This apartment complex has a lot of potential and, in many ways, is a beautiful place to live. The property itself is quaint, quiet, and tranquil, and the atmosphere is generally peaceful. The grounds are well kept, and it could truly be a wonderful living experience. Unfortunately, the management office (Monica) significantly detracts from that experience. Monica present with a significant lack of customer service skills. She is inconsistent with whom she enforces the terms of the leasing contract and she herself does not abide by them. Interactions with office staff have often felt rude, dismissive, petty, and unnecessarily condescending. Rather than feeling supported as a resident, I've frequently felt talked down to and ignored when trying to address concerns professionally. The most frustrating part is the apparent lack of any clear avenue for resolution or accountability beyond the onsite office. Attempts to escalate concerns or request assistance through a higher level of management have not been productive. It's disappointing because the property itself deserves much better management and resident relations than what is currently being provided. read more

This apartment is rock bottom, what makes it nice is the creek. They're old apartments that get painted white and considered "modern". No ventilation and mold issues. Leasing office has the most unprofessional people there. The easiest way to describe their unprofessionalism is petty and ghetto. Broke my lease to not have to deal with them longer. read more

Monica in the office was so rude and not professional at all. They took our money today for the applications that came out to over $150 for 3 applications and hung up on my mom when she called for help with the application. My husband and I were at work and Monica was demanding that all 3 applications be turned in today so my mom was trying her best to get hers done today. My husband said she was rude to him too. I get if we don't qualify and you have to deny us. But yelling at my mom and hanging up on her was totally unprofessional and not necessary. Please find someone better suited for this job. The office staff, Regina and Chelsea are absolutely amazing! I've been renting since I was 18 years old and I've also been a leasing specialist since then and this apartment complex has been my best experience yet!!! Mind you I've lived here and the East coast before. The office staff is always very responsive and friendly willing to help with anything that you need and their maintenance crew is always there to back them up! Manny and Regina always go above and beyond. 10/10 recommend renting here if you like to have nice and quite neighbors, clean environment and staff that always responds to your emails or phone calls and does NOT delay on competing work orders! read more

That is absolutely not true we were told if they came to do an air quality test it would be very expensive and we would have to pay for it and instead you sent the maintenance man over who was not able to do an air quality test. I have the pictures of the ones we had to do ourselves and we were breathing in the mold for 2 1/2 years come to find out. So saying you addressed our issues is 100% false. I have been living here for many years now and currently living here, it's sad how expensive the apartment rent has raised for the new people coming in the apartment that has been remodeled with cheap material and everything still breaks down. The washers here are always broken!!!!!!!! The company invested money on remodeling the gym but instead should have invested money on extending the laundromat. The hot water is always being shut off. The manager Regina who also lives in the apartment complex does nothing about it besides hiding in her office and ignoring what is really going on or with tenants complaints. read more

We lived here for one year and would be staying if not for a work relocation. Creekwood Villas has been a great experience. Jessica and Regina have both been kind and helpful the entire time. The interior of the complex has a park like atmosphere with plenty of shade trees and benches for relaxing. The creek with ducks and flowers that bloom in the spring was beautiful to live by. Because of the stream, grass, trees and other vegetation you can expect more bugs and humidity than other apartments in the area but we feel the serenity was worth it. The brand new laundry room is very good. The dog park was previously a volley ball court that is now fenced. It's part sand and part grass but very large and clean compared to most other apartment complexes in the area. There is always parking available on the exterior of the property. While the available space may not be as close as you'd like there are spots open every night even at 3 AM. The negative aspects of living here include older single pane windows which produce a lot of condensation in winter as well as painted countertops and refrigerators. Also the refrigerator is placed against the stove/oven so if you bake often your refrigerator will run for hours. Again, everyone from the office staff to the maintenance men were friendly and helpful. If you enjoy a natural outdoor atmosphere with peace and quiet within your apartment then Creekwood Villas is the place for you. read more

