The grounds are kept very clean, there's no loud noises at all. The property manager Leslie was so welcoming from our tour of the place, to signing the lease. Everything has been a breeze. Furthermore, the layout of the apartments themselves is really excellent. The half bath is such a nice touch. Plus with the additional storage room we can declutter while keeping those items close to home. Very excited to live here, and we hope to stay for years to come !

This is an incredible place to live! It is very close to just about everything. Shopping centers down the block on both ends, the freeway is accessible withing 3 minutes of driving, 880N/S 580N/S all within 5 minutes. There are known restaurants around the corner as well. Gas stations at least 5 if you're coming from 880. The management there is really awesome, especially Sam. Whenever you have a problem, they make sure to take care of it right away because they care. I had a project once that required some tools, and I asked if they had them and they let me borrowed the tools. Great amenities like a pool from 3ft-8ft deep, fitness center although it's just literally a exercise bike, central heating, microwave, washer/dryer which takes quarters, dishwasher, grinder, FREE WATER and many other things. Although I did wish it was an indoor pool as the pool gets dirty since there are trees around it. But I was told that they may not offer free water anymore. It doesn't sound like they try to screw you out of your deposit when you move out. We just moved out so we haven't gotten ours back yet, but going through the walk through with Sam, it sounds like we'll get most of ours back. We were told to clean as much as we can and fill up all the holes when you hang frames and other things. One thing that we didn't have is a bathroom window, the exhaust is not powerful enough to suck in all the moist from taking a shower so if you don't wipe out the moisture from the wall it could turn out as mold. The parking could also be a problem if you have visitors. We were granted with 2 parking spots. We have 3 cars, we could pay for an extra parking spot but decided not to, so we could save some money. There are a limited number of open spaces outside. All in all the 4 years I lived here, not a single time I regret. It's like living in a hotel, it's upscale compared to my friends apartments. The closets were new, the carpet was new, the kitchen cabinets were all new. Before you move in I remember that you feel like you are home. Memories were made in this place, sad to say but now that me and my brother are in college it's time to have separate rooms, which is why we moved to a house now with 3 bedrooms and 2 bathrooms. You will not regret living here, it is definitely as good as it gets for a place I lived in for 4 years that I called home.

The landlady Laurie will ignore you and is extremely rude, you will never get any help if you have maintenance problems. The only good thing is pets are allowed. The rent price seems okay at first but literally every year they raise the rent by at least $200!! There's not even an area to load groceries or you will get towed from your own apartment, and now people park in other people's place so even your assigned parking isn't "reserved" and you have to park on the street and risk getting broken into.

That is until about 2 months ago when a new neighbor moved into the building and they are constant smoking pot and cigarettes. The only way they addressed it was to send an email to the entire building reminding us it's a smoke free complex. That was two weeks ago and nothing has changed. I haven't received responses to my emails and the staff hasn't done anything to address it with the unit in question. I've gotten threatening letters from management about a bird feeder, but seemingly nothing about smoking in a non smoking building.

This is not to say Jose and the maintenance team is anything but amazing because they are kind and absolutely responsive. Back in October 2017, we moved in and it was a rush job: the baseboards weren't completely attached, door handles were placed in odd places, the closet poles for hanging clothing were broken. It was such a mess! However we knew the staff was kind and responsive so we continued to stay here. Fast forward to the next month: there is a rat or something in the wall of the unit next door that we can hear. It took them over a month to actually take care of this. While the critter wasn't actually inside our unit, there were obvious droppings outside that gave some indications. Next issue is the plumbing. We have had continuous leaks from our upstairs toilet where Jose even mentioned the incorrect part was attached- rough job to say the least. It is now 11 months into our lease and we are dealing with yet another leak! Everybody loves to come downstairs to water all over their dining table, right? When there was a leak so big it soaked our area rug we were told due to not having renters insurance nothing more could be done to replace our rug but we were offered a chance at breaking our lease, penalty free. Of course we had just moved from out of state so there was no way we could move again. Now we are in the positioning of not being able to move due to work obligations and another leak comes up. As I said, buyer beware because this place is just a mess of problems.

