I have used Sherlock Homes five times now over the past 3 years (I'm a property investor), and I can't recommend them enough. Ray is wonderful, as is his son, and he's always done an excellent and thorough job for me. He has also saved me countless times on hard to spot issues, including spotting potential major structural issues as well as finding what I can only describe as a "waterfall" of a leak that was literally hidden under a board under an ice cream cooler (it was in a store). I wish I had read these reviews prior to listening to the seller's agent when he told me that "Ray is the only guy I should use for a big house". Seriously? It wouldn't have mattered if the house was 2000 sq ft. or 20,000 sq ft because the guy literally inspected NOTHING!!! He never called me to discuss pricing as was promised by his office person Patricia and then he just showed up an hour early and still didn't discuss pricing but at that point he was well into what I thought would be a great inspection. Besides, I've had plenty of inspections and been to plenty of inspections, they average around $1000 to $2000 depending on size so I wasn't concerned. WELL I SHOULD HAVE BEEN! He didn't even run the appliances! He inspected the roof with a pair of binoculars and only pointed out the obvious branch overhanging the house! His entire foundation report consisted of what It was made of and "majority of foundation was concealed" He didn't even bother to make sure the water was on to the showers - just wrote "no water to shower heads" jacuzzi tub- didn't fill it or run it! advised I talk to homeowner for operating instructions. steam shower- didn't check it. outlets- didn't inspect any that had furniture in the way. Yard, inspected with binoculars from deck, sprinklers, nope, so many things not done! There were more items not inspected than inspected. It was a joke! It was the shortest inspection report I have ever seen and it was filled with Nothing! I'd be happy to share if you're actually considering this guy! Then he didn't even send the report to my attorney until I paid him. We were on vacation and he wanted me to Venmo him. Sorry, I prefer to use checks in these situations. Here's the real joke...... he gave me a courtesy discount. Initial price $6.500!!! discount $1500- TOTAL $5,000!!!!!!! STAY AWAY FROM THIS GUY! I WILL NEVER RECOMMEND HIM TO ANYONE!! His holding up my report made it impossible to have a second inspection. Thank God I love the homeowners and I know they will make sure everything is perfect for my family. If that were not the case I would've had to try to cancel the deal because of this guy. read more

First of all, several people leaving negative reviews are sellers. This should tell you something. Whoever inspected their home found ish and they lost the buyer. I'm a buyer. The buyer is the one person who needs to know the truth. You cannot go by a seller's disclosure. You can trust, but you MUST verify. I've had two inspections with Sherlock Home Inspectors. The first one occurred in 2019. I wish I would have left a review for the first inspection. Inspector Dave Hull conducted the home inspection in 2019. FIVE STARS all the way. Dave Hull was and is an excellent inspector. He is one of the best out there. He's was a godsend to prospective buyers. Because of my experience with Dave, I decided to use Sherlock for an inspection on another home in April of 2021. Unfortunately, Dave was not doing inspections during COVID. That was my first red flag. Even though I had a good experience with Dave, this wouldn't guarantee a good inspection with a new inspector, right? Well, it didn't. As much as I liked Sherlock Home Inspections, the new inspector I used this go round glossed through things. I figured this might happen. He is the owner of the company and probably too preoccupied and work-worn to be thorough. I asked for a drone roof inspection. I spoke to the office in advance. When the inspector arrived, he had no drone. In fact, he told me I didn't need one. I felt that telling me what I need and don't need when it came to inspection was patronizing. I don't think this inspector would have told a male buyer what he didn't need. While he did point out visual areas that were a concern, he missed areas that a subsequent inspector found. It took five days to get the inspection back. It took so long that put my inspection window close to the wire, and I had to have my attorney ask the seller for more inspection time. The owner was there, and he followed the inspector around. There were notes about too much stuff in specific areas, and because of this, he could not inspect. Yet, the inspector and the seller were carrying on long conversations. Why not ask the owner to move items so you could inspect these areas? A follow-up inspection with another company found several critical issues missed by Sherlock. These issues included an entire deck and front stairwell not attached to the building correctly, plumbing not installed correctly, water damage inside closets, fresh paint covering water damage on the ceiling, and a bedroom with a sawed-out ceiling hiding behind a drop ceiling. . There were red flags when Sherlock was there. A faint water spot by the fire alarm. Did Sherlock even stop and inspect that? NOPE. Said he pointed a moisture meter at the ceiling. Missed the gaping hole with a "don't ask don't tell" owner standing nearby I vacillated between a one or a two-star rating. When I first started dealing with Sherlock, I felt very confidant they were the ones after talking with the owner in 2019 and again in 2021. Initially, I decided two stars in reverence to the superstar inspector they once employed, but he's no longer there. I called Sherlock and asked for a partial refund, it took three days to hear back. The owner was charming. He told me that everything was fine and to not get a second inspection. I didn't listen. I got a second inspection. I'm glad I did. It saved me from a possible money pit. Maybe it was an off day for Sherlock. I didn't expect absolute perfection, but for $600, thoroughness was expected. For $600, if a customer requests a drone for inspection, acknowledge that request and don't tell them what you think they don't need. After the second inspection, I emailed Sherlock again and asked for a partial refund. No reply. Absolutely ignored. And for that, one star and this review. The worst man I have ever dealt with. Was not honest in his evaluation. Created issues that did not exist. His license should be revoked. I warn all potential customers to stay far away from this guy. He inspected things that should not have been inspected and left things behind that should have been inspected. When I questioned him about it and told him I didn't like what he was doing, he became furious and told me I was hurting myself by questioning him. In fact, he did take revenge by writing a very bad report on my house. He listed many things as being wrong or in disrepair that were not. The buyer almost backed out because of him but finally bought the house after I discounted it. Do NOT use this guy. He really is horrible and if you ask him anything he will become furious. read more

