At the time of purchase, we specifically asked whether attendance at a sales presentation would be required, and we were clearly assured that it would not be necessary since we had paid upfront for our stay. Fast forward to the present--after years of waiting, we finally had the opportunity to use this vacation. Upon contacting the resort, however, we were informed that the property had changed ownership and, as a result, access to the Kingsmill golf courses was no longer included. Additionally, we were told that in order to receive the promised incentives, we would now be required to attend a sales presentation. This was a significant departure from the original terms and understandably disappointing. Despite our reservations, we decided to proceed with the 10 hour drive and agreed to attend the 2 1/2-hour presentation. During the booking process, I requested a two-bedroom cottage to accommodate our family, including our 11-year-old son. However, upon arrival, we were informed that we had been assigned a one-bedroom unit. When I raised the issue with the front desk, the staff member (Jordan) was dismissive and insisted that the reservation reflected a one-bedroom, offering no solution or apology. The interaction felt unnecessarily rude and unprofessional. As a result, our son had to sleep on the pull-out couch, which he described as extremely uncomfortable due to springs poking into his back throughout the night. To make matters worse, we discovered a cockroach in the room which was an unsettling and unacceptable issue that further diminished our comfort and confidence in the cleanliness of the accommodations. My wife attempted to use the spa facilities during our stay, only to find the entire area in a state of disrepair and completely out of service. When she brought this to the attention of the front desk, she was told that they were aware of the issue and that maintenance was working on it. On our final night, a group of guests arrived in the neighboring unit and were extremely loud well into the night, disrupting our sleep and adding to the overall frustration of our stay. It felt like one issue after another, with little regard for the guest experience. Overall, our experience was far from what was promised when we originally purchased the package. The lack of transparency, the unexpected requirement to attend a sales presentation, the inadequate accommodations, the poor condition of the amenities, the cleanliness and noise issues, all contributed to a deeply unsatisfactory stay.

We really liked the location as it's relatively quiet and away from the hustle and bustle of the historic areas. Grocery stores and shops are close to the resort, which makes it quite convenient. Would give them a 5 stars if they refurbish their units. Also, wifi speed in the units was pretty pedestrian.

I needed to book two rooms…read moresince I have a large family but Club Wyndham only allows for one room per name so I had to get a guest certificate and put the other room in someone else's name. The check-in process was easy and they give you a little wristband that has room access and access to all of the resort areas which is nice. Nothing worse than losing your room key card or having it de-magnetized and it doesn't work. Once I got to our rooms, I noticed that everything appeared to be clean. The toilet had some calcium buildup in mold on it though, so I had to clean them myself. The units came furnished with plenty of plates and utensils. The only issue I noticed was that the cabinets appear to be older and not well maintained. There was a lot of Boeing And peeling as well as water stains. The resort had a lot of amenities on site. They had an adult only pool a regular outdoor pool and a indoor pool. The grounds also had a tennis court basketball court volleyball net and miniature golf. I did take a few strolls around the property and everything was beautiful and well-maintained. Overall, a good value for staying for the week. I was offered to sit through a presentation for some discounted Busch garden tickets, but I had already purchased my tickets prior to arriving so I did not attend the presentation. I see that many people were dissatisfied with the high-pressure sales. I'm glad I did not attend. The brief presentation probably would have ended up being several hours. They did Cole offering the presentation every morning, but I still declined. The location was very conveniently located near Busch Gardens with plenty of amenities in the area as well.

The inn was beautifully decorated and conveniently located to downtown Manteo. This was our first B&B experience so I wasn't sure what to expect. The innkeepers were very friendly and welcoming. Our favorite feature of the house was the back porch with a fully stocked fireplace. My wife also loved the array of cats that live at the inn (outside cats). Breakfast was served at 8am and was delicious both days. Day 1 featured quiches, bacon, home fries, fruit, yogurt, and biscuits & gravy. Day 2 featured sausage links, fruit, hashbrowns, scrambled eggs, and grits. Coffee, hot tea, water, and sodas were available at no extra charge 24/7. Overall we loved our stay. Would highly recommend to anyone visiting Manteo as you are literally 2-3 blocks from virtually everything downtown. My only negative is that the bed wasn't the best but by no means the worst.

Our room was so very comfortable. The house is a 100 year old Arts & Crafts style bungalow which was a joy for us as we love that style. I asked for the Romance package which my wife absolutely loved, so well worth it. Incredibly convenient to walk to all of downtown Manteo. A quick drive to Nags Head & the rest of the beaches. Basnight's is a great choice for dinner! I can't say enough good things, even Jack the cat was sweet and friendly! We'll be back!!