She basically acts as the middle man between the renters and the management company (which I have never encountered before in all my years of renting). So if you have a problem she agrees wholeheartedly with you and acts like she is completely on your side - and then tells you she can't do anything about it because management wants it that way. This was so infuriating because we couldn't actually talk to the people who could fix something, just someone who would agree about our problems but not actually act on them. Bravo to the management company for coming up with such a scheme to avoid ever fixing anything. - The pool was never open the ENTIRE time we lived there! They finally redid the fencing and we thought it would be opened, but then we talked to the manager who told us an inspector came around and discovered that the filtering system was too powerful and could hold a young child down so they had to close it.....ummmm what? A few days later we saw a sign on the fence saying the pool was closed by the department of health. Who knows what the real problem is. - They started doing construction on the roof and had to be stopped because an inspector came around and told them they couldn't just cover up the problem, they had to go down further to fix the base of the roof. So the construction was left in limbo until they started ripping out the roofing and sides of the building. This had been going on for a month and was still less than half started by the time we moved out. - We found out why our maintenance tickets were closed online without being fixed. Apparently our problem of a constantly-running toilet wasn't "important" enough compared to all of the other problems management was dealing with (toilets completely leaking, roofs leaking, etc) so they just decided to close it. Without even telling us. Really? What kind of complex does this? You can see they really care. - We suddenly received a bill in the mail for water and garbage. We never paid for water and garbage our entire time living there, why now? I called and emailed the manager Zurich repeatedly until we were finally able to schedule a time to meet (which, btw, is how it always goes with any kind of issue and if you work a 9-5 job don't expect to ever be able to meet with the manager because that's the only time the office is open). Apparently there was a section in our lease that said they could charge us water and garbage if they decided to. Now that ENTIRE section had been crossed out with a giant X and was never initialed by us in the space to initial for it when we signed the lease because the management at the time (which was a different one than the current one) said water and garbage is included and so they were crossing it out. So even though I never initialed that part of the lease and there was a giant X through that part of the clause, Zurich said they could start charging us for it if they decided to - which they had decided to do. AND THE CHERRY ON TOP - since it was in the lease they apparently didn't need to notify us that they were going to start charging for it. Which is why we suddenly got a bill in the mail from a water and garbage company. Wow, such considerate management! I was stunned at this meeting and could not believe what Zurich was saying. Again, she acted like she was completely on my side - how could they start charging us and without notifying us too! Excuse me? Isn't she manager of this complex? Wouldn't it be her job to notify us? She even had the audacity to tell us that she had talked to the management company about starting to charge the residents for water and garbage and that they laughed and told her if anyone doesn't like it then they can move out. Wow. Well I HIGHLY doubt making us pay for water and garbage when we didn't sign this section in the lease was legal, but instead of trying to fight it we decided to do just what they said - we didn't like it, so we left.

And additionally they have a pool for your pleasure in the Summer time which is by appointment only due to the pandemic protocols. One thing I like about this property is that I don't have to go around town to wash laundry as there is on site laundry for $2.00 for 30 minutes wash and $1.25 dry for 48 minutes. Additional wash and dry time can be purchased on the machines. there are 3 floors. You need to buy a laundry card for a one time purchase of $5 to store money on it. Minimum purchase is $10 and maximum is $40 The complex recently got new management and she has been nice and super helpful at resolving questions that tenants may have. She has answered my questions to my satisfaction. Also, the maintenance manager has also been helpful at resolving the issues with our apartment when we have called. The one good thing about living here is that this area has lots to discover and it's a short walk or drive to Downtown Hayward. We have a movie theater, farmers market, restaurants a plenty on B Street and more stuff. Think Summer fun leaving your car at home and walking with the family for a day of fun locally! If shopping is your fancy, Southland Mall is a short drive up Winton from Courtyard which also has other places to eat. And Mission Ave too has lots of places nearby so you don't have to travel far. Grocery stores are close proximity. Safeway and Lucky's. Two Luckys on Santa Clara and Mission, Two Safeways, one on Jackson and Foothill Blvd. So if you decide to move here, you essentially have everything you need here to live comfortably and make your shopping experiences convenient.

Smoking is not prohibited which sucks when neighbors are smoking and it always comes in your windows when they are open. I hope making the place nonsmoking is considered at some point. 2. Parking is EXTREMELY LIMITED. Barely enough parking for tenants, so it is not really ideal to have a lot of guests visit. I guess this place was built when families didn't have more than one car??? You are not allowed to have more than two cars on the property. You also have to move your car every few days in open spots, and you get one covered spot. 3. No dogs allowed 4. There tends to be a lot of mosquitos, I think because of an old fountain in a neighboring backyard down the hill. 5. You do hear noises more from the homes down the hill. It echoes. 6. The heat rises in the top level units, so our place is always warm especially at night. It is too warm for me to keep any plants alive.
