Approximately six years ago, we purchased a vacation package at a golf expo with the understanding that it included complimentary rounds of golf and free tickets to Busch Gardens. At the time of purchase, we specifically asked whether attendance at a sales presentation would be required, and we were clearly assured that it would not be necessary since we had paid upfront for our stay. Fast forward to the present--after years of waiting, we finally had the opportunity to use this vacation. Upon contacting the resort, however, we were informed that the property had changed ownership and, as a result, access to the Kingsmill golf courses was no longer included. Additionally, we were told that in order to receive the promised incentives, we would now be required to attend a sales presentation. This was a significant departure from the original terms and understandably disappointing. Despite our reservations, we decided to proceed with the 10 hour drive and agreed to attend the 2 1/2-hour presentation. During the booking process, I requested a two-bedroom cottage to accommodate our family, including our 11-year-old son. However, upon arrival, we were informed that we had been assigned a one-bedroom unit. When I raised the issue with the front desk, the staff member (Jordan) was dismissive and insisted that the reservation reflected a one-bedroom, offering no solution or apology. The interaction felt unnecessarily rude and unprofessional. As a result, our son had to sleep on the pull-out couch, which he described as extremely uncomfortable due to springs poking into his back throughout the night. To make matters worse, we discovered a cockroach in the room which was an unsettling and unacceptable issue that further diminished our comfort and confidence in the cleanliness of the accommodations. My wife attempted to use the spa facilities during our stay, only to find the entire area in a state of disrepair and completely out of service. When she brought this to the attention of the front desk, she was told that they were aware of the issue and that maintenance was working on it. On our final night, a group of guests arrived in the neighboring unit and were extremely loud well into the night, disrupting our sleep and adding to the overall frustration of our stay. It felt like one issue after another, with little regard for the guest experience. Overall, our experience was far from what was promised when we originally purchased the package. The lack of transparency, the unexpected requirement to attend a sales presentation, the inadequate accommodations, the poor condition of the amenities, the cleanliness and noise issues, all contributed to a deeply unsatisfactory stay. read more

We stayed at the Townes section. The unit was nice, and well decorated. However, it's a bit dated and can use some renovation. We really liked the location as it's relatively quiet and away from the hustle and bustle of the historic areas. Grocery stores and shops are close to the resort, which makes it quite convenient. Would give them a 5 stars if they refurbish their units. Also, wifi speed in the units was pretty pedestrian. read more

Our "upgraded" unit a/c went out, so they gave a portable unit for our stay ... a small unit to cool a 2 bedroom, 2 bath, condo? ... we ended up all camping out in the living room just to stay cool. There were multiple construction hazards, exposed wires, loose outlets, outlets not working ... these issues were not even address. We requested a move, was told nothing available in our size unit and we would be required to pay an upgrade ... this is unacceptable! We will not return. read more

Great resort within minutes of Water Country and Busch Garden's. We had 2, 2 bedroom units on the second floor. They were identical to each other and we could leave the doors open so that we could still feel like we were all together. There was 1 king with on suite bath with shower and jetted tub, 1 queen with a bathroom (no tub, just a shower stall) that had access to it from the bedroom as well as from the hall, a large dining area, galley kitchen, a good sized sitting room (could be used as another bedroom) off of the living room with a pullout sofa, chair, and tv. The living room had a pullout sofa too. They weren't the worst pullout sofas as far as comfort goes. There is a very small washer/dryer in the unit. It would have been nice to have a bigger/normal size washer/dryer unit. There was carpet in all areas except for the kitchen, hallway, and bathrooms. Not my favorite. It would have been nice to have a vacuum in the unit as well as a mop. The broom and dustpan provided were useful. The kitchen was not the most stocked I've seen. It could have had more pans, serving bowls, a Keurig, there weren't any storage containers to store food in the frig. We stayed in The Townes and the pool area was nice. A snack bar and a place to order drinks would have been a plus. They did have this in the past but it was shut down due to Covid. There is a trash bin out front which was convenient. No elevator but it wasn't bad. Overall a great place to stay. read more

