMS then you have no room for your trash, COPS ARE CALLED HERE PRETTY OFTEN, MAIL BOX BREAK-INS, NO DOOR INSULATION so expect high energy bills and outside air coming into your home including fire smoke, THE ON-SITE MANAGERS ARE LAZY AND USELESS they won't help with ANYTHING unless it bothers them personally and even then they usually don't help anything because they are the landlords family just living here probably for free because we don't see them working, DO NOT EXPECT YOUR DEPOSIT BACK WHEN YOU MOVE OUT they try to charge you for every penny they can even when it's things that were their fault or their financial responsibility, SOME OF THEIR WORKERS TOLD US THEMSELVES HOW GREEDY AND UNPROFESSIONAL SELECT PROPERTY MANAGEMENT AND THE LANDLORDS ARE, and finally EVEN WITH THEIR TERRIBLE MANAGEMENT THEY CONSTANTLY RAISE THE RENT! I rented with Select Property Management for about 6mo in Davis, CA. Overall, it was a terrible experience. First of all, they do not put any work into their properties between tenants. Like, they don't even clean them. Or paint, or make repairs (unless it's something they're legally obligated to fix-but even then not really. More on that later). So, we move in and the house is basically falling apart. Huge cracks in the walls, doors not locking, one of the bathroom doors didn't even close, air conditioner was broken (in July in Davis). So, I was pretty pissed. The first maitenence guy who came out was a joke. Super unprofessional, spent a ton of time on his cell phone yelling at his ex-wife, didn't really actually fix anything, and was just sort of creepy to be around. I guess he was a family friend of the owner because the owner showed up completely unannounced and just sort of expected to be let inside. She spent about an hour chatting with the handyman and making snide comments about all the animals we had in the house (everything we had was on the lease and had deposits down). After she left I called Tara, our current contact at Select and complained. She assured me it would never happen again. The next handyman who came out did fix some stuff, but again not everything and the work he did was sub-standard. This was all within the first month of living there. So, maybe in Oct all of the sudden I can no longer get in touch with our leasing agent, Tara. I call, email, everything and no answer. This was becoming a serious problem because our heater had broken, our back door lock had broken, and we were unable to pay our water bill because there had been outstanding charges from the previous tenants and the city wouldn't specify what charges were from what months to me because I was not the home owner. Finally, our water is about the shut off because the bill is not getting paid, and THEN Select Property Management finally gets in touch with me. Apparently Tara has quit and a new woman is now working there. However, she has a different phone number and a different email and no one has bothered to tell us. So, I'm understandably frustrated and explain in detail everything I expect to have fixed and that the water bill get audited so we can pay what we owe, but not pay what we don't. She assures me that she will handle it, but that I need to pay the entire cost of the water bill upfront to keep the water turned on. But I am assured that I will be paid back what I didn't owe. I paid the bill- and have yet to see a dime. This conversation occurred in Dec of 2016, and it is now March of 2017. When the rainstorms hit this winter, the master bedroom of the house (as well as the converted garage bedroom) began leaking. Despite many calls between December and early Feb (when we moved out) the issues were never resolved, despite being told many times they would be. The back door lock was also never fixed, despite many calls asking that it be done. In addition to this, we had multiple electrical problems while living the house. We actually had a small fire start (which required the fire department to come out at 12am in the middle of finals week). Both times it took days for me to get a hold of the leasing agent, and while an electrician did come out, the company would not pay for the necessary repairs to make the house safe-they would only authorize bandaid responses that would inevitably break down a short time later. In the middle of all of this the company MOVED locations and again didn't inform anybody. Just left a sticky-note on the door. Seriously, so unprofessional. Eventually all of the lies and mistreatment got to be too much and my boyfriend and I have since moved and found MUCH greener pastures. But seriously, don't rent from them. The employees are horribly overworked, the company doesn't care about their tenants, and the properties are terribly maintained. TL;DR: Nothing is fixed, impossible to get a hold of employees, company is highly dishonest, properties are VERY poorly maintained. Avoid this company at all costs. read more

