I have been a resident here for over seven years, and the quality of service provided to residents has consistently been excellent. In particular, Gerardo--who has been working here since before we moved in--has always demonstrated a high level of professionalism, dedication, and willingness to assist whenever needed. Additionally, Evelynn is always prompt in arranging and ordering any items we require. Bruno M and Angus are also highly dependable, hardworking, and committed to their responsibilities. Together, they consistently create a welcoming, safe, and comfortable living environment for residents My husband and i are very happy! feeling safe comfortable in this community, and we sincerely appreciate the individuals mentioned above for all of this. In addition, there is a truly difficult issue that has remained unresolved for many years, and this issue stems from some of the residents living in this building. There is one very unpleasant and unhygienic issue here. Some residents do not clean up after their dogs, especially in the dog park, which is heavily littered with dog waste. Every time we bring our dog here, we have to clean up at least 7-10 piles of feces to prevent our dog from stepping in it and bringing it home, even though I always clean their paws after going outside. This situation has made me no longer want to visit the dog park, as it is dirty and foul-smelling, and most importantly, I constantly have to clean up after others. This dog park is no longer a place for dogs to run and play, but has instead become a dumping ground for dog waste. I hope the building owner can take steps to ensure that residents take responsibility for cleaning up after their dogs, so the dog park can remain clean and enjoyable. This park was an important reason why we decided to move here eight years ago. However, since moving in, I have often found myself cleaning up dog waste left by other people, both on the lawn in front of our home and in the dog park. I've lived at Summerwind for almost four years now, and it has truly felt like home. Denise, the leasing manager, is amazing--always friendly, responsive, and genuinely cares about the residents. Anytime I've needed anything, she's been quick to help and make sure everything is taken care of. Evelyn, has been great as well. The property is always well-maintained. As a dog owner, I love how dog-friendly the community is. The dog park is a great bonus, and the neighborhood itself is perfect for pet owners. I also really appreciate the recent resident activities and refreshments--it's a nice touch that makes living here even better. I lived at these apartments for two years and recently moved from them. Here are the pros/cons: Pros: -Safe. I never felt unsafe here even when walking my dog after dark. They have someone walking the complex overnight. -It is situated in the nicer section of Vista near the golf course. -The inside of the apartments are nice. -Lots of amenities: air conditioning, gym,mini washer/dryer in unit, pool/spa, fp, dog park. -Maintenance of complex and grass area was good Cons: -They let 4 people live in a one bedroom. The family across from me had a couple, their middle school son and their teenage son in the apt. I thought that was illegal. -It's expensive for Vista. -Walls are paper thin. I could hear my neighbors talking even with a fan on. -Noisy. There is a school across the street. You will hear all of the band practices and baseball games that start at 8am on weekends. -The smoking was my biggest issue. The couple diagonally across from my apt smoked day/night on their patio. It came into my unit and was disgusting. -People didn't pick up their dog's poop. -The dumpster area was often filled with garbage on the ground. Not sure why it didn't make it's way into the container. -The apartment manager had an attitude at times. I wouldn't move back. read more

My boyfriend and I have lived here for almost a year and love it. Allow me to lay out a few things Surrounding area: Walking distance to Albertson's, CVS, restaurants, etc. In the middle of neighborhoods and parks so it's safe and generally quiet. So many places to bring your dog/ bike / run. Kind of an awkward distance from any exit off the 78--about ten minutes from the freeway regardless of the exit you choose. Apartment: Our 1/1 has vaulted ceilings, a balcony, large outdoor storage closet, a fireplace, nice countertops, new appliances, a W&D in unit and plenty of storage space. Pets: We've got a dog and cat and unfortunately it's two separate and substantial pet deposits (can't combine them which is a bummer). This is a super dog friendly community though- you can walk the whole complex in 15 minutes and there's dog bags and trash cans conveniently located along walking areas. Maintenance/ Office Staff: The maintenance guys deserve medals. They are so damn quick and efficient-almost every work order we've put in has been fixed within the day. We had a leak in our bathroom recently and the guys immediately came over, took out the affected drywall, aired the place out and patched it up within a few days. They're so nice and even made sure to knock and come in slowly since we have pets. As for the office staff, Kim (office manager) has got to be one of the friendliest most helpful apartment staff we've ever met. She remembers us by name, gives our dog treats and does everything in her power to fix any problems we may have. The only real negative I have is the price--our base rate for a 1 bedroom apartment (in a 12 month lease) is $1360. Throw on $70 for sewer/ water/ electric, $30 for SDG&E, $30 for wifi, $50 for pet rent and it starts to add up. This place is great and has everything- safety, beautifully maintained grounds, above average apartments, proximity to stores, etc. I highly recommend it. read more