6 month review.. I love it here. People have to understand when renting from an old apartment complex, it may not be in the best shape. However, a good complex will keep it maintained. I absolutely love my place. Obviously it's old but they have done their part to maintain it & I do my part to maintain it on my end. They're always working on something to keep this place nice. The grass is always cut, new mulch, cutting down tree branches. It's so relaxing walking around here. They Recently installed new windows throughout the entire community. Staff is amazing, extremely friendly and helpful. Maintenance is as well. Laundry room was recently renovated. It does get a bit packed but what can you do. It's clean and up to date. Because it's dog friendly. You will see poop that hasn't been scooped. However, it eventually gets cleaned up. That's the owners responsibility, not management. There's a dog park and it's almost never occupied. Never had issues with barking dogs or loud neighbors. In my opinion, everything has been great. Clean community. Plenty of parking. If not in the parking lot, plenty oN the street. I grew up here in Oceanside. Though this isn't the absolute best area (my car insurance premium went up), this community is very safe. I've never felt so comfortable in an apartment as I do here. I do & have recommended this place! read more

First I'd like to say the Creek and Maintenance crew are awesome at this apartment. Here are the reasons to NOT move here though: * had an issue with a neighbor for over a year, they had me move into another apartment, well a week before I was supposed to move the noisy neighbor moved BUT they still made me move. * tried to charge me for resurfacing my bathtub and kitchen after 5 years of living there which is CLEARLY wear and tear and not damage * I was in the new apt for 1 year and they used my deposit to replace the carpet for dog dander, have you ever heard of such a thing? Ya, neither had my vet...my dog is hyper-allergenic and doesn't shed * no parking ever if u come home past 6 pm * cops are there constantly * a friend had her car broken into when she was watching my dog * dryers never actually dry ur clothes and I had to dry them 2 or 3 times * pit bull central So basically if u want any of your deposit back don't move here, and or you'd like to not stress out about your car being broken into and or finding an actual spot in the complex read more

Don't do it!! 1) NO assigned parking,People will hit your car and take off. There is NEVER any parking especially if you live on the LEFT side of the building. Half the renters don't work and cars just sit in prime spots for days 2) laundry room: There is only 1 laundry room with 15 washers/ dryers if even that,Half are always broke! You have to charge a laundry card to wash and that is located in the main office SO if you can't make it in during hours you have to wash offsite. 3) In unit Appliances: Old as hell! The fridge is extremely loud! The stove is electric and is so old it doesn't even have a clock on it. No gas in unit. 4) Windows and patio doors: Again,OLD as hell and heavy. They sweat water no matter what you do and need to be wiped down daily. You also get a lot of cold or hot air depending on the temp out coming in your apt even with windows doors closed! 5) Paint: Units cabinets are painted over and over paint on top of paint,Not to mention your painter left hairs behind for you embedded in the paint on cabinets and doors! Thanks a lot! 6) They will promise you things like add on that should be considered wear and tear and up charge your rent instead of doing what normal rentals do and replace them before you move in. ALSO they will write in your lease things they will upgrade and up your rent for them but not install what they put in writing! 7) If you get a carpeted unit GOOD LUCK! They won't paint or professionally clean the carpet and lie and tell you they did. 8) They love to waste paper! They will repeatedly attach printed paper fliers on your door,Sometimes repeats! How about save trees and emailing some folks instead. 9) Security: It is a joke! The security person does nothing! How about telling people to move their cars after marinating in prime spots past a few days?! 10) In the lease it states NO auto repair! Yet on the right side of the building there are folks repeatedly repairing vehicles. 11) The walls between you and neighbors are extremely thin and you can hear everything! 12) Bottom line: If you wants No parking after a long day at work,Noisy neighbors and careless people parking next to you and hitting your car then taking off then by all means move here! read more