So we started the process of looking then my Mom became seriously ill and went into a nursing home so we did our best to move all her stuff and clean the rental. We applied to live there and our credit was great, we had way more than 3x the rent, and even wanted to pay two months in advance but I told her we don't have any rental history becuase I've never lived in my own and my boyfriend had 4 years in the military, would that matter and she said let me talk to my boss before taking your money ($35x2). We checked back every day for a week until finally she said yes I spoke with my boss and it should be fine. We waited another week and then called back and she tells me that we have not been accepted Because we have no rental history. Even though I already explained that before us putting in our apps, she pretty much just screwed us out of our money and lied to us about it being okay to not have rental history! She was so cold and rude! Glad we didn't get accepted because after the way she treated us and lied to us and then all of the bad reviews I've read there is a reason. I wish I could give this place a negative star review, but I know people on Yelp understand. I moved out of the apartment on Kenny Drive half way through last year and since then every time I try to find a better place for my family my old landlord smears me as a bad tenant. I lived there for 7+ years with never being late on rent or any other issuse. My landlord tells other rental agencies (when they call to check my past rental history) that I allowed my pets to ruin my apartment. I worked late nights and slept most of the day. I also had roommates who refused to do any house work. My advice to any who read this review stay far away from the Jasmine Apartments. The landlord was not there even a year when I moved. I don't ever write the reviews, but I just can't get past how this property management handles things. Me, my fiancé and my 2 children were victims of the camp fire in Paradise (if it wasn't for that I wouldn't have looked past the other bad reviews). We were told we could get into a place on a certain day, and after living with family for months we were very anxious to get into our own place, then we had to wait almost an extra week to get in (but that wasn't too big of a deal). We were expected to sign a year lease so we did, we just needed to get in somewhere and not be homeless. Once we moved in we realized the "newly painted" house had scrapes and literal chunks out of the wall, they told us they'd come fix it, along with the gate that WOULD NOT open. My fiancé is a fencer and told them he'd fix it himself no problem, but they reassured us they'd have someone come fix it (never happened). Come to 6 months later after we moved there, we ended up being lucky enough to get a rental closer to our home, where we worked and our children went to school, that hour drive everyday was killing us. So we broke the lease, but did everything we could to find new renters. And there were so many they had to take the listing down. But because we broke the lease we had to pay a penalty of half months rent, which was over 600 dollars, but I get it, that's their policy (even though it said nothing about it on the lease agreement). Well once we left, we left the house better than when we moved in, we replaced all ceiling fans, multiple lights and blinds for the windows that were all left so disgusting, for them to charge us almost our entire deposit to "clean" the place after we left. We also had to change and pay ourselves to change the locks after the people who lived there before were evicted. We went above and beyond to go about everything the right way and to make the unit a better place, for them to have no concern about us and our family. I would rather have stayed living in my family's spare bedroom then ever rent through them again. read more

I have been with Select Property for several years. I wanted to move into a bigger place and found a property they listed. I applied and was approved. I viewed the property and the back yard was a wreck. Fence falling down, overgrown trees, garbage...so I asked to have it fixed before moving in. I also asked for a working list of all the items that were being repaired inside and out. I was told by Debbie that it was no problem. Rather than fulfill my request they reposted the property for others to apply. This is not the first time Select had not followed through. I have maintenance that hasn't been done and completed in my current place in months. There is no follow through. The left hand does not talk to the right. Very disappointed. Beware. Even though you are a loyal customer they are not loyal to you! So much for customer service. read more

My deposit was $1300 and they gave me $60 back which was not my overpayment of rent but what they felt was what I was owed back. The house looked better after I lived in than before. We left an absolutely clean house (except for the windows (it rained two days before the walk through and I refuse to clean the OUTSIDE), so they charged over $100 to clean them. Then they said we had paint in the closet so we can use it to touch up, we patched ALL the holes from the picture (not fist size), the paint buckets didn't match the walls so we didn't use it, and they charged us $900.00 for a complete inside paint job!!! Complete nightmare.. I rented a one bedroom apartment with them.. wasn't that nice but was fine for what I needed in my budget. Terrible bug problem so I put in requests for pest control.. never heard anything back. Sink was broken so I put in a work order.. never heard back. My husband had military orders so we gave them our 30 day notice in January.. they still charged us for February and March.. we cleaned everything in the apartment until it looked better than when we moved in. We wanted to touch up the few small nail holes in the wall ourselves, but they said no we want to hire a professional.. okay.. so they charge us $450 for paint touch up!!! Wtf. And hired a professional cleaner and charged us another couple hundred even though it was already cleaned... so total we're having to pay them 800 something and that's with our deposit already back. Complete ripoff.. we worked really hard to clean and had it in better condition and they still find a way to get over a thousand dollars out of us. read more

I both called & left a email to view a specific property. 2 days later, I had to call again. Their response was to drive by the property to see if I liked it. I told them I did and I wanted to schedule an appointment. The man I spoke with proceeded to ask me questions to see if I qualified, which was no problem for me since I qualified with several other realtors. I told him that I didn't have an income since I cared for my 80 year old ill mother but that I could show them proof of my personal assets on just one (1) of my accounts which was sufficient to pay rent for at least 4-5 years. Instead of allow me to continue to provide them with the assets and income of both my husband and mother.....he immediately DISCRIMINATED against me and stated I didn't qualify and that I could easily take the money I had in that one account and buy a high-end BMW and the money would be gone. Really, REALLY!!! Talk about extreme discrimination and prejudice! SHAME ON YOU Select Property Management!!! There are tons of realtors out there and I would never, NEVER rent or purchase a home with this group. If this is how you treat potential clients.....I have to wonder how you manage properties. read more
