At the time of purchase, we specifically asked whether attendance at a sales presentation would be required, and we were clearly assured that it would not be necessary since we had paid upfront for our stay. Fast forward to the present--after years of waiting, we finally had the opportunity to use this vacation. Upon contacting the resort, however, we were informed that the property had changed ownership and, as a result, access to the Kingsmill golf courses was no longer included. Additionally, we were told that in order to receive the promised incentives, we would now be required to attend a sales presentation. This was a significant departure from the original terms and understandably disappointing. Despite our reservations, we decided to proceed with the 10 hour drive and agreed to attend the 2 1/2-hour presentation. During the booking process, I requested a two-bedroom cottage to accommodate our family, including our 11-year-old son. However, upon arrival, we were informed that we had been assigned a one-bedroom unit. When I raised the issue with the front desk, the staff member (Jordan) was dismissive and insisted that the reservation reflected a one-bedroom, offering no solution or apology. The interaction felt unnecessarily rude and unprofessional. As a result, our son had to sleep on the pull-out couch, which he described as extremely uncomfortable due to springs poking into his back throughout the night. To make matters worse, we discovered a cockroach in the room which was an unsettling and unacceptable issue that further diminished our comfort and confidence in the cleanliness of the accommodations. My wife attempted to use the spa facilities during our stay, only to find the entire area in a state of disrepair and completely out of service. When she brought this to the attention of the front desk, she was told that they were aware of the issue and that maintenance was working on it. On our final night, a group of guests arrived in the neighboring unit and were extremely loud well into the night, disrupting our sleep and adding to the overall frustration of our stay. It felt like one issue after another, with little regard for the guest experience. Overall, our experience was far from what was promised when we originally purchased the package. The lack of transparency, the unexpected requirement to attend a sales presentation, the inadequate accommodations, the poor condition of the amenities, the cleanliness and noise issues, all contributed to a deeply unsatisfactory stay.

We really liked the location as it's relatively quiet and away from the hustle and bustle of the historic areas. Grocery stores and shops are close to the resort, which makes it quite convenient. Would give them a 5 stars if they refurbish their units. Also, wifi speed in the units was pretty pedestrian.

My reservation was not restored, and my points and payment were not returned. I then contacted Marriott's Manor Club at Ford's Colony directly. Despite explaining that I had already spent over an hour on the phone with Marriott corporate without a resolution, I was repeatedly told to "call corporate." No one offered to hold my dates, escalate the issue, or assist in any way. This trip was scheduled around my baby's baptism, and I am currently 39 weeks pregnant. The lack of empathy and assistance made an already stressful situation much worse. I am left without $2,800 in Marriott Bonvoy points and the cash I paid (which was only $14 but still, money is money). When I discovered this, I immediately canceled our reservations for the other reviews on the other site are hideous. They tell about how horrible and smelly. The rooms are bad. The customer service is. I was disgusted when I saw that I was charged a no-show fee. The employee was such an airhead so I took it upon myself to do a charge back and got my money

    We rented a house in Sandbridge, and had guests who are 80+ years old, and the very first thing we…read morenoticed was that the wooden hand railing on the steps going to the first floor from the driveway is broken, making it sway and unsafe for its intended purpose. My mother got a splinter on the first day. I read some of the negative reviews about the cleanliness of the Seibert offerings so I called a couple of weeks before to specially request that the property be very, very clean. When we arrived, the house smelled musty and moldy upon entering - we had to open two sliding glass doors (and used the screens to let air flow happen) and saw that the handle for a door was broken and lying on the wooden deck outside the door. The walls in the bathrooms have weird stains on them. The light fixtures outside are rusty, broken, and have exposed wiring (accident waiting to happen). The television sets did not work and one of the two dishwashers did not work. I called to report the televisions and the dishwasher. They sent someone out who told us that the dishwasher wasn't even connected and that they would have to order one. I have a feeling this happens to every group of guests- and that the dishwasher is not a priority. The grill is so caked up with grease that the burner knobs won't turn. The house had 8 flies in it at any given time and there are spiders upstairs in the living room area (call exterminator). The outside deck (wooden, two-story) is so rickety that we were afraid to use the hot tub or to walk on the deck beneath it. The carpeting inside was full of old dry dog pee. In the end it was not the lack of cleanliness that turned us off- it was the condition of the property. It's as if the owners and Siebert know the VERY minimum amount of money to put into it so that they can still get away with renting it (however, I am sure that the deck and railing would never pass any kind of city inspection). This place could be so much better if certain things were fixed: the railing and deck need to be repaired at the very least; painting in bathrooms; pull up that carpet and install tile; if you advertise two dishwashers please make sure that there are two functioning dishwashers; test each television monitor to make sure that they work; clean the pots and pans so that they don't have someone else's burnt food on them; replace the propane grill; call an exterminator; replace or clean curtains with dark red stains on them; with some attention and a bit of cash, all of this can be fixed. Don't hesitate- just do it- we had a great time together but the rental house left so so so much to be desired. I emailed afterward and encouraged them to just go see the house and they responded that they did inspect it and it's fine. Now I DO understand that they feel like they have to say that but I promise IT IS NOT FINE.

