We stayed in Dolly's room which is actually located in a cottage in the back of the property but there are plenty of gorgeous rooms available inside. They were also very attentive to my dietary needs. I have celiac disease so they made sure to make something I could eat for breakfast. I highly recommend this place to everyone. It's gorgeous and the owners are absolute peaches. The holiday decor was amazing, so I suggest going in the winter time. We loved it, we'll definitely be back!

The guest house is on the second floor. The building is a converted 1898 store front. It has three rooms that are nicely decorated with vintage furniture. If you are a rail fan, this is your place. More than 40 trains, both freight and passenger pass each day. However, the bed rooms are in the rear of the building and the passage of the trains did not wake us up at night. Kids are welcome and will like the game room with a foosball table and plenty of room to run around. Sharon, the owner, is a very nice person who pointed out where to eat and get a beer, all within walking distance. We were there for a college Lacrosse game and found this location to be a good value, neat and clean and ideally located.

We checked in around 7 pm, and enjoyed freshly baked homemade bread with our hosts. The owners are super accommodating, and really strive to make you feel at home- you can take their dog for walks, chase their kid around, even help with dishes! We were served a delicious crockpot meal, but the one low point was dessert. Our hosts concocted some strange sort of microwave cake-- I cannot recommend it. Recent cutbacks include the cancellation of cable service. We used our Amazon Prime service to download the first episode of "An Idiot Abroad" (great show, btw). We booked the couples suite, which features a comfy queen size bed, lending library, and poang ikea chair (perfect for curling up with the theology book you just borrowed). Breakfast is a free-for-all. Do try your hand at the espresso machine. The proprietor would be happy to give you a lesson. Overall, the best place I've stayed in RVA for less than $35/night. **UPDATED** The owner read my review, and has agreed to remove the aforementioned disgusting microwave cake from the menu. This is great news for B&B lodgers everywhere!

The view from my room overlooked the lawn where all sorts of activities take place, from folks walking dogs to groups posing for wedding party photos. The ground level entrance to the building features a lovely reading room stocked with plenty of newspapers, books and magazines. The room next door offers complimentary beverages and snacks and stocks a good library of brochures highlighting local sights. My room, located on the second floor, was accessible by an elevator and stairs. That level also has a large banquet room, a parlor with a beautiful piano and access to balconies overlooking the lawn. There is also a pantry stocked with breakfast items in the morning including yogurt, fruit bars and cereal. And plenty of coffee (plus coffee makers are in the rooms). Guest can opt for daily maintenance of their rooms to have beds made, towels replaced and the basket of personal care amenities replenished. The desk and free wi-fi made it easy to handle emails and other tasks in the privacy of my room. And the large closet and full-sized dresser amply accommodated my wardrobe. A real highlight for me was the chance to spend mornings jogging around this beautiful campus or strolling over to the collection of boutiques, coffee shops and dining spots that border one end of the university. There were also nearby bikes that could be rented for a cycling excursion as well. A nighttime stroll included a stop at a nearby room in a separate building where Edgar Allan Poe once lived and worked when he attended classes here. The location provided a perfect hub for exploring the area's weekend farmers' market, nearby wineries and scenic hiking spots and historic landmarks. The Colonnade Club is definitely worthy of being on the college honor roll!

We arrived around 6:30 PM to check in on a Friday and were promptly greeted. Desk attendant acknowledged my Platinum Status and was very friendly. We were given a room on the 1st floor. Room was a two queen bedroom suite with a sofa. Room was a fair size, one tv, bed was comfortable and everything appeared clean. Breakfast each morning was good. Eggs, hash browns, a meat or apples, waffles. A very good selection. Sunday there was a large group of students. Everything was pretty good. They have a game room present with an arcade. My youngest son spent almost an hour in here on 10.00. We used the pool which had a tepid temperature and the hot tub was so so. Location is outstanding. Short drive to Colonial Williamsburg or Busch Gardens. Plenty of restaurants and other businesses nearby. Only question is the color scheme, otherwise this is a perfect option in the area. I'd definitely consider staying here again.

We could not have asked for a better place to stay while visiting Richmond. My boyfriend lived in…read moreRichmond for a couple of years and we were returning to the area to celebrate his birthday. Our number on priority was location, and The One was beyond perfect. It's within walking distance of Richmond's greatest museums as well as the popular Carytown neighborhood where we spent much of our visit. When we arrived, Sean and Polly weren't at home, but we were provided with an access code to get in to the guest rooms. We were absolutely floored when we walked in. The One only has two guest rooms, which makes it the perfect place for privacy. Our room, The Dream Suite, is located at the top of the stairs and is beautifully decorated in shades of deep red. My only very minor gripe is that the bathrooms are no located "en suite." Instead, they are directly outside the rooms. So while each bedroom does have its own bathroom, you do need to leave your room to get to it. Not a huge deal since there are only two guest rooms...but you can't traipse to the bathroom naked at 2am, either! The parlor is located across the hall from the guest rooms and is not only a comfortable lounge spot, but is also stocked full of snacks and beverages. This is also where continental breakfast is served in the morning. The spread is pretty standard- muffins, bagels, cereal, etc. It didn't particularly suit my fancy (way too carb-heavy), but it's the type of breakfast my boyfriend loves. Sean and Polly were fantastic hosts; very attentive and friendly. Honestly, they were the best B&B owners I have ever interacted with. You can tell that they truly love what they do. We can't wait to go back to Richmond to spend another night at The One. Thanks to Polly and Sean for a great stay!
