Well aside from the endless issues in my duplex I had to fix myself.. the month they cashed my rent check then tried to shake me down for more.. They were consistently mean and vicious. There is no other way to describe the situation I found myself in when I rented a home from Heritage (Absolutely disgusted). Health and Safety issues were ignored. The move-in inspection that was completed by their staff only indicated minor issues, such as scuff marks etc, what they failed to list was mold, worn and defective light switches and outlets, dry rotted support posts and beams, just to name a few. The best part of this story is, I requested repairs on the very first day and continued sending request for over three months. Finally replaced the switches and outlets myself.. If you are looking to rent, or if you are a property owner looking for someone to manage you rentals, I would do my homework before signing with Heritage. This company is a scam I wish I could give zero stars. This company right here! They hustle unfair and on purpose. Unfortunately when I signed the lease I was in another state. Upon my arrival, the home I moved into was very dirty (long story short) under the edge of the stove had old food and almost dried grease all the way around it, I sprayed the borders for bugs after lots of cleaning (military style). Every night for months I sprayed the borders and woke up to (100s) or roaches everywhere(inside and outside), dirty windows, floors, and much more. The home stayed hot, and the oven worked whenever it felt like working. I placed work orders for both nothing happened. Fast forward 1 year later I get charged for almost everything that was wrong with the home before I moved in. Then they took the deposit (2600) and said I still owe 400 for the repairs and cleaning or it goes to collection. They stated patching holes was 2700$. My husband did so much to make that house livable. Don't trust a smiling face and record everything.They will take your money anyway possible. read more

Heritage Property Managment is a nightmare to say the least. I rented a house that should have never been listed for rent until several safety items were fixed, such as worn and deffective electrical outlets and light switches, dry rotted patio support post and beam, fence falling over from age and a gate that would not close. A pre-move-in inspection by their untrained staff give safe and satisfacory inspection report. But they left out a few things, like the above items along with mold around the bathroom window, dirty footprints in the bath tub, lond black hair on the shower wall, no GFCI protection in either bathroom or kitchen. A lock was placed on the electrical panel so tenants could not have access. This is just to name a few. Now the fun part is getting the items repaired, took over 3 months for the fence and suppot post repairs all of which were poor quality and unpermitted. The dryrot repair on the patio support beam consisted of a couple coat of paint, WOW! Do I Recommend this company HELL NO!! read more

Trying to get ahold of anyone in the office is a joke. I have left several messages about neighbors and the lack of upkeep on the apartment grounds. When I do get ahold of anyone they seem to be annoyed they have to speak to anyone. So my mother lives next to a home that there renting through heritage . On my way is my mother has contacted or three years Pg And E and send over paperwork stating guys to address Brie and apparently all of this information is being given. But on deaf ears. So we will contact the city directly. Between there dogs . Who can jump over the fence and make my mom nervous & afraid . I believe she has contacted weird PG knee is contacted them over the last two years why is it so difficult to call back a concerned neighbor. I have photos and a plan to make sure it gets addressed. !! Just down right horrible customer service . Be cautious with this company. There's lack of communication between the employees and the manager. I rented with them for 1.5 years and I took a picture of my rent every month because I was worried they would claim it wasn't received due to this lack of communication through this office. Also, they charged $350 from my deposit for sweeping a corner in a closet and filling a small hole in the wall for a "medium" cleaning. We listed our first rental with them at the advice of a friend. When after 70 days they still had not rental the house we moved to another company who rented it for the same asking price in four days. When I told them the new rental company had rented the house in four days they didn't seem surprised. They agreed to refund our money but even after we reminded them that they promised to refund our money they never did. The friend who originally recommended them has since moved his business to another company. There are better property management companies out there. read more

My Father had rented from Heritage for several years now and for the past 3 years has had an on and off water leak from his ceiling. It happens every time it rains and we keep reporting it and they come and put a bandaid on it, as I like to say, and it always seems to happen again. They keep saying that are having a difficult time locating what's causing the problem. In my opinion, it seems as if whom ever is doing the work is not qualified. We initially agreed to rent a property from this property management company after weeks of searching for places to rent just after moving to California. We walked through the property and told them that we wanted to rent the same day (a Thursday). We wanted to turn in our application on the same day, but the company refused to stay at the office for an extra 5 minutes after their usual closing time, even though we told them that we were only 10 minutes away, this cost us extra time in turning in the application. When we finally turned in out application the next day, the company told us that all that needed to be done before we moved it was a floor cleaning and a final inspection. We were hoping those two things would be done on Friday. Upon signing the documentation to hold the property, one of the staff told us as an after thought that the entire roof needed to be replaced on the house and that they would be working on it for an unspecified amount of time. It would have been nice to know that upfront before we signed the paperwork. Our move-in date was set for the following Tuesday. On that Monday, the mandatory evacuation of the area occurred and we could not confirm our move-in with the property manager, which was very problematic because we had to pack all of our belongings as if we were going to move in from the place where we were staying. The company didn't follow up at all until the day we were supposed to move in, and told us that we could not move in until Friday after the final inspection was complete! I understand that nobody expected to evacuate but we could have used a better follow up to save us the trouble of continuously packing and unpacking all of our things. On top of it all, many of the staff members that we dealt with were often rude and short with us when we dealt with them in person and on the phone, which made the situation that much more frustrating. We also had to pay a total of $310 in fees just to hold the property, even though we were ready to move in the house at anytime and the only reason we couldn't move in was due to them being slow on prepping the house for us. Makes no sense! Bottom line: Stay away and go to another property management company. read more

