I advise anyone reading this to go through the history of my review updates for the full picture, however: I'm now approaching three years here. The last few months have been the best this building has ever been run. As per usual, the office, maintenance, and cleaning staff is great. Generally speaking, the building is kept clean and in good condition. Many of my concerns over the past have stemmed from building security, but we recently got a new security team, and the broken garage door that seemed to never get fixed is finally fixed. It's a Trap! Increase rate drastically!! And your security deposit, they kept it! When I did final inspection, only thing mentioned were 3 things and i was given an estimate.. next thing you know! They will take everything with no breakdown of all the total move out expenses. I was expecting at-least 900-1000 back but NADA! elevator always break down! Homeless people get in to the building! This is the worst place to live. There is always something broken and never gets fixed correctly. Garage doors are always broken, elevators break down often, homeless people walk the garage area and sh*t in the bike storage areas. Moving out is even worse. They charge for every single thing. We didn't wear shoes in the apartment but somehow the carpet still needs replaced even though there was no stains. Damage fee? And paint fee? They want you to fix everything before moving out. Otherwise they charge tooth and nail to do it themselves. Even though their storage rooms are full of paint? I've never lived in an apartment that charged to repaint. We even had a cleaner detail the whole apartment after we were completely moved out. And we're getting less than $200 back from our deposit? read more

I would strongly recommend avoiding Sherman Circle Apartments based on my personal experience. During my tenancy, management raised my rent by 12% with only about 42 days' notice, which put a lot of unnecessary stress on my family. Then, after I moved out, they kept my entire security deposit and still billed me for additional charges. It felt like no matter how careful I was, there was no realistic chance of getting my deposit back. If you decide to rent here, protect yourself. Take detailed photos and videos of every room when you move in and again when you move out, keep copies of all emails and notices, and request a pre-move-out inspection if one is available. You may need that documentation if there are questions about move-out charges. There are many other apartment communities that treat tenants more fairly. Based on my experience, I would not rent at Sherman Circle Apartments again and cannot recommend them to anyone looking for a place to live. read more

NOT A NOISE FRIENDLY APARTMENT ! BEWARE! If you live on the floors 1-4, good luck! You can hear every single step, shower turning on, floorboards creaking, noisy obnoxious parents and spoiled children, and dogs scratching the floorboards. You will never get a peaceful night of rest. The water heaters are horrible and take forever to let out hot water. Please reconsider moving here. Even if you get to live on the 5th floor, the elevators tend to break down so often that you will probably to need to use the stairs all the time. The new management company (Olympus) is significantly better than Greystar, but we still have ongoing maintenance issues with elevators going down periodically. Right now 2/3 are broken but are being worked on. They've also added an AI receptionist so it's impossible to get a hold of anyone on the leasing office when you need something. It's completely unnecessary and I wish they'd get rid of it, it's truly awful to deal with! I hate going through hoops just to ask a simple question. Fire alarm testing has happened at least 4 times this year, and we are only in April. Never in my life have I ever seen a complex have this many issues with fire alarms. It traumatized my poor dog, who thankfully has passed now and doesn't have to deal with it anymore. But he ended up needing two heavy tranquilizers just so we could leave the house for any amount of time. I'm overall happy that Olympus took over, but there will always be ongoing repairs needed here and it's just something you should be ready for if you're deciding on living here. We don't regret living here, but just wish some of these details would get sorted out. read more