A local through and through I've got experience living all over the country and all over this county. What I like about Shadowridge is it's generally a safe area. Pretty well lit and people are out walking their dogs, the HS and park are nearby as is shopping, it feel secluded from other parts of the city, it's a sub community within Vista. They recently had some renovations and are large dog friendly (no weight limit), but the management company, as with most management companies makes a mess of many things. Parking is tight and limited, but your assigned spots are pretty good. It's like they cut down 2 inches on each spot when they were painting the lines for everyone else. The security guard is old, ain't gonna do nothing to no one. Super quick on the phone to tow a car and tenants and guests alike get towed on the regular. I actually think that he might be getting a cut on a tow quota, I personally have seen 2 tenants, 2 guests and myself get towed in the last year. Price is a little high, but you pay for the area, the amenities are better than some in the area, but that's because they are inflated. The better complex's aren't worth the extra money. The tenant mix is actually on the old side, unlike Quelque said earlier there aren't as many kids as with other complex's nearby. With that being said most people are friendly, but some of the older crowd can be creepy and judgey when they see you on your own balcony after 9pm just minding your own business. It sits on Melrose which is a straight shot to the 78 (6 minutes) and if you go up to PAR you'll be at the 5 in about 12 minutes. Maintenance is good, but for those that work they often leave a mess when doing outside work when you come home. The sidewalks are a little old and although I like the landscaping it's a little overhanging and messy. read more

I lived at Summerwind for about 10 months. With the generous help of Kim, in the office, I was able to find someone to take over my year lease. That part was seamless and I am very appreciative. The pros of living here, other than having Kim as the on-site manager, is the apartments have everything you need- a fireplace, washer/dryer in unit, dishwasher, balcony. I also always felt very safe. I do not remember much noise from neighbors either and there are lots of places to walk and run, if that's your thing. It is also within walking distance to a park, restaurants, and grocery stores. Another pro was that they didn't landscape every day with loud blowers and chainsaw like at some complexes. The maintenance people are fast and efficient too. The cons are that the street noise is pretty bad, depending on where your unit is located, you may hear traffic most of the time. I didn't have a unit on the street so mine wasn't too bad. I definitely couldn't hear traffic inside my apartment but it was pretty difficult to escape it when outside. (This is the bad side of having all the conveniences close by but this is not the apartment's fault). Honestly my biggest con was the worker inside the office (not Kim, Kim is great). I do not know her name but she is not very pleasant and seems put-out when you call or ask her for anything. I had a complaint about my downstairs neighbor not cleaning up after her dog and leaving her dog out in the cold on her patio for days. She acted as if there was nothing that could be done. I told Kim about it and she took care of it. It was a sanitary and animal welfare issue. Today I called the office because I had a package delivered there on accident and this person said, "Oh I don't think they delivered it here, but I'll look". She said it wasn't there but then I asked her if she could ask the new tenant whether it was delivered to my old apartment door, she said, "I guess so but thats all we can do." It was very rude. I don't think this is a big request. Another reason I do not like this individual is because when I first moved in, she gave my apartment number to my stalker ex boyfriend, who called pretending he was a UPS delivery driver. I understand that he lied but that information should never be given out over the phone- when she could not verify he was who he said he was. I moved into the apartment at Summerwind to get away from him, and after that found him beating down my door. It was horrible. I let this go because I realize he was the problem but still, she didn't seem to follow any privacy standards and her lackadaisical attitude is not conducive to being a good apartment manager nor office helper. read more

