When we finally arrived in Texas Susan had lined up some of top choices to view. She took it in stride when we added things last minute and ended up going back to the other side of town. Susan walked us through every step of the process and was very helpful when we needed to change the closing date based upon when we would be returning to Texas. Carissa took the time to discuss homes on the market and discuss with us our needs in a home. She took the time to sift through the market and cherry-pick the ones she thought might be the one. She allowed us plenty of time at showings to feel each house and imagine our stuff in it. Some of them were immediate "no's" and she had no problem just closing the door right then and there. She showed us homes all over her area, from Killeen to Temple to Belton, and showed us digital listings at an even wider range. After about 20 "maybe" homes in person, we finally found the one, and she knew it, too! She was thorough in creating the contract and ensuring it was moving and keeping up with a sharp timeline. They said that certain items would be taken care of and several items that would be removed. We ended up having to remove two dozen old tires and pay for the recycling. There was an old roll off dumpster in the pasture area that we worked a deal with another company that deals with roll off dumpsters. If you are trying to purchase VA or FHA, and they tell you that they would prefer going conventional without an inspection, walk away! I needed to repair electrical issues and clean up issues. There was a trailer full of previous owners stuff in the attic. All this was represented by Jimmy Torres.

The broker took it upon himself to remove the listing without an actual lease or deposit jn hand just based on conversation he had with prospect tenant even though J was told they don't do anything until a deposit and lease are in hand. it's been very unprofessional.

Let me preface this that 8 years ago we had used a real estate agent from this company when we were looking for a house 8 years ago when coming from AZ to TX. We called, we sent property addresses over. We flew in, we met, we went to some 20 houses over 2 days, got qualified for a loan, and bought a house. Was quick, easy, friendly and went like every other house Id ever bought. Something between then and now has changed. We called on a Fri afternoon and the lovely receptionist took some basic info and then we got a callback from some kind of intermediate person who took all the info like the properties we were interested in, what our current housing situation is, what we wanted to see, what we wanted to do, price points, etc. Then Fri evening we got a text setting up an apt to meet Carol the real estate agent on Sat morning. Now granted, all of the conversations we had had up to this point centered on the belief that we were going to be meeting with a real estate agent so that they would be setting up times for us to be shown the properties we were interested in. That was soon to become apparent this wasn't to be the case. When we sat down with Carol, it quickly became apparent she had no idea what was going on, as she started asking us questions like how many bedroom house we were interested in, stated that we had a price cap of 850k, which was the price of one of the homes we were interested in, but wasn't our price cap of another that we had told the intermediary, and was talking over us when we were trying to correct her. Finally asked her point blank if she had even looked at the houses we had sent, and she said she didn't because she hadn't had a chance since she was on "her time." Then the pamphlets came out of a worn and well used gift bag, and the sales pitch started, how we'd have to sign on for 60 days, so we got up to leave. She coaxed us back begrudgingly and now quite skeptical, said it could be only for a day, but then she started telling us that no one will show us a home unless we're pre-qualified. Argued with me about it even. Now I've bought a few properties in my day, even currently have an investment property I purchased 3 years ago, and this has NEVER been a problem. I can get qualified, not just pre-qualified, in under 24 hours as a very well qualified, asset heavy purchaser. But she just wanted to argue about it, seemingly more concerned if she was wasting her time, not listening to us, arguing with us, and trying to rope us into a contract with her company than being interested in providing a valuable and quality service to us. It felt like we were in a used car dealership than in a real estate agent office. As I told her, I dont beg people to take my money, and I was expecting a $25k-$39k service (would have been her comission) but instead I got someone who didn't do any homework, was completely misinformed, argumentative, and was sales driven instead of service driven. YMMV, but I do not recomend, as I've NEVER seen a real estate company run like this. When we left, I called a different real estate company, sent over addresses, provided all the info, and was immediately set up to be shown the houses, as it should be, with none of the problems I ran into with Shine Real Estate.

Lived in a rental from them for 2 years- had zero issues except for upon move in as the house was…read morenot clean and then a few minor repairs throughout that 2 years- once was the ac unit blew and once was the in ground back flow for the sprinklers after a freeze. Upon move out, the house was left in better condition than it was upon move in. It was clean- except for a few minor details we missed (i.e- the vent fan in the bathroom) and I even went out of my way to do minor repairs and fixing of things as I lived there. (Pressure washing the driveway, porch, garage, back porch), lawn care and tending to the dead bushes they left me upon move in, fixing cabinet drawers that fell apart, replacing flashing on a corner that was caved in, etc. Now that we have moved out, we are being charged $700+ for "repairs" to patch nail holes and tv mount holes despite being explicitly told not to do so. In addition I'm being charged for tree trimming despite the tree being in the same unkempt condition upon move out as it was upon move in (yard is on a deep incline, I don't have the tools or ability to trim it due to its height). In addition, they tried to charge me for replacement of weatherstripping. It wasn't until I raised questions that they agreed to remove the charge for the cost of the weather stripping (not the labor) because it was indeed normal wear and tear. I don't really have much of an issue with the tree trimming cost. But I do have a huge issue with the fact that I'm being charged $100 an hour for labor to repair things I was told NOT to repair and additionally for a repair that was a normal part of the make ready process and NOT my responsibility. To be fair, I should've known better after renting from them once years ago and demanding my money back after finding the place was infested with roaches. I decided to give them a shot 5 or so years later as the house was in my budget and in the location I wanted. However, nothing has seemed to have changed. Natalie the owner even called me an asshole because I raise questions when being charged for things I don't feel I'm responsible for. If that makes me an asshole, then I'm an asshole. The attached photos are how the house was upon move in. ***response to tri city's response*** Tri-City Property Management the cleaners were not sent back out. The "cleaner" called me and refused to come back out as she stated she "scrubbed" everything and the places I had concerns with wouldn't come clean. The verbiage on the move out checklist is hardly a "suggestion" to not fill holes on your own and is a firm- do not do it. I had the original paint at the house. Hell, there were spots I did repair and paint that weren't even mentioned because it was the original paint. Had I known it was a "suggestion" I would've done it myself as charging $100 an hour for labor is insane to change a few bulbs, batteries and repair a couple tv mount holes. The tree just wasn't in my ability because of the slant of the yard- I'll eat that cost but the rest is a complete crock. An additional photo has been added showing the email exchange between myself and the person who does the walk throughs for tricity. She herself stated it was wear and tear after I pushed back on the charge.