Hired them to do an inspection. The inspector, Anthony, was excellent 5/5. Unfortunately, there was a miscommunication with the assistant re. payment options. I reached out to them prior to the inspection and followed up afterwards. When they finally answered, the only options were check or Zell. I informed them payment would be delayed because I needed to transfer funds. Despite this, they proceeded to call multiple times a day, contact me by email and even contacted the realtor and architect. The architect reached out to me informing me that the owner, Ray, had called her and that he had been obnoxious over the phone. Due to this very unprofessional behavior, I cannot recommend them. read more

Ray did our inspection and at the time I thought he was great, two months and several service providers later I feel very differently. No red flags were raised during the inspection. We've since found out the following items are non-functioning... Basment heat UV filter 2 of 2 humidifiers (one apparently installed so badly the hvac company wouldn't even agree to service it), boiler mixing valve, And a leaking furnace that had been ongoing so long the panels were fully rusted, it even had evidence of prior poor repairs. This was on top of minor plumbing issues such as non functioning sink valves, knobs and hot/cold water lines crossed. None of these were raised in the inspection report. read more

We had a terrible experience with Ray. He rushed the inspection and his report did not even include the issues he told us about verbally. He got to the property ahead of us and we never saw him check the washer/dryer. He left the dishwasher running (my husband had to do it). A week into living here we realizes he did not check the guest shower. There was no hot water which required a costly repair. Awful! Whatever you do, don't use Ray! read more

We called Sherlock Homes Inspectors to help us with the purchase of our first home because my brother and my mortgage broker used them with great feedback. From my first phone call to Erin in the office I was very pleased with her demeanor and professionalism. She answered all my questions and helped me set up the appointment. Christopher came out to inspect the home and we were so please with him. He was on time, professional and very helpful. As first time home buyers we were at a loss and didn't know much but Chris explained all his concerns step by step and answered all our questions. He was friendly and professional and knew how to address all our concerns. We learned a great deal and feel confidant with our inspection. We received the report today, as promised (our inspection was on Monday) and we really appreciate such a quick turn around time for the report so we can address issues with the seller and move forward quickly to our closing. I hired Sherlock Inspectors for a purchase in January 2022. Ray the owner did the inspection and did an adequate job. Unfortunately that deal fell through. I hired Sherlock again in March 2022 for another purchase and paid them another $600. This time one of Ray's employees came in his personal contractor truck and did what I consider a very poor job. After receiving the report both my real-estate attorney and realtor told me this was the worse report they have seen. I saw some home defects at the house that were not even mentioned in the report. I am purchasing a large house and the report was only 24 pages while I know most reports are almost double that. Both my realtor and I reached out to Sherlock to express our dissatisfaction and I never heard back. They have $1,200. of my money and obviously do not care about the quality of their service. read more

Inspector took twice as long for initial inspection. A week to get the written report.Not good for first time home buyers. Demeanor was very alarming. Voiced many negative comments during inspection and had buyers get professionals to look into. (roofer, electrician and exterminator). Roof in good condition, Exterminator found no signs of any activity, Electrician fixed minor, non issues. The 3 professionals stated the inspector was out of line. Inspector new enough, but not enough and put a very incorrect spin on things. read more

i had my home inspection threw this company which at the time i thought was great. they raised so many red flags and potential issues that i paid for all the extra inspections that were recomended from a licensed plumber, electrician and so forth only to be told from them the home was in perfect condition. so thank you for making me spend more money on additional inspections that were pointless. read more

I found that the inspector they sent, Dave Hull, to be severely lacking in professional opinion. His report listed a dozen areas but his comment was the same. He recommended that we get a 'professional opinion'. Gee, I thought that was what we hired HIM to give us? If I followed his recommendations I would have had to call in 10 different companies to give me their opinion of various home functions and appliances.