I'll start from the beginning! Late December in 2019, my boyfriend and I were looking for our first apartment together, and we found Creekwood Villas by chance. We decided to drop by and immediately felt safe when we saw another young couple moving in, and a couple of children playing in the lawn areas of the complex. The assistant manager at the time was very friendly and showed us the apartment that was ready to move into, ready as is. New crown moulding, and cleaned carpet. We fell in love and got everything ready with the application and fees the next day. Moving day came in January, and the winter was pretty chilly for me since it was a single-pane window at the time (my boyfriend slept like a baby though. He likes the cold lol). 6 months later, and I'm still in love with this place. It's getting hotter, but shading the patio and managing air flow is helping since summer is coming and we don't have AC. I see other apartment have AC units in the window, so it's definitely an option if someone needs the temperature regulation. Management is always on top of notifying residents on changes via email and sometimes paper notices, in case there's issues that need immediate attention, like the recent double-pane window installations. Laundry room was recently upgraded to industry-power MAYTAG machines, and residents have been fairly good about keeping their distances due to Covid-19. Maintenance teams are always seen, always friendly. There's weekly, if not monthly, landscaping and/or maintenance to the amenities to keep the place looking fresh. Every apartment comes with 2 parking permits to park in the immediate parking area surrounding the apartments (no extra fee for the covered parking first come first serve), and then there's additional visitor parking marked on the east side and on the road. If you're looking for a completely quiet neighborhood, this ain't it. There's families everywhere with children playing every weekend, along with families and people in general holding family/friend gatherings, BBQs, parties, etc. at least once a month. Nothing unreasonable, but definitely not COMPLETE silence if someone is looking for that in a complex. There is loud revving sometimes in the wee hours of the night, most likely from racers on Oceanside Blvd, but doesn't really bother me since I'm usually asleep at that time. Only hear it when I'm up getting water or taking a whizz. Fireworks will also go off sometimes in the complex next door lol! It's pretty lively here, all things considered. A safe, family friendly neighborhood! The ducks and ducklings in the creek, ambient birds in the morning, the bridge strolls to my car, are the absolute sprinkles on top of everything. This place really set a standard for other apartment complexes in the area. Worth every penny for location, management, and ambience. :) read more

I've lived here for almost a year now and I have had a wonderful experience. It's quiet, neighbors are respectful (for the most part), very dog/cat friendly, and I love the ducks that live here in the creek. Cons- I wish they would offer a little more than they charge for rent. The apartments are basic. No upgrading. The paint here is too much on the orange side of beige, hard to match with your furniture if you like colors that aren't brown. Overall, it's a decent apartment but should really work on upgrading the units to match their pricing! People let their cats roam around the property all day. I normally wouldn't mind it, but a few of them have tried to stand off with my dogs while I walk them. One lunged at them while I had them on the leash and we literally had to lift them off the ground nearly choking them as we hurried by. Another managed to scratch my dog in the eyeball late at night, causing me $170 in vet bills to get treated at 12am on a Wednesday. Yay me. I don't know who the owner is but they all have collars and are regulars here. Pros- Great views of the creek and landscaping. Plenty of grass, and they have an open area with a sandbox for kids to play. Low deposits. From what I've seen/heard with other residents, they are pretty lenient on their pet policy. Very flexible and don't really take it seriously. I've seen people with more than 2 pets. And plenty of dogs over 25 pounds. Maybe more than the small dogs here! I've seen most of the restricted breeds here as well. I don't mind it at all as I love all dogs. All in all, it's a great place to live if you don't mind orange walls (you can paint them for a fee) and basic apartments. It's quiet, cute, green, and very pet friendly! read more

Nice place, I'm enjoying living here for the most part, but there are a few things that bother me about this place. 1) rent autopay is really hard to set up, which is unfortunate because if rent ever slips your mind, it's a $75 late fee, and you don't get to pay with check anymore- cashiers check or money order only. If you think you might pay rent late, this could really add up. 2) this is a smoking-friendly place. It's great if you smoke I guess, but if you're like me and don't smoke, then you could be stuck with neighbors that smoke nightly and your unit smells like cigarettes at a certain time every night. 3) pretty big complex, and only ONE laundry facility. Unless you live right next to the leasing office, prepare to do some walking each time you do laundry. 4) it uses the WASH laundry card system. Laundry facility is open every day, but the card recharging machine is in the leasing office, and not accessible during non-work hours 5) don't know if it's just our unit, but the water temperature takes a long time to adjust. If the waters too hot so you turn the knob, it takes a long time for the water to get colder, and vice versa. Not terrible, but still. But the place has good pros too. It's safe, relative quiet (have really seen anyone blast music or have loud house parties), plenty of parking, pretty clean, and has a nice creek running through the middle with a permanent population of ducks living in it. Management is pretty hands-on, they are approachable and available, and try hard to make living here enjoyable for everyone. read more