Horrible, Horrible experience!!!!! These people lie about everything!!! MaryAnne, the owner doesn't have a clue what is going on in her office, and her daughter who works there, Tammy is awfull!!! We listed a couple of units through them. They told us they were showing the units daily, I spoke with a tennant they placed and she told me it took them two weeks for them to show her the unit and two weeks to have a contract ready. She told me they made her feel like "trash". This is absolutly unacceptable behavior for a business!!!!! It took many phone calls and a call to the corperate owner, of caldwell banker, to get our signed lease mailed to us. It still took over a month to get us that, and the leases were not complete and incorrect. We ended up loosing our tennant because Heritage FAILED to include the lead based paint disclosure. My husband had to call at least once a week to see if they were doing their job, which we later found out they weren't, and Tammy had the nerve to yell at my husband over the phone!!! They also, never answer their phones, we called several times during business hours and got to a machine. We also had people who were intersted in renting the units telling us that herritage never got back to them. When they do answer the phone they are very RUDE!!!!!! I called again (left a message) to find out when I could expect a response, and they never returned my call. After talking to two former tenants of theirs, I guess I should not have expected them to act professionally or with any integrity. Both had terrible experiences, and were sorry they ever rented property from them. This property management company has bent over backward to meet my needs as a potential renter. I came to town to sign the lease on a rental with another management company and when I realized that the place hasn't even been cleaned, it was back to square one. I walked into Heritage's office on a Friday afternoon and explained my situation. One of the ladies was nice enough to show me two properties even though their next available showing appointment wasn't until Wednesday of the following week. I decided I liked one of the properties (however both were in great condition and spotless!) and filled out an application for a rental with the same floor plan. This rental was not ready to be shown yet, but based on the condition of the other two units I viewed, I was comfortable renting sight unseen. I was informed that the carpet in the living room and hallway of my unit was being replaced and that the whole place was being repainted. The carpets in the bedrooms would be cleaned before move in. I was under somewhat of a time crunch to get moved to town, and the property managers again catered to me in order to make it work. However, when I got the keys and began moving my stuff into the unit, there was a strong odor of cat urine in the bedrooms. One bedroom in particular was so bad that it was not even livable. I was nervous that they would not want to do anything about it, as I had already signed the lease, but when I called them on Monday after moving in, they were more than nice about the whole situation. They are going to replace all of the bedroom carpets as well! I would recommend this company to any potential renters, and have in fact referred a couple of my friends to their listings. read more

I called Heritage property management yesterday to inquire on a home in Olivehurst and the women that answered the phone was very rude but I was thinking that it is just one person and maybe there are some other nice people. nope, I went to the office and they were just as rude too. I should have started running but darn it, I really wanted this place. a few hours later, I talked to my friend and told her about this great place. I explained that the property management was very rude. she had heard of them and even rented from them. she did not receive her deposit back even after leaving the home spotless and she hired a handy man to fix the things they refuse to fix. it is very unfortunate that yelp has the real reviews under "not recommended" and one shown positive review from someone that just might work there. read more

NOBODY SHOULD EVER RENT FROM THEM!!!!!! They are the worst..When we moved in we had so many problems that they wouldn't fix. Even when something broke our home owners said they had never heard from the propperty management with a work order. Our hot water heater broke, my 2 small kids and I were left without hot water for 4 days. They didn't offer for us to stay in a hotel. Then a couple months later our main water pipe broke on the outside of our garage. It took them 2 days to get it fixed..And again didn't offer for us to to stay in a hotel. Our dish washer broke and that took a week to get replaced. We would call the office and the ladies would either not pick up or they were very rude! The manager of the business MaryAnn was never professional. The owners could never get ahold of them so they final gave us their personal house number. And they told my husband and I to call them if we ever had a problem and they would fix it right away. And one time the property management place found out we talked to the owners they call my husband and told him to tell me to never call the homeowners. They were very ruse about it and pretty much yelled at him. We just moved out and we followed their list of things that needed to be done and we did it perfectly..We left it better then when we moved in. They gave us $350 of our $1100 deposit. They charged us for cleaning and carpets that we already did. They charged us for a water bill that they were suppose to pay when our water pipe broke. And they charged us for the toilet paper holder, that maybe cost $.50 and was actually ours! I would tell whoever is looking into using them as a property management whether it be tenants or home owners to go else where! read more