What a shame to treat people who have spent so much of their hard earned money on a time share- so you would think you could give your family a relaxing, grief free vacation. We traded in our week from a Marriott with Interval International and exchanged for a week at Kings Creek. While the property is fairly nice, it was definitely a downgrade from Marriott properties we have stayed at previously. The pool area had 3 out of 8 lights burned out the entire week, and when we brought it to the attention of the staff, nothing happened. The unit we stayed in wasn't cleaned very well, and the outside area looked like it had not been cleaned in a couple of years. We found a large hair ball floating in the hot tub, threw it to the side so it wasn't floating in the hot tub, and it was still sitting there the remaining three days of our stay indicating that they really don't clean the swimming pool and hot tub common areas very often. Additionally, BEWARE of their timeshare sales presentation scams. They emailed us before our stay and invited us to a "free breakfast" to hear their "information session." There was no free breakfast. It was some coffee and some store-bought breakfast biscuits and was mostly an afterthought. The sales manager announced to all present that "If you haven't eaten breakfast yet, we have some little refreshments available." They also told us that if we went and attended, we would receive a "free gift" of a $100 Visa gift card and a "free week" in another resort. When we received the email certificate for the "free week," the fine print showed that there was a $150 "Save the Date" deposit and that the daily fees started at $15 per guest per day which works out to a minimum of $420 additional for the "free week." Finally, more fine print showed that whatever resort we use this certificate for will probably have additional "resort fees" that will be disclosed and collected at check-in. We asked the representative a couple of times if it was truly free, or if there were a lot of charges associated with using it. She insisted that it would be completely free other than a few dollars a day for taxes. This seems like very deceptive marketing. Paying a minimum of a $150 deposit plus $420 in fees plus mystery resort fees at check-in seems like anything but free. We attempted to show up for their sales presentation. When we arrived, they did not realize we were coming and asked us to fill out an information form. We filled it out and turned it in, and waited, but then nothing happened. Then after this place wasted 20 minutes of our time, we left. Two weeks later, after we checked out, they put a fraudulent $122 charge on our credit card. We are disputing it now and will probably look to file a complaint with the State of Virginia for their deceptive practices and fraudulent charges. Also, the mini-golf course they touted when we checked in is a tiny 9-hole mini-golf course that is installed around the playground. It's fun for a few minutes of free fun but is a very loose interpretation of a mini-golf course. I guess I technically have to check "Yes" to the question of whether there is a mini-golf course there... Our advice: Manage your expectations if you stay at this resort. It's decent but dated. The TVs in the rooms are small and probably about 10 years old. The resort is close to Water Country and Busch Gardens which is good. The cleaning quality of the rooms and stairwells is poor. You must bring your own towels to use the pool because they don't offer towel service at the pool and only provide the minimum number of towels possible in the room. We had two bedrooms and two bathrooms for four quests. There were only four small towels provided for the entire week's stay and NO room cleaning service for the 7-day duration. Finally, AVOID THE SALES PRESENTATION AT ALL COST and DO NOT fall for the "free gifts." They're not free, and they will seek any excuse to charge your card claiming you didn't attend the entire presentation even if you tried to attend and they demonstrated gross incompetence. read more

This has been the absolute worse experience I have ever had in Williamsburg. I use to come to KingsCreek every year and would love the experience, however the quality on so many levels have deteriorated. Upon arriving, the unit was clean to the immediate view, but after taking a closer look there were dead bugs in the carpet, a smashed spider on the walk and when I pulled back the sheets there were stains in the cover. I phoned housekeeping not once, twice but 3 times before it was corrected. The first 2 times they just remade the bed without changing the linens. After returning from the market to cook dinner, the dishes were put up and they were dirty, still with food stains on many of them. To make matters worse, I was unable to get any rest during my stay because I felt extremely uncomfortable from different strangers (maintenance, housekeeping, staff) entering the unit, unannounced, without knocking even with the deadbolt on. After making complaints, I received a call from the Assistant GM Saul (sp?) who at his discretion promised a remedy, but have been avoiding my calls ever since. My husband and I are timeshare owners who, up until the point of our stay, always rented out our unit at The Townes due to extremely busy schedules. We finally chose to use it for 2 weeks in December. It was WONDERFUL! We stayed in a 2 BR 2 BA townhome. It was very clean, quiet and beautiful. We did not lack for anything. I love how close everything is to the resort yet it has a private feel because of the wooded area along the main road into the resort. We enjoyed using the Fitness center, the Aquatics center, sauna, hot tub and the Clubhouse. I am looking forward to our vacation this summer so we can putt-putt, play tennis or take post- dinner walks after a day in the sun by the pool! Oh and a tip: if you are going to buy into a timeshare, wait it out to the very end and buy a foreclosed unit. Much better pricing!! read more

