Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

Additionally, The air conditioning on the second floor was broken for 5 days before it was fixed. My formal request for compensation was denied. I was only offered a $350 credit on a future rental. I will NEVER rent from this company again.

They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. For the amount you would spend on this place, there are far nicer places in the OBX.

The location was good and…read morewe enjoyed having the private pool, but unfortunately the condition of the house upon arrival was well below what we expected from a professionally managed vacation rental. The biggest problem was cleanliness. We arrived to a puddle of water on the floor by the refrigerator, dirty dishes, and dishes/water stacked in the pantry area. Kitchen counters and cabinets were sticky and dirty, as were railings and other surfaces throughout the house. Ceiling fans needed cleaning and the gas grill had not been cleaned. The bedding was particularly disappointing. We found blankets on the beds that were visibly dirty/hairy, multiple blankets with stains, and a stack of pillows sitting directly on the floor. One bathroom had a very dirty shower curtain and another was missing a shower curtain altogether. There were also maintenance issues. The exterior sliding doors on the second level were difficult to lock, the kitchen threshold/floor laminate needs repair, and the Wi-Fi was very unreliable and repeatedly went in and out. The house is also very basic in terms of amenities. Even simple things like hand soap weren't provided. The living room could also really use a couple of freestanding lamps, as the lighting is poor. To be fair to Southern Shores, we didn't call about the cleaning issues until Thursday during a Sunday-to-Sunday stay, so we weren't expecting them to send a cleaning crew back at that point. The representative was apologetic and acknowledged that having only one person clean a five-bedroom house was likely inadequate. Our concern is primarily that the property should never have been turned over to arriving guests in this condition. Dirty/stained bedding, dirty dishes and sticky, uncleaned surfaces should have been caught before check-in. Written in Sand has a good location and potential, but it needs substantially more attention to housekeeping, maintenance and basic guest amenities. Based on our experience, we would not rent this particular property again without significant improvements.

We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

But, long story short, the condition of this house was appalling. Sand everywhere, food chunks splattered all over the waste bins, chunks of food all over the dishes, sand in the kitchen drawers. Every surface in this house was greasy and grimy - the doors, the chairs, the kitchen drawers and countertops, the pool area - like the house hadn't been cleaned properly in years. There's a silly couch in the living room where the design gives you a direct sightline underneath it, and it was laughably dirty (sand, rocks, food, etc.). At least one bathroom smelled like a camp site latrine. The pool deck was so appallingly dirty that my 80 year-old father spent an entire morning cleaning it. In addition to cleanliness problems, this house is at least 10 years behind on maintenance. The deck needs serious work, the ancient pool system is overwhelmed by the encroaching sand, and the budget kitchen/bathrooms have been pounded on by renters for decades. The cookware and dishes are a mismatch of random things people have left in the rental for the last 10 years. It's hard to cook or otherwise enjoy the property when you're constantly trying to overcome the condition issues. We immediately notified Shoreline of all these issues and they sent a cleaning person and pool person the next day. The cleaning person immediately admitted that the house wasn't clean at all. She did her best, which was helpful, but there was nothing she could do about the systemic condition issues. The pool person said that he is unaware of anyone being responsible for maintenance of the pool deck - which was clear to us already. And here's another interesting note: there are no garbage cans outside the house. You have to put your garbage bags in your car and drive them a few blocks to the community dumpster. Good luck keeping your car clean. We love this area but we will NOT be renting from Shoreline OBX again. Awful experience.