We have been here 2 1/2 years, and this is the quietest and most peaceful place we've lived. This is despite the fact that some tenants have children, and a lot of tenants have dogs or cats. There is a dog park for those interested. We were looking for an apartment that fit our budget, so we went with a studio. The studios are small, but the perfect size for a couple, two single people, or a single person without a lot of furniture. Our closet space is abundant, and the same can be said about the kitchen cabinets. The building is older, but upgrades are done often. In the past year, our electrical outlets, balcony floor, windows, and sliding glass door have been replaced. Outside of the apartments themselves, the landscaping is maintained weekly and the garbage and recycling are removed at least three times a week. There is a newly remodeled laundry room, with all Maytag machines: 12 washers and 12 dryers. There is a nice-sized pool with a jacuzzi, which are available on a first-come, first-served basis. The small gym has a maximum capacity of two people and requires sign up, using an easy-to-use app. There is a creek running through the property and is home to a whole lot of Mallard ducks, who are fun to watch. We enjoy taking them birdseed every day. As far as safety is concerned, the complex became a gated community a year ago. To enter after a certain time, a code or remote is required. Lastly, the staff is really what has kept us from wanting to move somewhere else. The maintenance staff is very attentive to all issues or problems. There is a very fast turnaround time when something needs to be looked at, and you are always informed ahead of time of any utility or water interruptions. Manager Regina is the most personable, friendly, and fair manager we've ever met. We can't say enough positive things about her. Very satisfied tenants here! read more

Regina has been nothing but sweet and understanding when it has come to any issues with our apatment and has made sure it gets fixed asap! The maintenance team is also awesome! They get repairs done quickly, are very knowledgeable and will always make sure things get done right. Its a very quiet and charming community! Lots of ducks and birds that swim through the creek. I really enjoyed my three years at Creekwood Villas! The area and complex felt safe and the studio had a nice floorpan for its size; perfect for one person and a cat. The creek and ducks create a nice ambiance and there is plenty of parking for visitors. The office staff was always helpful with everything and maintenance was always quick, friendly and efficient. The reason I'm giving four stars instead of five, and this may be particular to the placement of my unit (second floor, no tree cover), was that from about July - October it was permanently in the high eighties inside the apartment. Eventually, I bought an air conditioner. I don't think I would have survived three summers without it. That being said, as I was leaving, the roof, windows and screen doors were being replaced, so perhaps that will help with the summer heat. But otherwise, the Creekwood Villas were a great place to live and I was sad to leave them behind. read more

Do not rent from this place! They entice you with these "move-in specials" so you don't have to pay much of a security deposit but then they charge you all kinds of fake charges when you move out. They said I had to pay for a full repaint of the apt because I put touch up paint on the walls. I did not put ANY paint on the walls EVER! The manager is totally incompetent. She tried to give me a higher priced apt twice, even sending me the lease for the more expensive unit, hoping I wouldn't notice until it was too late. I asked about additional utility charges multiple times and was told there were no additional costs, then it changed to a portion of the utilities for less than $25 extra a month, and then it was $75 a month in extra utilities by the time I moved out. When I showed up at my prearranged time to get my keys on move in day, the office was locked and manager nowhere in sight. She finally showed up an hour late without even an apology, even though she knew I took time off work to start moving in and that is why I made the appt. The laundry room and pool were locked on weekends because they "forgot" to open it. Forget about parking. They say they have parking but there are no assigned spots and if you are not home by 3pm every day, you will have to walk the equivalent of several blocks to get to your apt. The apts are only accessible from the inside so you have to walk all the way around the building just to get to the parking lot. But the worst part is by far the manager. She would tell me things then turn around and say that no one ever told me that. She lied several times and when I tried to contact corporate to intervene, all they did is forward my emails back to the manager and refuse to address any of my legitimate issues. There is a reason these places are so cheap-they make things up when you move out so they can take you money!!! They know is not worth it to have a collection on your record so they use that to extort money for made up charges. Corporate ignores the issues and allowed the manager to be insulting and even call me stupid in emails when she was the one who gave me the wrong information! Don't be fooled! Pay a little more and go somewhere where they know what they are doing and are not crooks! read more

While it's a quiet complex, I have to take 2 stars for no A/C units in the apartments. With global warming and climate change , it's been getting humid and extremely dense so the apartments need to install units to accommodate this. The bathrooms also need renovating, the shower tub and shower head are old. read more