I'm currently staying here. OMG, if you're thinking doing a timeshare exchange here, just don't. I should have known better after my first phone call to ask for more information. I asked a question, and the man I was talking to -- we'll call him "John Paul" -- was so rude, abruptly began talking to someone else. I get it; he's at the front desk and the person approaching the desk takes precedence over the one on the phone. But you'd think there'd be a "Can I put you on hold a second?" And then when he began talking again, I didn't know if it was to me or the person there. I simply wanted clarification on the types of lodging being offered on exchange -- and to be honest, he didn't clear anything up. I took my chances. So, the unit: if you want to stream your Netflix or whatever, forget about it. The television in our place didn't work that way (although it was supposed to). The maintenance man (super nice guy, by the way), worked with it for a long while, even replaced the DVD player, but still nothing. At first glance, the unit looks nice enough, but when you look closer, it just seems a bit shabby. The carpet wasn't installed well and you can see where it's trying to come up in places. There's a weird spot in the kitchen that's painted a slightly different color. The dishwasher door isn't plumb and you have to juggle it to the side to close it. If you don't pull the door closed hard, it doesn't close all the way. The screen on my son's window looks like someone was trying to break in. The worst part, though, is the lack of customer service. My daughter was chilly the first night, and I told her to call housekeeping to ask for an extra blanket. Mind you, this place is only at about 20% capacity right now due to Covid-19. My child calls, and is told no, they don't provide extra supplies. (I later found out this wasn't true.) I ended up buying her an extra blanket. But really? You're only 20% full and there are NO extra blankets? Similarly, I asked if they had any extra dishwashing packets, and was told to go to the store and buy my own. I don't tend to bring dishwasher packets when I travel, and these aren't my dishes. I told the lady over the phone that I'd just wash everything in hot water and hope for the best. I hope you're not the person checking into this unit behind me. You might want to wash the dishes. I'm fine with them not doing a midweek cleaning -- there's a worldwide pandemic, and I'd rather not have people walking through and breathing on my stuff. But to not offer a blanket to a cold child, and no refill on kitchen supplies when there are barely any guests? Don't stay here. They're not nice people. read more

Don't let the cute townhouse exterior fool you! My family and I had driven here after 7 hours of traffic only to smell cigarette smoke upon entering our room. As we gradually got more familiar with our surroundings we noticed a lot more issues, like stains of god knows what human excrements on the bathroom wall and bedsheets, alcohol stench, stray hairs--obvious signs of a recent party that nobody had cleaned up after. It got to the point where we had to search for other hotels in the area because we couldn't put ourselves through staying there, however the only ones available were unreasonably expensive. We ended up driving all the way back home at ungodly hours of the morning. Never going back here. read more

This is a great place to stay, we stayed at the Estates section which are houses basically. The value was good. Furnishings were pretty basic inside, but quiet as you have no one above you. Exercise room is very nice. A ton of things nearby. Enjoyed our stay and nightly walks. read more

I will include pictures of the some of that quality furniture and amenities so you can judge for yourself. They don't have a relationship with King Mills to use the facilities there as advertised . Main reason I decided to rent here. Was turn away when to King Mills and they explained the contract ended in May or April so why in a recent timeshare presentation they push that to entice you to buy the over priced timeshare. The 90 minutes presentation will run you 3 hours so be prepared . Once you say no that your not interested the gloves come off and you see the big bad wolf appear. If any one else has be fooled like me believing you could visit King Mills and have a change of scenery please post it. My we can file a class action lawsuit for the lies they tell you to get you in door. Please be vigilant and do your research. read more