I moved in about 10 months ago and at first I loved this place. Cute units, pet friendly, lots of trees, great location. Then, as situations started occurring, I'm growing disappointed with the management. The manager, Kim, is the only one worth dealing with and even that can seem questionable at times. The other office person is completely useless. Her tone is rude and every time I have to deal with her I walk away feeling disappointed. I really don't feel like they value me as a tenant. I used to live at Shadowridge Summerwind Apartments back in 2014-2015. The time I spent at Summerwind was a pleasant one. Kim, who's the property manager, is as sweet as can be and super helpful dealing with issues. The maintenance staff is incredible, they are always prompt and get the job done when they say they will. The neighbors that I had while living there were really nice and considerate. Overall, I loved the time I spent there. The gym was clean, pool was clean and well managed, and so was the landscape. The only downside of the place was parking... having guests meant they would have to park across the way in another neighborhood. Yes, the units are decent and well maintained. When my husband and I were searching high and low this was a pretty good deal. Parking spaces are tight and limited, the towing threats are real and so it makes it stressful to even have a guest over. Dog friendly and diverse. The walls are thin and other tenants can be rude and inconsiderate about trash, being top floor and cigarette butts. On the plus side the landscaping is getting updated or renovated, kitchen is decent as room spaces. Downside, smoke free is a joke, lots of smokers which is terrible for children. No identified pantry or linen cupboards at least in my 2/1. The moving in process is very easy and smooth, but afterwards... sometimes, management seems to be unprofessional in the sense of when you're talking to them they are very rushed and rude. read more

I have lived at this place for 1+ year and loved living here. Its safe, pretty clean and the office staff is amazing! Kim and Teresa made sure my apartment was up to date and are very professional people. Towards the end parking became a pain as a lot of people illegally parked, the management had security guards doing rounds which added to the safety of the complex. The only bad thing is that the walls are pretty thin. I think that is there in any apartment complex in the price range and that is my general concern with apartment complexes. Second thing is the pet policy. I am not sure if I always had bad luck or the pet policy is very flexible. My first neighbor had a big dog who was never in leash abd second neighbor has 2 dogs and 1 cat who barked all day. It was torturous to a point. The dog even ran behind me and it was scary. Kim did send a notice to ask them to keep the door closed but in vain. I didnt make a big deal as I was moving out. Neverthless nice place to live! read more

It is only worth living here if you can get a huge discount on your rent with security deposit waived and you will only be staying one year because the next yr your rent will increase when the concessions expire or are not renewed. The increase will shock you. Water/Trash/Sewer is $70 a month which is a huge disadvantage. Walls are paper thin and I often hear my neighbors in the bathroom which is my biggest complaint. The maintenance guys are great but the office staff is slow and don't follow up on resident's issues or concerns. So we were frantically searching for another apartment complex who would let us keep our dog. When I finally got around to calling Summerwind, Kim was so helpful and had us over within a couple hours for a tour. The complex is so well maintained and beautiful! And the apartment checked off everything on our list! It was such a relief to find a place who I can already tell takes such great care of their tenants and property. While the apartments are "OK", there are issues I have with the way they manage things. I wanted to get certain internet service, but apparently the complex has contracts with Cox, which prevents me from using the service I want. That is complete BS. They should not be having contracts with anybody, limiting me to use a specific services so they can make money. I should be able to use whichever service I please. read more

This place is so awesome! The staff Kim and Cassandra made my move and very stress free. This place is actually nicer than the model that you see the entire property is very clean and quiet and I couldn't say anything better than the fact that the staff made my move an easy. The maintenance man came out on a day that he usually doesn't to fix my keys and overall I just feel very safe and happy. I would highly recommend this place especially given the fact that I'm a single woman. I can hardly hear my neighbors above which is a big deal for me. Have lived here almost 2 years. Only moving because we bought a house. Summerwind has been one of the best apartment homes I have lived in (and I have moved a lot for work). Kim, the property manager, is so kind and accomodating. The office staff has a great memory of all of their residents, which really has made this place feel like home. If we weren't buying a house, I would live here for a very long time! There is a park across the street, which is great for our fussy dog walks, but they also built a dog park this year which a lot of residents use daily. Never any pest issues, our neighbors are quiet, the pool is always clean and the property is well maintained. I recommend Summerwind to everyone I know. Very affordable compared to what is around. I love living at Shadowridge Summerwind. I lived here in 2012-2014, and loved it so much, I returned in 2018. Kim, the Property Manager, is top-notch and goes out of her way to make your days happy here. My sister (my roommate) moved down here from the Bay Area and remarked how friendly and how easy the move-in experience was, compared to hers at a property in Alameda. Recently, the staff was required to enter our apartment to check fire detectors, appliances, etc. Our front door had been sticking and scraping for months, and we just hadn't gotten around to calling in a maintenance request. When we got home later that day, our door opened smoothly and easily! Gerardo and Ricardo, the Maintenance Gentlemen, had fixed it, without us even asking! They saw a problem and took care of it, magically! One lovely perk about living here is you get to pick the accent wall colors in your living and bedrooms. Upon move-in, I discovered I did not care for the one I had chosen. I mentioned it to Kim, and the next day, Gerardo came and repainted it a color I preferred more. He took the extra time and effort to make sure I was happy in my home! And they are MAJOR pet-friendly. They have a fenced-in dog run, where I have seen doggies romping happily with their doggy neighbors, and they provide doggy bags and receptacles throughout the property. I love this beautiful apartment complex and feel lucky to call it home! read more

