The keypad to get in stopped working well later at night but those are the only two reasons this doesn't get a full 5 stars. Our landlords were so kind and answered every question we had, the apartment was so pretty and it inspired us decor wise for our own home. The view of the tree line of Hanna Park was serene and we got to see a baby alligator a few mornings out on the bank. I did love the resources provided such as pots and pans with which we made lobster and steak, the water quality was excellent and basically no other complaints except the renter above us who we had to call the noise complaint number multiple times for. I'm sure other apartment units are quieter and people enjoy living there, but we just wish it stayed as quiet as the day we arrived. Pros: Beautiful location, apartment unit, plenty of necessities, and cozy living space. Cons: Noisy upstairs neighbor & difficult keypad for gate during night hours, possibly due to internet?

These apartments make me feel like I'm living at a resort. This is truly, high end, resort style living. The security of the entire complex, the amenities, the community, etc I just can't say enough about how thankful I am we chose The Reef when we moved to Florida. The staff always have things planned to bring neighbors and the community together, the club house has kid friendly games in a clean and aesthetically pleasing indoor/outdoor area, the pool area is immaculate! They are also very pet friendly, and love to celebrate a pet of the month each month which is so cute. Full gym, (even a smiths machine and a stair stepper!) a yoga room where the community also does some yoga classes, and outdoor workout area with turf and to top it all of they even have a rotating rock wall for people working on those skills. AND it's right next to Hanna Park which has awesome trails and a nice, clean beach with lifeguards! It's just Dow the road within walking distance from the apartment complex! If you're looking for a place to call home, and either want a peaceful sanctuary, a close and family-like community, or a safe and secure complex with amazing amenities - THIS is your place. If you do not own a garage with your unit parking can be challenging. Since I own a garage it's never really been an issue. I love my garage! I've since gotten married and my husband seems to get along just fine. He finds a spot in the unassigned parking and there's only a few spots directly in front of our unit. There are a lot of pets in the community. We try to provide as many doggy bag stations as possible and there are designated areas. It is however up to the dog owner to be mindful enough to pick up after their pet. Unfortunately not all pet owners are as responsible as they should be. We enjoy our neighbors, love our unit and like the location a lot. For the most part the community is laid back and charming. In a beautiful area.

Negative: I give it 3 stars due to the high turnover of staff and maintenance workers, changes about every other month. One was extremely short and another very unprofessional; both aren't there anymore. The units are older and do need upgrades, but maintenance will fix in a timely manner. Office at one point wasn't really open, due to COVID, but I believe this is now corrected. Only 4 washers & driers in the laundry room for whole community.

When we were apartment hunting in Jan 2019, the leasing office was persistent in asking for reviews so take The five star reviews with a grain of salt. The good: The apartments are beautiful & the maintenance guy (Max) is very responsive/kind/friendly. If a light bulb blows out- they will replace it for you. Few apartments in the general area have a yard and a garage- as dog owners this is mainly why we chose them. The bad: The apartments are located on Atlantic Blvd which is VERY busy. We lived in the 100 block and there was not ever a time of time where we couldn't hear the traffic. It was hard to enjoy our yard because we were constantly pestered by walkers by on how much rent was etc. I would not recommend renting a unit in the 100 block of the community. Pest/Lawn maintenance was a struggle for us- you pay for this monthly but more often than not our lawn was dead (they don't seem to water) and full of ant colonies. It took multiple service requests to get the issues fully addressed and I think they've since changed vendors. We had hoped that the community would be one that spent time together/was friendly since we were new to the area but that was not the case. The community is always quiet and everyone keeps to themselves for the most part. It's clean for the most part but there are other tenants who let their dogs poop freely without picking it up after. Not cool. The Bluewater office staff aren't great overall. Calling them is a pain. Our apartment flooded at one point from the rain and when I alerted the office staff they seemed unbothered. As a heads up- when you move out they offer you a $300 cleaning package or you can clean it yourself. More than likely you will be charged this forgoing your security deposit if you clean it yourself. Their lease break clause offers 2 options: 1) 2 months rent or 2) you pay until they find someone. We elected to go with option 2 figuring this community was in high demand because when we had originally looked at it there were very limited options available. This has turned out not to be true- they seem to have a hard time renting the units. For the majority of our time there we had no neighbors. They did let us get out of our lease early since we gave two months notice but renter beware.

It is in an urban beach area so some noise is expected, but nothing that I wouldn't deem normal. The string lighting drive and gated community give of an exclusive high-end vibe. The neighborhood is quiet and I'm walking distance to restaurants, shops, the beaches town center and the beachfront. The fenced in yard give pets a close place to go out and the Atlantic Beach Dog Park is next door. The staff at the office which is located at BluWater Apartments in Jacksonville Beach are very friendly and informative. Jennifer helped me and she was wonderful! Max and the rest of the maintenance team are fast and efficient. If you are looking for a place to live and have realistic expectations about living in an urban beach town than this place will be perfect and a quiet oasis from the hustle and bustle just down the street. Definitely recommend Cottage at North Beach.