So we have had this timeshare for just shy of 2 years, I attempted to use my points to book a 4 day stay celebrating my wife's 5 year anniversary of being cancer free. I was informed I needed to pay my dues because my account was locked, so I paid on 8/24 with my credit card and the charge went right through I am the informed owner services need to unlock the account because it takes roughly 2 hours to do so....so I call back in the time I was informed, speaking with a very nice Gentleman he informed me that need to call back Monday that Owner services is closed on the weekend.....ok strike 2, I ask if I can ensure there is available openings...nope cant help me until my account is open again....not pleased 2 years of payments, maint fees and member dues but I cant get help booking a simple 4 days.....feeling like I have been taken advantage of..... read more

This review is simply for the Timeshare side of their business. I have not stayed at their establishment, but was invited to see a presentation last June and wound up buying a timeshare for $4305. I paid it off with a credit card, because their finance charge was even higher than my credit cards. I knew there was a bi-annual fee that would begin this year. The bill for $845 came in January. I went online and paid the bill with my credit card, like most of us do in the 21st century (we gotta get those points). Well, this place has a $3.95 "convenience fee" charge for using a credit card, but they inconveniently expect the customer to check some box on the payment page of the website in order to be properly charged the extra fee for using plastic. I did not see this box on the checkout screen and was automatically charged $3.95 to my credit card. Then I was charged another $3.95 for using a credit card to pay the first convenience fee. Then I was automatically charged another $3.95 for paying with my credit card...it just kept going. It was like a bad TV skit. When my wife called the phone number that was on the bill, the accounting company representative saw what was happening and simply said, "You owe us $3.95." My wife called King's Creek next and finally reached a person who helped her fix this ordeal. In April, we get another bill for a $132 club dues fee. We have now paid over $5282 for a service that has not been used to date. Buying this timeshare is one of the biggest regrets of my life. Don't make the same mistake. Oh yeah, I went for a free $100 restaurant gift card and they gave me a Restaurants.com gift card. Have any of you every gotten one of these? Have you ever successfully used it? I could not figure out what restaurant took the stupid thing and just gave up. In summary, this seems to be a rip-off. How is this saving me money? Don't even go to the presentations because the gifts they promise are not what they seem, the salesman will tell you that for the price of a used car payment you can vacation like a king, but with a year's worth of used car payments, you can already go on a nice vacation and have a lot more flexibility in your life without the heartache of fees that have to be paid just because this company says that's the amount you owe. read more

My wife and I sat through a presentation for Kings Creek. The agent that we got paired with had clearly been drinking. She smelled of Alcohol. Now I'm not sure if she had drank the night before or if she woke up that morning and had a few before work. Our presentation was on a Sunday at 11:30am. Kings creek is a nice development but it appears as though the location in Williamsburg is the only actual development that they have. All during the presentation they spoke of being able to stay at 5 star hotels but none of their actual resorts in other locations outside of Williamsburg. They never showed any pictures of any of their other resort which leads me to believe that they don't have any. They lured us down to Williamsburg with the promise of 4 round trip airline tickets and a 2 day 3 night vacation. We asked several times would we be able to use the tickets without having to book any accommodations through them and they assured us that we would be. Of course after enduring a 90 minute presentation, tour of the property and excessive pressure to purchase a cottage from them we finally received our packet. Upon reading the terms and conditions of the airline tickets. We realized that we can only use the tickets if we book hotel accommodations along with the tickets and then depending on where we fly into and arrive from dictates how long we have to book those accommodations. The hotel accommodations are far above the average cost. I could find nicer hotels for cheaper on Priceline. My wife and I already have a time share with Wyndham. If KCP had have been honest from the start we would have respectfully declined instead of driving 3 hours one way to Williamsburg and wasting our time. read more

