Man, what can I say. Hands down this is the BEST way to buy and sell a home. If it wasn't for these guys, I would have lost thousands of dollars on my home. Buying and selling is expensive. I had to sell my home after just six months of living in it due to unforeseen circumstances. You'd probably expect that I lost money on the sale for being such a quick turnaround, but that was not the case. Had I used a traditional realtor and paid them the 20-30k in commission, then yes, I would have been out of luck. Thankfully guys like this exist and provide the most competitive pricing model around. If it wasn't for them, I'd either be stuck in that home for who knows how long, or I would have eaten tens of thousands in additional fees. They instantly set you up in a group chat and you have a direct line of contact with them for any concerns. They were relatively responsive and helpful throughout the process. GOAT. Rob helped us getting a home in this very heated market. The process is pretty simple and smooth, fill a form online, Rob and his team will take care of the rest. We never saw each other and only communication was through text messages, they were very prompt and friendly. In the beginning of the journey, we sent multiple offers and lost but there's no complaining or any pushing. Eventually we adjusted ourselves to the market and won a bidding. Buying a home is very hard in the Bay Area. My pre-approved loan amount was tailored for spring and the market turned red hot during the summer. My first offer only had a two-day turnaround time. Rob quickly jumped on a call with me and put all the ducks in a row before the offer deadline. ShopProp has flipped the real estate business model that's stacked against buyers and sellers. For starters, a percentage based commission for the buyer agent is clearly a conflict of interest. ShopProp on the other hand charges reasonable fees (with a ceiling) based on services provided. ShopProp is so confident in their business model that they only charge a customer after a deal has closed. A customer can choose to drop ShopProp anytime without paying any service fee. ShopProp doesn't stop here, they refund majority of their side of the agent commission back to the customer! Aside from the customer focused business model, the ShopProp team is highly reliable. I have been wanted to buy a bigger home but was hesitant given the exorbitant transaction costs typically involved with buying and selling a home (i.e., sales commissions). I live in the Bay Area where home prices are already sky high and, of course, typical sales commissions are in proportion to the prices (which makes no sense since the work is generally the same regardless of home price). After I learned about Shopprop from a local real estate investor in the Bay Area who uses them regularly and checking out the favorable reviews, I made the plunge and am glad I did. I saved $117k in commissions! On the sell side, I paid $3k to list (vs. $62k if I paid the typical 2.5% listing fee), and on the buy side, I was promptly issued a $58k rebate check from Shopprop after closing (representing refund of the 2.5% fee they received less $3k). They did all the critical activities: on the sell side, they created a nice flyer, created and published a great MLS listing, posted the yard sign, etc. And they handled all the paperwork easily on buy side and sell side, did the inspections, and handled negotiations. I sincerely hope Shopprop's business is hugely successful so the unfair and egregious economics and barriers created and closely protected by the real estate industry are addressed. read more