Unfortunately, upon arrival we found the property in a neglected and unsanitary condition that did not match the expectations created by the listing. Issues included mold throughout the house including dishwasher, toilet broke, shower unsafe as my sun cut his leg, landscape unkept, cigarettes all over, uncleaned house, no pack and play as it was listed, high chair was filthy, and so much more. We spent a significant amount of money to bring our family together for this special occasion, and the condition of the property substantially diminished our experience. We documented these issues with photographs and notified you personally during our stay. Given the condition of the property and its impact on our vacation, we are requesting compensation in the amount of $3,500 representing partial refund for us using our expenses to clean and ask false advertising.     We stayed at "Sounds Amazing" in Corolla, NC, managed by Brindley Beach Vacations, July 26-August…read more2, 2026. I'm naming the property because I wish I had found the reviews on independent sites before we booked. The home had significant cleanliness and maintenance issues upon arrival, including an ant infestation, dirty/stained furnishings, severely rusted outdoor furniture, and a pool area continually covered with pine needles and debris. The advertised tiki bar and second-floor patio area were effectively unusable for our entire stay because of the condition of the furniture and bug infestation. To Brindley Beach's credit, after repeated complaints they eventually sent management, housekeeping, pest control, upholstery cleaning, and other personnel to the house. However, most of this did not happen until the fifth day of our seven-day vacation. Their own housekeeping representative identified additional cleanliness problems beyond those we had reported, and the rusted tiki stools were ultimately removed but never replaced. After our vacation, we requested a reasonable partial refund--not a full refund. Brindley Beach refused, stating that the home remained "habitable" and citing its rental agreement. They did offer to reimburse us for pest-control and other supplies we had to purchase ourselves. What is especially frustrating is that Sounds Amazing appears to have overwhelmingly positive reviews on Brindley Beach's website. After our experience, I searched independent platforms and found significantly more critical reviews of both this property and Brindley Beach that I wish I had seen before booking. My advice: research the specific property on independent review sites before booking through Brindley Beach and don't rely solely on the reviews displayed on their website. Our vacation rental was absolutely not the experience we expected based on how this property was represented. Brindley Beach is a never again for us. We had to make a nuisance of ourselves to get their attention to come fix their poorly maintained property. I feel bad for the owner who is probably paying them good money to take care of his property.

They charged me 10% of my total bill $803. That's some "booking fee" for them considering the house was only off the market 6 weeks one year in advance.

You expect to get something of value for your money when you pay almost $4,000 for a week stay. This rental property failed to provide basic necessities and supplies to make an extended stay comfortable. If you're going to require your guests to "...gather all dirty dishes and run them through the dishwasher," then you need to supply dishwasher soap. If you ask your guests to "wipe down the stove and oven daily..." you ought to provide some type of cleaner. Sheets and blankets had holes in them. Most of the blankets had people and animal hair on them and stunk. When we went to wash the blankets the washer turn knob came right off making the washer un-usable. Bathrooms were dingy and dirty. We weren't allowed to put the thermostat lower than 72 degrees which means there was likely something wrong with their system but they don't want to get it fixed. Many of the outside lounge chairs were cracked. The whole experience was disappointing to say the least. We'll be avoiding this home in the future.