I waited patiently so that I can finally write an honest opinion of my experience when I lived here for about 4yrs. This complex is not bad at all, nice area and close to shopping centers and not far from the 78 or 5 freeway; although maybe a little upgrading for the asking price. Never experienced any real trouble just plumbing and leaks during heavy days of rain but maintenance is pretty good about showing up when you need them. They have online for rent which is great but just recently they have a online fee in which they never did till about 3/4 months ago. However management is my main reason why I only gave 3 stars. If you are expecting your deposit refund make sure they refund you correctly. I gave my 30-day notice and paid my full months rent in December (lease was up 12/31) and moved out on 12/15 and some one moved in on 12/22. I was promised that since I paid my full rent I would get prorated the days some one moved in during the month of December which is 9 days (23rd to 31st) apparently they don't count the move in date. Anyhow as for my deposit plus what they prorated for the 9-days still did not add up (mind you I do accounting so I know my numbers) and I asked for an explanation twice regarding that amount. I was given 3 different refund amounts and every time I questioned what the prorate is daily I never got an answer just that they finally got my final refund amount. Well after waiting a month in a half for my deposit and reaching out to Regina for weeks just for her to ignore my voice mail and emails, she couldn't even tell me a simple "I'm working on it I will get back to you in a few days" but nope nothing! I had to mention corporate manager for Regina to finally reach out to me! I get my deposit and this time it is less than what Regina quoted me over the phone. So I email her since no one hardly answers the phone and she couldn't even answer my question or give me an explanation but that it was the final refund amount and explained what the statement showed but still didn't answer my question. Therefore, I'm over it and I know for a fact I was refunded less! But hey I'm out of that place and no longer having to worry about dealing with management who can't even give you an honest truth answer. So to anyone moving out I would double check the refund amount & make sure they refund you accordingly and I wouldn't even go through Regina but request to speak with some one else. read more

This is NOT affordable housing, this complex is a joke that hides behind a lease agreement that declares they are crooked. If you are truly in need if a place to live and do not mind to wipe condensation off of windows everyday to keep down the painted over mold, the dirty carpet they claim is new, the possible tree limbs under the foundation of the ground floor units that will cause additional wear and tear on the "new" carpet, the improperly fitted windows and doors that keep the mold an issue in the first place, the water leaks under the kitchen and bathroom floors, the paint on the walls that is so thin and cheap if you wipe it even slightly will rub off and reveal the old color of paint used then pay the 1550 for a 1 bedroom apartment that is not worth it at all and by God do not say anything to the management about any if it for maintenance to come fix anything because all maintenance is going to say is it happens because the units are so old....But its 1550 per month..oh, don't bother to clean up your apartment when you leave because management will add whatever they can to subtract the most they can to give you nothing at all. read more

New to Oceanside I searched everywhere from Vista to Encinitas, Carlsbad and all through Oceanside. I chose these apartments because of the area being safe, far enough away from the crowded Oceanside area where there is zero parking and crime rates through the roof. I've been here for 4 months now and I love these apartments, the staff and residents and this location. Plenty of safe parking in the private lot, the staff are the friendliest and best I've ever encountered in apartment living, the maintenance workers are awesome, friendly and knowledgeable. The professionalism of our management is unparalleled. The pool is spacious for the summers, walking the grounds is great for a newly wed couple, the one bedroom apartment is cozy, smaller square footage than I'm used too but the ammenities make up for the size of our apartment. We hope to stay at least a few years. I ruled out Encinitas and Carlsbad because of expensive price, Vista and anywhere downtown Oceanside because of safety concerns. For the price I found the perfect location. read more

Hello, my name is Raul, I am 21, in the Navy & I stood in a studio here from May 2015 - Jan2016. This place was absolutely amazing! I can not complain about anything. They were very open in having my service dog with me. The process was smooth to move in, I was even gifted with a welcome home basket. For a studio, it was very spacious. My friends have had studio's and it was just 1 big room however the layouts of the studio were very well put together and the 2 closets were an added bonus. Of, course in the summer time there were bugs however they offered exterminators if you wanted it, I just bought Raid & used at home remedies such as vinegar in my door/patio openings & I got rid of the issue. Now, the most important thing that really won me over was how quick they were to kick people out. In the course of my 8/9 months there, I had about 4 different neighbors in the apartment across from me. I felt safe as the complex did not want people partying or doing bad "stuff" in their apartments. That was especially great for my service dog because I didn't want those disruptions to mess with him. Moving out was also an easy process. Regina was such a pleasure to deal with. She was always extremely personable and was eager to help. I even brought in my phone & she helped set up the auto payment. I give the entire complex and the staff 5 stars!