    We rented a house in Sandbridge, and had guests who are 80+ years old, and the very first thing we…read morenoticed was that the wooden hand railing on the steps going to the first floor from the driveway is broken, making it sway and unsafe for its intended purpose. My mother got a splinter on the first day. I read some of the negative reviews about the cleanliness of the Seibert offerings so I called a couple of weeks before to specially request that the property be very, very clean. When we arrived, the house smelled musty and moldy upon entering - we had to open two sliding glass doors (and used the screens to let air flow happen) and saw that the handle for a door was broken and lying on the wooden deck outside the door. The walls in the bathrooms have weird stains on them. The light fixtures outside are rusty, broken, and have exposed wiring (accident waiting to happen). The television sets did not work and one of the two dishwashers did not work. I called to report the televisions and the dishwasher. They sent someone out who told us that the dishwasher wasn't even connected and that they would have to order one. I have a feeling this happens to every group of guests- and that the dishwasher is not a priority. The grill is so caked up with grease that the burner knobs won't turn. The house had 8 flies in it at any given time and there are spiders upstairs in the living room area (call exterminator). The outside deck (wooden, two-story) is so rickety that we were afraid to use the hot tub or to walk on the deck beneath it. The carpeting inside was full of old dry dog pee. In the end it was not the lack of cleanliness that turned us off- it was the condition of the property. It's as if the owners and Siebert know the VERY minimum amount of money to put into it so that they can still get away with renting it (however, I am sure that the deck and railing would never pass any kind of city inspection). This place could be so much better if certain things were fixed: the railing and deck need to be repaired at the very least; painting in bathrooms; pull up that carpet and install tile; if you advertise two dishwashers please make sure that there are two functioning dishwashers; test each television monitor to make sure that they work; clean the pots and pans so that they don't have someone else's burnt food on them; replace the propane grill; call an exterminator; replace or clean curtains with dark red stains on them; with some attention and a bit of cash, all of this can be fixed. Don't hesitate- just do it- we had a great time together but the rental house left so so so much to be desired. I emailed afterward and encouraged them to just go see the house and they responded that they did inspect it and it's fine. Now I DO understand that they feel like they have to say that but I promise IT IS NOT FINE.

Unfortunately, upon arrival we found the property in a neglected and unsanitary condition that did not match the expectations created by the listing. Issues included mold throughout the house including dishwasher, toilet broke, shower unsafe as my sun cut his leg, landscape unkept, cigarettes all over, uncleaned house, no pack and play as it was listed, high chair was filthy, and so much more. We spent a significant amount of money to bring our family together for this special occasion, and the condition of the property substantially diminished our experience. We documented these issues with photographs and notified you personally during our stay. Given the condition of the property and its impact on our vacation, we are requesting compensation in the amount of $3,500 representing partial refund for us using our expenses to clean and ask false advertising.     Our family booked a one-week stay at a condo and had already paid in full. Less than a month before…read moreour reserved dates, my father had a stroke. A week later, as he had been moved to the rehab floor of the hospital and clearly was not going to be able to go to the beach in three short weeks, nor was my mother (or any of us as we needed to be close by to help with things), we began calling to try to cancel the reservation and get any kind of refund. No, we hadn't purchased the optional insurance (didn't really consider it - it's the beach in the state we live in and everything was just fine at that point). We were promised by more than one person that they would look into things and get back to us. After three such phone conversations, nothing had been done and we had never heard back from anyone as they'd promised. The company did not cancel the reservation as requested and, only days before the reservation date, said that per their policy no refunds of any amount could be issued less than 30 days prior to the reservation. While I understand policies such as this, one would hope that a severe medical emergency might constitute an exception and allow for at least a partial refund. We were not just trying to back out of a reservation, it was a legit significant medical issue that kept us from being able to go to the beach that week. I suppose my recommendation to others if you're going to book with this company is to purchase the optional insurance but then also hope nobody in your family has a significant medical emergency that prevents you from being able to actually use your reservation (unless you have $3000+ to just throw around).

We immediately tried to contact Brindley Beach property management but the number went to voicemail. There is only an emergency contact number with stern warning about using it only for power or water type problems. We called it anyway since staying in the house was impossible. We were connected with the cleaning manager who said moving to a different house was impossible but they would send over a cleaning crew. The next day they sent in a company to clean the carpets rugs and upholstered furniture. Everything was marked with urine and still stank. The third day we flipped up the foyer rug and found it was covered in urine stains. We finally got it removed the fourth day. Additional we had an electrical short that caused the dining room and kitchen to be dark, it was fixed by an electrician the second day. We also had a master bedroom door that wouldn't close, a tub that was clogged and exposed tack strips going into most bedrooms (carpets are thin and threadbare). Pool table felt had three holes and was covered in stains. Property management is slow to address problems and impossible to contact after 5 pm day of arrival.

You expect to get something of value for your money when you pay almost $4,000 for a week stay. This rental property failed to provide basic necessities and supplies to make an extended stay comfortable. If you're going to require your guests to "...gather all dirty dishes and run them through the dishwasher," then you need to supply dishwasher soap. If you ask your guests to "wipe down the stove and oven daily..." you ought to provide some type of cleaner. Sheets and blankets had holes in them. Most of the blankets had people and animal hair on them and stunk. When we went to wash the blankets the washer turn knob came right off making the washer un-usable. Bathrooms were dingy and dirty. We weren't allowed to put the thermostat lower than 72 degrees which means there was likely something wrong with their system but they don't want to get it fixed. Many of the outside lounge chairs were cracked. The whole experience was disappointing to say the least. We'll be avoiding this home in the future.