I have had so many leases and this was by far the WORST one. Broken gates, faulty elevators, homeless neighbors, and about 5 employees who actually work on things. I had no sense of safety since half of the scanned entrances had broken doors on my side of the building. Always had to check on my motorcycle because other neighbors reported theft AND break-ins. Ive literally walked INTO my trash room to find a homeless lady smoking m€th inside, ON THE FIFTH FLOOR. They charge you for everything. Don't be fooled by the fact that they cover "water" in your utilities bc you'll get charged a ridiculous amount for trash and services. Moving out was worse. They charged for EVERYTHING to be replaced nearly doubling the cost of our initial deposit for a 15 month lease. I was a clean tenant; no shoes in the house, no stains, no pets, but we still got charged for carpet repair, repaint, cleaning and refilling holes from tv mounts that they initially told us were fine to install, nearly DOUBLING the cost of our initial deposit. Poop everywhere, pee everywhere, homeless encampments outside where you get to wake up to them arguing most days, guys screaming on megaphones in Spanish across the street at Proud parenthood in the early morning, the list goes on.. The only reason this place gets 2 stars is because of the cleaning staff and maintenance staff otherwise it'd be ONE star. Cleaning staff became like family, they are so nice! My baby boy loves them, they are friendly and so welcoming. This place is overpriced in an awful neighborhood. 1. IF you decide to read all the reviews and still sign a lease, take pictures of EVERYTHING! every dot, every line, every crack, everything as they will try to place blame on you when you leave. 2. rent is insanely high for a terrible neighborhood. Be very warned this is NOT a safe neighborhood. There are unhoused people all over and always yelling and drugged up. You will hear police sirens and ambulances ALL night, helicopters, race cars, people yelling, fireworks, EVERY SINGLE day. It is not a quiet neighborhood in the slightest. 3. The garage doors never work 4. Elevators are down pretty often. They also take forever 5. The building is pretty and well kept (thanks to cleaning staff) but again you are paying an arm and a leg to be in a bad neighborhood. 6. Management will try to screw you out of every penny they can. Be very warned about them. They will smile in your face but they are not your friends- remember that. 7. the firealarms always randomly go off 8. There is always construction happening so traffic is INSANE. 9. And i need the emphasize this again, it is an extremely loud area. if you like peace and quiet, even safe please do not come here. There are way more affordable places out. Sure there are many reviews of happy people, but they say they toured the place or just moved in. Read the reviews from those of us that have lived here. Sherman Circle is going to add either $16000 or $22.000 balance on my resident account to repair a gate. So go on. I am an average person with 3 kids, where would I be able to pay this kind of money for my guest's accidental damage. Of all my years living in rental communities, this place by far is head and shoulders above the rest. The staff is a well balanced team of friendly and diverse members. Lilly is one of the nicest and most attentive people I've met and is intentional about solving any matters that arises. In the years prior to finding this community, those that I've toured either had a nice staff or amenities, but never both. I literally moved out because my unit had roaches I had lived there for 2 years the first couple months in the first year it was a fly problem Like I was killing about 20 flies a day The end of my 2 year it was ROACHES. I had a cleaning lady that came every 2 weeks for 2 years so I was confused. Maybe it was the ppl that moved in above me; idk However they sent a bomb in, they sprayed, nothing. She wants to hit everyone with a MASSIVE rent increase and is not willing to reasonably negotiate. They don't look at tenants as humans, just a number on their screen. They are artificially inflating the market prices using a "software" that they aren't allowed to deviate from. They tell everyone the same excuse as to why renewal rent increases are so expensive. "It's your view, or your amenities, or your location in the hallway," etc. It's all BS. This place is also in bad condition. Roaches, flies, broken elevators (including the freight elevator for moving in), broken building access scanners, no working grills, dog pee all over the court yard grounds, and so on. Disgusting attitude!!!!!!! I made an appointment to see Vianka, the property manager. as I was interested in renting the apartment. However, my experience with Vianka was absolutely terrible. Vianka was 15 minutes late for the appointment. When she finally arrived, she was rude, dismissive, and unhelpful. She rushed me through the apartment, barely giving me time to look around. She was also busy texting on her phone the entire time. I asked her to show me the amenities, but she refused. She said that she had another appointment and didn't have time. I told her that I was already there and that I would like to see the amenities. She said, "I don't really care if you're going to leave here or not." I was completely disgusted by her behavior. She was rude, unprofessional, and unhelpful. I would never recommend anyone to rent from her. Rating: 0 Would you recommend this property manager? No! Would you do business with this property manager again? No! Would you refer this property manager to a friend? No! Additional NOTE: Vianka was 15 minutes late for the appointment. This is my Fifth year of tenancy at Sherman Circle and my 3rd Leasing company (Olympus) and I can FINALLY say I am now receiving prompt, efficient, and friendly and inviting service from the property management team. While it's difficult to make any request from the office, it had been inherently difficult to even be heard in the past, but Tammy, Gaby and Vianka have changed my perspective. !BE WARNED! They will lie to you! I want to warn everyone before moving in and share my deeply frustrating experience with Olympus Property at Sherman Circle, as it involves serious corporate greed and lack of transparency. I'm throwing in my experience living here which seems to line up with other residents reviews. Right now, there are over 18 two-bedroom, two-bathroom units available in this building, priced between $2,600 and $2,800. As my lease renewal approaches, I'm being slapped with a 10% rent increase. Despite my efforts to negotiate, they refuse to budge below an 8% increase, even though they originally promised a maximum of 3% (if any) during my tour. It doesn't make sense that my market value is raised while new units keep going down. I was basically told me they couldn't do anything for me and that they were being "nice" to offer that 10% increase when the market value was so much higher. When I first moved in, my unit was priced lower due to its poor condition--cracked kitchen counters, stained flooring, damaged doors, no view, and broken appliances. HOWEVER now Im being told the reason my unit is being priced so highly is because the view, the better flooring, and being on a popular floor!? They are just blowing smoke up my ass after we had showed them consideration by not posting about the situation the first month of our lease. The first month was unlivable due to HVAC issues, which seriously risked my partner's health and forced us to find temporary housing until the problems were fixed. This situation could have potentially been classified as a safety violation, however we worked with Vianka to come to an agreement. We chose to be reasonable and negotiate with Olympus Property instead of going straight to posting a 1 star review. It's clear that Olympus Property is more interested in lining their pockets than in treating their tenants fairly. Be warned before you sign! They might offer a decent price at first, but be prepared for outrageous rent hikes when it's time to renew. Anything over $3,000 here is a rip off. I personally know residents who are paying $2,650 for 2-bed 2-bath units. And many of the exterior scanners don't work, meaning stair access is often the only option if you decide to move in. read more