This place SUCKS! You pay rent and are told you have parking as long as you have a sticker....then when there are no places to park and you are left to park in a no parking spot they tow you! Save yourself the trouble and DONT move to this place! They are NOT helpful and don't care about anything but filling all the units with renters! Then you are left with nowhere to park!! read more

YOU DON'T WANT TO LIVE HERE !!!! If I could give ZERO Stars I would. The on-site property manager along with the home Management Company conspire to cheat tenants. Prospective tenants are promised many things - among them a longer lease term, but then are presented - without warning or notice - with a lease to sign which fails to give the promised lease term (this is fraud committed for profit - which is illegal in California). When I confronted the on-site property manager about the "mistake" in my lease term, she yelled at me saying: "If you don't like it - move out!" PLUS - very few - if any - of the appliances worked - or didn't work properly. And they don't check them before you move in - so you are stuck with them. AND they have limited weekly "repair" hours - and don't make repairs on weekends at all ! (Made it impossible to have repairs made when you work and don't want repair people in your apartment unless you are home at the time.) PLUS their on-site resident "repairman" doesn't know how to fix anything correctly. When I asked him to fix my dishwasher, he told me: "Wash your dishes by hand." There is no insulation in the walls and the single-paned windows leak air. In the summer you roast and the winter you freeze. PLUS they charged me $75 per month for water/sewer ! - The utility company charged their monthly service fee AND Summerwind also charged a second monthly service fee which drove the total way high. That's Double Dipping ! I am only one person - but because I lived in a 2 bedroom apartment, they charged me a higher rate. PLUS - only two times during the year I lived there did they do any maintenance around my apartment building - and then it was barely done. Mostly - it was a constant mess ! Pine trees that drip sap and those trees drop all kinds of mess that gets everywhere ! PLUS - the washer/dryer was in kitchen, which caused there to be only one kitchen drawer and not many cupboards - not enough room for putting away anything ! (And I wasn't allowed to see the apartment before I took possession of it. After I moved in I knew why they didn't want me to see it ...) PLUS - the on-site property manager allowed several tenants to dump their unused furniture/kids' toys behind my apartment building in the common area ! (That made the place look like a dump the whole time I lived there !) When I complained about it - she said: "Oh I allow them to do that." Plus, there was a water leak in the hot water heater room (note: there is only one hot water heater per the 8 apartments in each building ! - Note: One hot water heater for 8 apartments causes the hot water to run out by the weekend - so no hot water on weekends ! WOW - that wasn't fun at all !) - And because of the leak - they tore out my patio and I couldn't access it during the whole month of December. I had to move all my patio furniture into my apartment as there are no garages (and the apartment was very small and made it very crammed with furniture). That left no room for Christmas decorations or visitors over for the holidays ! Even though I demanded to be compensated for that month's loss of use of my patio (which patio was part of my rent) - the management refused to pay me back for the value of my patio/loss of use ! OH - and if that wasn't bad enough - I left my apartment in perfectly clean condition at the end of my lease. At the time of the move-out inspection - the property manager told me it was in perfect condition and that I wouldn't be charged any cleaning fees. A few days later, I even received a move-out inspection report from her by mail which stated the carpet and apartment were in perfectly clean condition - yet, she charged me a $50 carpet cleaning fee anyway (which is against California Civil Code rental laws). And - my last month's rent was for 25 days (as my lease ended on day 25) - and the apartment manager rounded up my rent - so she overcharged me for those 25 days - which is against the law. The home Property Management Company refused to refund me for the carpet cleaning fee ($50) and the amount they overcharged me on my rent. Before I moved into Summerwind Apartments, I was lied to in all respects, was lied to and mistreated while I lived there, was lied to during the move-out inspection, and again mistreated by the home Management Company. For all the above reasons (and many others I am unable to list here due to length), you DON'T WANT TO LIVE HERE !!! read more