This was our first venture into the time share business. We paid $295 at a golf show with the promise of a 4 day three night stay with complementary tours and golf. We were told that we would have to pay cart charges. In exchange, we were to sit through a sales pitch. The unit was lovely and well equipped. Would definitely rent there if you want to be near Williamsburg. We got there on Wednesday and were immediately given our golf passes without issue. Our "tour" was scheduled for Friday. All staff were friendly and courteous. The presentation was very informative. We did not fell pressured into anything. Amanda did a great job explaining costs and the value of owning, and she was very professional. We are too new to the prospect of a time share ownership, but it was food for thought. read more

King's Creek Plantation is horrible. As a local resident, we purchase with the idea of using the facility on a more daily basis. Our agent took us for a ride, literally. We were told there was an adult only pool. We were very interested in that as older adults who wants kids running around screaming with parents screaming at them. No such luck. There is no adult only pool. That would be discrimination we were told on the first day we visited the pool. We were also told golfing would be no problem, as much as we wanted. After all we are local. Nope. It didn't happen. When we made a trip up there to speak with our representative, we were told to read the documents we signed. It says right there that won't happen. Our agent, who sold this mess, even checked with a supervisor who assured us this was not a problem. Why would we look for anything different in our package. Again, we were told that at any time, if we found things were not as presented, we would be bought out. When speaking to the representative, we were told this is not in writing anywhere but hey, if you fill out all these documents and can show this is a financial hardship, we might let you out of the deal. That did not happen either. DO NOT waste your time or money at this place. read more

Over the summer we went on vacation and stayed at the King's Creek Plantation. We were wanting a place where we could do some things at night when we got back from either Jamestown, Yorktown, or Colonial Williamsburg. The worst part is we could not due that at night. In order to use their amenities we had to check in at the recreation center to get the equipment for shuffle board, put-put etc. The hours of the recreation center stayed open to 8 or 9 depending on the days. We thought it would've been better if they stayed open till 10 because then you weren't limited on time. There was a couple days out of the 6 days we were here that we had the opportunity to play. We did not like the aspect of being limited on time for those recreations. We stayed in the one bedroom with the pull out couch. I would not sleep on the pull out again. It was very uncomfortable, flimsy, and raised at the end of it. I only slept on it for half the night, and then I had to fold it back and sleep on it the rest of night and the following nights. They say it's comfortable to sleep on, but it's not if you want to even sleep half way decent. Overall though, it was a nice resort, great location, and a lot of different amenities like put-put, shuffle board, playgrounds, and indoor and outdoor pools and hot tubs. read more

Would give it zero stars if I could! They baited me to their timeshare presentation by having me sign a postcard at Montgomery County Fair to win a vacation. They called me to tell me I was invited and am guaranteed the prize regardless of whether or not I bought a timeshare. The location to see their virtual tour was in Woodbridge, VA -- an hour from where I entered into the drawing, and with traffic it was a whopping 2 hours. They told me to arrive 15 minutes early, but did NOT tell me that if I was late, I wouldn't even be allowed to view the presentation, never mind receive the prize. I drove two hours and was 10 minutes late. They refused to let me in and told me I'd have to call their marketing company to rebook. I was almost in tears. I was so excited to be able to go on a vacation that I drove two hours only to be told I was out of luck. What harm would it have been to let me enter and quietly take my seat? I would have stayed an extra 10 minutes if it would have made a difference! That's a quarter tank of gas and 2 hours of my life I'll never get back. Why would you have someone enter a drawing and then have the presentation site in another state? How do they expect to sell timeshares when they're so inconsiderate, they wouldn't even cut a break for a prospective customer who hit some traffic? read more

The 90 minute tour turned into a 4 hour pressured presentation. The cottages seemed really nice and accommodating and my husband and I were really considering it but after being pressured by a lady that tried to use our relationship and faith in God as a sales tactic, we decided it was time to go. We were given our gifts and even thought about coming back at a later date to purchase but after receiving bogus gifts, I can't help but question the integrity of this company that prides themselves on being honest. The restaurant gift card is to specific restaurants that I've never even heard of and it's been three months and I have yet to receive any information on the 3 day 2 night trip that required me to send a form back to them within 30 days. If you're going for the free gifts-BEWARE. They're non existent and not worth the hassle. read more