Been renting here for a year now and will be finishing up another. The building itself and amenities are ok. The main issue is there employees. Some of them are so rude! Absurdly rude! No reason to be that rude and be answering phone calls in the leasing office with attitudes. Absolutely insane that they think they can talk to their customers with attitude and ego. We mostly had a positive experience living at Sherman Circle. We moved into the building sight unseen due to job relocation; Vianka was the leasing agent who assisted me over a weekend in getting approved and moved into our unit over a Sunday, which was incredible. Vianka was always friendly throughout our time living here and remembered my name (I am the type to keep to myself and travel for work often); I always found her to be friendly, so I can't speak to the other reviewers.  Be mindful that when you sign the lease here, your rent may be x amount, but expect $200-$300 additional fees. These fees are disclosed in your rental contract as a weird special provision paragraph buried under "monthly admin fee," which has an average monthly charge of $236. They should be itemized upfront so you have a better idea of your monthly rental cost. During our first year, we were fortunate not to have any pest issues. However, in our second year, we suffered through an outbreak. We requested pest control services every four weeks, and I sent messages to the management every 3-4 weeks. Unfortunately, it took over 11 months for the property management to address the issue comprehensively by spraying the entire side of our floor. While it was frustrating to live through, it got resolved after 11 months! When it came time for our renewal, we were disappointed with the offers. The rent was set to increase from $2,200 in the second year to $2,615 in the third year, with no additional benefits to justify the hike. The appliances were not new, and the tankless water heater, for which we had submitted a maintenance request, was unable to fill the bathtub with hot water without giving out. This lack of value for the increased cost was a major factor in our decision not to renew.  Would we live here again? No. Several new buildings (including the one we recently moved into) are in close proximity, and for better value and newer appliances, you can definitely do better.  Finally, we just learned that our $700 deposit is being withheld for "repairs" because of the billing process for some (not all utilities). I understand taking some of the deposit monies to cover the last bit. However, we were charged for carpet cleaning, painting, and "other" cleaning charges that magically added up to $603, and zero of our deposit was refunded to us. I have said all of this numerous times in surveys sent to Olympus and Sherman Circle property management, in person and in writing, and nothing has changed, just the rental increase and fees. read more

DO NOT LIVE HERE. Very unprofessional very rude management. Any issue you have VIANKA (management) does not help at all does not have any manners she speaks to you with a sarcastic tone. She tells you one thing and when you confront her she pulls up the contract and says I never that such a thing. Basically giving us different info that what's in the contact. She Gives me a hard time everytime I have some sort of problem. Contract was signed for a specific rent amount but so many random charges are added to rent it goes up and extra $200. Building looks new from outside but actual apartments are old ac/heater unit does not work my ice machine has mold I requested maintenance several times they still have not fixed the issue. My microwave randomly moves. When you turn the lights on in the house there is a noise. Lastly there was a cockroach outbreak in our side of the building I kept telling vianka and she would tell me there is no possibility I took pictures and showed her she still would not admit there is such a thing. Months passed and an exterminator came and told us there was a huge outbreak on our side of the building. Now it is not as bad as before but there still is cockroaches in the building. Moral of the story this building is trying to be a luxury complex but is completely failing to do so starting with VIANKAS unprofessionalism finishing up with the actual apartments.