I decided to walk in on Tuesday to better expedite the process and the wonderful ladies at this office got me in the apt on Thursday. I rented with this company for almost four years and I have to say I am so glad to be out from under them. The first place was nice and we were quickly approved and moved in, but it was not as beautiful as you think. We had to go behind their cleaning service and CLEAN the house ourselves to remove razors left on top of showers and hair from bathroom drawers. During the time we were there we discovered Bats living in the attic and the smell during the summer becoming a problem. It took two weeks of calling and finally showing up to their office and demanding something be done; mind you that day they were outside having a party and not conducting any office work. We moved from the first house because of a leak that came from upstairs into the downstairs bedroom. Sure someone came and put a hole in the ceiling to fix it but no one ever came back to fix the ceiling. The second house was another quick move as we were current with everything for their records but again we had to CLEAN the house we moved into again. Hair, dirt and grim covered the window seals and bathroom drawers. We made sure to take pictures and do a walk through our selves to document everything. We had them read over and sign a copy for us and their records. This house was amazing except they had an employee who had family across the street who seem to SPY on us! We received a letter in regards to termination of our contract if we did not mow the dirt in the front lawn. The owner of the home had stopped by and explained to us that she was trying to repair the grass and have it grow in the front and back yard and what products to use since they were in the garage. When we explained that to Heritage they still demanded we cut the baby grass. They hounded us about everything once we moved into that home from cutting baby grass to water systems (that we had no key to control the automatic sprinklers) being on when they shouldn't be. When we finally left we cleaned everything top to bottom better than when we had moved in! I will say we didn't have the carpet cleaned since we knew it wouldn't met their standards anyways. They billed us for EVERYTHING! When I contact the manager about everything with proof that we left the place better than when we had moved in and were being charged for ridiculous things nothing was replied to for weeks! Now it sits on my credit!! This was a joke of a rental company that never replied to request of work orders, never followed their own contracts, and was only out for their own good. read more

Feeling a bit down on my luck, I happen to be driving into Yuba City from San Jose (which isn't just around the corner) when I got a call from Maritza from Heritage Property Management. She hit me with some bad news. She said a home I was previously interested in had been rented already, but then immediately hit me with the good news, that there were two other properties that were now available. She was very polite and very helpful. She showed me those two properties that same day. Something I did not expect but really needed to happen. As soon as we were done viewing the homes we ended up back at the Heritage Property Management offices where I began to fill out my application. It was 30 minutes till closing time and it was all good vibes. Everyone in the office made me feel really comfortable and were all very polite with great personalities. That was on a Friday afternoon. Handled all my business with Maritza and my application was accepted on that Tuesday. waste of time, sorry for the long rant! extremely frustrated with this company as well as the other property management companies in the area. I am a single father in the military and contacted Heritage about a few listings on their website. I was informed that I had to view the property before I could apply, which is understandable. I explained my situation and work schedule which conflicted with the showing schedule of the properties. without hesitating the person helping me requested if she could put me on a brief hold while she worked out a plan. she promptly returned stating that they would work with my busy schedule. we agreed to view 2 rentals after their normal business hours on the 11th of July. when I arrived at the property that day, I waited patiently for the agent to arrive, after quite some time, I thought I had gone to the wrong house first. I left a note and proceeded to the second residence, where I found a maintenance worker who informed me that he had been there for well over an hour and hadn't seen anyone. I went back and forth 2 more times in hopes that I would run into the agent. no phone call was attempted to contact me. again, waste of time. read more

When I moved out I had the carpet and whole apartment professionally cleaned and never received my deposit, i left the place cleaner then it was when I moved in! These people are unbelievable. They are greedy, slumlords who will screw you any which way they can. The old lady and the lady with the spikey hair are so rude and unprofessional it is amazing (cussing in the office, really? TACKY). These AWFUL people tried to charge us for 10 hours of cleaning ($100) to wash the walls we freshly painted. We found out later that they paid the cleaning lady for 2 hours. Where did the rest of the money go? In someones pockets? They treated us like crap - not like we deserved (we were very good tenants, always paid rent on time, no complaints and according to our photos left the place in better condition than when we arrived. While we were tenants, we had a horrible time getting anything fixed. The thermostat never got fixed, no one ever did anything about the black mold in the house nor was the vent cover ever fixed. Repairs that did get made took at least a month and quite a bit of calls and trips to the office. I do not recommend this company - rent from someone else!!!!!!! read more
